How to Compare a Mortgage Buydown With Paying Points or Making a Larger Down Payment

By TheFinanceBase Team 10 min read

There is no universal winner between a temporary mortgage buydown, discount points, and a larger down payment. Compare written Loan Estimates using the same loan amount, term, rate-lock timing, and assumptions; total every upfront and recurring cost through several realistic payoff dates; then check how much cash remains after closing. A temporary buydown mainly provides early payment relief, points exchange cash at closing for a lower permanent rate, and a larger down payment reduces the balance you borrow and may improve pricing or mortgage-insurance costs.

The lowest first-year payment is not necessarily the cheapest choice. Your expected time in the loan, the source and conditions of buydown funds, the rate offered for points, mortgage-insurance rules, and the value of keeping an emergency reserve determine which use of cash fits your purchase.

These are three different transactions, so compare their full cash-flow paths rather than one advertised payment.

Temporary interest-rate buydown

A seller, builder, lender, or borrower deposits money into an account that subsidizes scheduled payments for a defined introductory period. Common structures include 2-1 and 3-2-1 buydowns, in which the payment rises in steps until the permanent note-rate payment applies. Under Fannie Mae’s Selling Guide, updated August 7, 2024, the buydown period may not exceed three years and the borrower-paid rate may increase by no more than one percentage point in any one-year interval.

The note still carries the permanent rate and payment terms. The lender qualifies you at that note rate without counting the lower subsidized payment, and the mortgage documents reflect the permanent obligation. When the subsidy ends, you must be able to make the full contractual payment.

Discount points

A point is an upfront charge tied to a lower permanent interest rate. The Consumer Financial Protection Bureau (CFPB) defines one point as 1% of the loan amount; on a $100,000 loan, one point costs $1,000. That percentage does not promise a fixed rate reduction. The rate change for a point varies by lender, loan type, and market conditions, so compare the same lender’s zero-point and point-priced offers or obtain otherwise comparable quotes.

Larger down payment

A larger down payment means borrowing less from the start. CFPB says it generally can improve the interest rate and make approval more likely. A down payment below 20% often brings private mortgage insurance or a government-backed alternative such as FHA, VA, or USDA, although the exact requirement, fee, and cancellation rules depend on the program and your profile. Cash committed to the down payment is no longer available for closing expenses, moving, repairs, or reserves.

Compare the offers on the same dimensions

Dimension Temporary buydown Discount points Larger down payment
Cash at closing Any buyer contribution plus the party’s cost of funding the subsidy Point charge and other closing costs Additional principal paid upfront and the cash left for other needs
Payment path Each subsidized year, then the full note-rate payment One permanent principal-and-interest payment Payment on the smaller loan balance, with any revised rate or insurance
Permanent loan terms Note rate, amortization, and qualification are unchanged by the subsidy Permanent rate is lower only if the lender’s pricing provides that reduction Loan amount falls; pricing and insurance may also change
Mortgage insurance and program charges Requote the same program costs; the subsidy does not automatically remove them Requote the same program costs; points are separate from insurance Requote because a new loan-to-value ratio may alter insurance or program fees
Cost at a payoff date Payments actually made, subsidy treatment, interest, fees, and insurance through that date Points plus interest, fees, and insurance through that date Interest, fees, insurance, and the larger initial cash contribution through that date
Liquidity after closing Cash retained after any contribution to the buydown Cash retained after paying points Cash retained after the extra down payment
Early payoff terms Written agreement controls unused-fund treatment, subject to applicable rules Point cost is already paid; compare accumulated savings with the payoff date Principal was reduced at closing; ask about any loan-specific rules

Get genuinely comparable Loan Estimates

Mortgage rates can move daily. Request quotes on the same day, or as close together as possible, with the same loan type, purchase price, loan amount, down payment, amortization term, rate-lock period, and points or lender credits. A quote with a temporary subsidy should show both the permanent note rate and every subsidized payment; do not compare its first-year figure with another offer’s full payment.

  1. Choose a baseline. Ask each lender for a zero-point, zero-credit option before comparing alternatives. Keep the loan program and term fixed.
  2. Request the points version. Have the same lender price the proposed number of points and identify the exact permanent rate reduction. CFPB notes that the reduction is lender- and market-specific.
  3. Request down-payment tiers. Ask for the same loan at each realistic down-payment level. Record the revised rate, loan amount, mortgage-insurance premium, upfront fees, and monthly insurance.
  4. Request the buydown version. Obtain the permanent note rate, the payment for each subsidy year, the total funding amount, who contributes it, and the written agreement governing the account.
  5. Record quote conditions. Note the date and time, whether the rate is locked, lock duration, expiration, points, credits, and any conditions that could change the price.
  6. Check the official form. Use the Loan Estimate’s interest rate, projected payments, closing costs, cash to close, and loan terms. CFPB’s Loan Estimate comparison guidance recommends comparing interest and fees over five years as a useful common measure, while also modeling your own likely horizon.

Calculate the cost over more than one horizon

Build a simple schedule for the shortest, most likely, and longest plausible time before you sell, refinance, or otherwise pay off the mortgage. Include the date on which a temporary subsidy ends and any point at which mortgage insurance could change.

  • Cash at closing: down payment, points, buyer-paid buydown contribution, lender credits, and other closing charges.
  • Monthly outflow: principal and interest, mortgage insurance, and other loan-specific charges. For a buydown, use the actual subsidized payment in each year and the full note-rate payment thereafter.
  • Interest and fees: add the interest and recurring fees paid through each horizon. Include points in the points option even though they are paid on day one.
  • Loan balance: use the projected principal balance at each horizon. A lower balance is an economic benefit, but it is not the same as cash available for emergencies.
  • Liquidity: show the cash remaining after closing and after any planned near-term repairs, moving costs, taxes, and reserve target.

A useful points break-even calculation is upfront point cost ÷ monthly payment savings, using the permanent payment difference from the lender’s written quotes. Treat the result as a checkpoint, not a verdict: include insurance, fees, taxes, expected refinance or sale timing, and the value of retaining cash. If the loan could be sold or refinanced before the savings recover the points, the points option is usually harder to justify.

For a temporary buydown, calculate the subsidy’s dollar benefit year by year and compare it with any buyer contribution. The permanent payment still governs affordability after the introductory period. For a larger down payment, compare the interest and insurance avoided with the investment return, safety cushion, or near-term spending capacity that the cash would have provided; do not assume those alternatives have a guaranteed return.

Verify the temporary-buydown agreement and funding

The funding details can change the result more than the headline introductory payment.

Who supplies the money

Identify whether the seller, builder, lender, or borrower funds the account and whether the contribution is permitted under your loan program and purchase contract. Separate a seller credit used for a buydown from a general closing-cost credit, because the written allocation controls how the money can be used.

When and how the account is funded

Fannie Mae requires the buydown funds to be fully deposited into a custodial account by loan delivery. Ask for confirmation of the account, the amount deposited, the payment schedule, and the party responsible for replenishing or correcting a shortfall.

What happens if funds are unavailable

The borrower remains responsible for making the note payments if the subsidy funds are unavailable. Read the agreement for remedies, notice procedures, and the exact payment obligation rather than assuming the lower schedule is guaranteed.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

What happens if you pay off early

If you sell, refinance, or otherwise pay the mortgage in full during the buydown, the agreement may provide for unused funds to be credited to the payoff or returned or handled in another specified way. Fannie Mae’s guide says the remaining funds on a paid-in-full mortgage should be credited to the payoff or handled as agreed. Obtain the clause in writing and confirm how it interacts with your loan program and closing agent.

Understand the permanent cost of points

Points buy a lower note rate for as long as that loan remains outstanding. Because the rate reduction is not standardized, ask for two written Loan Estimates from the same lender: one with zero points and one with the proposed points. Compare:

  • the exact point charge in dollars and as a percentage of the loan;
  • the permanent note rate and principal-and-interest payment;
  • the five-year interest-and-fee total and the projected balance;
  • the cost through your likely sale or refinance date; and
  • the effect on cash reserves after closing.

Do not assume a point is worthwhile merely because the payment falls. A borrower expecting to keep the loan for decades may have more time to recover the upfront charge than someone planning to move soon, but the decision still depends on the actual quoted reduction and the chance of refinancing before the break-even date.

Measure what a larger down payment changes

Ask the lender to reprice every down-payment level you could comfortably fund. The comparison should show the new loan amount, note rate, principal-and-interest payment, mortgage-insurance premium, upfront program fees, cash to close, and cash remaining.

Below 20% down, many conventional borrowers pay private mortgage insurance, while FHA, VA, and USDA loans have their own eligibility and fee structures. A larger down payment may lower or eliminate an insurance charge, but the threshold and cancellation rules are program-specific. Verify them on the actual Loan Estimate instead of applying a universal 20% rule.

Include reserves for closing adjustments, moving, immediate repairs, furnishings, property taxes, insurance deductibles, and income interruptions. CFPB’s down-payment guidance emphasizes that money used for the down payment cannot simultaneously serve those purposes.

Use a written worksheet

Copy the figures from each Loan Estimate into one sheet. Label every amount with its date, rate-lock status, and whether it is paid once or recurs.

Item to capture Temporary buydown Points Larger down payment
Loan amount and note rate Permanent amount and rate, plus each subsidized-year payment Permanent amount and rate after points Reduced amount and the quoted rate at that down-payment tier
Cash due at closing Buyer contribution, if any, and all other costs Point charge and all other costs Additional down payment and all other costs

Cash remaining Reserves after any buydown contribution Reserves after paying points Reserves after the extra down payment
Early-payoff treatment Unused-fund clause and payoff-credit procedure Point cost already paid; compare savings through payoff Any loan-specific rules affecting payoff

Apply the decision to your likely timeline

If you expect to sell or refinance soon

Emphasize cash at closing and the first years of payments. A temporary buydown can concentrate its benefit in that period, while points may not recover their upfront cost before payoff. Check whether unused buydown funds are credited under the agreement.

If you expect to keep the mortgage beyond the points break-even date

Points may produce lower total interest if the quoted permanent-rate reduction is large enough and you keep the loan. Confirm the break-even calculation with the actual payment difference and include insurance and fees.

If the larger down payment changes mortgage insurance or approval

Compare the avoided insurance and any improved pricing with the cash you would give up. The improvement is meaningful only if the remaining reserves still cover your realistic needs.

If your future is uncertain

Model all three options at multiple payoff dates and place a monetary value on liquidity. A mathematically lower lifetime cost may be a poor practical choice if it leaves you unable to handle a repair, deductible, or temporary income loss.

Evidence and limits of historical pricing

A Freddie Mac analysis published July 31, 2023 covering June 2022 through June 2023 found that borrowers with temporary-buydown options had an average interest rate 15 basis points higher than comparison borrowers. That is a historical, scoped finding—not a current quote, a guaranteed buydown surcharge, or a prediction for your loan. Current pricing depends on the lender, market, program, credit profile, and the specific subsidy structure.

Final checklist before choosing

  • Do all offers use the same loan type, term, loan amount, down payment, rate-lock period, and quote date?
  • Is the permanent note rate shown separately from any temporary subsidized rate?
  • Have you included points, buydown contributions, insurance, program fees, and recurring charges?
  • Have you calculated total cash outflow and projected balance at several plausible payoff dates?
  • Does the buydown agreement state who funds the account, when it is funded, what happens if funds are unavailable, and how unused funds are treated after early payoff?
  • Will the selected option leave enough cash for closing adjustments, moving, repairs, emergencies, and your reserve target?
  • Have you confirmed current requirements with the lender and reviewed the final Closing Disclosure before signing?

Choose the option that fits the full written cash-flow comparison and leaves an adequate reserve—not the one with the most attractive introductory payment.
