The cheapest-looking home loan is not always the cheapest to keep. Compare offers only after matching the loan amount, repayment type, term, repayment frequency and fixed or introductory period. Then review the headline rate, the applicable comparison measure (Australia) or standardised Loan Estimate (United States), every fee that measure leaves out, and the costs over the period you realistically expect to hold the loan.
A variable-rate projection is a scenario, not a promise. A loan with a slightly higher rate can be better value if you will use its offset or redraw facility; a low-rate loan can cost more if its fees, restrictions or exit charges do not fit your plans.

Start by making the offers genuinely comparable
Put each offer on the same assumptions before comparing a single percentage. Record these fields for every lender:
| Field | What to match | Why it changes the result |
|---|---|---|
| Loan amount | The same principal, including any amount financed for fees or insurance | Interest, repayments and many comparison calculations depend on the balance. |
| Repayment type | Principal-and-interest or interest-only | Interest-only payments can look lower while leaving the principal largely unchanged during the interest-only period. |
| Total term | For example, 25 or 30 years | A longer term usually reduces each payment but increases total interest. |
| Repayment frequency | Monthly, fortnightly or another stated schedule | Payment timing and the number of payments affect cash flow and interest. |
| Rate period | Fixed, variable, or introductory/discounted period | A promotional rate may last only a defined period. |
| After-period rate | The rate and margin that apply when the fixed or introductory period ends | This can determine the loan’s cost after the advertised offer expires. |
The Australian Government’s Key Facts Sheet identifies the loan type, amount, term, rate structure, fees and repayments. It warns that changing the rate, fees, loan type, amount or term changes the repayment estimate. In the United States, the Consumer Financial Protection Bureau (CFPB) advises comparing Loan Estimates issued around the same time because rates can change daily.

Compare the rate with the payment it produces
Headline rate
The headline interest rate is the price charged on the outstanding balance. It is important, but it is not an all-in cost measure. Two loans with the same rate can have different establishment fees, annual account fees, mortgage-insurance costs or break charges.
Fixed and introductory offers
Write down both parts of the deal: the rate and repayment during the fixed or introductory period, and the rate and repayment afterward. Ask the lender to state the post-period rate or the margin over its reference rate in writing. A low initial payment is not evidence of a low lifetime cost unless you can also afford and accept the later payment.
Variable-rate scenarios
For a variable loan, calculate at least one higher-rate scenario. Use the lender’s stated assumptions where available and label your result as an estimate. Do not describe an unchanged-rate projection as a forecast; the rate, fees and payment can change.
For an adjustable-rate mortgage, CFPB guidance says to consider the worst-case scenario if the rate rises. For any country, ask how quickly a rate change would alter your payment, whether the loan has a cap or floor, and whether your budget still works at the higher amount.
What an Australian comparison rate tells you—and leaves out
In Australia, a comparison rate combines the advertised interest rate with most lender fees and charges so borrowers can screen for the effect of known costs. It is not a personalised promise of what you will pay.
ASIC explains that comparison rates do not include government charges or costs that arise only in particular circumstances, such as early-repayment costs. They also do not assign a monetary value to non-price features such as flexible repayments or a fee-free account.
Australian disclosure rules require the comparison-rate example to state its loan amount and term and to warn that different amounts and terms produce different comparison rates. Redraw fees, early-repayment fees and fee waivers can therefore make your actual cost differ from the displayed figure.

Use an Australian Key Facts Sheet for your own assumptions
Ask for a Key Facts Sheet using the amount and term you actually intend to borrow, where the lender provides one. The sheet sets out:
Free tools Windows power users keep installed
One-click scans. No signup required.
- Whether the loan is fixed, variable or discounted and how the rate changes are treated.
- Regular repayment amounts and the assumptions behind them.
- Establishment fees and ongoing fees.
- The personalised comparison rate for the stated amount and term.
- An estimated total to be repaid.
The estimated total generally combines principal, interest and ascertainable fees that are certain to be payable under the stated assumptions. It excludes government fees and charges and may omit other setup costs, such as a valuation fee or lender’s mortgage insurance, depending on the sheet. Check those items separately rather than treating the total as a guarantee.
For US loans, read the Loan Estimate rather than importing Australian terminology
The CFPB’s Loan Estimate is a United States form and method; Australian comparison-rate rules do not govern it. Compare the lender-controlled items first:
- Origination charges controlled by the lender.
- Services you can and cannot shop for.
- Lender credits.
- Cash required to close.
- Monthly mortgage insurance, where applicable.
- Total monthly payment, including the components shown on the form.
Taxes, insurance, prepaids and some government costs can vary for reasons outside the lender’s control. If two estimates differ, ask which assumption caused the difference. A “no closing cost” offer is not necessarily free: a higher interest rate or payment may compensate for the costs moved out of the upfront amount.
Build a complete fee inventory
Request the lender’s written fee schedule and label each line as upfront, recurring, conditional or government-related. The following categories are material in Australian consumer guidance and are useful prompts elsewhere too:
Recommended Free Tools
| Cost category | When it is charged | Questions to ask |
|---|---|---|
| Application or establishment fee | At application or settlement | Is it refundable if the loan is declined or withdrawn? Is it waived only if another product is taken? |
| Valuation fee | When the property is assessed | Is it paid separately, financed, or included in the stated total? |
| Settlement or legal fee | At settlement or document preparation | Who charges it and is it a lender fee or a government charge? |
| Account fee | Monthly or annually | Is a transaction account, direct debit or minimum balance required to retain a discount? |
| Mortgage insurance | Often when the loan-to-value ratio exceeds a threshold | Is the premium paid upfront or added to the balance, and is it included in the estimate? |
| Exit or break cost | When refinancing, selling or ending a fixed loan early | How is it calculated, and can the lender provide an example for your expected exit date? |
| Redraw or extra-repayment fee | When accessing redraw or exceeding an allowance | Are withdrawals free, limited in number, or unavailable during a fixed period? |
| Government charges | Registration, transfer, recording or other statutory events | Are they excluded from the comparison rate or estimated total, and who must pay them? |
Mark a fee as conditional even if the lender says it is “usually” waived. A waiver tied to a package, account balance, salary credit or direct debit can disappear when your circumstances change.

Calculate cost over the period you expect to keep the loan
A lifetime total can mislead if you plan to sell, refinance or switch before the stated term ends. Choose a holding period that matches your plan—such as the expected time in the property or the end of a fixed period—and include the cost of leaving at that point.
A practical calculation
- List every payment made during the chosen period.
- Separate principal repaid from interest and fees.
- Add upfront fees, recurring fees, mortgage insurance and any conditional cost you would actually incur.
- Subtract credits or waivers you are certain to receive, not those that depend on an unverified condition.
- Add the expected exit, break or refinance cost at the end of the period.
- Compare the remaining loan balance as well as the cash cost; a lower payment can leave you owing more principal.
For US Loan Estimates, the CFPB describes a five-year borrowing-cost figure: take the total paid in five years, including principal, then subtract the principal repaid. The remainder approximates interest and fees over that horizon. Five years is a useful US form-based comparison, not a universal rule. Select a period that reflects your own plans, and remember that an adjustable-rate estimate may assume the rate stays unchanged.
Value features only when you will use them
Features can justify a higher rate or annual package fee, but only when their practical benefit exceeds that cost.
Offset accounts
An offset balance can reduce the amount on which interest is calculated while preserving access to your cash. Compare the account fee, eligible balance, withdrawal rules and whether the offset is full or partial. If you rarely keep money in the account, the feature may not repay its fee.
Redraw
Redraw can provide access to eligible extra repayments. Confirm the minimum withdrawal, processing time, number of withdrawals, fees and whether access changes during a fixed period. Treat money available through redraw as borrowed again when assessing your balance.
Extra repayments
Check annual limits and whether unused allowances carry forward. A loan that advertises extra repayments may still charge for exceeding a cap or for making them during a fixed period.
Portability
Portability can allow the loan to move to another property, subject to valuation, timing and approval conditions. It is valuable only if you expect to move and the lender’s conditions fit that plan.

Common comparison mistakes and how to correct them
Choosing the lowest advertised rate
Why it fails: fees, insurance and the post-introductory rate can outweigh the initial discount.
Correction: compare the applicable all-in measure, then add excluded costs and your holding-period calculation.

Why it fails: a 30-year principal-and-interest loan is not comparable with a 25-year interest-only loan on payment alone.
Correction: equalise amount, term, repayment type and frequency before comparing.
Treating a comparison rate as a guarantee
Why it fails: Australian comparison rates use a stated example and omit government and event-dependent costs; they do not price flexibility.
Correction: read the assumptions and fee exclusions, then obtain a personalised Key Facts Sheet where available.

Choose using a staged decision
- Remove non-comparable offers. Reject any quote whose amount, term, repayment type or rate period cannot be aligned with your needs.
- Screen with the right measure. Use the Australian comparison rate or the US Loan Estimate fields as a starting point, not a final verdict.
- Price omissions. Add government, insurance, valuation, recurring, conditional and exit costs that the standard measure excludes.
- Stress-test payment risk. Check the post-fixed payment and a higher variable-rate scenario against your budget.
- Price the features you will use. Quantify likely offset balances, extra repayments or redraw use and subtract the feature’s fees.
- Confirm in writing. Ask the lender to explain any waiver, discount, rate reset, cap, fee or eligibility condition that affects your calculation.
A mortgage broker may help source multiple offers. The ADF Financial Services Consumer Centre notes that brokers are generally paid by commission, so ask how the broker is compensated, which lenders are considered and whether any offer is unavailable through that channel. A broker can assist with comparison but cannot guarantee the best loan for every borrower.
Keep the country and document straight
Comparison-rate terminology, disclosure forms, fee labels and consumer protections are jurisdiction-specific. The Australian comparison rate and Key Facts Sheet are Australian examples. The Loan Estimate and five-year calculation described above are US CFPB tools. Do not use one country’s form, warning or legal assumption as if it governed the other.
No live lender quote is used here, so the article does not identify a current cheapest rate or a typical market price. Before committing, obtain current documents, verify the rate’s expiry and post-period terms, and have the lender clarify uncertain fees in writing.
