The reliable way to compare home-equity financing is to make every offer use the same product type, borrowing amount, and assumptions, then compare the complete payment schedule and all fees over the period you expect to keep the debt. Do not choose from the first rate or the first HELOC payment: a variable rate, interest-only draw payments, deferred principal, annual charges, or a balloon balance can make the eventual cost much higher.
This guide applies to U.S. consumer products. Actual rates, fees, eligibility rules, payment formulas, and rate limits vary by lender, borrower, product, and date. Use each lender’s current disclosures rather than a market-rate estimate.

First, identify which product each lender is offering
A home equity loan (sometimes called a HEL) advances a specified amount in one lump sum. It may have a fixed or adjustable interest rate and usually has a scheduled repayment term. A home equity line of credit (HELOC) is an open-end revolving line: you can draw, repay, and generally draw again during the draw period as available credit is replenished. The Consumer Financial Protection Bureau (CFPB) defines a HELOC as an open-end line that lets you borrow repeatedly against home equity.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Scan for outdated or missing drivers - takes under a minute3Clear out junk files and repair common Windows errorsBoth products use your home as collateral. If you already have a mortgage, the new borrowing is generally a second mortgage, so your budget must accommodate both obligations. Because the products work differently, comparing a home-equity-loan APR with a HELOC APR as though they were identical can produce a misleading result.

Match the product to the way you will use the money
A lump-sum home equity loan can be easier to budget when you know the amount needed and want one scheduled advance. A HELOC can fit expenses that arrive in stages because you draw only what you need, but the balance, interest, and available credit can change as you use and repay the line. A line is not automatically cheaper simply because you do not draw its full limit; annual, inactivity, transaction, or cancellation charges can still apply under the agreement.
If two lenders quote different products, first decide whether the comparison should be between two lump-sum loans or two lines. A lower payment on one product may reflect a different amount, a longer term, an interest-only period, or postponed principal repayment rather than a better price.
Make the offers genuinely comparable
- Request the same structure. Ask each lender for the same product type, amount, repayment objective, and estimated closing date. Comparing a fixed-rate lump-sum loan with a variable-rate line answers a different question than comparing two loans of the same type.
- Use the correct disclosure set. For a closed-end mortgage loan, compare the Loan Estimates and, later, the Closing Disclosure. CFPB says HELOC applicants receive Truth-in-Lending disclosures, an application or account-opening disclosure, and the credit agreement rather than the standard Loan Estimate and Closing Disclosure forms. Do not assume an APR or fee shown on one form has the same meaning on another.
- Record assumptions. Write down the amount borrowed or line limit, the expected first draw, the length of the draw and repayment periods, the assumed balance, and how long you expect to keep the financing. A lender’s payment illustration is only as useful as the assumptions behind it.
- Ask for missing terms in writing. Have the lender identify the rate index and margin, adjustment frequency, periodic and lifetime caps, minimum payment formula, fees, cancellation rules, and what happens if home value or your financial circumstances change.
Ask every lender to show the same assumed balance and timing. For example, if one HELOC illustration assumes immediate use of the entire line while another assumes a small initial draw, their opening payments cannot be compared fairly. Request a second illustration using your expected draw pattern and keep a copy with the disclosures.
Use one worksheet for every offer
Copy the figures directly from each disclosure. If a feature is not offered, write “not applicable”; if the disclosure does not state it, ask the lender rather than assuming it is zero.

The CFPB’s HELOC shopping worksheet asks borrowers to compare three estimates, including upfront charges, early-termination fees, closing costs, draw-period interest and principal or interest-only payments, annual and transaction fees, inactivity and prepayment fees, repayment-period payments, and any balloon. It is a free government worksheet, not an endorsement of a lender.
Keep separate columns for amounts paid in cash and amounts financed. A lender credit may reduce the money you bring to closing without reducing the rate or total cost. Conversely, an appraisal or title charge paid directly at closing still belongs in your comparison even if it does not appear in the monthly payment. Record when each fee is charged, because a fee due at opening has a different effect from an annual fee charged throughout the period you keep the account.
Separate interest rate from APR
The interest rate is the annual price applied to the outstanding balance before fees. APR is a broader disclosure for many closed-end mortgage loans because it incorporates interest and certain finance charges. CFPB cautions that a closed-end loan APR and a HELOC APR do not capture fees in the same way. A HELOC APR therefore cannot, by itself, rank a line against a closed-end loan or reveal the line’s full cost.

For each offer, first identify exactly what the disclosed APR includes. Then add the charges and payment features that the APR does not express clearly: annual fees, inactivity fees, draw or transaction charges, conversion fees, a larger balance created by financed costs, and any payment increase after the draw period. Compare like with like only after that review.
Do not treat a quoted starting rate as a guaranteed rate for the entire borrowing period. Most HELOC rates are variable. The index and margin in the agreement determine the rate, while adjustment timing and caps limit—but do not eliminate—changes. A payment can rise even when you make no additional draw because the rate applies to the existing balance.
Calculate cost over a realistic holding period
Choose a horizon that matches your plan: for example, the time until a renovation is complete, a planned sale, or an expected refinance. The best offer can change when the holding period changes because upfront fees are spread over more or fewer months. Run a second horizon if your timing is uncertain; an offer with higher opening costs but a lower ongoing rate may look different over a short period than over a longer one.
Closed-end home equity loan method
For a closed-end mortgage comparison, CFPB’s “In 5 years” figures provide a standardized scenario. Subtract the principal paid during that five-year period from the form’s total paid to estimate the interest and fees paid in those five years:
Recommended Free Tools
five-year interest and fees = total paid in five years − principal paid in five years
This is a comparison calculation, not a promise that you will keep the loan for five years. CFPB notes that many borrowers keep a mortgage for about five years before moving or refinancing, but that observation is general mortgage context, not a universal HELOC holding period.
Also compare the remaining principal at the end of your horizon. Two offers can have similar interest-and-fee totals while leaving different balances because one amortizes principal faster. If you expect to sell or refinance, the balance you must pay off is part of the economic cost even though it is not all interest.
HELOC method
A HELOC usually requires your own scenario because the amount and timing of draws can change. Build a month-by-month estimate using the lender’s disclosed rate formula and payment rules:

estimated cost over the horizon = interest paid + recurring fees + one-time fees + exit or conversion fees − lender credits
Track the balance after every planned draw and payment. Include the cash due at opening and any charge rolled into the balance. If the rate is adjustable, calculate at least a lower-rate case, the lender’s illustrated case, and a higher-rate case within the contractual limits. CFPB says adjustable-rate comparison figures commonly assume the rate stays unchanged; treat that assumption as a scenario, not a forecast of future HELOC rates.

For each month, note the beginning balance, new draws, interest rate, interest charged, required payment, voluntary principal payment, and ending balance. If the agreement uses a minimum payment tied to interest, a percentage of balance, or another formula, use that exact formula rather than substituting a standard loan calculator. Ask the lender to confirm how a partial-month draw or payment is handled if the agreement is unclear.
Model every HELOC phase, not just the opening payment
Draw period
During the draw period you can access the line up to its limit. Determine whether the minimum payment is interest-only or includes principal. Interest-only payments can look inexpensive while leaving the balance unchanged. Ask whether each payment replenishes available credit and whether transaction fees apply to new draws.
Confirm the date the draw period ends and whether the lender may change the line before then. A line that is available today is not an unconditional promise of future borrowing: the lender may restrict additional advances in circumstances described in the agreement, including a significant fall in home value or a change in your financial situation.
Repayment period
When the draw period ends, additional borrowing may stop and the outstanding balance must be repaid. Use the expected balance, repayment term, and payment formula in the agreement to obtain a written payment illustration. Payments can be significantly higher when principal begins amortizing. Check whether the balance is fully amortized or whether a balloon payment is due at the end.

Variable-rate mechanics
Most HELOCs have variable rates. Record the index, the lender’s margin, how often the rate can reset, and periodic and lifetime caps or floors. A rate change can raise the payment even if you never make another draw. Ask whether the lender can convert all or part of the balance to a fixed rate and what conversion fee or pricing applies.

Inventory every fee and credit
CFPB lists several possible HELOC charges. Whether one applies depends on the plan, so use the agreement rather than a generic fee list.
- Opening costs: application or origination charges, appraisal, title work, and other closing costs.
- Ongoing costs: annual or membership fees, inactivity fees, transaction fees, and any required minimum balance or draw.
- Exit costs: early-cancellation or termination fees, prepayment terms, and charges for converting a variable balance to a fixed rate.
- Credits and financed charges: lender credits that reduce cash due at closing, or costs added to the loan balance.
“No closing cost” does not mean “free.” CFPB explains that a lender may cover the costs with a credit in exchange for a higher interest rate, or add the costs to a larger balance. Compare the total dollars paid over your chosen horizon and the balance you would owe if you close the account early.
Quick wins for a faster PC:
Scan for outdated or missing drivers - takes under a minuteDriver Scan →Repair Windows errors before they cause bigger problemsFix Now →Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Ask whether a fee is conditional. Some plans waive an opening charge only if the account remains open for a stated period; closing or canceling early can trigger a charge. Ask when annual or membership fees post, whether inactivity is measured by draws or payments, and whether a conversion fee applies each time you fix part of the balance. Put the answers beside the fee amount in your worksheet.
Check the payment against your whole budget
Place the home-equity payment beside your first-mortgage payment, property taxes, insurance, utilities, and other debt. Compare both the initial payment and the highest payment shown under the agreement. A low initial payment may reflect interest-only treatment or a long repayment term rather than a lower total cost.
Stress-test the plan by asking:
- Could you make the repayment-period payment if the balance is at the amount you expect to draw?
- Could you absorb a rate increase up to the agreement’s stated limits?
- Could you pay a balloon balance, or would you need to refinance or sell?
- Would your budget still work if income fell or another major expense appeared?
Include the first mortgage in every stress case. A second-lien payment does not replace the original mortgage, and missing either obligation can put the property at risk. If the plan depends on refinancing, selling, or receiving a future draw, label that as a contingency rather than guaranteed repayment.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Understand the collateral and lender-control risks
Your home secures the debt. If you fail to repay, foreclosure risk can extend beyond the new account to the property itself. A HELOC lender may also restrict additional draws if the home’s value falls substantially or your financial situation changes. The account agreement controls the circumstances and notices, so read those provisions before relying on future credit availability.
If you are already struggling with the first mortgage, taking on home-equity debt can increase the danger rather than solve it. CFPB advises speaking with a housing counselor before adding this borrowing. A counselor can help review the existing mortgage and alternatives without assuming that a new secured loan is appropriate.

Common comparison mistakes to avoid
- Comparing different amounts. A lower payment may simply reflect a smaller advance or unused HELOC limit.
- Ranking by APR alone. Product-specific APR rules and omitted HELOC fees can make the ranking incomplete.
- Looking only at the draw payment. Principal repayment, a rate reset, or a balloon can change the obligation later.
- Calling a credit free money. A lender credit can be exchanged for a higher rate, while financed costs increase the balance.
- Assuming the line stays available. Read the provisions allowing a freeze or reduction after a home-value or financial change.
- Ignoring the payoff balance. Interest and fees are not the only issue if you plan to sell or refinance; the remaining principal must also be paid.
A practical decision sequence
- Define the need and timing. Decide whether you need a one-time amount or repeated access, and estimate when the balance will be repaid.
- Collect matching disclosures. Obtain the same product type and amount from multiple lenders; keep the Loan Estimate for a closed-end loan or the HELOC account-opening disclosures and credit agreement for a line.
- Complete the worksheet. Enter rates, APR scope, every fee, credits, payment by phase, balance assumptions, and cash due at closing.
- Run the horizon calculation. Add interest and fees, subtract credits, and include principal reduction, rate changes, and any exit charge during the period you selected.
- Run payment and rate stress cases. For a HELOC, model the draw payment, repayment payment, and a higher-rate case permitted by the agreement.
- Ask targeted questions. Get written answers about index, margin, caps, minimum payments, balloon terms, draw restrictions, cancellation fees, and conversion pricing.
- Choose for both cost and resilience. Select the offer whose total cost and payment path fit your expected use and remain manageable if assumptions change, not merely the one with the lowest advertised rate.
Questions to ask before signing
- Is the quoted rate fixed or variable, and what index and margin set it?
- How often can the rate and payment change, and what caps apply?
- During the draw period, does the minimum payment reduce principal?
- Exactly when does repayment begin, and what payment does the lender project then?
- Is any balance due as a balloon, and on what date?
- Which application, appraisal, title, annual, inactivity, transaction, cancellation, prepayment, and conversion fees apply?
- Are any fees waived only if the account remains open for a specified period?
- Can the lender freeze or reduce the line, and what events trigger that action?
- What cash is due at closing, what costs are financed, and what lender credits are conditional?
CFPB consumer guidance last reviewed or accessed in 2026 emphasizes that actual terms depend on the lender and plan. If a disclosure or payment illustration is unclear, ask the lender to explain the calculation before signing; do not fill an information gap with an assumption.
Frequently Asked Questions
Is a home equity loan or HELOC cheaper?
Neither is always cheaper. Compare the same amount and holding period, then add interest, every applicable fee, credits, principal balance, and the payment changes specific to the product. A HELOC’s lower opening payment may reflect interest-only treatment or a variable rate.
Can I compare the APR on a home equity loan directly with a HELOC APR?
Not by itself. APR treatment differs between closed-end loans and HELOCs, and HELOC fees may not be reflected in the same way. Identify what each APR includes and compare fee schedules and payment terms separately.
What should I model for a HELOC?
Model the expected draw schedule, variable-rate formula, draw-period payment, repayment-period payment, recurring and one-time fees, any conversion charge, and the balance at the end of your chosen horizon. Add a higher-rate case within the agreement’s limits.
Why can a HELOC payment rise when I make no new draws?
Most HELOCs have variable rates. When the index changes, the rate applied to your existing balance can change, raising the required payment even without another advance.
What does “no closing cost” mean?
The lender may provide a credit in exchange for a higher rate or add the costs to your balance. Compare total dollars paid and the payoff balance over the period you expect to keep the account.
Can a HELOC lender stop me from drawing?
The agreement may allow the lender to restrict or reduce additional borrowing in circumstances such as a significant decline in home value or a change in your financial situation. Read the specific triggers and notices.
What is a balloon payment?
A balloon is a remaining balance due at a stated date rather than being fully amortized through regular payments. Ask whether the plan has one and how you would repay it without assuming a future refinance or sale.
What if I am already having trouble paying my mortgage?
Adding debt secured by the home can increase the risk. CFPB advises speaking with a housing counselor before taking on home-equity borrowing so your existing mortgage and alternatives can be reviewed.
The Bottom Line
Compare matching products, not isolated rates. Use each offer’s disclosures to list every fee and credit, model the HELOC’s draw and repayment phases, test rate and payment changes, and calculate the dollars and remaining balance over the time you expect to keep the debt. Because your home is collateral, choose only a payment path you can manage even if the line becomes unavailable, the rate rises, or a balloon balance comes due.
