How to Choose and Get a Small Business Loan in 2026

The right small-business loan depends first on what the money will buy. Use an SBA 7(a) loan for broad needs such as working capital, equipment, real estate, supplies, eligible refinancing or a change of ownership; a 504 loan for major fixed assets; and an SBA Microloan for a smaller startup or expansion need. Then compare the lender’s actual rate, fees, collateral, guarantees, term and payment schedule—not the program maximum or a published rate cap.

Small-business loan options at a glance

SBA programs are not loans that the Small Business Administration routinely hands to owners directly. Participating lenders make 7(a) loans, nonprofit community intermediaries make Microloans, and Certified Development Companies (CDCs) arrange 504 financing. The SBA generally provides a guarantee or program structure while the lender or intermediary underwrites your business.

Program Best fit Maximum stated amount Typical permitted uses Where you apply
7(a) Flexible business financing $5 million on the SBA 7(a) program page Working capital, real estate, equipment, supplies, eligible debt refinancing and business ownership changes Participating lender; SBA Lender Match can help identify participating lenders
504 Large, long-lived fixed assets that support growth and job creation Up to $5.5 million in SBA lender comparison guidance; project and borrower rules apply Major fixed assets such as owner-used real estate and equipment Certified Development Company (CDC)
Microloan Smaller startup or expansion needs $50,000; the SBA says the average is about $13,000 Working capital, inventory, supplies, furniture, fixtures, machinery and equipment SBA-approved nonprofit or community-based intermediary

A program maximum is not an approval amount, an interest-rate quote or a promise that a lender will finance your project. The lender still evaluates cash flow, credit, management, collateral, guarantees and the proposed use of proceeds.

What a small-business loan is—and what it costs

A small-business loan is business-purpose credit that you repay under a contract. Depending on the product, repayment may be monthly or otherwise scheduled, the rate may be fixed or variable, and the lender may require collateral or personal guarantees. Your total cost is more than the advertised interest rate.

  • Principal: the amount borrowed and repaid over time.
  • Interest: the charge for using the money. A variable rate can change when its underlying base rate changes.
  • Fees: origination, packaging, closing, appraisal, legal, filing or other charges may apply. Ask which are paid by you, financed, or waived.
  • Guarantee fees: For 7(a), the lender pays an upfront SBA guaranty fee and may pass that cost to the borrower. The lender’s annual service fee cannot be charged to the borrower, according to SBA lender guidance.
  • Collateral and guarantees: Ask what assets secure the loan and whether owners must sign personal guarantees. The exact requirement is lender- and project-specific.
  • Prepayment terms: Confirm whether an early payoff triggers a fee or changes any rebate of charges.

Before signing, request the full amortization schedule and calculate the total dollars paid through maturity. A lower nominal rate can still cost more if it carries large upfront charges or a longer repayment period.

When a 7(a) loan is the right starting point

The SBA 7(a) program is the broadest of the three programs covered here. The SBA lists working capital, real estate, equipment, supplies, eligible debt refinancing and changes in business ownership as permitted uses. The maximum loan amount on the current 7(a) program page is generally $5 million.

7(a) eligibility basics

SBA says a 7(a) applicant generally must:

  • Operate for profit in the United States.
  • Meet the SBA size standard for its industry.
  • Not be in an excluded business category.
  • Be creditworthy and demonstrate the ability to repay.
  • Be unable to obtain the desired credit on reasonable terms from nonfederal, nonstate and nonlocal government sources.

The lender—not the SBA website—determines the documents and underwriting evidence needed for your application. A lender may ask for business and personal tax returns, financial statements, debt schedules, bank statements, ownership information, a business plan, projections and details of collateral. Requirements vary by lender and transaction.

7(a) rates and caps

7(a) rates are negotiated between borrower and lender, and may be fixed or variable, but SBA maximums apply. SBA lender guidance gives these variable-rate caps as a spread over a base rate:

7(a) loan size Maximum variable spread over the base rate
$50,000 or less Base rate plus 6.5%
$50,001–$250,000 Base rate plus 6.0%
$250,001–$350,000 Base rate plus 4.5%
More than $350,000 Base rate plus 3.0%

These are regulatory caps, not current annual percentage rates or quotes for your business. Ask the lender which base rate it uses, the adjustment frequency, the current margin, the rate floor and the maximum possible payment.

7(a) repayment terms

SBA lender guidance says 7(a) maturities are generally 10 years or less. A longer term may be available when financing or refinancing real estate or equipment with a useful life exceeding 10 years; the comparison lists real-estate terms of up to 25 years. The lender sets the actual term within program rules and the asset’s useful life.

When a 504 loan fits better

A 504 loan is designed for major fixed assets that promote business growth and job creation, rather than a general-purpose cash need. SBA lender guidance lists amounts up to $5.5 million and compares 25-year terms for real estate with 10-year terms for equipment. Individual project, borrower and debenture rules apply, so the stated maximum is not automatic.

Common 504 qualification considerations

The SBA’s 504 information identifies these general considerations:

  • Compliance with SBA size standards.
  • Qualified management expertise.
  • A feasible business plan.
  • Good character.
  • Ability to repay.

Nonprofit, passive and speculative activities are excluded under the program’s general eligibility description. Because a CDC delivers the 504 structure, contact a CDC early enough to understand project costs, borrower equity, appraisals, environmental reviews, construction requirements and the lender/CDC division of responsibilities.

Use 504 for an asset, not a general cash shortfall

If the immediate need is payroll, inventory or a general operating cushion, 7(a) is usually the program to investigate first because its permitted uses are broader. If the need is a long-lived building or equipment purchase, ask a CDC whether the project meets 504 rules and whether the longer fixed-asset term improves cash-flow coverage.

When an SBA Microloan is appropriate

Microloans are intended for smaller startup and expansion needs. The public SBA Microloan page states a maximum of $50,000 and an average loan of about $13,000. Eligible examples include working capital, inventory, supplies, furniture, fixtures, machinery and equipment.

Important Microloan restrictions

Under the public SBA Microloan page, proceeds cannot be used to pay existing debt or purchase real estate. If either is your purpose, ask about another program before submitting an application. The intermediary makes the credit decision and sets the borrower’s terms, so rates, collateral, guarantees and documentation can differ materially among intermediaries.

Interest and the unresolved term difference

The public SBA page says Microloan interest rates generally range from 8% to 13%. That is a general program range, not a guaranteed quote. The SBA lender resources page describes maximum-rate formulas tied to the rate charged to intermediaries, so obtain the intermediary’s written offer and total-cost calculation.

Official SBA pages currently conflict on the maximum repayment period: the lender resources page says each Microloan must be repaid within six years, while the public Microloans page says the maximum is seven years. Treat the operative intermediary contract and current governing SBA policy as controlling; verify the term before relying on a payment estimate.

How to choose among 7(a), 504 and Microloan

Start with the use of proceeds, then test the amount and repayment profile. This sequence prevents choosing a program solely because it advertises the largest maximum.

  1. Write the spending list. Separate working capital, inventory, payroll, real estate, equipment, refinancing and ownership-transfer costs. Mark any use that a program excludes.
  2. Estimate the amount and timing. Include purchase price, installation, professional fees, working-capital reserves and a realistic contingency. Do not borrow a maximum simply because it is available.
  3. Match the asset life to the term. Long-lived real estate or equipment may support a longer term; short-lived inventory should not be financed as though it were a building.
  4. Check the delivery channel. Use participating lenders for 7(a), a CDC for 504 and an SBA-approved intermediary for a Microloan.
  5. Compare written offers. Put rate type, base rate, margin, fees, collateral, guarantees, maturity, prepayment language and payment amount in one worksheet.
  6. Stress-test repayment. Ask what happens if sales fall, the variable rate rises or the project is delayed. Keep enough operating cash to make payments without starving the business.
If your primary need is… First program to investigate Why
General working capital, supplies or eligible refinancing 7(a) The broadest permitted-use list

A small inventory, fixture, machinery or startup cash requirement Microloan Amounts are designed for smaller needs and applications go through community intermediaries
Several large fixed-asset and general-purpose needs Ask about 7(a) plus 504 eligibility A July 7, 2026 SBA announcement describes up to $10 million in combined SBA-backed financing for eligible borrowers, effective July 4, 2026; confirm the operative procedure before assuming access

How to get a small-business loan: a practical application path

1. Confirm the program rules before applying

Read the current SBA program description and identify prohibited uses, size standards and delivery channel. For 7(a) and 504 policy details, SBA lists SOP 50 10 version 8.1 as effective October 1, 2026. Because procedures and notices can change, ask the lender or CDC which version governs your application.

2. Prepare a repayment case

Explain how the funds will produce revenue, reduce a cost or preserve operating capacity. Prepare a monthly cash-flow forecast that shows existing debt, the proposed payment, taxes, payroll, seasonality and a downside case. A lender needs evidence of repayment ability, not just a description of the opportunity.

3. Assemble core documents

  • Business formation, ownership and authorization documents.
  • Business and personal tax returns requested by the lender.
  • Current income statements, balance sheets and cash-flow statements.
  • Business bank statements and a schedule of existing debt.
  • A detailed use-of-proceeds budget and vendor quotes for equipment or construction.
  • A business plan and financial projections, particularly for a startup, expansion or 504 project.
  • Information about collateral, real estate, leases and insurance.
  • Personal financial information and authorization for credit checks when required.

Do not assume every lender wants the same package. Ask for its checklist and submission format before sending sensitive information.

4. Apply through the correct channel

For 7(a), contact participating lenders directly or use SBA Lender Match to identify lenders that participate. For a Microloan, contact an SBA-approved intermediary; it makes the credit decision and sets the terms. For 504, contact a CDC. Confirm that the organization is currently participating before paying any application or packaging fee.

5. Review the commitment, not just the headline rate

Request a written term sheet or equivalent disclosure. Confirm the approved amount, disbursement conditions, interest-rate formula, rate-change dates, maturity, amortization, payment frequency, all fees, collateral, personal guarantees, insurance, covenants, reporting duties and prepayment provisions. Ask which conditions must be met before each draw.

6. Close and monitor the loan

Keep invoices and closing records showing that proceeds were used for approved purposes. Set aside the payment before discretionary spending, track covenant and reporting deadlines, and notify the lender promptly if the project, ownership, collateral or repayment outlook changes.

How to compare small-business loan offers

Use one side-by-side worksheet. The following fields expose differences that a rate-only comparison misses.

Comparison field Question to ask
Amount and funding date How much will be available, in how many draws, and what conditions delay funding?
Rate structure Is it fixed or variable? If variable, what is the base, margin, floor, ceiling and reset schedule?
Total cost What are the upfront, packaging, closing, appraisal, legal, filing and guarantee fees, and what is the total paid through maturity?
Term and amortization What is the maturity, amortization period, payment frequency and final balloon payment, if any?
Security Which business or personal assets secure the debt, and which owners must guarantee it?
Flexibility Can you make extra principal payments, redraw, refinance or change the payment date without a charge?
Operating obligations What financial statements, tax returns, insurance or account controls must you provide after closing?

Calculate the payment at the quoted rate and at a higher variable rate. If the business cannot cover the stressed payment while meeting payroll, taxes and essential suppliers, reduce the borrowing amount, extend the asset-matched term where permitted, or reconsider the project.

Collateral, guarantees and credit concerns

SBA participation does not eliminate lender underwriting. A lender may require available business assets, a lien on financed property, personal guarantees or other support. The exact package depends on the program, lender policy, loan size and your business’s assets and cash flow.

If your credit profile is weak, address errors, document a credible explanation for past problems, reduce unnecessary debt and show consistent deposits before applying. Do not submit multiple incomplete applications without understanding whether each lender performs a hard credit inquiry. Ask how an application affects your credit file and whether a declined request can be reconsidered with additional documentation.

Common application problems and fixes

The proposed use is ineligible

Separate restricted costs from eligible ones and ask the lender whether another SBA program fits. A Microloan, for example, cannot be used for existing debt or real estate under the public SBA page.

The requested amount is not supported by cash flow

Reduce the request, phase the project, add documented owner equity or revise projections using realistic sales and expense assumptions. A lender must see how the business can service both existing and new debt.

Financial records are inconsistent

Reconcile bank deposits to reported sales, explain one-time expenses and correct bookkeeping before applying. Keep tax returns, interim statements and bank statements aligned for the same periods.

The rate appears affordable but the payment is not

Check whether the quote is interest-only, variable, or based on a longer amortization than the maturity. Request the complete amortization schedule and test a higher base rate before accepting.

The project depends on an unverified 2026 policy change

The SBA announced on July 7, 2026 that eligible borrowers may combine 7(a) and 504 loans for up to $10 million in SBA-backed financing, effective July 4, 2026. Eligibility and implementation still need confirmation under the operative origination procedure. Ask the lender or CDC to document that your transaction qualifies rather than building a budget around the headline amount.

2026 policy and regulatory context

SOP 50 10 version 8.1 is listed by SBA as the origination policy for 7(a) and 504 loans effective October 1, 2026. The listing identifies the procedure, but a search result does not provide enough text to resolve every transaction-level rule; your lender or CDC should apply the current procedure to your file.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The Consumer Financial Protection Bureau’s small-business lending rulemaking page records a final rule under Regulation B issued May 1, 2026. That date is useful regulatory context, but it does not by itself establish which institutions are covered, when each obligation begins or which data fields a lender must collect. Obtain compliance information from the lender or the Bureau’s current rule materials rather than inferring requirements from the announcement date.

Questions to ask before signing

  • Which SBA program and version of the operating procedure governs this loan?
  • Is the rate fixed or variable, and what is the exact formula?
  • What is the total dollar cost, including every fee and any SBA guaranty fee passed through?
  • What collateral and personal guarantees are required?
  • What uses are prohibited, and how will I document each disbursement?
  • What happens if the project is delayed or revenue falls?
  • Are there prepayment penalties, balloon payments, covenants or annual reporting duties?
  • Who makes the final credit decision, and who should receive questions after closing?

Bottom line for choosing a small-business loan

Choose by purpose: 7(a) for flexible business financing, 504 for major fixed assets, and Microloan for a smaller need through an approved intermediary. Confirm eligibility and prohibited uses, prepare a repayment-focused application, and compare the complete written cost and security package. Published caps, maximum amounts and general rate ranges describe program boundaries—not the offer your business will receive.
