Choose a mortgage broker who is licensed or otherwise authorized where you are buying, is candid about which lenders and products they can access, explains why a loan fits your finances, discloses every compensation arrangement and possible borrower fee in writing, and gives you terms you can compare with other offers. A broker arranges financing; the broker is not normally the lender. Because you are making the purchase decision alone, test the payment against your own income, expenses and emergency margin rather than relying on a broker’s approval amount.

What a mortgage broker does—and what the broker does not do

A mortgage broker is an intermediary between a borrower and one or more lenders. The broker gathers your information, identifies loans you may qualify for, submits an application and helps move the transaction toward approval. The lender supplies the money, sets underwriting conditions and holds the mortgage. The Consumer Financial Protection Bureau (CFPB) explains the distinction in its consumer guide: a lender makes the loan, while a broker helps you find a lender.

As an Amazon Associate I earn from qualifying purchases.

Some financial institutions can act as both lender and broker. Ask which role the firm is performing in your transaction, because a recommendation from a lender’s own product shelf is not the same as a search across independent lenders. A broker may have access to several lenders without covering every lender or every product in the market. “More choice” is not a guarantee of the lowest total cost.

Your job is not to find the person promising the lowest advertised rate. It is to find a regulated professional whose available options, compensation, communication and written recommendation stand up to comparison.

First decide whether a broker is useful for your situation

When a broker can add value

  • You want one person to gather options from multiple lenders instead of contacting each institution yourself.
  • Your income, employment, down payment, credit history or property type may require a lender with specialized underwriting.
  • You need help understanding fixed and variable rates, term length, points, closing costs or prepayment restrictions.
  • You value an intermediary who can coordinate documentation and answer questions during underwriting.

When going directly to a lender may be preferable

  • You already know you want a particular institution’s products and have compared its written terms with alternatives.
  • You prefer to negotiate and manage applications yourself and do not want a broker relationship or possible broker fee.
  • The broker you interviewed cannot access the lenders or product types that fit your property and plans.

There is no rule that a broker must be better than a bank or that a direct lender must be cheaper. The CFPB recommends shopping regardless of the route: in the United States, its consumer guidance says to seek at least three preapprovals and compare the offers. That is consumer guidance, not a universal legal requirement, and other jurisdictions use different documents and timelines. You can include a broker’s proposal, a direct lender’s proposal and, where practical, another lender’s proposal in the same comparison.

Step 1: Verify licensing and identity before sharing documents

Ask for the individual’s full legal name, the brokerage’s legal name and the license or authorization information used in the jurisdiction where the property and transaction are located. Search the public register maintained by the relevant regulator, and confirm that the status is current and covers the activity being offered. In Ontario, for example, the Financial Services Regulatory Authority of Ontario (FSRA) tells consumers to work with a licensed mortgage broker or agent and provides consumer guidance at Working with a Mortgage Professional. That Ontario rule should not be treated as a licensing rule for every country, state or province; use your own regulator’s register elsewhere.

Check that the name on the agreement, privacy notice and application matches the licensed entity. A polished website, a referral from a friend or a preapproval email is not a substitute for verification. If you cannot confirm authorization, pause before sending pay stubs, tax returns, bank statements or identification.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Step 2: Map the broker’s lender and product access

Ask for a specific description of the broker’s panel, not a general claim such as “we search the whole market.” The answer should identify the types of lenders available and the important exclusions.

  • Which banks, credit unions, non-bank lenders or other lender categories can you submit to?
  • Which lenders or product types are outside the panel?
  • Does the panel include the loan sizes, property types and borrower profiles relevant to you?
  • Are some lenders available only through a particular branch, channel or referral?
  • Is the firm acting only as broker for your file, or could an affiliated company also be the lender?

Federal Canadian consumer guidance describes a broker as someone who can help connect a borrower with lenders and highlights factors such as rate, term, features and penalties when choosing a mortgage. Read the Financial Consumer Agency of Canada overview at Choosing a mortgage that is right for you. It explains the role in a Canadian context; it does not establish the lender panel of any particular brokerage or rules for another country.

Request the broker’s proposed shortlist in writing. If the explanation says a lender was excluded because of credit policy, property location, loan size or documentation, record that reason. A narrow panel can still be appropriate if the broker is transparent and the available products fit, while an undisclosed limitation makes a “best rate” claim difficult to evaluate.

Step 3: Understand who pays the broker and what you could owe

Compensation can come from a lender, from you, or from more than one source, and the customary model differs by jurisdiction and transaction. Ask these questions before authorizing an application:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Who pays the brokerage for this mortgage?
  • Could I owe a borrower-paid fee, and exactly when would it be due?
  • Is the amount a percentage, a flat fee, a fee payable only at closing, or a charge that can arise if the loan does not close?
  • Does the brokerage receive referral payments, volume bonuses or other benefits connected with this mortgage?
  • Will any compensation change the rate, points, lender credit or other terms I receive?
  • Where are these arrangements disclosed in the engagement letter or other written document?

The CFPB’s U.S. explainer describes a loan-specific fee for a borrower who works with a mortgage broker; the amount and applicable disclosures depend on the transaction. Ontario’s FSRA guidance discusses written disclosure of referral-related payments and relationships. Those are jurisdiction-specific examples, not a universal fee rule. Insist that the disclosure identify the payer, amount or calculation method, timing and conditions. Do not rely on “the lender pays me, so you pay nothing” unless the written terms show whether the cost is reflected elsewhere in the loan.

Step 4: Test whether the recommendation fits your life

Give the broker accurate information about gross and net income, employment type, debts, down payment, cash reserves, target property, expected move date and plans for the home. Explain whether you expect to stay for a long time, move for work, make extra payments, refinance, or keep cash available for repairs. A recommendation is only meaningful in relation to those facts.

Ask for the reasoning, not just the rate

Ask, “Why is this loan suitable for my income, down payment, budget and plans?” The answer should connect the product’s rate structure, term, payment, flexibility and penalties to your circumstances. Ontario’s regulator specifically encourages consumers to ask why a product was recommended and how its terms match their financial and lifestyle circumstances; see Shopping for a Mortgage.

Stress-test the payment yourself

Use your own budget to model the full housing cost: principal and interest, property taxes, insurance, condo or homeowners’ association charges, utilities, maintenance and any mortgage-related fees. Then ask what happens if income falls, a contract ends, a second income disappears, taxes rise or a large repair arrives. A preapproval is a lender’s conditional assessment, not a promise that the payment will feel comfortable. If a variable or adjustable rate is proposed, request an example of how the payment or payoff schedule changes when the rate rises and what cap, floor or adjustment rule applies.

Questions to ask in the first broker meeting

  1. Are you licensed or authorized in the jurisdiction where I am buying, and what is your legal name and brokerage name?
  2. Which lenders and mortgage product types can you access?
  3. Which parts of the market are outside your panel?
  4. Are you acting only as a broker, or could your firm or an affiliate also be the lender?
  5. Who pays you, could I owe a fee, and when would it be payable?
  6. Does the brokerage receive referral fees or other payments related to this mortgage?
  7. Can I receive those compensation and relationship disclosures in writing?
  8. Why do you recommend this loan for my income, down payment, budget and plans?
  9. What are the interest rate, payment, points, closing costs and ongoing charges?
  10. Can the rate or payment change? What adjustment formula, caps or limits apply?
  11. What are my rights to make extra payments, refinance or repay early, and what penalties could apply?
  12. Will you provide a written recommendation and a copy of every application and offer submitted?
  13. What documents do you need, how will you protect them, and who may receive them?
  14. What happens if my income falls or my expenses rise before closing?

A trustworthy answer can include uncertainty and trade-offs. Evasive answers, pressure to sign immediately or refusal to put fees and relationships in writing are reasons to stop and interview another professional.

Step 5: Compare written mortgage offers on the same basis

Do not compare a low headline rate with a different loan amount, term, payment frequency or fee structure. Give each lender or broker the same assumptions and ask for a written quote or disclosure using those assumptions.

Comparison item What to record Why it matters
Loan amount and down payment Amount borrowed, cash down and any insurance requirement A different amount changes both payment and total interest.
Rate and rate structure Interest rate, fixed or variable/adjustable status, term and any introductory period A lower initial rate may carry payment or rate-change risk.
Payment Scheduled payment, frequency, what it includes and when it can change The affordable payment is the one you can sustain, not merely the qualifying payment.
Upfront costs Points or discount charges, lender fees, appraisal, legal, recording, insurance and other closing costs Upfront charges can outweigh a small rate difference.
Ongoing charges Mortgage insurance, account fees, servicing fees and escrow or reserve requirements Recurring costs affect the monthly budget and total cost.
Prepayment and flexibility Extra-payment allowance, portability or refinance features, lock rules and early-repayment penalty Restrictions matter if you move, refinance or receive a windfall.
Broker compensation Payer, amount or calculation, timing and conditions You need to know whether a “free” service has a cost elsewhere.
Written consistency Whether the document matches the quoted rate, payment and conditions Only written terms can be checked and corrected before signing.

Mark assumptions next to every figure: the date, rate-lock period, loan term, property type, location and whether the amount is a one-time charge or recurring cost. If a loan is advertised as having “no closing costs,” ask which costs are waived, which are financed, and whether a higher rate or lender credit replaces them.

How U.S. buyers can use Loan Estimates

For a U.S. purchase, request formal Loan Estimates from multiple lenders after providing the information required for the application. The CFPB’s step-by-step guide, Request and review multiple Loan Estimates, explains how to compare the standardized forms. The CFPB also recommends shopping for at least three preapprovals in its broader guide to Shopping for a Mortgage.

Ontario and broader Canadian considerations

Ontario buyers can use FSRA’s consumer pages to confirm licensing, understand the expectation of written disclosures and ask why a product was recommended. Start with Working with a Mortgage Professional and Shopping for a Mortgage. Verify the individual and brokerage in Ontario’s regulator records and keep copies of disclosures.

For Canadian buyers outside Ontario, federal information from the Financial Consumer Agency of Canada can help frame the comparison, but provincial and territorial licensing and disclosure rules may differ. The agency’s mortgage-choice guidance is at Choosing a mortgage that is right for you. Confirm the applicable requirements with the regulator in the province or territory where the property is located.

How to compare two brokers

Interviewing more than one broker is useful when you compare the service rather than collecting a pile of headline rates. Use the same facts about your purchase and ask each person for a written recommendation.

Red flags and what to do when something goes wrong

Claims that cannot be checked

Be cautious when a broker promises approval regardless of income, guarantees a rate without a written lock, says the firm searches every lender but will not name its panel, or refuses to identify the legal brokerage. Ask for evidence in the written documents. If the response remains vague, end the process.

Pressure or unexplained changes

Do not sign an engagement letter or pay a fee you do not understand because a deadline is being used to rush you. If the rate, payment, lender, fees or prepayment terms change, request an updated written explanation and compare it with the earlier quote. A material change may justify pausing the application or seeking another offer, subject to your purchase contract and local legal advice.

Unauthorized or mishandled documents

If you cannot verify licensing, or documents are sent to an unexpected person or account, stop transmitting information. Contact the regulator, lender and your legal or settlement professional using independently verified contact details. Preserve emails, disclosures, quotes and payment records.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Advice that ignores affordability

A recommendation that focuses only on the maximum approved amount or initial rate is incomplete. Re-run the budget with taxes, insurance, maintenance, fees and a higher-rate or lower-income scenario. If the payment leaves no reserve, reduce the loan amount, increase the down payment only if it does not exhaust emergency cash, or reconsider the property and loan structure.

A solo-buyer checklist before choosing

  • License or authorization verified with the correct local regulator.
  • Legal name, brokerage name and role as broker, lender or both confirmed.
  • Lender categories, product access and exclusions explained.
  • Compensation, referral relationships and every possible borrower fee disclosed in writing.
  • Income, debts, down payment, reserves and property plans accurately recorded.
  • Recommendation explains trade-offs, not only the initial rate.
  • Payment tested against taxes, insurance, maintenance and a downside scenario.
  • At least two alternative sources considered; U.S. buyers should consider the CFPB’s guidance to seek at least three preapprovals.
  • Written offers use the same loan amount, down payment, term and rate structure.
  • Rate, payment, points, closing costs, ongoing charges, payment changes and prepayment terms compared.
  • Every quote checked against the final written disclosure before signing.

The practical decision

Choose the broker whose authorization you can verify, whose lender reach you understand, whose compensation is written plainly and whose recommendation survives a realistic affordability test. Then compare that proposal with at least one direct-lender option and another source when practical, using equivalent loan scenarios and total costs. If the broker cannot provide clear answers or written terms, the correct response is not to guess—it is to keep shopping.
