How to Compare HELOC and Home Equity Loan Offers

By TheFinanceBase Team 12 min read

Compare a HELOC and a home equity loan by matching the same borrowing amount and time horizon, then examining the rate type, APR, every fee, payment rules, end-of-draw terms, flexibility and the risk to your home. A home equity loan normally delivers one lump sum with a fixed payment; a HELOC provides a reusable credit limit, usually at a variable rate. Neither is automatically cheaper or safer. The better offer is the one whose total cost and payment obligations remain affordable for the way you will actually use the money.

  • Use a home equity loan when you know the amount needed at once and value a predictable payment.
  • Consider a HELOC when expenses arrive in stages or the amount is uncertain, provided you can manage variable-rate and end-of-draw risk.
  • Do not compare only the advertised rate or the initial minimum payment. Both products are secured by your home.

Understand what you are comparing

Both products borrow against your home equity. If you already have a mortgage, either one is generally an additional mortgage secured by the property. The key difference is how you receive and repay the money.

Feature Home equity loan HELOC
Access to funds A specified amount is advanced once as a lump sum. Open-end credit lets you draw, repay and generally draw again up to an approved limit during the draw period.
Typical rate structure Usually fixed, although an adjustable-rate offer is possible. Usually adjustable, so the rate and payment can change as the index or other contract terms change.
Payment pattern Regular principal-and-interest payments begin under the loan agreement. The minimum during the draw period may be interest-only or may include principal; after the draw period, repayment terms change.
Best comparison question What is the total cost and fixed payment for the amount and term I need? What will I pay while drawing, and what will I owe when drawing ends?
Main flexibility Limited to the original advance unless you refinance or obtain another loan. Unused credit can remain available, subject to the agreement and lender decisions.
Main risk to investigate A secured payment obligation and upfront costs; missed payments can lead to foreclosure. Variable payments, possible payment shock or a balloon balance at the end of the draw period, plus the same foreclosure risk.

This distinction follows the Consumer Financial Protection Bureau (CFPB) descriptions last reviewed August 28, 2026. The funding pattern is a practical way to narrow your choices, not a CFPB recommendation that one product is universally superior.

Set identical assumptions before requesting offers

Offers cannot be compared fairly if each lender models a different amount, term or usage pattern. Write down the assumptions you will give every lender.

  • Clear Print Quality: Displays high-resolution printing intended to remain legible through regular use and cleaning
  • Amount: For a home equity loan, state the lump sum you need. For a HELOC, state both the credit limit you want and the amount you expect to draw initially.
  • Timing: Note when you need the money and whether later expenses will occur during several months or years.
  • Balance path: For a HELOC, estimate when you would draw, repay and possibly redraw. Ask the lender to show the payment if you draw the full limit, half the limit and only the amount initially planned.
  • Expected holding period: State how long you expect to keep the account open. A fee that looks small annually can matter if you keep a line for many years; an early-termination charge can matter if you close it quickly.
  • Affordability test: Decide the highest monthly payment you could sustain if income fell or a variable rate rose. Treat that limit as a constraint, not as a target.

Ask each lender for written terms using the same assumptions. The CFPB advises comparing lenders and APRs, and its HELOC booklet recommends obtaining three estimates.

Request the documents that reveal the real cost

Do not rely on a phone quote or a single promotional rate. Request the application disclosures, fee schedule and contract terms for each offer. For a HELOC, CFPB disclosure guidance says the information should include the draw-period and repayment-period lengths, lender fees, estimated third-party closing fees, the minimum-payment calculation and an explanation of how the APR may change.

  1. Ask for a complete written offer. Confirm the proposed limit or loan amount, rate, APR, term, payment formula and any conditions attached to the quoted terms.
  2. Ask for a fee-by-fee estimate. Separate lender charges from estimated third-party charges, and ask which charges are waived, refundable or conditional.
  3. Ask for payment examples. Request the initial payment, the payment after any draw-period transition and a variable-rate example at higher rates if the lender provides one.
  4. Ask what ends the relationship. Clarify renewal, refinancing, early closure, sale of the property and default provisions.
  5. Save every version. Rates and fees can change between an estimate and closing. Compare the final disclosures with the earlier quote.

Compare the rate and APR correctly

Separate the interest rate from APR

The interest rate determines interest accrual under the contract. APR is a broader disclosure intended to reflect the cost of credit, including certain finance charges. Record both figures exactly as shown and identify whether each is fixed or variable. A lower advertised rate can still produce a higher overall cost when fees, required balances or a short introductory period are included.

For a home equity loan, verify whether the rate is truly fixed

Many home equity loans have a fixed rate, which makes the scheduled principal-and-interest payment predictable if you make the required payments on time. Some offers are adjustable. If the rate can change, ask what index is used, the margin added to it, when it can reset, and any caps or floors described in the contract. Do not label an offer “fixed” merely because the first payment is unchanged.

For a HELOC, model movement rather than a single quote

A HELOC usually has an adjustable rate. Ask how the APR changes, which index and margin apply, how often the rate can reset, and whether the agreement specifies caps or floors. A rate can increase even when you make no additional draw, because the outstanding balance remains exposed to the variable-rate formula. Ask whether the lender offers a fixed-rate conversion for some or all of the balance, how many conversions are allowed and what fee or minimum amount applies.

Inventory every fee and condition

Use one row for each charge rather than accepting a single “closing costs” number. Ask about:

  • Application or credit-report fees
  • Origination or commitment fees
  • Appraisal, title, recording and other closing charges
  • Annual, membership or maintenance fees
  • Inactivity or minimum-use fees
  • Draw, transaction or check fees
  • Fixed-rate conversion fees
  • Cancellation, early-termination or early-closure fees
  • Charges that are waived only if you keep the account open for a stated period
  • Third-party costs shown as estimates rather than guaranteed amounts

Mark each fee as one-time, recurring, per-use, conditional or refundable. Add recurring and conditional charges for the period you realistically expect to keep the product. A no-closing-cost offer may recover those costs through a higher rate or a required minimum holding period, so ask what happens if you close or refinance early.

Examine payments before and after borrowing

Home equity loan payment

Confirm the scheduled payment, number of payments, due date, late-payment provisions and whether the payment includes both principal and interest. Ask whether there is a prepayment penalty or any fee for paying the balance early. Compare the total of scheduled payments plus applicable fees over your expected holding period, not just the monthly amount.

HELOC payment during the draw period

Find out whether the minimum payment can be interest-only, how the minimum is calculated, whether a minimum outstanding balance or minimum draw applies, and how quickly payments change after each draw. An interest-only minimum may look low because it does not reduce principal. Ask the lender to show the payment on your expected balance and on the full credit limit.

HELOC payment after the draw period

Identify the exact date borrowing stops, the length of the repayment period and the formula used to amortize the balance. Ask for the projected payment at the transition and whether the balance will be fully amortized. Some plans can require repayment of the entire outstanding balance at once, creating a balloon payment. The end-of-draw payment, not the opening minimum, is the figure to test against your budget.

Question to ask Why it changes the comparison
When does the draw period end? It determines when new borrowing stops and repayment rules begin.
What balance is assumed in the payment example? A payment based on a small balance may not represent your likely obligation.
Does the minimum include principal? Interest-only payments can leave the balance largely unchanged.
Can the rate reset during repayment? A variable rate can increase the payment even without additional borrowing.
Can a balloon payment be due? You may need a separate payoff source or refinance plan at maturity.

Check flexibility, access and exit rules

Redraw and conversion features

A HELOC can provide repeated access to unused credit, but confirm that redraws remain available throughout the stated draw period and whether the lender can freeze or reduce the line under the agreement. Ask how payments replenish available credit. If a fixed-rate conversion is offered, compare its rate, term, conversion fee, minimum converted amount and effect on the remaining line.

Sale, refinance and early closure

Ask what happens if you sell the home, refinance the first mortgage or close the account early. The CFPB booklet warns that a HELOC generally must be paid off when the home is sold. Determine whether an early-termination fee applies and whether any waived closing costs must be repaid. For a home equity loan, ask how the lien will be released at payoff and whether a prepayment charge applies.

Renewal and expiration

Do not assume a HELOC automatically renews when the draw period ends. Obtain the contractual expiration date, repayment schedule and any lender option to modify, suspend or terminate access. A renewal or refinance is not guaranteed and should not be the only plan for a balance you cannot otherwise repay.

Price the collateral and affordability risk

Both products put the home behind the debt. The CFPB states: “If you fall behind or can’t repay the loan on schedule, you could lose your home.” A home equity loan can lead to foreclosure after missed payments, and a HELOC carries the same fundamental collateral risk in addition to variable-rate and transition risk.

Stress-test each offer before signing:

  • For a fixed-rate loan, budget for the full scheduled payment plus taxes, insurance, maintenance and the existing mortgage.
  • For a variable-rate HELOC, test a materially higher rate than the initial quote and include the resulting payment if the lender supplies a calculation.
  • For a HELOC, test the end-of-draw payment on the balance you realistically expect, not merely the balance you plan to draw on day one.
  • Keep a payoff plan for a possible balloon balance that does not depend on a guaranteed future refinance or home sale.
  • Consider what happens if your income falls, the property value declines or you need to move before the balance is repaid.

If you are already struggling to pay your mortgage, speak with a housing counselor before adding home-secured debt. The CFPB also advises consulting a qualified credit counselor before using a home equity loan to consolidate debt.

Decision framework: which structure fits your situation?

A known one-time expense

A home equity loan may be easier to evaluate when you need a defined amount immediately, want a regular payment and do not expect to borrow again. Confirm that the fixed-rate feature is actually in the contract and that the total fees do not outweigh the payment certainty.

Staged or uncertain expenses

A HELOC may fit a project with invoices arriving over time or a need for a reserve you may not use in full. The value of that flexibility must be weighed against annual or inactivity fees, variable payments and the end-of-draw obligation. Compare the cost of keeping unused credit available with the cost of borrowing a lump sum you might not need.

Low tolerance for payment changes

If a payment increase would threaten your budget, give substantial weight to a fixed-rate home equity loan or a HELOC’s fixed-rate conversion terms, if available. Do not treat a conversion option as equivalent to a fixed loan until you know its fee, limits and rate.

Debt consolidation

Consolidating unsecured debts into home-secured debt can change the consequence of nonpayment. Compare the full secured payment and payoff plan with the existing debts, and obtain qualified credit counseling before proceeding if you are considering consolidation because payments are already difficult.

Common comparison mistakes and corrections

  • Choosing the lowest advertised rate: Compare APR, fees, reset rules and the balance used for the quote.
  • Using the HELOC opening minimum as the budget: Budget for the end-of-draw payment and a higher variable rate.
  • Assuming interest-only means inexpensive: Check how much principal remains when the draw period ends.
  • Ignoring unused-line costs: Include annual, membership and inactivity fees even if you draw nothing for a period.
  • Comparing different amounts or terms: Reissue requests with identical assumptions so the offers answer the same question.
  • Overlooking early closure: Ask whether waived costs must be repaid or an early-termination charge applies if you sell or refinance.
  • Relying on a future refinance: Treat refinancing as uncertain because approval, rates and property value can change.
  • Assuming the lender must keep the line available: Read provisions allowing suspension, reduction or termination of HELOC access.

Review disclosure and cancellation rights

Under the CFPB guidance cited above, a HELOC application disclosure should explain the draw and repayment periods, lender and estimated third-party fees, minimum-payment calculation and how the APR may change. In specified circumstances, a borrower can withdraw before the account is opened or cancel a HELOC on a principal dwelling within the applicable three-business-day period. These are federal disclosure and cancellation details, not a replacement for reading the contract, state-law notices or lender instructions. Ask the lender exactly when the period starts, how cancellation must be delivered and which charges, if any, are treated under the applicable rule.

Final pre-signing checklist

  1. Confirm the amount, credit limit, draw assumptions and expected holding period are identical across offers.
  2. Write down the rate type, APR, index, margin, reset frequency, caps, floors and any conversion terms.
  3. List every one-time, recurring, per-use and conditional fee.
  4. Verify the home equity loan’s fixed or adjustable status and the HELOC’s draw and repayment dates.
  5. Calculate the payment at your expected balance and the HELOC payment after drawing ends.
  6. Determine whether principal is reduced during any interest-only period and whether a balloon balance is possible.
  7. Read sale, refinance, early-termination, renewal, suspension and payoff provisions.
  8. Stress-test affordability against a higher rate, lower income and the existing mortgage.
  9. Obtain clarification in writing for every field marked “not stated.”
  10. Proceed only if the secured obligation remains affordable without relying on an uncertain refinance or sale.
