Compare the amount you will actually keep, not the headline offer. Zillow’s current seller flow may show an eligible homeowner a preliminary all-cash offer from its partner Opendoor, an estimated market value, and a connection to a local Premier Agent. Ask for the cash buyer’s itemized seller net sheet and a local agent’s comparative market analysis (CMA) with a written proceeds estimate. Then compare deductions, timing, possession, contingencies, preparation work, and the likelihood of closing. A cash offer can be the better choice for certainty or speed, while a traditional listing can produce more price discovery and a higher net. Neither outcome can be determined without your address-specific offer and local sale assumptions.
What a “Zillow cash offer” means now
Zillow does not present every homeowner with a universal, guaranteed buyout price. Its current Seller Connections experience is described as a way for eligible sellers in selected markets to see a preliminary cash offer from the trusted partner Opendoor, alongside an estimated market value and an option to connect with a Zillow Premier Agent partner. The cash offer is made by the partner under that partner’s purchase agreement; Zillow’s estimated value is a comparison point rather than a binding appraisal or listing recommendation.

You can explore both paths at the same time. Zillow describes its estimated market value as a data point to help sellers compare and evaluate options, not a replacement for local expertise, a formal CMA, or a final marketing and listing-price strategy. That distinction is central: an automated estimate and a preliminary offer are starting points for your analysis, not proof of what your home will net.
Start with seller net proceeds
Write each path as a calculation from the expected sale price to the cash you receive at closing. Use the same mortgage payoff and lien information in both scenarios so you do not count those debts twice or treat them as a difference between the options.
| Comparison item | Cash-offer path | Traditional listing path |
|---|---|---|
| Starting price | The written purchase price in the partner’s offer. | A realistic price range from a local CMA, not just Zillow’s automated estimate. |
| Service or transaction charge | Any service charge stated in the written offer; the amount is offer-specific. | Listing-side and any buyer-broker compensation you agree to offer; compensation is negotiable and not a universal fixed percentage. |
| Property condition | Repair credits, price reductions, or other condition adjustments in the contract. | Repairs, cleaning, staging, landscaping, photography, and preparation you elect to undertake. |
| Closing costs | Seller-paid costs and fees identified on the net sheet. | Seller closing costs, negotiated concessions, transfer charges, and other local expenses. |
| Ownership while waiting | Mortgage interest, taxes, insurance, utilities, and maintenance until the cash closing. | The same carrying costs while listed and under contract, potentially for a longer period. |
| Debt and liens | Mortgage payoff, liens, and other debts paid from proceeds. | The same payoff items, using the same balances and closing date assumptions. |
| Timing and certainty | Contractual closing date, inspection rights, cancellation rights, and any conditions in the cash agreement. | Marketing time, buyer financing, appraisal, inspection, title, and other contingencies. |
| Possession | Required move-out date and whether a post-closing occupancy is permitted. | Buyer’s possession terms, which may be negotiated in the purchase contract. |
A useful formula is net cash = sale price − transaction charges − condition costs − seller closing costs − concessions − carrying costs − payoff items. The formula is simple; the assumptions are not. Put every assumption beside its dollar amount and label whether it is known, estimated, or negotiable.

Request a current, written breakdown from the cash-offer partner. It should identify the purchase price, service charge, inspection-related adjustments, repair credits or deductions, title and escrow charges, taxes or other prorations, the closing date, possession date, and any cancellation or termination rights. If the offer changes after an inspection, replace the preliminary figures with the revised contract figures.
Ask whether the stated price assumes that you perform repairs, leave personal property, pay a particular fee, or meet a narrow closing window. A lower price may still be rational if it eliminates extensive preparation or months of carrying costs, but you need the cost of that convenience in writing.

Build the traditional-sale worksheet
Have a local agent prepare a CMA based on comparable homes, current competition, condition, location, and the likely marketing plan. Ask for a seller-proceeds estimate that states the assumed list price, expected sale price, negotiated compensation, closing costs, concessions, preparation expenses, and estimated time to close. Ask the agent to show a range rather than a single optimistic number and to explain what would make the home sell at the low or high end.
Compensation is negotiable. Do not insert one commission percentage simply because it appears in an online calculator or an older article. Record the actual agreements you would sign and the buyer concessions you would be willing to make. Include the costs of repairs, cleaning, staging, photography, storage, moving, and extra mortgage or ownership payments while the property is marketed.

- Subtract a mortgage payoff only once in each scenario. The payoff is usually a debt balance, not a selling expense that differs merely because the buyer pays cash.
- Do not subtract a repair twice. If the cash contract already reduces the purchase price for a roof issue, do not also enter the same roof payment as a separate cash expense unless you will actually pay it.
- Separate a seller concession from a buyer’s financing cost. Count only the amount you agree to credit at closing.
- Match the time period. A traditional estimate with three months of carrying costs is not comparable with a cash estimate that assumes a seven-day closing unless both dates are realistic for you.
Timing, certainty, and possession
Cash removes the mortgage-financing process, which can reduce appraisal and lender-underwriting risk. Zillow’s consumer guidance says cash sales can sometimes close in as little as seven to ten days. That is a general possibility, not a promise that your partner offer will close on that schedule. The contract controls the actual date, and an inspection, title issue, paperwork delay, or buyer cancellation right can still affect the transaction.
A fast closing can create a practical problem: you may need to vacate before you have secured another home, arranged storage, or received funds needed for your purchase. Ask whether the contract permits a later possession date or a short post-closing occupancy, what it costs, and what insurance or security requirements apply. A nominally faster sale is not faster for your life if it forces an expensive emergency move.
A traditional sale usually takes longer and has more checkpoints. Zillow’s seller page cites broad context of about one month on the market before going under contract and another month or more to close, as well as a 2020 estimate of 55–70 days from listing to closing. Those figures are general and partly dated; local inventory, season, price, condition, and the buyer’s loan can produce very different results.

Financed buyers may have financing, appraisal, inspection, title, or sale-of-home contingencies. A buyer can request repairs or a credit after inspection, and a low appraisal can require a price change, additional cash, or termination if the contract allows it. A cash buyer can still have inspection and cancellation rights, so “cash” does not mean “unconditional.” Compare the actual contingencies and deadlines rather than relying on the label.

A public listing generally places the home in the local Multiple Listing Service (MLS), which Zillow describes as a local database of homes for sale. MLS distribution can expose the property to more buyers and create competing offers, but it also brings showings, preparation, negotiation, and waiting. The cash path trades that broad exposure for a direct contract with one buyer.
Zillow’s current seller page cites a 2023 multi-state study by BrightMLS and Drexel University finding that MLS-listed homes sold for 17.5% more than off-MLS listings, representing more than $53,000 for the typical seller in that study. The result compares MLS and off-MLS sales; it is not a guaranteed premium for your home and is not a direct forecast of a Zillow-partner cash offer versus your eventual listing price. Property type, market conditions, selection effects, and selling costs still matter.
Use the study as a reason to test the listing scenario carefully, not as permission to assume a 17.5% increase. A strong local CMA may show that demand is thin, while a desirable property with multiple likely buyers may justify more time on the market. Ask the agent how many comparable homes attracted multiple offers, how quickly they sold, and how often their final prices differed from their list prices.
Fees, repairs, and concessions
The cash offer’s deductions are seller-specific. The public program description does not establish one universal fee schedule or tell you what your partner will deduct. Your written net sheet should show every service charge, repair adjustment, closing charge, prorated item, and other deduction. If a line is vague, ask what event triggers it and whether it can change after inspection or title review.

In a traditional sale, expenses vary with the contract and local practice. Possible items include listing-side compensation, buyer-broker compensation that you agree to offer, transfer or recording charges, title and escrow fees, a home warranty, buyer concessions, repairs, staging, moving, and carrying costs. Compensation and concessions are negotiable; a seller may offer different terms depending on market conditions and the strength of the offer.
Zillow’s 2025 Consumer Housing Trends Report found that 44% of surveyed sellers reported paying all closing costs in the accepted offer and 23% reported paying some closing costs. Those are survey responses, not a prediction of your transaction. Treat them as a reminder to ask who pays each cost in the actual contract.
Convenience also has an economic value, but calculate it explicitly. Estimate the hours you would spend preparing, cleaning, allowing showings, negotiating, and coordinating a traditional closing. Then decide what that time is worth to you. Do not let a vague promise of convenience conceal an unitemized deduction, and do not assume that every preparation cost disappears on the cash route if the inspection can still lead to a price change.
A step-by-step comparison process
- Confirm eligibility and obtain the complete cash documents. Use the current Zillow flow for your address. Save the preliminary offer, then request the purchase agreement, seller net sheet, inspection terms, closing date, possession terms, and cancellation provisions from the cash-offer partner.
- Get independent local pricing evidence. Ask a local agent for a CMA using comparable sales, current listings, condition, and location. Request a written proceeds estimate with assumptions, not only a suggested list price.
- Record your debt and ownership costs. Obtain a current mortgage payoff, identify liens, and estimate taxes, insurance, utilities, maintenance, and any association charges through each possible closing date.
- Price the preparation decision. Get realistic estimates for repairs, cleaning, staging, photography, storage, and moving under the listing plan. Mark which items are optional, which are expected by buyers, and which could be required by a lender or inspector.
- Model at least three traditional outcomes. Use conservative, middle, and optimistic sale prices from the CMA. Vary days on market, concessions, and carrying costs so one favorable assumption does not decide the result.
- Model the cash outcome using contractual figures. Enter the written purchase price and every listed deduction. If the partner has not yet stated a charge, mark it “not stated” and obtain clarification rather than guessing.
- Compare dates and contingencies. Put the expected listing date, contract date, closing date, move-out date, and funds-availability date on one calendar. Note every inspection, financing, appraisal, title, and cancellation deadline.
- Recalculate after negotiations. Update both worksheets when the cash buyer changes a deduction, the agent changes the pricing strategy, you receive an offer, or your moving and carrying assumptions change.
- Review the contracts before committing. A real-estate attorney, tax professional, or other qualified adviser can explain legal, tax, title, and occupancy questions that a general comparison cannot answer.
Illustrative net-proceeds example
The following numbers are hypothetical and are included only to show the method; they are not typical fees or an estimate for any particular home.
| Illustrative item | Cash contract | Traditional sale |
|---|---|---|
| Expected sale price | $380,000 written offer | $420,000 expected sale price from a CMA scenario |
| Service or compensation charge | $12,000 stated in this example offer | $21,000 negotiated compensation in this example |
| Repairs or preparation | $8,000 price adjustment for condition | $4,000 preparation and staging |
| Seller closing costs and concessions | $3,000 | $6,000 |
| Carrying costs through closing | $1,000 | $3,000 |
| Illustrative net before mortgage payoff | $356,000 | $386,000 |
In this example, the traditional path produces $30,000 more before the mortgage payoff, but it also assumes a $420,000 sale, preparation work, and a longer period of ownership. If the home sells for less, concessions rise, or the listing takes longer, the gap narrows. If the cash contract changes its repair adjustment or permits an earlier closing that avoids substantial carrying costs, the cash result changes. Replace every illustrative number with a documented figure before making a decision.

How seller priorities change the answer
When speed and a firm date dominate
A cash contract may fit a seller who must coordinate an estate, relocate for work, avoid another mortgage payment, or sell a property in poor condition without months of preparation. Confirm that the promised date is contractual, that the partner has adequate cancellation rights disclosed, and that the move-out schedule is workable. The value is the reduction in uncertainty, not simply the word “cash.”
When maximizing price is the leading goal
A traditional listing gives the market a chance to bid, lets you adjust price and presentation, and may attract buyers who would not see a private cash offer. Zillow’s 2025 survey found that 58% of sellers named maximizing profit as their top priority, while 33% named selling within their target timeframe. If profit is your priority, test whether the expected additional net after all listing expenses compensates you for the time and work.
When you want to limit preparation and showings
The cash route can reduce cleaning, photography, open houses, and repeated buyer visits, but inspect the agreement for condition deductions. A traditional sale can sometimes be marketed as-is, yet buyers may still request repairs or credits. Compare the specific work required under each contract instead of assuming one path is maintenance-free.
Recommended Free Tools
When certainty matters but price still matters
Do not assume that every seller who receives a cash offer accepts it. Zillow’s 2025 survey reports that 54% of sellers who received at least one cash offer ultimately chose an offer with a financing contingency. Those sellers may have accepted a higher price or better overall terms. Compare the probability and cost of a failed closing with the amount you would sacrifice for cash certainty.
Contract terms that deserve close review
- Inspection scope and timing: Determine whether the buyer can renegotiate after inspection, demand repairs, or cancel, and when those rights expire.
- Price-adjustment language: Identify objective conditions for a reduction and whether “estimated” repairs can become an open-ended deduction.
- Cancellation and earnest money: See who may terminate, the notice required, and whether you retain earnest money if the buyer walks away.
- Closing and possession: Confirm the exact date, time, location, responsibility for utilities and insurance, and any rent-back or delayed-possession terms.
- Title and lien resolution: Ask what happens if a title search finds an old lien, boundary issue, probate problem, or unpaid assessment.
- Personal property and condition: List what stays, what you remove, and whether the property must be broom-clean or meet another standard.
- Assignment or resale rights: Understand whether the buyer can assign the contract and who will ultimately take title.
- Funds and closing provider: Verify the escrow or title company, deposit handling, wire instructions, and when proceeds become available.
Questions to ask before choosing
Questions for the cash-offer partner
- What is the final purchase price, and which deductions are fixed versus subject to inspection or later review?
- What service charge, repair adjustment, title fee, transfer fee, tax proration, or other seller-paid item appears on the net sheet?
- What are the inspection period, cancellation rights, earnest-money rules, and remedies if the buyer does not close?
- What closing and possession dates are available, and can I remain briefly after closing?
- Which repairs must I complete, and which will be reflected as a credit or price reduction?
- When and how will I receive the proceeds?
Questions for a listing agent
- Which comparable sales support the suggested price, and what differences in condition or location affect the comparison?
- What sale-price range and days-on-market range should I use for conservative, middle, and optimistic scenarios?
- What preparation is necessary, what is optional, and what can be marketed as-is?
- What compensation and buyer concessions are negotiable, and how are they shown in the seller net sheet?
- How will showings, offer deadlines, inspection requests, appraisal issues, and financing contingencies be managed?
- What possession date is realistic if I need the proceeds to purchase another home?
Common comparison mistakes
- Comparing a gross offer with a net listing estimate: A $380,000 cash price cannot be fairly compared with a $420,000 traditional price until both have the same categories of deductions.
- Treating Zillow’s estimate as a valuation: An automated estimate does not replace a local CMA, an appraisal, or a marketing strategy.
- Assuming cash means no contingencies: Read the inspection, title, and cancellation clauses in the actual agreement.
- Using a universal commission assumption: Compensation is negotiable and depends on the agreements you make.
- Ignoring time costs: Mortgage interest, taxes, insurance, utilities, maintenance, storage, and temporary housing can materially change a longer sale.
- Counting a study as a promise: The 17.5% MLS-versus-off-MLS result is a study finding, not a guaranteed premium for your property.
- Overlooking the move: A quick closing may require you to vacate sooner than expected or pay for temporary accommodation.
- Failing to update the worksheet: Recalculate after inspection, negotiations, a price change, a new offer, or a different closing date.
Bottom line
The better route is the one that delivers the best combination of net proceeds, acceptable timing, possession flexibility, manageable work, and closing certainty for your situation. Obtain the partner’s itemized cash terms and a locally grounded CMA-based seller net sheet, place both on the same assumptions, and review the contracts before signing. A cash offer may buy speed and simplicity; a traditional sale may buy broader exposure and more negotiating leverage. Your property-specific numbers, not the headline offer, determine which trade-off is worthwhile.
