Ask your loan officer before the credit pull. Request the names of the national credit-reporting companies the lender will query, whether the mortgage report will contain one, two or all three bureaus, and which report provider will deliver it. After the lender orders the report, request the report disclosure and compare it with the answer you received. Public guidance describes common mortgage practice, but only the lender can confirm the selection for your application.
The quickest way to find out
Your lender’s credit pull is the decisive evidence. A personal credit-monitoring account, a credit-card score or a report you obtain yourself cannot prove which bureaus the mortgage lender will use.

- Ask before authorization. Tell the loan officer you want to know which national credit-reporting companies will be queried for your mortgage application.
- Clarify the number of files. Ask whether the lender expects a one-bureau, two-bureau or three-bureau report.
- Identify the supplier. Ask whether a credit-information provider, reseller or other report vendor will assemble and send the report.
- Request the disclosure after ordering. The report disclosure should show which bureau files were included. Compare that document with the lender’s earlier answer.
You can use this wording:
“Before you pull my credit, which national credit-reporting companies will you query for this mortgage application? Will the report include one, two or all three bureaus? Which report provider will send it, and can you provide the report disclosure after it is ordered?”
Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
The lender may not be able to promise the final combination before ordering. A bureau could have no matching file, be temporarily unavailable or be frozen. Ask what the lender will do in that situation instead of assuming the application will proceed under the same rules as another loan.

What mortgage lenders commonly use
The Consumer Financial Protection Bureau says most mortgage lenders look at scores from Equifax, Experian and TransUnion and use the middle score when deciding what rate to offer. That describes common practice, not a guarantee that every lender, loan product or underwriting route will use all three.
| Question to resolve | Why it matters | What to ask |
|---|---|---|
| Which bureaus? | Each bureau can hold different account information, and the resulting scores can differ. | “Will you query Equifax, Experian, TransUnion, or a particular subset?” |
| How many bureaus? | A one-, two- or three-bureau report can produce a different set of scores and may be subject to different program rules. | “Is this a one-, two- or three-repository report for my loan?” |
| Which report supplier? | The company that assembles the report is not necessarily one of the three national bureaus. | “Which credit-information provider or reseller will deliver the report?” |
| Which score and underwriting path? | A score shown in a consumer app may not be the score model used for mortgage underwriting. | “Which score model and underwriting route apply to this application?” |
| What happens if a file is missing? | A frozen bureau or unavailable data can affect whether the report is rerun or whether the program permits fewer files. | “If one bureau cannot return a file, will you rerun the report, and can the loan program proceed?” |
The CFPB’s mortgage guidance is a useful explanation of the usual process, but it cannot identify an unnamed lender’s current selection. Read the agency’s explanations of lender credit checks and mortgage scoring at What happens when a mortgage lender checks my credit? and Does my credit score affect my ability to get a mortgage loan or the mortgage rate I pay?.
Do not confuse a bureau, a report provider and a score
The bureau is the data repository
Equifax, Experian and TransUnion are the national credit-reporting companies most often discussed in mortgage lending. Each maintains consumer credit-file information supplied by creditors and other data furnishers. The lender’s request determines which repositories are queried for the application.
The report provider assembles the result
A lender may receive a merged or otherwise assembled report from a credit-information provider or reseller. Fannie Mae’s list of Credit Information Providers illustrates this distinction: a provider supplies credit information to lenders, while the national bureaus are the repositories being queried. Seeing a provider’s name on paperwork does not, by itself, tell you which bureaus supplied the underlying data.
The score is calculated from report information
A credit report is the underlying file; a credit score is a calculation based on information in that file. The CFPB notes that scores can differ depending on which reporting company is used. They can also differ because the scoring model or version differs. A score shown by a bank-card issuer or a free app therefore is not proof of the bureau or model your mortgage lender will use.

Step-by-step: verify the bureaus for your application
1. Ask during preapproval or rate shopping
Raise the question before authorizing a hard inquiry. Send the request through the lender’s secure message system or email so you have a dated record, then ask the loan officer to confirm the answer in writing. Include all borrowers if the application has more than one applicant; the lender can explain whether one combined report or separate files will be ordered.
2. Get a specific answer, not a generality
“We pull credit” does not answer the question. Ask for the names of the national bureaus, the expected number of repositories and the report supplier. If the lender says its policy varies by product, ask which rule applies to the exact loan type and underwriting route you are pursuing.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errors3. Ask when the first and later reports will be ordered
Clarify whether the lender expects an initial report only or may obtain another report later in underwriting. Ask what event would trigger a rerun and whether the same bureaus and score model would be used. A later report can reflect changed balances, new inquiries or corrected information, so its timing matters even when the first pull is complete.
4. Review your own files for preparation
Use AnnualCreditReport.com to obtain your own bureau reports before applying. The CFPB directs consumers there for free reports and says checking your own reports does not affect your credit scores. Compare names, addresses, account status, balances and reported dates across the files. Correcting an error before the lender orders its report can prevent a mismatch, but your self-check still does not dictate which bureaus the lender must query.
5. Request the report disclosure after the pull
Once the lender orders the mortgage report, ask for the disclosure that identifies the included repositories and the report provider. Keep it with your loan records. If it lists fewer bureaus than expected, ask whether the difference reflects a missing file, a frozen file, a product rule or a data-availability exception.

6. Resolve a missing or frozen bureau promptly
Ask the lender whether it will rerun the report after you unfreeze a bureau, whether the report can be supplemented, and whether the applicable loan program permits underwriting with fewer files. Do not assume that a rule used for one loan applies to every mortgage. Fannie Mae’s covered reporting rules include exceptions when data is unavailable or a bureau is frozen, but those rules are not universal requirements for every mortgage product.

7. Keep the answer and disclosure together
Save the lender’s written response, the disclosure, the date of each pull and any explanation for a changed bureau set. If a later underwriting question arises, you can show exactly what you were told and which report was actually delivered.
Why the bureau selection can change your mortgage score
Information is not always identical across the three repositories. One bureau may show a recently reported balance while another has not received the update. Different files can therefore produce different scores, even when the underlying accounts are yours.
Mortgage lenders commonly consider a score from each available bureau and use the middle score to determine the rate tier. The CFPB’s explanation does not establish that every lender uses that method, so ask how your lender handles one-, two- and three-bureau results. With two applicants, also ask how the lender selects the qualifying score for the application rather than relying on a rule described by another lender.
Fannie Mae’s B3-5.2-02, Types of Credit Reports describes three-repository reporting for covered report types, with exceptions when a bureau’s data is unavailable or the bureau is frozen. The applicable requirement depends on the loan and underwriting path. It should be treated as a question for your lender, not as proof that every mortgage uses three repositories.

Fannie Mae also describes an initiative in which VantageScore 4.0 may be used for eligible loans through Desktop Underwriter, while manually underwritten loans continue to use Classic FICO. Eligibility and implementation are important: a consumer score labeled “VantageScore” or “FICO” does not establish that the same model will be used for your loan. Ask the lender which model and underwriting system apply. Details are in Fannie Mae’s Credit Score Models and Reports Initiative.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. How mortgage-shopping inquiries are treated
Comparing mortgage offers usually requires more than one lender credit check. The CFPB states: “Within a 45-day window, multiple credit checks from mortgage lenders are recorded on your credit report as a single inquiry.” The statement appears on the agency’s page reviewed August 28, 2026, What exactly happens when a mortgage lender checks my credit?.
Do not extend that statement to every scoring model or every type of inquiry. The CFPB’s separate inquiry guidance describes a general grouping period of 14 to 45 days for same-type loan inquiries across scoring models. Read What kind of credit inquiry has no effect on my credit score? for the qualification.
- Submit mortgage applications within a concentrated shopping period when practical.
- Tell each lender you are comparing mortgage offers so the purpose of the inquiry is clear.
- Avoid opening credit cards, personal loans or auto financing shortly before or during underwriting unless your loan officer tells you it is necessary.
- Ask whether a lender’s prequalification uses a soft inquiry or a hard inquiry; do not assume the answer.
If the lender’s answer and the report do not match
The lender says “all three,” but one is absent
Ask whether the bureau returned no file, was frozen, was unavailable or was omitted because the loan program permits an exception. Request a rerun or supplement if appropriate, and ask for the written underwriting basis for proceeding with fewer repositories.

Your personal score is higher or lower
Compare the underlying reports first. Check the reporting date, account balance, utilization, payment status and whether an account appears on every file. Then ask the lender which score model and version it used. A difference between a consumer-facing score and a mortgage score does not, by itself, show that the lender used the wrong bureau.
A bureau is frozen
Ask whether you must temporarily lift the freeze, how long the lender needs access, and whether the lender will automatically rerun the report. Fannie Mae’s covered rules recognize some frozen-bureau exceptions, but the correct response depends on the loan program and underwriting route.
The lender will not provide a clear answer
Ask for the lender’s written credit-report policy or the exact report disclosure after the pull. You can also ask the loan processor or underwriter to identify the repositories and score model used for your file. If the lender cannot explain what was ordered, ask how you can verify the report before relying on a quoted rate or underwriting decision.
Common mistakes to avoid
- Assuming every mortgage uses all three bureaus. Three-bureau reporting is common, and some covered Fannie Mae report types describe it, but lender and product requirements vary.
- Treating a free-app score as the mortgage score. The bureau, scoring model, version and reporting date may differ.
- Believing your preferred bureau controls the lender. You may review and dispute your own files, but you cannot require the lender to use a particular repository.
- Confusing a report vendor with a bureau. A reseller or provider may assemble the report from one or more repositories.
- Unlocking only one bureau without asking. If the lender expects a multi-repository report, one unlocked file may not be enough.
- Applying for unrelated credit while underwriting is open. New inquiries, balances and accounts can complicate the lender’s review even when mortgage-shopping inquiries receive special treatment.
- Relying on another borrower’s experience. A different lender, loan type, underwriting system or date can produce a different bureau and score requirement.
A compact record-keeping checklist
- Date you asked the lender which bureaus it would query.
- Names of the expected national bureaus.
- Expected one-, two- or three-bureau format.
- Name of the report provider or reseller.
- Score model and underwriting path, if the lender disclosed them.
- Date and purpose of each credit pull.
- Copy of the report disclosure showing the repositories included.
- Explanation of any missing, frozen or unavailable bureau file.
- Whether a rerun or supplemental report was ordered.
Bottom line
The reliable method is a two-part check: get the lender’s bureau list and report format before the pull, then verify the actual repositories on the report disclosure afterward. Use your own AnnualCreditReport.com files to find errors, not to predict the lender’s choice. Ask separately about the score model, underwriting route and treatment of a missing or frozen bureau, because those details—not a score from a consumer app—determine how your mortgage application is evaluated.
