Choose between a fixed-rate and tracker mortgage by comparing payment risk, the full cost over the time you expect to keep the deal, and whether you actually meet the lender’s current affordability rules. A fixed rate keeps the interest rate unchanged for an introductory period, while a tracker follows a named benchmark—most commonly the Bank of England Base Rate—plus or minus a stated margin. Neither type is automatically cheaper or safer.
Start with the question that matters to your household: do you need predictable payments, or could you absorb increases in exchange for benefiting if the benchmark falls? Then compare the lender’s illustration, APRC, fees, early-repayment charges, overpayment rules, reversion rate, portability and affordability assessment. Mortgage pricing and criteria change frequently, so a headline rate seen in an advert is not proof that you qualify or that it is the lowest-cost choice for your circumstances.

Fixed and tracker mortgages: what is actually different?
In a fixed-rate mortgage, the interest rate is fixed for the product’s initial period. Your required payment is therefore more predictable during that period, assuming the balance, repayment type and term do not otherwise change. At the end, the mortgage normally moves to the lender’s standard variable rate (SVR) unless you arrange a new deal or another permitted option. The fixed rate does not protect you from the rate available after the introductory period.
A tracker mortgage changes when its specified benchmark changes. The contract should state the benchmark, the margin applied to it, how and when the rate is reset, and what happens at the end of the tracker period. A tracker may also have a collar or floor that prevents the rate falling below a minimum, a cap that limits increases, or other conditions. These protections are product-specific; do not assume that every tracker is penalty-free or has the same limits.

The Financial Conduct Authority (FCA) summarises the categories this way: “Interest rates can be fixed for a specific period (after which they typically revert to the lender’s higher standard variable rate), vary based on a defined relationship to market conditions or the lender’s standard variable rate, or track a benchmark rate, most commonly the Bank of England Base Rate.” This wording appears in the FCA’s 2025 consultation paper.
| Feature | Fixed-rate deal | Tracker deal |
|---|---|---|
| Rate during introductory period | Does not change under the contract’s fixed-rate terms. | Moves with the named benchmark and the product’s margin. |
| Payment certainty | Usually higher certainty until the fixed period ends. | Payments can rise or fall as the benchmark changes. |
| Benefit if rates fall | Normally none during the fixed period unless the contract allows a switch without material cost. | Usually reflected in a lower rate, subject to any floor or collar. |
| Risk if rates rise | Usually deferred until the fixed period ends, then affected by the replacement or reversion rate. | Can affect payments during the tracker period. |
| Rate after introductory period | Often the lender’s SVR unless a new deal is arranged. | Depends on the offer; the contract may specify an end date and a reversion rate. |
| Early-repayment and overpayment terms | Often restricted by an early-repayment charge (ERC) or annual allowance, but the actual offer controls. | May be flexible or may include ERCs and limits; never assume it is penalty-free. |
Decide what risk your budget can carry
When payment certainty is the priority
A fixed rate can make household budgeting easier because the interest rate is known for the initial period. This may suit a borrower whose income and essential outgoings leave little room for a higher mortgage payment, or someone who values certainty more than the possibility of paying less if rates fall. You still need a plan for the end date: check when the fixed period expires, the likely reversion rate shown in the illustration and how early you can arrange a replacement deal.
When flexibility and falling rates matter more
A tracker gives you direct exposure to movements in its stated benchmark. If the benchmark falls, the mortgage rate may fall; if it rises, your payment may rise. This can suit a borrower with a resilient budget, a realistic expectation of moving or refinancing, or a strong preference to avoid being locked into a fixed rate. The contract may nevertheless include ERCs, a floor, a cap, a fixed margin, an end date or a reversion rate that changes the result.

Test the uncomfortable outcome
Do not base the decision on a rate forecast. For a tracker, calculate the payment at the initial rate and at several higher benchmark levels, including a level you would struggle to afford. For a fixed deal, run the same exercise for the point at which the initial period ends and a replacement deal might be more expensive. The relevant question is not which forecast is correct; it is whether your household can continue paying if the adverse scenario occurs.
A like-for-like comparison process
Use the lender’s current illustration for each candidate and keep the comparison consistent. Changing the loan amount, repayment method, term or loan-to-value (LTV) can make one deal appear cheaper simply because it is a different proposition.

- Match the borrowing assumptions. Use the same loan amount, repayment type (repayment or interest-only), mortgage term and LTV band. Record whether the property is owner-occupied, a second home or another category because eligibility and pricing can differ.
- Record the initial rate and period. For a fixed deal, note the fixed rate and the exact end date. For a tracker, write down the benchmark, the margin, the reset mechanism and the end date. Do not describe a tracker as “Base Rate plus” without recording the precise margin and any minimum or maximum rate.
- Capture the required payment. Record the monthly payment at the initial rate and whether it includes any payment for fees added to the loan. Ask the lender or adviser for payments at higher tracker rates and for the payment that could apply after a fixed or tracker period ends.
- List every cost. Include product or arrangement fees, valuation fees, legal costs, broker fees, administration charges and any cost for adding a fee to the balance. A fee paid up front and a fee added to the loan have different cash-flow and interest consequences.
- Compare APRC, not just the initial rate. The Annual Percentage Rate of Charge incorporates fees and charges and assumes the mortgage is kept for the full stated term. MoneyHelper says to compare APRC when assessing deals. APRC is useful for a common long-term comparison, but it may not represent your actual cost if you expect to move, repay or refinance before that term ends.
- Read the exit terms. Record every ERC, the dates on which it applies, any annual overpayment allowance, whether lump-sum payments are permitted, and fees for switching or repaying. A tracker is not automatically free to leave.
- Check the reversion arrangement. Note the rate that applies if you do nothing when the introductory deal ends, how it is calculated, and the date on which you can apply for a replacement deal. Leaving the decision until the last moment can expose you to the reversion rate.
- Assess moving and portability. If you may move, check whether the product is portable, whether the new property must meet the lender’s criteria and whether borrowing more or less changes the rate. MoneyHelper notes that porting is treated as a new mortgage application and remains subject to affordability checks.
- Compare the realistic holding period. Calculate the expected interest, fees and payments only for the period you are likely to keep the deal, then add any ERC or switching cost that would apply when you leave. Keep this separate from the full-term APRC comparison; each answers a different question.
How to stress-test payments
For a tracker, create a small scenario table using the benchmark levels stated in your illustration or supplied by the lender. The mortgage rate in each scenario is generally the benchmark plus the contractual margin, subject to any floor or cap. Ask the lender how often the payment is recalculated and when a change reaches your direct debit; the contract, not a generic tracker description, controls.
| Scenario to record | What to calculate | Decision question |
|---|---|---|
| Initial tracker rate | Monthly payment and remaining disposable income. | Does the budget work without relying on overtime, bonuses or temporary cuts? |
| Moderate benchmark increase | New mortgage rate, payment and annual increase in housing cost. | Which discretionary spending could be reduced without missing essentials? |
| Higher benchmark increase | Payment after the increase, including any linked insurance or service costs. | Could you still pay if the increase lasted for several years? |
| End of introductory period | Payment at the stated reversion rate or a conservative replacement-rate assumption supplied by the lender. | Would you need to refinance, and could you pass a new affordability assessment? |
For a fixed-rate deal, run the stress test from the end of the fixed period rather than assuming the initial payment continues. Include the remaining balance, because a repayment mortgage will have amortised while an interest-only mortgage may not have reduced the principal in the same way. If the lender offers a formal illustration with future-rate examples, use those figures and retain the assumptions with your records.

Why the lowest initial rate may not be cheapest
An initial rate can be offset by a large arrangement fee, a higher valuation or legal charge, or an ERC that makes an early move expensive. Compare the total pounds payable over your expected holding period, not only the rate shown beside the product name. If a fee is added to the mortgage, you pay interest on that fee and the balance is higher until it is repaid.
What APRC tells you—and what it does not
APRC is a standardised long-term measure that includes fees and charges and assumes the mortgage remains in place for the full term. It helps compare otherwise similar offers, but the assumption may be unrealistic for a borrower planning to move or refinance after the introductory period. In that case, calculate the cost to the planned exit date and include the ERC and any new-deal costs. Do not replace the lender’s illustration with an informal calculation; use your calculation to ask focused questions about its assumptions.
ERCs and overpayments
Read the ERC schedule, not a general description of the mortgage type. Check whether the charge is a percentage of the original advance or the balance, whether it reduces over time, and the date it disappears. Record the permitted annual overpayment and whether the allowance is measured by calendar year, mortgage year or another period. A product marketed as flexible can still charge for leaving or for exceeding its allowance.

Lending criteria can change the answer
A headline rate does not establish that you qualify. MoneyHelper says lenders consider income and outgoings, and each lender uses its own affordability criteria. The assessment can include employment status, contract type, existing credit commitments, childcare and other essential expenditure, deposit or equity, property details and evidence of income.
Recommended Free Tools
Situations that may need extra preparation
- Small deposit or high LTV: fewer products may be available and the rate band may differ.
- Short employment history: a lender may require more evidence or apply a different policy.
- Self-employment or variable income: accounts, tax calculations and the period used to average income can vary between lenders.
- Recent credit or income changes: a new loan, missed payment, probationary job or reduced hours can affect affordability even when the mortgage payment has not changed.
MoneyHelper identifies small deposits, short employment histories and self-employment as cases where an adviser may help identify lenders whose criteria fit the applicant. Verify that any adviser is authorised on the FCA register and ask how the adviser is paid and whether the advice covers the whole market or a limited panel.
New mortgage, remortgage or product transfer?
New purchase or remortgage
A new application usually involves a full affordability and property assessment. The lender may verify income, inspect outgoings, check credit information and value the property. A remortgage can be affected by changes since the original loan, even if payments have been made on time.
Product transfer at the end of a deal
The FCA describes a product transfer as a way an existing borrower can take a new deal when a fixed rate ends. The process and checks vary by lender and by the borrower’s circumstances. Ask whether the transfer is available without a full affordability assessment, what evidence is required, and whether changing the term, balance or repayment type triggers a wider assessment. Do not assume that an existing customer automatically qualifies for every new product.
Porting when moving home
Portability means the mortgage may be moved to another property, but it is not an unconditional right to borrow on the same terms. MoneyHelper states that porting is treated as a new mortgage application and remains subject to affordability approval. A different property value, a larger or smaller loan, or a change in income can alter the result. Check whether an ERC is payable if the port is declined or the timing does not match the sale and purchase.

Use market statistics as context, not as a product signal
The FCA’s 2025 consultation paper, citing FCA mortgage lending statistics and Product Sales Data, reports approximately £246 billion of gross UK mortgage advances in 2024 and around 9 million active UK mortgages. It also reports that gross advances were down from £322 billion in 2022 and that outstanding residential mortgage loans were about £1,680 billion at the end of 2024. Around 90% of first-time buyers and around 78% of home movers used a broker in 2023, according to the same consultation.
These figures describe the scale and distribution of the UK market. They do not show that fixed or tracker mortgages are better for an individual borrower, nor do they predict the next Bank Rate move. Your lender’s current criteria and illustration are more relevant to your decision than a market average.
Common comparison mistakes and how to avoid them
Choosing on the headline rate alone
Problem: A lower initial rate can be outweighed by fees, a shorter deal period, a restrictive ERC or a higher reversion rate. Fix: Compare APRC and the pounds cost over your realistic holding period, with fees and exit charges included.
Assuming every tracker follows Base Rate in the same way
Problem: Trackers can use different benchmarks, margins, reset dates, floors, caps and end dates. Fix: Copy the exact reference rate and margin from the offer and ask how a change is applied to your payment.
Assuming a tracker has no ERC
Problem: Early-repayment terms are contractual, not a universal feature of trackers. Fix: Read the ERC schedule and overpayment allowance before treating a tracker as an easy-to-exit option.

Ignoring the reversion rate
Problem: A borrower can drift onto the lender’s SVR after a fixed period or another introductory deal ends. Fix: Set a reminder well before the end date, ask when a replacement can be arranged, and budget for the reversion payment if no new deal is completed.
Treating a previous approval as proof of current eligibility
Problem: Income, expenditure, credit information, property values and lender policies can change. Fix: Obtain a current decision or illustration based on your present circumstances and do not commit to costs until the lender confirms the required checks.
A practical decision framework
A fixed rate is generally the more suitable direction when a payment increase would make essential spending unaffordable and the certainty period matches an important financial horizon, such as a period of expected income stability. A tracker may be worth considering when you can withstand increases, value the possibility of lower payments if the benchmark falls, and have checked that the contract allows the flexibility you need. These are risk-management observations, not a recommendation of a particular product.
