How to Check Which FICO Score Mortgage Lenders Are Using

Most mortgage lenders have traditionally used three bureau-specific FICO scores: Equifax FICO Score 5, Experian FICO Score 2 and TransUnion FICO Score 4. For a single borrower, the conventional tri-bureau method usually takes the middle score—not the average—to determine the qualifying score. To preview what a lender may see, ask the lender which model, bureaus and underwriting system apply, obtain all three mortgage-relevant scores, check the underlying reports for errors, and compare your preview with the score disclosed after the lender pulls credit. In 2026, ask one additional question: is the loan using classic FICO or an approved newer model such as VantageScore 4.0?

What FICO score does a mortgage lender use?

The answer depends on the lender, loan channel and underwriting system. Historically, mortgage underwriting has relied on these bureau-specific versions:

As an Amazon Associate I earn from qualifying purchases.

Credit bureau Traditional mortgage FICO version
Equifax FICO Score 5
Experian FICO Score 2
TransUnion FICO Score 4

When one borrower has three scores, the traditional approach orders them from lowest to highest and uses the middle score. A 680, 710 and 740 therefore produce a qualifying score of 710; averaging them to 710 is coincidental in this example, not the rule. A 620, 700 and 760 still produce 700, not 693.

The Consumer Financial Protection Bureau (CFPB) says lenders commonly use the middle of the three scores when deciding what rate to offer. Its consumer guidance, last reviewed December 31, 2024, also notes that most mortgage lenders use FICO scores. The lender’s actual credit pull and underwriting instructions remain authoritative because lenders can select different bureaus, models and systems.

Why the score in a credit app may not match your mortgage score

A score shown by a bank, card issuer or free monitoring app is a particular model calculated from a particular bureau’s data on a particular date. Mortgage underwriting may use an older mortgage-specific FICO version and a three-bureau merged report. Those differences can produce materially different numbers even when the underlying credit history is unchanged.

  • Model/version: Mortgage FICO 2, 4 and 5 are not the same formulas as FICO 8, FICO 9 or VantageScore.
  • Bureau: An app may show only one bureau, while a mortgage report generally combines Equifax, Experian and TransUnion files.
  • Data date: Card issuers report on their own schedules. A balance paid today may remain on one bureau until the issuer’s next reporting cycle.
  • Purpose: Educational monitoring scores help track trends; underwriting scores are the numbers used in a specific credit decision.

That is why a Credit Karma score, or a FICO 8 score in a banking app, should not be treated as the exact score a mortgage lender will use. It can still help you watch for a sudden change or a reporting error, but it does not identify the lender’s selected mortgage model.

How to check your likely mortgage scores before applying

  1. Ask the lender before authorizing a hard pull

Ask your loan officer, in writing if possible:

    • Which score model or models will be used?
    • Which credit bureaus will be pulled?
    • Will the file run through an automated underwriting engine such as Desktop Underwriter (DU), or be manually underwritten?
    • Is the loan conventional, FHA, VA, USDA, portfolio or another product with different instructions?

Do not assume that a lender will use the traditional 2/4/5 set. In 2026, the answer may also be “classic FICO” versus an approved newer model.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  2. Obtain all three mortgage-relevant scores

Use a three-bureau product that explicitly lists mortgage FICO versions. myFICO documents the traditional consumer-accessible set as Equifax FICO Score 5, Experian FICO Score 2 and TransUnion FICO Score 4 and offers three-bureau reports and scores. Check the product description carefully: a generic score-monitoring subscription is not necessarily a mortgage-score report.

A three-bureau report is a preview, not a guarantee. The lender may receive updated data, use a different model, apply a different underwriting engine or pull at a different time.

  3. Review every underlying credit report

Use the free annual reports available from the three nationwide bureaus to inspect the data behind the scores. Check:

    • Account ownership and account type
    • Reported balances and credit limits
    • Payment history and late-payment dates
    • Collections, charge-offs and public-record information shown on the report
    • Recent hard inquiries
    • Accounts that should have been closed or paid but still show an old status

A report and a score are different products. The free reports help you verify the input data, but they do not replace mortgage-version scores.

  4. Dispute inaccurate information before applying

Dispute an error with the bureau that displays it and, when appropriate, with the company that furnished the information. Keep copies of the dispute, supporting documents and responses. Allow time for the investigation and for a corrected account to flow to the other bureaus; a last-minute dispute may not be reflected in the lender’s pull.

  5. Calculate the traditional middle score

For each borrower, sort the three mortgage scores from low to high and select the middle value. Do not average them. If two borrowers apply, the lender’s treatment of the borrowers’ scores is controlled by the applicable loan and underwriting rules; ask the lender how it will determine the representative score for your file rather than assuming one household average.

  6. Check close enough to application for current data

Scores can change when a bureau receives a new card balance, payment, account status or inquiry. Check after important balances have reported, but leave enough time to correct errors. Avoid opening unnecessary credit or making large new financed purchases while preparing for the application.

  7. Read the lender’s score disclosure

When a residential mortgage lender uses a credit score, CFPB guidance says the lender sends a notice with the score. Read the notice for the score value, bureau and model. Compare it with your preview and ask the loan officer to explain any difference in model, reporting date or data.

Traditional mortgage FICO versions at a glance

Bureau Version traditionally associated with mortgage lending What to verify
Equifax FICO Score 5 Whether the lender pulled Equifax and whether it uses this legacy model or a newer approved model
Experian FICO Score 2 Whether the lender pulled Experian and the score’s date
TransUnion FICO Score 4 Whether the lender pulled TransUnion and the score’s date

These labels identify the score formulas, not a promise that every lender or every mortgage program uses them. The bureau’s file can also differ from the other two because creditors do not always report to all bureaus or update them simultaneously.

What changed in 2026: classic FICO, VantageScore 4.0 and FICO 10T

Federal Housing Finance Agency (FHFA) modernization is adding approved alternatives to the legacy framework, but implementation is staged rather than universal.

Fannie Mae’s approved framework

Fannie Mae’s April 22, 2026 Selling Guide says the FHFA-approved framework includes classic FICO, VantageScore 4.0 and FICO 10T. Classic FICO versions remain required for Desktop Underwriter and manually underwritten loans while the transition proceeds.

VantageScore 4.0 for eligible DU loans

Fannie Mae says approved lenders may elect VantageScore 4.0 through a three-bureau merged report for eligible DU loans. “Adoption is optional,” so a lender is not required to use it merely because the loan is eligible. Manually underwritten loans must continue to use classic FICO under the guidance described on Fannie Mae’s initiative page.

FICO 10T availability

The same initiative information states that FICO 10T was not yet available for delivery to Fannie Mae on that page. That means a consumer should not assume that a FICO 10T score displayed elsewhere is currently the score used for a Fannie Mae delivery.

How widespread is the change?

Fannie Mae reported that 37% of conventional applications created in DU in September 2026 included a VantageScore 4.0 credit score. That is Fannie Mae’s application share for that month, not the percentage of all U.S. mortgages and not proof that every application used VantageScore for eligibility or pricing.

For your file, ask directly: “Will you use classic FICO 2/4/5, VantageScore 4.0 or another approved model, and will the decision run through DU or manual underwriting?”

How to compare a score source with the lender’s score

Comparison point Questions to ask Why it matters
Model/version Is it mortgage FICO 2, 4 or 5; FICO 8; VantageScore 4.0; or another version? Different formulas weigh account history and balances differently.
Bureau coverage Does the source show one bureau or all three? The lender may use a middle score from a merged report.
Data date When did each bureau last receive the account updates? A newly reported balance or late payment can change the result.
Purpose Is the number educational, monitoring-oriented or used for underwriting? A consumer score is not automatically a lending score.
Loan channel Is this conventional DU, manual underwriting, FHA, VA, USDA or a portfolio loan? There is no single model guaranteed across all channels.

The cited policy materials do not establish one universal score model for every loan channel. Your lender’s disclosure and the underwriting instructions for the specific program control.

Why your mortgage score may be lower than your FICO 8

Mortgage versions can react differently to the same file. A score gap does not necessarily mean one report is wrong. Common explanations include:

Best Value
Hiacry 8 Pack Gel Pens, Quick-Drying Black Ink, 0.7mm Fine Point Fidget Pen
  • Twin-Ball Design : Hiacry gel pen features a double ball conical tip that reduces writing resistance and provides a stable and smooth writing experience. 0.7mm quick drying black ink ensures no jumping, leakage or seepage.
  • Quick-Dry Long Lasting Ink:0.7mm black ink can slide effortlessly, dry immediately, & is not easily dirty. It has a high-capacity reservoir (up to 1300 meters), which is very suitable for left-handed & right-handed users.
  • Sleek Design for Journaling & Planning: Engineered with a low center of gravity and precision tip for steady ink flow, these journaling pens excel at note-taking, sketching, planning, and more. They combine stylish pens with top-tier performance.
  • Rolling Ball Design:The pocket clip with roll ball design can be easily attached to notebook pockets and binders, in addition, the fidget on the pen clip is also a small toy for your daily thinking to relieve stress.
  • Comfortable Non-Slip Grip:The ergonomic pen barrel has a soft rubberized coating for a comfortable, non-slip grip, so you won't get fatigued even after long hours of writing.
  • The mortgage version is older and uses a different risk formula than FICO 8.
  • The mortgage pull used a bureau with a higher reported card balance or an account that another bureau does not show.
  • A collection, late payment, inquiry or account age appears on one bureau only.
  • The lender’s report was refreshed after a creditor reported a new balance.
  • The score displayed to you is VantageScore rather than FICO, or is a different FICO generation.

Compare the reports line by line before trying to improve a number. Correcting an inaccurate balance or late payment can help the relevant score; simply buying access to another model cannot change the lender’s data.

Loan-program and underwriting differences to account for

Conventional loans using DU

Ask whether the lender is using classic FICO or has elected VantageScore 4.0 for an eligible DU loan. The lender can tell you which score appears in the merged report and which version DU received.

Manual underwriting

Under the 2026 guidance described by Fannie Mae, manually underwritten loans must continue to use classic FICO while the transition proceeds. A VantageScore shown by a consumer service therefore may not answer the manual-underwriting question.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

FHA, VA, USDA and portfolio loans

The supplied policy statements do not establish one universal score model for these channels. Requirements can differ by agency, lender and automated underwriting system. Ask the lender for the exact model, bureaus and minimum-score rules for the program you are considering instead of carrying over a conventional DU assumption.

Preparing your credit file without creating new problems

  • Pay on time: A new late payment can outweigh the benefit of many small score-management tactics.
  • Keep reported card balances controlled: The balance on the reporting date, not only the amount you pay by the due date, can affect the score.
  • Avoid unnecessary new accounts: New applications create inquiries and can reduce average account age or increase debt obligations.
  • Do not close old cards solely to simplify the file: Closing can change available credit and account-age calculations; ask a qualified lender or counselor before making a change.
  • Document disputes and payments: Keep statements, confirmation numbers and bureau correspondence for the loan file.

Checking your own credit score or report is a consumer inquiry and does not count as a lender hard inquiry. That protection does not extend to opening several new credit accounts near the mortgage application.

Should you pay for a three-bureau mortgage-score report?

A clearly labeled three-bureau mortgage-score product can be useful when you need to see the legacy mortgage versions before applying. myFICO is one consumer-accessible source that documents and offers the traditional Equifax FICO Score 5, Experian FICO Score 2 and TransUnion FICO Score 4 combination. Verify current product terms and the exact versions included before purchasing.

Use a paid report for planning, not as a promise of an exact lender result. It may differ because the lender pulls later, receives a corrected or newly reported account, selects another model, uses a different bureau file or applies a different underwriting system. Free annual reports remain valuable for checking the underlying data even when you do not buy a score product.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A practical pre-application checklist

  • Ask the lender for the model, bureaus and underwriting engine before the hard pull.
  • Identify whether the loan is conventional DU, manually underwritten, FHA, VA, USDA or portfolio.
  • Obtain all three mortgage-relevant scores if the lender expects the traditional model set.
  • Download and inspect all three bureau reports.
  • Dispute inaccurate accounts with the bureau and furnisher, allowing time for updates.
  • Sort the three scores and record the middle value; do not average them.
  • Time the review after important balances have reported, while leaving correction time.
  • Avoid unnecessary new credit and large financed purchases.
  • Read the lender’s score disclosure and reconcile any model or data-date difference.

Bottom line for borrowers

For a traditional mortgage preview, start with Equifax FICO Score 5, Experian FICO Score 2 and TransUnion FICO Score 4, then use the middle score rather than the average. A free app score is not necessarily the number your lender sees. Because 2026 policy is introducing optional VantageScore 4.0 for eligible DU loans while classic FICO remains important, the only reliable way to identify the score governing your application is to ask the lender and read the score disclosure after the pull.
