Compare occupancy classification before comparing interest rates. A standard home loan in this guide means a conventional mortgage for a borrower-occupied primary residence. An investor mortgage means financing secured by a property the borrower does not occupy. Because occupancy changes the allowed leverage, underwriting, fees and documentation, an advertised primary-residence quote is not a valid proxy for an investment-property loan.
The practical method is to obtain official Loan Estimates from multiple lenders using identical assumptions, then compare down payment and loan-to-value (LTV), reserves, rent treatment, rate, annual percentage rate (APR), points, fees, mortgage insurance, payment structure and total cash to close. Agency rules and lender overlays change, so treat the figures below as a framework—not a guaranteed offer. FHA, VA, USDA and non-agency investor products have separate eligibility rules.

Start with the occupancy classification
Tell the lender exactly how you intend to use the property. Fannie Mae defines a principal residence as a home the borrower occupies as their primary residence. An investment property is owned by the borrower but not occupied by them. A second home is a separate category with its own conditions, including borrower occupancy for part of the year, one dwelling unit, year-round suitability, the borrower’s exclusive control and restrictions on rental use and management agreements.
You cannot relabel an investment property as a primary residence simply to obtain cheaper financing. The classification must match the intended use you disclose to the lender. Misstating occupancy can create underwriting, insurance and loan-enforcement problems.

What counts as a standard owner-occupied loan
The comparison point here is a conventional loan on a one-unit primary residence. The borrower lives in the home and the lender evaluates the application under owner-occupied agency and lender rules.
What counts as an investor mortgage
An investor mortgage finances a property the borrower will not occupy. It may be a one-unit rental or a two- to four-unit property, and the lender may require documentation for expected rent, reserves and the borrower’s other financed properties.
Why a second home is not automatically an investment property
A second home must satisfy its own occupancy and property-use requirements. If you plan to rent it in a way that violates those requirements, the lender may classify it as an investment property instead. Ask the lender to confirm the classification in writing before comparing quotes.

Compare down payment and leverage first
The largest immediate difference is often the amount of equity required. Freddie Mac’s current conforming purchase and no-cash-out maximum-LTV table lists the following limits:
| Property and occupancy | Maximum LTV in the cited Freddie Mac table | Implied minimum equity when that limit applies |
|---|---|---|
| One-unit primary residence | 95% | 5% |
| One-unit investment property | 85% | 15% |
| Two- to four-unit investment property | 75% | 25% |
These are agency table limits, not guaranteed borrower offers. Other product rules, loan characteristics, property conditions and lender overlays can require more equity. A lender can also impose a lower maximum LTV than the agency limit.
Illustrative cash difference
On a hypothetical $400,000 purchase, the equity implied by those percentages would be $20,000 at 95% LTV, $60,000 at 85% LTV and $100,000 at 75% LTV. The illustration excludes closing costs, prepaid items, escrows and reserves, all of which affect the cash you need.
A lower LTV generally means a larger down payment but also a smaller loan balance. Ask each lender for the required down payment, maximum LTV, reserve requirement and estimated cash to close for the same property and loan amount.

Compare the complete price, not just the note rate
Two offers can show similar rates but produce different costs after points, lender charges, mortgage insurance and prepaid items. Request the official Loan Estimate for each scenario and compare the same sections and time horizon.
- Interest rate: the note rate used to calculate principal and interest.
- APR: a broader annualized cost measure that incorporates certain fees; it is useful for comparing otherwise similar offers but is not the same as the note rate.
- Discount points: upfront charges paid to obtain a lower rate. Compare the points and the rate together.
- Lender fees: origination, underwriting, processing and other charges listed on the estimate.
- Mortgage insurance: determine whether it applies, how it is calculated and when it can end. Requirements differ by product and LTV.
- Prepaid items and escrows: interest, taxes, insurance and other amounts collected at closing. These change cash to close even when the lender’s fees are identical.
- Total cash to close and projected payment: use these figures to test whether the transaction fits your available funds and monthly budget.
The Consumer Financial Protection Bureau advises consumers: “Always compare official loan proposals, called Loan Estimates, before making your decision.” A rate shown in an advertisement is not a substitute for a Loan Estimate based on your property, credit profile and occupancy.
Separate lender costs from ownership costs
For a useful comparison, identify which amounts are created by the loan and which are costs of owning the property regardless of lender. Origination charges, underwriting fees, discount points and an investment-property price adjustment are lender or loan costs. Property taxes, hazard insurance, association dues, inspection charges and prepaid interest are tied to the transaction or property. A lender may estimate these differently, but a different estimate does not necessarily mean a lower long-term cost. Ask for an explanation when one estimate has unusually high or low taxes, insurance or escrow deposits.
Check the break-even on points
If one offer charges points for a lower rate, divide the extra upfront points by the expected monthly principal-and-interest savings to estimate a break-even period. For example, $4,000 in additional points divided by $80 of monthly savings produces a 50-month break-even. This is only a comparison aid: taxes, insurance, rent, refinancing, sale timing and an adjustable rate can change the outcome. Do not pay for a lower rate unless you expect to keep that loan long enough for the savings to matter.
Understand investor-specific underwriting
Debt-to-income ratio
The CFPB defines DTI as “all your monthly debt payments divided by your gross monthly income.” Limits vary by loan product and lender, so there is no universal investor DTI cutoff. The lender may include the proposed housing payment, existing mortgages, installment debt, revolving debt and other obligations in its calculation.
Rental-income treatment
Ask exactly how projected or existing rent will be documented and counted. The lender may require leases, market-rent evidence, tax returns or other records, and may apply a qualifying adjustment rather than counting every dollar of gross rent. Request the calculation for your specific property in writing. Owner-occupied underwriting and investment-property underwriting can treat rent differently, particularly when the property has multiple units or a limited rental history.
Reserves and rent-loss protection
Freddie Mac identifies reserve, housing-expense-to-income, rental-income and rent-loss-insurance requirements for investment-property mortgages. Reserves are funds that remain available after closing, not merely the down payment. The amount depends on the program, property and the borrower’s obligations. Ask whether reserves must be held in cash, whether retirement assets qualify and how many financed properties are included in the calculation.

Credit and multiple properties
Investor underwriting can account for the borrower’s existing housing payment, other rental properties and the number of financed properties. A borrower who qualifies for a primary-residence loan may not qualify for the same loan amount on an investment property because the lender is evaluating a different risk profile and a larger set of obligations.

Freddie Mac lists investment-property credit fees. These adjustments can increase the rate, points or other pricing compared with an otherwise similar owner-occupied loan. Ask the lender to identify each adjustment rather than presenting only a final rate.
Documentation and timing differences
Investor files can require more documentation than an owner-occupied purchase. Be prepared to provide leases or market-rent support, evidence of liquid reserves, records for other mortgages and information about each financed property. Ask when the lender needs those documents and whether a missing lease, appraisal issue or change in rent assumptions could delay closing. A quote that looks cheaper but cannot be approved on the required timetable may be less useful than a slightly higher, fully documented offer.
Compare loan design and payment risk
Hold the structure constant when comparing lenders. Specify the same fixed or adjustable-rate type, term, loan amount and rate-lock period.
Fixed-rate loan
With a fixed-rate mortgage, the principal-and-interest payment remains stable for the life of the loan, although taxes, insurance and association charges can change. This makes long-term rent and cash-flow planning easier to model.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Scan for outdated or missing drivers - takes under a minute3Clear out junk files and repair common Windows errorsAdjustable-rate mortgage
An ARM can have a fixed initial period followed by payment changes when the rate adjusts. Compare the index, margin, adjustment frequency, initial and periodic caps, lifetime cap and the payment at the first adjustment. A lower initial rate is not a complete cost comparison.
Term, lock and other features
Use the same repayment term and lock period in every quote. A shorter lock may have a different price from a longer lock. Ask about prepayment penalties, balloon features or other conditions that could affect a rental property’s sale or refinancing. Do not accept a quote whose risk features you have not reviewed.

Model the rental property’s cash needs
Separate the lender’s qualifying calculation from your own investment budget. List the proposed principal and interest, taxes, insurance, association charges, utilities you will pay, management costs and a realistic allowance for maintenance and vacancy. The lender may use a qualifying rent adjustment, but your budget should test whether the property can carry its costs when rent is delayed or the unit is vacant. Keep the required post-closing reserves separate from money earmarked for repairs, furnishings or future acquisitions.
A step-by-step comparison workflow
- Describe the property accurately. Give every lender the intended occupancy, purchase price, number of units, expected rental plan and whether you will occupy any portion. Ask the lender to confirm the classification.
- Choose comparable scenarios. If both owner-occupied and investment options could genuinely apply, request both. Do not compare an owner-occupied quote based on a false occupancy assumption.
- Standardize the inputs. Submit the same purchase price, down payment, loan amount, repayment term, fixed-or-ARM choice and rate-lock period to each lender.
- Collect official Loan Estimates. Compare written estimates rather than worksheets, advertisements or verbal rates. Check that the borrower, property and assumptions are the same.
- Record cash and leverage. Note maximum LTV, required down payment, reserves, closing costs, prepaid items, mortgage insurance and total cash to close.
- Record price. Compare note rate, APR, points, lender fees and every investment-property pricing adjustment.
- Request the qualification math. Ask how rent, existing housing obligations, DTI and reserves were calculated. Request the assumptions and required documentation in writing.
- Stress-test the payment. For an ARM, review the post-adjustment payment. For a rental, examine whether the deal remains affordable if rent is delayed, expenses rise or the property is vacant.
- Recheck rules before locking. Agency guides, lender overlays, rates and fees can change. Confirm the current program requirements and lock terms immediately before you commit.
How to read the Loan Estimate for an investment property
Start with page one: loan amount, interest rate, projected principal-and-interest payment, estimated total monthly payment and estimated cash to close. Then inspect the detailed closing-cost sections for origination charges, points, services you can and cannot shop for, taxes, insurance, prepaid interest and initial escrow deposits.
When comparing two estimates, do not let different assumptions hide the difference. A quote with a lower rate may require more points; one with a higher rate may require less cash upfront. Compare both the upfront cost and the monthly payment over the period you expect to own or refinance the property. Ask the lender to explain any fee that appears only on the investor quote.
Use a consistent comparison horizon
Choose a holding period that reflects your plan, such as the expected time to sell, refinance or retain the rental. Add the upfront points and lender fees to the projected payments over that period, then account separately for prepaid items that are not lender profit. If you might refinance after an ARM’s initial period, include the possible payment change and any new closing costs rather than assuming the initial payment lasts indefinitely.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. What historical rate data can—and cannot—tell you
The CFPB’s August 2019 HMDA report recorded a median rate of 4.75% for conventional conforming principal-residence loans and 5.38% for conventional conforming investment-property loans. The 0.63-percentage-point difference is historical context, not a current quote or a universal investor premium. The comparison did not isolate occupancy from other borrower and loan characteristics, such as credit, LTV, property and pricing choices.
Current rates change with market conditions, lender pricing, points, credit profile, property type and lock date. A consumer rate example dated April 1, 2025, on the CFPB’s comparison tool is not an investor quote and should not be presented as today’s market rate.

Common mistakes and how to avoid them
- Using a primary-residence advertisement for a rental: request an investor-property Loan Estimate based on the actual occupancy.
- Assuming one minimum down payment: unit count, product rules and lender overlays can change the required equity.
- Comparing rates with different points: record points and lender fees beside every rate.
- Ignoring reserves: confirm the post-closing reserve requirement before deciding that the down payment is affordable.
- Counting all rent as qualifying income: ask which documents and adjustments the lender uses.
- Relying on a universal DTI rule: obtain the lender’s calculation for your actual debts and income.
- Comparing different loan designs: match term, fixed-or-ARM structure and rate-lock period.
- Confusing a second home with an investment: disclose rental plans and ask for the correct occupancy category.
- Treating a historical average as a live offer: use current written estimates from the lenders serving your property and borrower profile.
- Spending every available dollar at closing: distinguish the down payment from required reserves and the cash needed for repairs, vacancy or other ownership costs.
- Ignoring a lock expiration: ask what an extension costs and whether the rate or points change if underwriting takes longer.
Questions to ask every lender
- What occupancy classification applies to this property and why?
- What maximum LTV and down payment apply to this unit count and loan type?
- How much cash must remain in reserves after closing?
- How will projected rent be documented, adjusted and included in qualifying income?
- How are my other mortgages and financed properties counted?
- Which investment-property pricing adjustments, points and lender fees are included?
- Does mortgage insurance apply, and how is its cost determined?
- What are the note rate, APR, total monthly payment and cash to close on the Loan Estimate?
- What changes after the rate-lock period, and are there extension charges?
- Does the loan include a prepayment penalty or another feature that could affect a sale or refinance?
- Which assumptions must remain true through underwriting and closing?
- Which documents will you use to verify rent, reserves and my other properties?
- What payment would apply at the first ARM adjustment and at the lifetime cap?
- Which fees are lender charges, and which are taxes, insurance or other property-related prepaids?
Making the decision
An owner-occupied conventional loan is usually the relevant comparison when you will genuinely live in the property. An investor mortgage is the relevant category when you will not occupy it. The better offer is not automatically the one with the lowest advertised rate: it is the offer whose occupancy classification is accurate and whose total cost, cash requirement, qualification treatment and payment risk fit your plan.

Frequently Asked Questions
Is an investment-property mortgage always more expensive than a primary-residence loan?
Not by a single universal amount. Investment-property pricing can include credit fees and different underwriting requirements, but the final rate and APR depend on credit, LTV, points, property type, lender and lock date. Compare matching Loan Estimates rather than assuming a fixed premium.
What down payment is required for an investment property?
There is no universal minimum. Freddie Mac’s cited conforming table lists maximum LTV of 85% for a one-unit investment property and 75% for a two- to four-unit investment property, implying 15% and 25% equity when those limits apply. Lender overlays or other program rules may require more.

A lender may count projected or existing rent, but it will specify acceptable documentation and may apply an adjustment instead of counting every dollar. Ask for the exact rent calculation and required leases, market-rent evidence or tax records in writing.
How much cash should I have beyond the down payment?
Plan for closing costs, prepaid taxes and insurance, initial escrow deposits and any required post-closing reserves. Keep additional funds for repairs, vacancy and other ownership costs; reserves are not the same as money available for operating the property.
Is a second home the same as an investment property?
No. A second home has separate requirements, including some borrower occupancy, one dwelling unit, year-round suitability, exclusive borrower control and limits on rental use. Disclose your actual rental plan so the lender can apply the correct category.
Should I compare the interest rate or APR?
Compare both. The note rate determines principal-and-interest payments, while APR incorporates certain fees. Also compare points, lender charges, mortgage insurance, prepaid items, cash to close and the projected payment because APR alone does not show every property or ownership cost.

Investor underwriting can treat rent, existing housing obligations, reserves and multiple financed properties differently. The CFPB says DTI limits vary by product and lender, so request the lender’s calculation for your actual income and debts.
What should I do if the rate lock expires?
Ask before locking how long the lock lasts, what an extension costs and whether the rate or points change. Reconfirm the current program rules and pricing immediately before committing, because rates, fees and agency guidance can change.
The Bottom Line
Bottom line: Classify the property honestly, then compare identical Loan Estimates. Focus on LTV and cash to close, reserves, rent and DTI treatment, points, APR, fees, mortgage insurance and payment risk—not an advertised rate alone. The right mortgage is the one that fits the actual occupancy and remains affordable under the lender’s written assumptions.
