How to Check Your Mortgage Closing Disclosure for Per Diem Interest Errors

By TheFinanceBase Team 11 min read

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Check the prepaid-interest line on page 2, section F of your Closing Disclosure. Verify the disclosed interest rate, per-day amount, first and last dates, day-count convention, and sign against your actual closing schedule and loan terms. Then multiply the disclosed daily amount by the applicable days using the lender’s stated convention and ask the lender or settlement agent to show the arithmetic if the total does not reconcile.

This charge is also called prepaid interest, daily interest, odd-days interest, or per diem interest. A positive amount is common, but a negative credit or $0.00 can also be correct. The sign depends on when interest begins accruing and which period your first monthly payment covers.

What per diem interest is and where it appears

Mortgage interest is generally paid in arrears: a monthly payment due on a particular date usually covers interest that accrued during an earlier period. Prepaid interest is the interest collected at closing for the days between the closing date and the period covered by the first scheduled mortgage payment.

On the Closing Disclosure, find page 2, section F, labeled “Prepaids.” The line may be labeled prepaid interest and is presented as a per-day amount with a date range. The same item appears on the Loan Estimate, but the amount can change before closing when the rate, balance, closing date, or first-payment schedule changes.

Regulation Z, 12 CFR § 1026.38(g)(2), places prepaid interest among the disclosure’s prepaids. The amount is based on the interest rate disclosed for the loan under § 1026.38(b). The rate does not have to be repeated in the prepaid-interest line itself, so use the rate shown elsewhere in the final disclosure and note.

Gather the documents and facts before checking the math

Have the final Closing Disclosure beside the most recent Loan Estimate, your promissory note or final loan terms, and the written closing schedule. Record these transaction-specific inputs before doing any calculation:

  • The disclosed annual interest rate, including whether the final rate is fixed or otherwise described in your loan terms.
  • The loan amount or balance on which the closing interest is calculated.
  • The per-day prepaid-interest figure on page 2, section F.
  • The first and last dates printed beside that figure.
  • The scheduled closing date, including any recent change to the appointment or funding date.
  • The first monthly payment date and the interest period that payment covers.
  • Any lender statement of the day-count convention and rounding method.

Do not rely on an older estimate, a verbal date, or a calendar reminder if the final documents show something different. The date range printed on the Closing Disclosure is the lender’s disclosure of what it intends to collect; your check is to determine whether that range matches the transaction you are actually signing.

Step-by-step check of the prepaid-interest line

1. Locate the exact line

Open page 2 and go to section F, Prepaids. Identify the row for prepaid interest. Write down the sign, the per-day notation, the total amount, and both endpoints of the date range. A credit may be shown with a minus sign or in parentheses; copy it exactly rather than converting it to a positive number.

2. Confirm the final rate

Find the interest rate in the Closing Disclosure’s loan-terms section and compare it with the rate in your final note or rate-lock documents. The prepaid-interest calculation must use the rate disclosed for the loan. If the rate changed after the Loan Estimate, a changed daily amount may be expected; ask for an explanation if the line still appears to use the old rate.

3. Check the closing-date endpoint

Compare the first date in the prepaid-interest range with the closing or funding date the lender is using. If your closing moved, even by a few days, the number of days and the sign may change. Ask which date controls if signing, funding, and recording occur on different dates in your transaction.

4. Check the last date and first payment

Compare the last date in the range with your first scheduled payment and the interest period that payment covers. The range should explain the gap between closing and the period from which the first payment begins collecting interest. If the printed last date seems to overlap a period already covered by the first payment, ask the settlement agent to identify the intended coverage period.

5. Ask how days are counted

Count the days in the printed range only after the lender identifies its convention. The official disclosure rules establish the disclosed-rate basis and the accrual period, but they do not establish one universal day-count divisor or counting convention for every mortgage. Depending on the lender’s method, the treatment of the first and last dates can differ.

Request the exact convention in writing, such as whether the first date, last date, or both are included, and whether the calculation uses calendar days or another contractual basis. Do not substitute a rule of thumb from another loan.

6. Perform a reasonableness check on the daily figure

Use the loan balance and disclosed annual rate to test whether the per-day amount is in the right range. The lender’s precise calculation may include a contractual day-count basis and rounding, so this is a reasonableness check, not a license to impose your own divisor. A large difference from what the balance and rate would reasonably produce deserves an explanation.

7. Reconcile the total

Multiply the disclosed per-day amount by the applicable number of days under the lender’s stated convention. The result should reconcile to the total shown on the Closing Disclosure after the lender’s rounding. If it does not, ask the lender to show every intermediate step rather than trying several divisors until one happens to match.

8. Interpret the sign

Read the sign together with the dates. A positive amount means money is being collected at closing. A negative amount is a credit that reduces the amount due at closing. A zero entry means no interest is being collected for a period between closing and the date from which interest will be collected with the first monthly payment.

9. Compare with the Loan Estimate

Place the final line beside the corresponding prepaid-interest line on the Loan Estimate. Compare the rate, date range, daily figure, number of days, and total. Differences can reflect a changed closing date, rate, loan amount, or first-payment schedule. A comparison is useful even when the final number is lower; it can reveal that an input changed without your understanding why.

10. Record questions before signing

Write down the specific field that does not reconcile and send the question to the lender or settlement agent. Include the document page, the date range, the rate you found, your day count, and the arithmetic you attempted. Specific questions are easier to answer than a general statement that the closing costs “look wrong.”

Why the amount can be positive, negative, or zero

Positive: interest accrues after closing before the first payment period

A positive charge is typical when you close before the period covered by your first payment and interest accrues during the intervening days. The amount is collected at closing so that the first scheduled payment can follow the lender’s normal payment cycle.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The Consumer Financial Protection Bureau gives this example: if the first payment is due November 1 and covers October interest, a September 20 closing typically produces 11 days of prepaid interest through the end of September. The exact amount still depends on the loan’s disclosed rate, balance, date-counting method, and rounding.

Negative: a credit offsets days already included in the first payment

A negative entry is not automatically an error. If closing occurs after interest has already begun accruing for the first payment period, the lender may credit those earlier days against the amount otherwise collected at closing. In the CFPB’s example, an October 4 closing for a November 1 first payment can produce a credit for the preceding three days of October, shown as a negative prepaid-interest number.

Regulation Z’s official interpretation directs creditors to disclose a negative calculation as a negative number. Do not remove the minus sign when checking the total cash to close; it reduces the amount due.

Zero: no intervening interest is collected

$0.00 can be correct when no interest is collected for a period between closing and the date from which interest will be collected with the first monthly payment. Confirm that the dates and first-payment terms support that result rather than assuming a zero line was left blank by mistake.

Displayed result Timing that can support it What to confirm
Positive amount Interest accrues between closing and the first payment period The charged days and rate produce the disclosed total
Negative amount A credit offsets part of the first payment period already accrued before closing The credit is shown with a minus sign and the dates explain it
$0.00 No interest is collected for an intervening period The first-payment schedule supports no prepaid collection

How to check the arithmetic without assuming a universal divisor

The safest formula is expressed in the lender’s own terms:

prepaid-interest total = disclosed per-day interest × applicable days, adjusted for the lender’s stated rounding and sign.

The daily figure itself should be derived from the loan balance and the annual interest rate using the lender’s contractual day-count basis. The reviewed federal guidance requires the amount to be based on the disclosed interest rate, but it does not prescribe one divisor for every mortgage. That is why a calculation that uses a familiar 360-day or 365-day rule may disagree with the disclosure even when the lender followed the loan documents.

Ask for four pieces of information if your multiplication does not match: the balance used, the annual rate, the day-count basis, and the rounding point. Also ask whether the lender rounded the daily amount before multiplying or calculated a more precise daily amount and rounded only the final total. Those choices can create a small difference without changing the underlying dates.

Do not use the monthly principal-and-interest payment as a substitute for the daily amount. A monthly payment includes principal repayment and may cover a different interest period. Likewise, do not infer the per-day amount from the cash-to-close total, which includes many unrelated charges and credits.

Use the three-business-day review period

The lender must provide the Closing Disclosure at least three business days before closing. That period is your opportunity to compare the final terms and costs with the Loan Estimate and raise questions while there is still time to investigate a discrepancy.

“Use these days wisely—now is the time to resolve problems.”

Consumer Financial Protection Bureau, Closing disclosure explainer

Read the disclosure as soon as you receive it. If the closing date changes and a revised disclosure arrives, repeat the prepaid-interest check because both endpoints and the sign can change. Keep each version so you can identify which rate, date range, and total were used in the final calculation.

What to ask the lender or settlement agent

Send a focused request rather than asking for a generic “closing-cost review.” You can adapt this wording:

Please show how you calculated the prepaid-interest amount on my Closing Disclosure, including the interest rate, loan balance, date range, day-count convention, and rounding. Can you confirm that these dates reflect my scheduled closing date and first payment?

Ask the person responding to identify:

  • The exact closing, funding, and first-payment dates used.
  • The interest period covered by the first monthly payment.
  • The balance and disclosed rate used to derive the daily amount.
  • Whether the first and last dates are included in the count.
  • The day-count basis and where rounding occurs.
  • Why the amount is positive, negative, or zero.
  • Whether a revised Closing Disclosure will be issued if an input or calculation is wrong.

The official consumer guidance supports asking questions, comparing the final disclosure with the estimate, and telling the lender or settlement agent when you believe there is a mistake. It does not establish a special guaranteed correction procedure or a fixed correction timeline for an individual per-diem dispute. Request a corrected disclosure if the lender confirms an error, and keep the response with your closing records.

Common checking mistakes and how to avoid them

Using a one-size-fits-all day divisor

A shortcut such as automatically dividing annual interest by a fixed number of days can produce a persuasive but irrelevant answer. Use the lender’s stated convention and ask for the contractual basis when the result differs.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Treating every negative number as proof of an error

A negative prepaid-interest entry can be a legitimate credit when closing occurs after interest has started accruing for the first payment period. Investigate the dates before disputing the sign.

Checking only the total cash to close

Other credits and charges can hide a small prepaid-interest error in the bottom-line amount. Inspect the per-day figure and date range separately.

Ignoring a moved closing date

Recalculate after any change to signing, funding, or recording. A date shift can alter both the number of days and whether the line is a charge or credit.

Assuming the rate appears on the prepaid line

The disclosure rules base the amount on the disclosed rate, but the rate may be displayed in the loan-terms section instead of beside the prepaid-interest amount. Compare the two sections.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Confusing prepaid interest with escrow or other prepaids

Section F can contain several prepaid items. Check that you are reviewing the row labeled prepaid interest, not homeowners insurance, property taxes, an initial escrow deposit, or another closing cost.

Final pre-signing checklist

  1. Open page 2, section F, and copy the prepaid-interest sign, daily figure, total, and date range.
  2. Confirm the final disclosed interest rate and loan balance.
  3. Match the first date to the closing or funding schedule.
  4. Match the last date to the first payment and the interest period that payment covers.
  5. Obtain the lender’s day-count convention and rounding method.
  6. Recalculate the total using the disclosed daily amount and applicable days.
  7. Check whether positive, negative, or zero fits the timing.
  8. Compare the final line with the Loan Estimate and investigate material changes.
  9. Send written questions to the lender or settlement agent before closing.
  10. Save the response and any corrected disclosure with your final loan documents.

A per-diem line is correct only when its rate, dates, day count, arithmetic, and sign fit your specific loan. If you cannot reproduce the total, the next step is not to guess a divisor; it is to have the lender or settlement agent identify the inputs and calculation used.
