Choose mortgage software by starting with the brokerage’s actual loan workflow, then testing how well each system handles it from borrower intake through lender submission, closing, funding, and record retention. For most brokerages, the loan origination system (LOS) is the operational core, but its borrower portal, compliance tools, lender connections, document handling, and other integrations must work together. Compare workflow fit, security, implementation, support, and the full contract cost—not just the feature list or subscription price.
Before selecting a platform, document your business model and required connections, then run the same scripted demonstration with realistic loan files for every candidate. Get written answers about licensing workflows, data ownership, records retention, service levels, and how you can export your data if you leave.

A brokerage’s core platform is generally an LOS: it organizes loan files, supports origination tasks, and helps move applications toward lender submission and closing. It may also include a point-of-sale (POS) experience for borrowers, or connect to a separate POS, customer relationship management (CRM) system, pricing engine, and other services.
The important question is not whether a vendor says it has a feature, but whether the complete workflow works for your team, lenders, states, and products. A system can have a long feature list and still create duplicate data entry or manual handoffs if its connections do not match the services you use.

- Compliance operations: Track disclosures, permissions, audit activity, reportable activity, and records retention.
- Business operations: Provide reporting and collaboration tools appropriate to the brokerage’s size, branches, and pipeline.
Some brokerages use one platform for most of these jobs; others pair an LOS with separate intake, CRM, or compliance tools. Either approach can work if the systems exchange the right information reliably and staff know which system is authoritative for each task.
How do I choose mortgage software for a brokerage?
Use a documented selection process: define the business and state footprint, map the workflow, set must-have requirements, test those requirements in a scripted demo, and compare implementation and three-year cost. Put answers about integrations, security, licensing, records, and exit terms in writing before signing.
Recommended Free Tools
- Describe the operation. Record whether the company is a broker, non-delegated lender, or lender; the states and branches it serves; loan volume; loan officers and processors; wholesale lenders; product mix; and whether servicing or secondary-market functions are in scope.
- Map one file from start to finish. Include lead or borrower intake, 1003 capture, disclosures, document requests, conditions, task assignment, underwriting or AUS handoff, lender submission, closing, funding, and retention. Mark each handoff and identify who owns it.
- Separate must-haves from preferences. List the exact lenders, credit providers, AUS, POS, pricing engine, e-signature, document, title, appraisal, and reporting connections your team needs. Also identify requirements that could stop a purchase, such as a missing lender connection or inadequate data export.
- Use the same demo script for every candidate. Bring a representative real or sanitized file and ask the vendor to perform the same borrower interview, upload, condition change, disclosure correction, submission, status report, and export. Observe duplicate entry, clicks, handoffs, and whether the file’s history is visible.
- Assess the people and transition work. Ask who configures the system, migrates existing files, trains staff, and handles support requests. Request references from brokerages with a similar size and state footprint.
- Compare the complete written offer. Separate recurring licenses from implementation, migration, integrations, transaction fees, support, storage, and termination or export charges. Compare the full three-year cost using your expected user, branch, and loan volume.
- Verify contract and risk terms. Get written answers on data ownership, retention, security evidence, incident response, service levels, state licensing workflows, and what happens to records and access when the agreement ends.
What features should mortgage broker software have?
Start with a usable loan-file workflow, then evaluate whether the software can support the brokerage’s operational and compliance needs without creating avoidable manual work. The right requirements depend on the business model and jurisdiction, so treat this list as a framework to tailor—not a universal legal checklist.
Loan origination and borrower experience
Confirm how the system takes a lead into an active file, captures application data, requests documents, tracks conditions, and supports lender submission. Test the borrower-facing steps on the devices borrowers actually use. If the POS and LOS are different products, check which system owns application data and how updates appear in the loan file.
Compliance and auditability
Look for configurable rules, disclosure and milestone tracking, role-based permissions, audit trails, reportable activity, and a clear records-retention and export process. These features can help staff follow operational controls, but they do not establish what the brokerage’s legal obligations are or replace legal review.

The Consumer Financial Protection Bureau’s 2021 Small Entity Compliance Guide: Mortgage Servicing Rules advises firms to identify affected products and staff, map process and technology changes, and assess impacts on service providers and records management. Texas Department of Savings and Mortgage Lending guidance is more specific about records: its 2024 Mortgage Compliance Guide Version 8 says companies should maintain complete, readily accessible records, including transaction logs, policies and procedures, advertising and marketing materials, vendor contracts, and complete loan files. Requirements vary by jurisdiction; consult the applicable regulator and qualified counsel about your firm’s obligations.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteState licensing is also an operational consideration. Mississippi says mortgage licensing is handled through the Nationwide Multistate Licensing System and Registry (NMLS); Washington routes applications, branch changes, call reports, and related documents through NMLS; and Massachusetts says NMLS license information is updated nightly on business days. Confirm that your chosen workflow can support the states and activities where your company operates rather than assuming that a software feature makes the company compliant.
Integrations and lender delivery
Write down the exact connections you need before the demo. Depending on the brokerage, this may include a POS, pricing engine (PPE), CRM, credit provider, AUS such as Desktop Underwriter (DU) or Loan Product Advisor (LP), appraisal and valuation, verification, flood, fraud, title, closing documents, e-signature, lender delivery, MERS, HMDA or NMLS reporting, and accounting.
Ask the vendor to demonstrate the specific connections and the direction of data flow. “Integrated” can mean different things: a link that launches another service is not necessarily equivalent to sending and receiving loan data, documents, status, or results. Check who maintains each connection, whether it is included in the quote, and what happens when a provider changes its requirements.
Security, access, and collaboration
Ask about hosting architecture, multi-factor authentication (MFA), encryption, role permissions, audit-log retention, incident response, backup and recovery, and security reports such as SOC 2 or equivalent evidence. Verify how simultaneous users work in a file, especially if loan officers and processors edit or review it at the same time. Treat a vendor’s security statements as claims to validate through your own review and contract language.

Reporting, growth, and usability
Check whether managers can see pipeline status, milestones, workload, and compliance-related activity in reports they can actually use. Test the system with the people who will enter, process, and manage files; measure duplicate entry, handoffs, and the time needed to train a new user. Ask whether the platform supports the brokerage’s likely growth in users, branches, state coverage, and volume without requiring a disruptive change of system.
How should I compare mortgage LOS platforms?
Compare each candidate against the same operating requirements, not against a vendor’s preferred feature checklist. The products below are options to investigate; the information is vendor-described and does not establish independent performance or suitability for every brokerage.
| Platform | Potential fit to investigate | Published capabilities or figures | What to test |
|---|---|---|---|
| LendingPad LP Originate Broker Edition | A brokerage looking for a cloud broker workspace with borrower intake, wholesale delivery, team collaboration, compliance visibility, and connected services. | LendingPad describes a broker POS, borrower needs list, document upload, wholesale delivery, concurrent collaboration, tasking, dashboards, compliance visibility, and more than 400 integrations. It lists Broker, Non-Delegated, and Lender editions. | Demonstrate your actual POS and lender connections, concurrent file work, security controls, migration path, and the boundaries between editions. |
| Calyx Point | A brokerage that values an established broker LOS with templates, prospect and pipeline tools, document management, and an integrated partner ecosystem. | Calyx describes end-to-end broker origination, pre-application data, prospect-to-pipeline conversion, document management, and e-signature. The company reports more than 200 vendor partners. | Test the exact workflows and partner connections you use, including how the product handles borrower-facing intake and any cloud or mobile requirements. |
| Calyx Zenly | A small or digitally oriented team considering cloud access and mobile borrower interactions. | Calyx emphasizes cloud access, mobile borrower interviews, lead-to-loan conversion, document requests, e-signature, lender submission connectivity, and 3.4-file import/export. | Test the import/export process with representative files and verify that the submission connections, reporting, and controls match your operation. |
LendingPad’s corporate page reports $80 billion or more in annual loan volume, 36,000 or more active users, and an average of 21,000 monthly loans; these are vendor-reported figures for 2026, not independent performance measures. Calyx’s partner count is also a vendor-reported figure. Counts can change, and a large ecosystem is useful only if it includes the providers your brokerage needs.
Do not treat a platform’s edition name as proof that it fits your legal or operational model. A broker workflow, a non-delegated workflow, and a lender workflow can have different requirements; confirm the functions, permissions, connections, and contract scope for the edition you would actually purchase.

Outbyte Driver Updater FREEFix the driver behind crashes, sound loss and screen glitchesFind Drivers →Outbyte PC Repair FREEClear out junk files and repair common Windows errorsFree Scan →Do I need both a CRM and an LOS?
Not necessarily. An LOS is usually the core system for active loan files, while a CRM may organize leads and ongoing relationships; some platforms cover parts of both jobs, and some brokerages connect separate products.

Decide based on where leads originate and how your team manages prospects before an application becomes an active loan. During a demo, follow one prospect from initial contact to application and check whether staff must re-enter contact or loan data when the prospect converts. If you keep separate tools, clarify which one owns each field, how records sync, and how the team handles duplicates or a failed connection.
How do I test a vendor’s claims in a demo?
Use one script across all vendors and follow a file through real work, rather than watching a prepared tour. A realistic test can reveal whether a feature is available in the proposed edition, requires an add-on, or depends on a separate provider.
- Start with a lead or borrower and capture the application information your team typically collects.
- Send a document request and upload a representative document from the borrower’s perspective.
- Assign a task, change a condition, and show how the update is visible to the people responsible for the file.
- Correct or update a disclosure and review the resulting history and permissions.
- Show the AUS, pricing, credit, and lender-delivery connections your brokerage actually uses, where relevant.
- Generate a status or pipeline report, then demonstrate how the complete file and its history can be exported.
Record clicks, handoffs, duplicate entry, mobile usability, and the time needed for a new user to understand the workflow. Ask the vendor to repeat any part that relied on a manual workaround or an unquoted third-party service.
How much does mortgage broker software cost?
There is no comparable all-in price established for the platforms described here. Public pricing can cover only selected transactions or add-ons, so ask for a dated written quote based on your expected users, branches, loan volume, and required connections.
| Published price information | What it covers | What remains to confirm |
|---|---|---|
| Calyx ZIP POS: $3 per loan application, listed on Calyx’s Point page in 2026. | A per-application POS charge as stated on the page. | Whether this applies to your use case, whether other POS or LOS charges apply, and how the fee is billed. |
| Calyx e-sign packages: $1.50 per transaction, listed on Calyx’s Point page in 2026. | A stated e-sign transaction price. | What counts as a transaction, what package or usage limits apply, and whether it is included in a broader offer. |
| LendingPad lender pricing: prospects are directed to sales. | The public page does not provide a comparable all-in price. LendingPad’s lender page directs prospects to sales for pricing. | Broker-edition pricing, implementation, support, integrations, transaction charges, and other contract terms. |
Build a three-year comparison that includes user or branch licenses, implementation, migration, support tiers, integrations, credit and verification pass-through charges, e-signature, POS transaction fees, storage, reporting, and termination or export charges. Ask vendors to identify assumptions, recurring versus one-time fees, minimums, and any charges that rise with file or user volume. Do not compare one platform’s base subscription with another’s all-in estimate.

What should I ask about implementation, migration, and support?
Ask who will do the work, how long the transition is expected to take, what must be supplied by your team, and what support looks like after launch. A feature-rich product can still be a poor fit if your team cannot migrate files, learn the workflow, or get help when a lender connection fails.
- Implementation: What configuration is included, and who sets up users, branches, roles, templates, and workflows?
- Migration: Which records and documents can be moved, how are they mapped, and can the vendor validate a sample before full conversion?
- Training: What training is provided for loan officers, processors, administrators, and new hires?
- Support: What channels and hours are available, what response or resolution targets apply, and which support tier is included?
- Service continuity: What uptime commitments, backup practices, recovery procedures, and escalation paths are contractually documented?
- Exit: What file formats are available for export, how long does access continue after termination, and are export or retrieval fees charged?
LendingPad markets broker onboarding and first submissions in days. Treat that as a vendor statement to test against your configuration, training, integration, and migration needs—not as a guaranteed timeline for every brokerage. Calyx Zenly describes 3.4-file import/export; ask the vendor to demonstrate what that process includes and whether it covers the records and history your firm must retain.
What are the most common selection mistakes?
Most avoidable problems come from evaluating software in isolation instead of testing how it fits the brokerage’s workflow and obligations.
- Choosing by feature count. A long integration list does not prove that the specific lender, credit, or e-signature connection you need is available in the proposed edition.
- Ignoring the broker-versus-lender distinction. Confirm that the product’s workflow, permissions, and delivery model match your operation rather than relying on a broad platform label.
- Assuming software equals compliance. Tools can track activity and preserve records, but the brokerage remains responsible for understanding applicable requirements.
- Comparing only monthly or license price. Include implementation, migration, transaction-based services, support, storage, and exit costs.
- Skipping the export test. A platform should be evaluated not only on how it brings files in, but also on whether your firm can retrieve usable records and documents.
- Accepting verbal answers. Put scope, security, support, retention, data ownership, and service commitments into written materials or the contract.
Frequently Asked Questions
How long does it take to switch mortgage LOS platforms?
There is no universal timeline established for a brokerage migration. It depends on file history, document volume, workflow configuration, integrations, staff training, and the vendor’s migration process; ask for a written project plan with milestones and a sample-file validation stage.
Can a small brokerage use one platform instead of separate systems?
It can, if the platform’s included functions cover the brokerage’s real intake, loan-file, compliance, and reporting needs. A single vendor may reduce handoffs, but verify that the selected edition includes required connections and that staff can export records in usable form.
What does LOS stand for in mortgage software?
LOS means loan origination system. In a brokerage, it typically refers to the system used to organize and process a loan file from application through lender submission and closing-related work.
Free tools Windows power users keep installed
One-click scans. No signup required.
Should I sign a multi-year mortgage software contract?
Only after reviewing implementation obligations, renewal and termination terms, price changes, support commitments, data retention, and export rights. The contract should make clear how the brokerage can retrieve its records and what charges or timing apply when service ends.
