A price cut changes the seller’s asking price; it does not establish the home’s market value. To judge whether the revised ask is supported, compare it with verified, closed sales that compete for the same buyers, then account for differences in location, size, condition, legal characteristics, transaction terms, and market timing. Use active and pending listings only as context for current competition—not as proof of value.

What a price-cut comparison can—and cannot—tell you

The useful question is not simply whether the new asking price is lower than it was last week. It is whether the revised ask sits within a defensible range suggested by comparable homes that actually sold. A completed sale records a buyer and seller agreeing on a price; an active listing records only what a seller hopes to receive.

Fannie Mae describes the sales comparison approach as an analysis of “comparable sales, contract sales, and listings of properties that are the most comparable to the subject property.” Its appraisal guidance is written for appraisal reports and loans, not as a guaranteed formula for a consumer, but it provides a disciplined framework for your comparison. See the Sales Comparison Approach section.

A price cut may reflect an earlier over-optimistic ask, a change in the seller’s urgency, weak marketing, a defect, or a shift in market conditions. Without the property’s disclosures and local transaction evidence, the cut alone cannot distinguish among those explanations. No general percentage discount or premium applies to every price-cut home.

1. Freeze the listing facts before you compare anything

Record the listing as it exists today and preserve its history. Online portals sometimes revise fields, combine listings, or display incomplete status information, so save the original source or ask for the listing history from an agent.

Item to record Why it matters
Current asking price This is the seller’s present ask, not a completed transaction value.
Original asking price and every reduction The size and timing of changes can show how long the home has been testing the market, but they do not quantify value.
Original list date, relist dates, and cumulative days on market Withdrawals and relists can make a home appear newer than it is.
Current status Active, contingent, pending, withdrawn, and sold statuses represent different levels of certainty.
Listing remarks and disclosed material facts Updates, deferred maintenance, permits, leases, and unusual terms can explain a price difference.

Keep the revised ask separate from your estimate of value. In your worksheet, label it “seller ask” so you do not accidentally treat it as evidence equivalent to a closed sale.

2. Define the market area by buyer competition, not just distance

Start with the neighborhood or project where a typical buyer for this property would shop. A sale half a mile away may be a poor comparison if it is in a different school assignment, flood zone, municipality, homeowners association, transit shed, or price segment. Conversely, the best comparable may be farther away in a competing market area when nearby homes differ materially.

Draw the boundary using the features that drive buyer choices:

  • Neighborhood, subdivision, condominium development, or planned community.
  • School assignments, tax jurisdiction, zoning, and municipal services.
  • External influences such as highways, rail lines, commercial uses, airports, views, water access, or steep terrain.
  • Housing stock and buyer pool: for example, starter condominiums, urban rowhouses, suburban detached homes, or luxury properties.

Fannie Mae prefers same-neighborhood evidence when it is available and appropriate, but allows a comparable from a competing area when the appraiser explains why it is relevant and accounts for the differences. If the closest sales are not genuinely competitive substitutes, broaden the geography deliberately rather than forcing a bad match.

3. Select closed sales that resemble the home in ways buyers pay for

Build a candidate set, then remove sales that require so many explanations that they no longer provide a clear signal. Fannie Mae identifies site, room count, gross living area, style, and condition among important comparable characteristics. Add the legal and location features that matter in your market.

For an appraisal report using the sales comparison approach, Fannie Mae calls for a minimum of three closed comparables. That is a reporting requirement, not proof that three sales are sufficient for every informal buyer analysis. Three nearly identical sales can be more informative than ten mismatched listings, while a thin or unusual market may require a broader search and more professional judgment. The Comparable Sales guidance explains the framework.

Comparison axis Questions to ask Warning sign
Property type Is it the same type—detached, townhouse, condominium, or another form of ownership? Comparing a condominium with a detached house without accounting for land, fees, and maintenance responsibilities.
Site and lot Are lot size, usable outdoor area, parking, frontage, and topography similar? A much larger or more usable lot is treated as if it adds no value.
Room count and layout Do bedroom, bathroom, living, and work-space counts meet the same buyer needs? Counting rooms without considering functional layout, basement finish, or access.
Gross living area Are measured living areas comparable and reported on the same basis? Above-grade area is mixed with finished basement or enclosed porch area.
Style and age Do design, construction era, floor plan, and architectural appeal compete for the same buyers? A new-construction sale is used for an older home with obsolete systems.
Condition and updates How do roofs, mechanical systems, kitchens, baths, finishes, and deferred repairs compare? A renovated sale is used as an unadjusted benchmark for a substantially dated home.
Legal and location factors Are zoning, permits, leases, association rules, school assignment, and external influences similar? A non-permitted addition or different land-use restriction is ignored.

Fannie Mae’s guidance says sales from the last 12 months should generally be used, while recognizing that an older sale can be the best comparable when newer sales require larger adjustments or recent activity is scarce. An older sale needs an explanation and, where appropriate, a market-supported time adjustment.

4. Verify the source and the transaction behind every sale

Do not rely on a headline price copied from a portal. Confirm what the number represents and whether the transaction was exposed to the market normally. Fannie Mae lists MLS data, deed records, tax records, agents, builders, appraisers, and other vendors as possible sources, and emphasizes reliable local sources and sufficient information about sale conditions, concessions, physical characteristics, and arms-length status.

  1. Obtain the full property address, parcel or unit identifier, contract date if available, closing date, and recorded sale price.
  2. Check whether the sale was arms-length. Family transfers, foreclosure-related sales, estate transactions, or transfers between related entities may not reflect normal market behavior.
  3. Read the original listing and disclosures for concessions, repair credits, leased equipment, seller financing, occupancy agreements, or unusual personal-property inclusions.
  4. Confirm the property’s size, room count, condition, renovations, permits, association fees, and legal status from more than one reliable source when possible.
  5. Note whether the reported price is the final consideration or whether local records exclude some terms.

Public records and listing systems differ by jurisdiction. A record that shows only a deed consideration may omit credits or financing incentives, so label uncertain fields rather than presenting them as verified facts.

5. Put concessions and financing terms on an economic footing

Two homes can close at the same price while delivering different value to the buyer. A seller-paid rate buydown, closing-cost credit, prepaid dues, repair allowance, or included personal property can raise the buyer’s effective benefit. Conversely, a sale with no concessions may be stronger evidence of the price a typical buyer would pay for the real estate itself.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Do not automatically subtract the full dollar amount of a concession from the recorded sale price. Fannie Mae’s adjustment guidance says the adjustment should reflect the concession’s market effect; the market may have reacted by less than, equal to, or more than its face amount. Review comparable transactions with and without similar incentives, ask a local professional how buyers responded, and state the uncertainty when the evidence is thin. See Adjustments to Comparable Sales.

Financing terms also matter. A seller-funded interest-rate buydown may be particularly valuable when rates are high, but its benefit depends on loan size, duration, and the buyer’s circumstances. Seller financing, an assumption of an unusually favorable loan, or a below-market rate can make the nominal sale price less directly comparable to a conventional cash-equivalent transaction.

6. Make adjustments from local evidence, not a generic price list

After selecting the sales, compare each one feature by feature with the subject home. An adjustment is not a construction invoice or a fixed national rule. Buyers may pay less than replacement cost for an old roof, or more than cost for a scarce view or highly desirable floor plan.

Use a consistent worksheet with columns for the subject, each sale, the difference, the direction of the difference, and the evidence supporting any adjustment. Typical questions include:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • If the comparable has inferior condition, would it likely have sold for more had it matched the subject, or does the subject need a downward adjustment?
  • Does additional living area contribute the same marginal value in this neighborhood, or does utility change at a particular size?
  • Is a finished basement legally habitable and valued similarly by local buyers?
  • Do parking spaces, outdoor areas, views, accessory units, or association amenities create a measurable competitive advantage?
  • Are permits, zoning, rental restrictions, or homeowners-association rules materially different?

Explain qualitative adjustments when reliable paired-sale or local market evidence is unavailable. A precise-looking adjustment unsupported by local transactions can create false confidence.

7. Treat timing as a market question

Record both the contract date and the closing date when available. The contract usually reflects the negotiation and market conditions that produced the price; the closing may occur weeks later. Compare those dates with the date on which you are evaluating the price-cut home.

A newer sale is not automatically superior. A recent transaction in a different segment may be less informative than an older, nearly identical sale. If prices, inventory, interest rates, or buyer incentives changed materially, support a time adjustment with local evidence such as a pattern across several comparable sales. Do not apply a national appreciation percentage simply because the sale is older.

Fannie Mae’s appraisal forms also call for a three-year history of the subject property and a 12-month sales history for comparables. Those reporting requirements can prompt useful questions about prior sales, relists, and rapid resales, but they do not by themselves determine today’s value.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

8. Use price per square foot only as a cross-check

Calculate price per square foot as:

sale price ÷ comparable living area = price per square foot

Use the metric only after confirming that the homes are genuinely similar. It can help reveal an outlier among same-type homes with comparable condition, layout, lot, and location. It can mislead when one property is a condominium and another is detached, when living-area definitions differ, or when renovation quality and land value vary substantially.

Do not multiply the subject’s area by the highest nearby price-per-square-foot figure and call the result a valuation. Compare the range among the best-matched sales, investigate why it differs, and give greater weight to the full sale comparison than to a single ratio.

Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Support on Ko-Fi

9. Add active and pending listings as market context

Active listings show the alternatives a buyer can choose today. They can reveal competing inventory, current seller expectations, and whether the price-cut home is positioned above or below similar offerings. An active ask remains untested until a buyer closes.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A pending listing may indicate direction or demand, but its contract price is generally private. Treat it as useful evidence only when the price and material terms are known and verified. Do not substitute a pending or active number for a closed sale in your core comparison.

Look for patterns rather than one dramatic listing: multiple similar homes receiving reductions, repeated cancellations, longer marketing times, or quick accepted offers can help describe market momentum. Keep those observations separate from the closed-sale evidence used to estimate a reasonable range.

10. Reconcile the evidence into a range and an offer discussion

Rank the sales rather than averaging every number. A practical weighting framework is:

Evidence Relative weight Reason
Closed sale with close location, features, timing, and verified terms Highest It is a completed transaction and requires fewer judgment calls.
Closed sale with one material difference that can be supported locally Moderate Useful after a transparent adjustment.
Older or farther sale in a competing area Contextual May be necessary in a thin market but needs explanation.
Verified contract sale Contextual to moderate Shows an agreed price, but details and closing outcome may still be uncertain.
Active listing Lowest for value It is an uncompleted seller ask, useful mainly for competition.

Use the strongest sales to form a reasonable range, then ask where the revised listing falls within it. If the ask is above the range, identify the specific features or terms that could justify the premium. If it is below, investigate condition, title, financing, inspection, insurance, or other risks before assuming a bargain.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For negotiations, tie an offer to observable evidence: “The closest verified sales closed between X and Y after accounting for the subject’s condition and concessions.” Avoid claiming that a particular percentage below the ask is objectively correct when the underlying adjustments are uncertain.

Worked example: how the method changes the conclusion

Suppose a hypothetical detached home is reduced from $575,000 to $545,000. Three nearby closed sales are available: Sale A at $540,000 with similar size and condition; Sale B at $560,000 but recently renovated and with a larger usable lot; and Sale C at $515,000 that is smaller, dated, and located next to a busy road. A fourth sale at $550,000 is 15 months old and has no documented concessions.

  1. Sale A receives the greatest weight because it most closely matches the subject and is recent.
  2. Sale B is not treated as a ceiling without accounting for its renovation and lot advantages.
  3. Sale C is not treated as a floor without accounting for its inferior location and condition.
  4. The older Sale D is checked against local market movement and used only if its timing and features remain competitive.
  5. Active listings are reviewed to see what buyers can choose now, while any pending price is used only if verified.

The result is not “the home is worth exactly $540,000” or “the $30,000 cut proves a bargain.” It is a documented range and a list of unresolved differences that should shape inspection, financing, and negotiation.

Common mistakes and how to correct them

  • Using the closest address automatically. Replace distance-only selection with buyer competition and feature matching.
  • Averaging list prices. Keep active asks in a separate context column and anchor value to closed transactions.
  • Assuming a price cut equals the amount of overpricing. Treat it as a seller decision with multiple possible causes.
  • Subtracting every concession dollar for dollar. Look for evidence of the concession’s market effect.
  • Choosing only the newest sales. Prefer the most comparable sales and explain any older transaction used.
  • Comparing price per square foot across unlike homes. Restrict the ratio to genuinely similar properties and verify area definitions.
  • Ignoring legal or external factors. Check permits, zoning, association rules, leases, hazards, and location influences.
  • Trusting one unverified database. Cross-check MLS, deed, tax, disclosure, and agent information where feasible.
  • Presenting an informal worksheet as an appraisal. State the evidence and uncertainty clearly; a consumer comparison does not replace a licensed appraisal.

When a CMA or appraisal is worth the cost

A local agent-prepared comparative market analysis can add MLS details, current contract information, neighborhood context, and knowledge of concessions that public portals may not show. Zillow explains that agents use local MLS details to prepare a CMA for an interested buyer; availability and scope vary by market. Read its overview of comparative market analysis for the distinction between a CMA and an appraisal.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Consider requesting a CMA when the home is unusual, the sale set is thin, the listing has been repeatedly reduced, or important terms are unavailable. A formal appraisal is more appropriate when a lender requires an independent opinion, the property has complex legal or physical characteristics, or the financial decision is large enough that an informal estimate is not sufficient. Neither service makes an unsupported adjustment reliable; ask the professional to identify the comparable sales, dates, terms, and reasoning.

Buyer’s comparison checklist

  1. Save the current ask, every prior ask, listing dates, and status history.
  2. Define the neighborhood or competing market area based on where the same buyers shop.
  3. Collect at least three candidate closed sales when the market provides them, without treating three as a universal consumer threshold.
  4. Match property type, site, rooms, living area, style, condition, legal characteristics, and external influences.
  5. Verify sale price, contract and closing dates, arms-length status, concessions, financing incentives, and physical facts.
  6. Use recent sales when appropriate, but retain an older superior comparable when newer options require larger adjustments or are scarce.
  7. Document each adjustment and the local evidence supporting its direction and magnitude.
  8. Calculate price per square foot only as a limited cross-check among closely similar homes.
  9. Review active listings and verified contract sales for competition and direction, not as substitutes for closed evidence.
  10. Reconcile the strongest evidence into a range, identify unresolved risks, and negotiate from documented differences rather than from the size of the price cut.
