How to choose a term life insurance policy to protect your family and mortgage

Choose term life insurance by estimating the financial shortfall your household would face if you died, then match the benefit and policy term to the years your family and mortgage still need protection. Compare policies with the same benefit and duration, checking premium guarantees, renewal and conversion provisions, beneficiary details, underwriting requirements, and the insurer’s authorization and financial strength. A mortgage payoff is only one part of the decision: survivor income, childcare, education, debts, final expenses, and existing savings may be larger or longer-lasting needs.

What term life insurance does—and when it fits

Term life insurance pays a death benefit to the named beneficiaries only if the insured dies while the policy is in force. The National Association of Insurance Commissioners (NAIC) puts the central promise this way: “The policy pays money to the named beneficiaries if the insured person passes away during the term.” When the stated term ends, coverage generally ends unless the contract provides a renewal option or the policy is converted under its rules.

As an Amazon Associate I earn from qualifying purchases.

That time limit is useful when the need itself is temporary. Parents may need income replacement while children are dependent, a household may want protection until a partner can reach retirement savings, or a borrower may want help covering a mortgage during its remaining repayment years. Term insurance is not automatically the right product for a permanent need, such as funding a lifelong dependent’s care or creating an estate benefit that must remain in place indefinitely.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Most term policies do not build cash value. Their purpose is the death benefit during the selected period, so compare the protection provided and the contract’s guarantees rather than expecting a savings account inside the policy.

Start with the household’s financial shortfall

Do not begin with a standard income multiple or a mortgage balance alone. The NAIC consumer guidance does not endorse a universal formula. Instead, estimate what surviving household members would need, subtract resources they could actually use, and decide how long that gap might last.

“How much of the family income do I provide?”

List the income that would disappear at death and identify which expenses it currently supports. Consider salary, commissions, self-employment income, benefits tied to employment, and unpaid work such as childcare or household management. A survivor might replace some paid work, but not necessarily immediately or at the same level. If your income is irregular, use a conservative view of recurring income and document assumptions for your household’s own review.

Who depends financially on the insured?

Identify a spouse or partner, children, an adult dependent, or anyone else who relies on the insured for regular support. Note when each dependency may change: a child may become financially independent, a caregiver may no longer be needed, or a dependent may require lifelong support. These dates help determine both the benefit amount and the term.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Which obligations would remain?

Include the mortgage balance and payment burden, other loans, credit obligations, taxes due at death, final expenses, childcare, education funding, and costs to maintain the home. A mortgage is important, but paying it off may not be the best use of every dollar if survivors would then lack income for daily expenses. Decide whether the household would need a full payoff, help with payments, or liquidity for a different housing decision.

What resources could reduce the need?

Count liquid savings, existing life insurance, retirement assets that could be accessed, employer coverage, and other dependable resources. Do not count an asset at its full value if selling it would be difficult, incur significant tax, or undermine the survivor’s long-term security. Employer life insurance can end when employment ends or may be too small to cover the household’s obligations, so verify its terms rather than assuming it replaces individual coverage.

“Will these financial obligations change over time?”

Make a simple timeline. Mortgage principal may decline, children may finish school, debts may be repaid, and savings may grow. Conversely, a new child, a planned move, or a partner leaving the workforce could increase the shortfall. Revisit the estimate whenever a major financial event changes the timeline.

A practical way to calculate a target benefit

Use a written worksheet rather than a slogan such as “ten times income.” The following categories reflect the NAIC’s consumer questions and keep the calculation tied to your household.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Need or resource What to record How it affects the target
Income replacement Annual income and unpaid household work that would need replacing Add the amount and the number of years survivors may need it
Mortgage and housing Outstanding balance, payment, interest, taxes, insurance, and likely housing changes Add a payoff amount or a reserve for payments, but avoid counting both for the same need
Other debts and taxes Loans, credit balances, co-signed obligations, and taxes due Add obligations that would not disappear at death
Children and dependents Childcare, education, medical or lifelong-support costs Add the likely future funding shortfall
Final expenses Funeral, legal, administrative, and immediate household costs Add a cash reserve for expenses that arise quickly
Available resources Savings, existing coverage, employer benefits, and usable investments Subtract only resources that are genuinely available to survivors

The result is an estimate, not an insurer’s quote or a guarantee that a particular benefit will be approved. If your needs are uncertain, document a low and high scenario and compare the premiums for each. A licensed professional can help with a complex estate, business, or special-needs situation, but the household should understand its own assumptions before buying.

Choose a term that matches the years of need

Select a term by looking at the latest date when the financial need is expected to end, not just the mortgage’s original maturity date. A family might need income protection until the youngest child finishes education, while the mortgage may be paid sooner. Another household may have no dependents but want coverage until a partner’s retirement assets become accessible.

Commonly offered durations vary by insurer. No company necessarily offers every duration, and a policy’s stated term does not promise that renewal will be available forever. Put the intended end date, the insurer’s maximum renewal age, and any conversion deadline on the same timeline.

When a shorter term may work

A shorter term can fit a mortgage with few years remaining or a child who will soon become independent. It may reduce the period of guaranteed premiums, but buying too short a term can leave a gap if the need lasts longer than expected. Reapplying later may be more expensive or impossible after a health change.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

When a longer term may be prudent

A longer term can cover a longer dependency period or provide flexibility if the household cannot predict retirement, education, or caregiving dates. It usually commits the household to premiums for more years. Check whether the policy keeps premiums level for the entire selected term or only for an initial period.

Compare level and decreasing death benefits

Feature Level term Decreasing term
Death benefit Stays at the stated amount during the selected term Reduces according to the policy schedule
Potential fit Income replacement, dependents, and needs that remain relatively steady A debt that is expected to decline, such as a mortgage
Important caution The amount may exceed the remaining mortgage later in the term, which can provide broader survivor resources Do not assume the reduction follows your loan’s amortization; verify the contract schedule
What to compare Guaranteed amount and premium period Starting amount, reduction formula, guaranteed premium, and ending amount

The NAIC describes decreasing term as often used for debts that reduce, including a mortgage. That description does not mean every decreasing policy tracks a particular lender’s balance. If the policy’s benefit could fall below the balance you expect to owe, it may not accomplish a planned payoff.

Examine premiums and guarantees before looking at price

Ask whether the quoted premium is fixed for the entire selected term, when it can change, and what amount would be due if you renew. A low initial price can be misleading if it is guaranteed for only a short period or if renewal premiums rise sharply.

  • Confirm the payment frequency and whether the quoted amount includes every policy charge.
  • Find the guaranteed premium schedule in the illustration or contract, not only in a salesperson’s summary.
  • Ask what happens after the guaranteed period and whether coverage can continue automatically.
  • Make sure the premium remains affordable if income falls, a partner stops working, or childcare costs rise.
  • Understand that most term insurance has no cash value to draw on if you stop paying.

The NAIC buyer guidance advises consumers to understand guarantees and policy values. A policy that is affordable only under an optimistic budget is not reliable protection; a lapse can end coverage when it is most needed.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Understand renewal rights and age limits

Some term contracts allow renewal without new proof of insurability. That can preserve coverage after a health change, but renewal premiums commonly increase and the right may end at a stated age. Obtain the renewal schedule, the maximum renewal age, and any change in the death benefit before you rely on renewal as part of your plan.

Renewal is not the same as buying a new policy at the original price. If the contract permits annual or periodic renewal, compare the scheduled cost with the cost of a new application while remembering that a new application requires underwriting and may be affected by your current health.

Check conversion rights while you are healthy

A conversion provision may let you exchange term coverage for permanent coverage during a defined period, potentially without regard to current health. The details are policy-specific. Check:

Compare equivalent offers from insurers

Premium comparisons are meaningful only when the offers match. Request quotes for the same benefit amount, level or decreasing pattern, term duration, payment schedule, and optional provisions. Then review the contract language and the insurer’s status.

Comparison axis Questions to ask
Benefit Is the death benefit level or decreasing, and is the stated amount guaranteed?
Term Does it cover the years of dependency and mortgage obligation?
Premium How long is the quoted premium guaranteed, and what is due afterward?
Renewal Is renewal available without new evidence, what is the schedule, and at what age does it end?
Conversion What can be converted, by when, and at what price?
Underwriting What application, medical records, examination, and financial information are required?
Contract limits What exclusions, contestability provisions, or other limits appear in the policy?
Insurer status Is the company financially stable according to reputable rating services and authorized in your state?
Ownership and beneficiaries Who owns the policy, who receives the benefit, and how can those records be changed?

NAIC guidance recommends comparison shopping, checking company stability, and verifying authorization with the relevant state insurance department. The sources do not rank particular insurers, and no ranking should substitute for reading the contract issued in your state.

Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Support on Ko-Fi

Complete the application accurately

Answer health, lifestyle, occupation, medication, and financial questions truthfully and completely. The NAIC buyer guide warns that false statements discovered after issue could lead the insurer to reduce or cancel coverage. Keep a copy of the application and note any follow-up information supplied to the insurer.

A quote is not issued coverage. Underwriting may change the premium, request records, or decline an application. Ask when coverage becomes effective, whether temporary coverage exists during underwriting, and what must happen before the policy is in force. Do not assume that submitting an application protects the family.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Set beneficiaries and create a handoff plan

A beneficiary is the person or organization named to receive the death benefit. Name an appropriate primary beneficiary and one or more contingent beneficiaries, then review the designations after marriage, divorce, a birth, a death, or a major change in family or estate plans.

The NAIC buyer guide cautions against naming a minor child directly as beneficiary. A minor may be unable to receive the proceeds directly, so a family with children or a complex estate should obtain qualified legal or financial advice about an appropriate arrangement under its state’s law.

Make the policy findable. Tell beneficiaries or a trusted adviser:

  • The insurer’s name and customer-service contact.
  • Where the policy and latest statements are stored.
  • The policy number, benefit amount, and term end date.
  • Who owns the policy and who is listed as beneficiary.
  • How to access passwords or records needed to submit a claim.

On October 12, 2026, the NAIC wrote: “Tens of millions of dollars in death benefits from life insurance policies go unclaimed each year because beneficiaries lack basic information about their deceased loved one’s life insurance policies.” The phrase is intentionally broad, but the practical lesson is specific: a benefit cannot help a family that does not know the policy exists.

Mortgage life insurance is not automatically the same as individual term life

Products marketed alongside a mortgage can differ in ownership, beneficiary, benefit amount, and what happens when the home or loan changes. Read those features before treating a mortgage-linked policy as a substitute for individual coverage.

Canadian context: mortgage life versus mortgage loan insurance

The Financial Consumer Agency of Canada (FCAC) distinguishes optional mortgage life insurance from mortgage loan insurance. In the FCAC’s Canadian explanation, lender mortgage-life coverage pays the lender, while individual term or permanent life insurance pays the named beneficiaries. Mortgage loan insurance is a separate product associated with lending requirements, not a replacement for life insurance.

This Canadian distinction should not be presented as a universal rule for US products. In any country, confirm who owns the policy, who receives the death benefit, whether the benefit declines with the loan, whether coverage follows you after refinancing or moving, and whether the policy can be cancelled or transferred.

US state guidance

The California Department of Insurance lists paying off a mortgage or other debt as one possible goal and says consumers choose how long they want term protection. That is California regulator guidance, not a national contract standard. Check your own state’s rules and the actual policy language.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Replace coverage without creating a gap

Do not cancel an existing policy merely because a new quote looks cheaper. The NAIC warns that changed health can affect a replacement application or premium. Wait until the replacement policy has been issued, review the final benefit, exclusions, effective date, premium guarantee, and beneficiary records, and confirm that the new contract is in force before ending old coverage.

  1. Obtain and compare the new policy’s complete contract, not only the illustration.
  2. Confirm the issue date, effective date, free-look period, and first premium requirement.
  3. Check that the new benefit and term still cover the household’s calculated shortfall.
  4. Verify primary and contingent beneficiaries and ownership.
  5. Only after review, follow the insurer’s written cancellation or replacement process for the old policy.

A decision checklist for your household

  • Write down the income, unpaid work, debts, mortgage, dependents, education, childcare, final expenses, savings, and existing coverage that would matter at death.
  • Map when each need is expected to end or change.
  • Choose a benefit that addresses the likely shortfall, rather than copying another household’s formula.
  • Compare level and decreasing benefits against the mortgage timeline and broader family needs.
  • Confirm the selected term, guaranteed premium period, renewal schedule, maximum age, and conversion deadline.
  • Check the insurer’s financial-strength information and authorization in your state.
  • Complete the application accurately and understand the underwriting process.
  • Name primary and contingent beneficiaries, avoiding a direct minor-child designation without appropriate legal planning.
  • Give a trusted person the policy location, insurer, number, benefit, and claim instructions.
  • Review the plan after major family, health, employment, debt, or housing changes.

Bottom line

Term life insurance is most useful when a household has a temporary but serious financial risk: lost income, dependent care, education, debts, or a mortgage. Estimate that risk over time, select a benefit and term your budget can sustain, and compare equivalent contracts on guarantees, renewal, conversion, insurer status, and beneficiary arrangements. The mortgage is one line in the calculation, not the calculation itself.
