In England and Wales, HM Land Registry’s title register identifies the registered proprietor and title number. An online copy is normally suitable for a personal check; if you need evidence for a legal, sale, mortgage or court matter, order an official copy instead.
The procedure depends on location. The detailed steps below apply to England and Wales. Scotland, Northern Ireland, Hong Kong and Singapore use different systems, search rules and terminology, so use the local registry rather than assuming that an England-and-Wales search will work.

First identify the correct registry
Land records are maintained by the jurisdiction in which the property sits. Start there, not with a general internet search or a commercial people-search service. The registry may accept an address, title number, parcel or lot identifier, but it may not let you search for every property owned by a person.

|---|---|---|
| England and Wales | HM Land Registry’s “Search for land and property information” service | The service covers registered property. Search by address or location, then inspect the title register. |
| Scotland | The Scottish land-register service identified by GOV.UK | Use Scotland’s own register and instructions; the England-and-Wales process does not apply. |
| Northern Ireland | The Northern Ireland register identified by GOV.UK | Use the local official registry; detailed England-and-Wales steps should not be substituted. |
| Hong Kong | The Land Registry’s IRIS or an in-person land search | A search can use an address, lot number or property reference number. Searches for property registered in another individual’s name are restricted without that person’s authorisation. |
| Singapore | Singapore Land Authority’s INLIS service | Possible search keys include address, building name, postal code, land-lot number or strata-lot number. Match the address to the lot number before proceeding. |
These systems answer slightly different questions. A register search checks what the public record says about a particular title. It does not automatically resolve a boundary dispute, explain a complicated trust or beneficial-interest arrangement, or prove that an unregistered interest does not exist.

England and Wales: check the title register step by step
1. Gather the best property identifier you have
Begin with the complete postal address, including the flat or unit number, building name, postcode and town. If you already have a title number, use it. A parcel or location reference can also help where the address is ambiguous. Keep older addresses, developer names and neighbouring addresses available in case the registry uses a different description.
2. Open HM Land Registry’s search service
Use HM Land Registry’s official “Search for land and property information” service. It is the online service for England and Wales and returns registered property records. Enter the address or map location and review the results rather than selecting the first similar-looking entry.
Check that the result describes the right building, unit and tenure. Large developments can have separate titles for each flat, parking space, garage, storage area or management company. A result for the building as a whole may not be the title for your individual unit.

Select the title register for the property. The register gives the title number and names the registered proprietor—the person or organisation recorded as owner of that title. Compare every name with the name you are checking, including middle names, initials, spelling and any company or trustee description.
Depending on the property, the register can also show the tenure, price paid where available, mortgage or other charges, rights, restrictions and easements. Those entries can explain why a name appears with a company, trustee or personal-representative designation, or why the title is subject to another party’s rights.

4. Read restrictions, easements and referenced documents
A register entry may refer to a filed deed or another document instead of setting out the whole arrangement. For example, a restriction may control when a transfer can be registered, while an easement may grant access or services across land. If the entry says that a document is filed, request that document when you need the detail. Form OC2 is used for certain filed deeds and documents.
Do not treat the appearance of your name as an answer to every legal question. The register records the registered title; a solicitor or conveyancer may be needed to interpret a trust, restriction, disputed transfer, insolvency issue or other legal effect.

Open the title plan to confirm that the title relates to the house, flat, parcel or area you intended to search. The plan shows the property’s location and general boundaries. HM Land Registry guidance says there is usually no record of exact boundaries, so a coloured line on the plan should not be treated as a precise survey line.
If the disagreement is about a fence, garden strip, access route or the position of a boundary, obtain any relevant filed deeds and seek professional advice. A title-register search alone may not settle that dispute.
6. If nothing appears, check the address and registration status
A failed search does not prove that nobody owns the property. First try variations such as an old postal address, a building name without the flat number, a different postcode format or a neighbouring street description. Search the map and inspect nearby titles where the address is unclear.

If the property still does not appear, ask HM Land Registry about an index-map search. The online service returns registered property only; an unregistered property may therefore be absent. An index-map result can help establish whether land is registered and, if so, under which title or titles.

7. Decide whether an online copy is enough
For a general personal check, an online copy of the register or plan is usually sufficient. It is not proof of ownership for legal purposes. HM Land Registry’s guidance puts the distinction plainly: “You can download online copies of the information but you cannot use them as proof of ownership.”
When a lender, court, buyer, public authority or other formal process requires evidence, order an official copy. HM Land Registry lists form OC1 as the route for an official copy of the register or plan. The official copy is the document to request when authenticity and formal evidential status matter.
8. Investigate older ownership or a pending application
If you need to know whether your name appeared on the title in the past, request a historical register. A current register normally answers who is recorded now, not every previous proprietor.
If a transfer or other registration is still being processed, the current register may not yet show the intended change. HM Land Registry guidance describes form OS3 for information about pending applications and form OC2 for copies of lodged documents. A pending application is not the same as a completed registration, so check its status before relying on it as proof that ownership has changed.

What the title register can—and cannot—tell you
What it can show
- The title number for the registered parcel or unit.
- The name of the registered proprietor.
- The tenure recorded for the title.
- The price paid, where that information is available.
- Mortgages and other charges recorded against the title.
- Rights, restrictions and easements entered on the register.
- References to filed deeds or documents that can be ordered separately.
What it may not establish by itself
- Exact boundary positions: the plan generally shows only general boundaries.
- Ownership of unregistered land, which may not appear in the online search.
- Every beneficial or trust interest behind the registered proprietor’s name.
- Whether a pending application will ultimately be completed.
- The legal meaning of a complex restriction, easement or deed without interpretation.
That distinction matters when the question is “Is my name on the title?” A name in the proprietor entry answers what the register records. It does not, on its own, decide every beneficial-ownership or boundary question.
How to choose the right document
| Your purpose | Document or search | Why it fits |
|---|---|---|
| Quick personal check of the current owner | Online title register | Shows the current registered proprietor and title number. |
| Confirm the land shown by the result | Online title plan | Shows location and general boundaries; it is not an exact-boundary survey. |
| Formal proof for a transaction, court or authority | Official copy, usually requested through form OC1 | The online download is not accepted as proof of ownership for legal purposes. |
| Read a deed, restriction or easement referred to in the register | Filed document requested through the appropriate OC2 route | The register may summarise the entry but refer you to the filed document for full terms. |
| Check former proprietors | Historical register | Provides historical ownership information rather than only the current entry. |
| Check an application that has not yet been completed | Information about pending applications, including the OS3 route described by HM Land Registry | Helps distinguish a proposed or pending change from a completed registration. |
| Find a title when an address search fails | Index-map search | Useful for locating registered land or identifying that the land may be unregistered. |
Costs and timing of the England-and-Wales search
When the GOV.UK service was checked on 13 October 2026, it displayed a fee of £7 for an online title register or plan and £11 per official-copy document. These amounts are time-sensitive and can change, so confirm the current fee on the official service immediately before ordering. The fee is per document where the service specifies a per-document charge; a register, plan and filed deed may therefore be separate orders.
The charge buys access to a registry record, not legal advice. If the result exposes a restriction, unusual ownership wording, a boundary conflict or a discrepancy in a transfer, budget separately for advice from a qualified property solicitor or conveyancer.
Why a name-only search is often the wrong approach
People commonly ask whether they can enter a person’s name and obtain every property connected with it. Do not assume that option exists. In England and Wales, HM Land Registry guidance says that, in general, a person cannot search all properties owned by an individual. The practical route is normally to identify the property first, then inspect its title register.
Hong Kong illustrates an additional privacy restriction: the Land Registry says a search for property registered in another individual’s name is restricted without that person’s authorisation. Singapore’s INLIS service instead lists property identifiers such as an address, building name, postal code, land-lot number or strata-lot number. The availability of a name search is therefore jurisdiction-specific, not a universal feature of land registries.

Troubleshooting common results
“No properties found”
- Recheck the flat, unit, building and street details.
- Try historical or alternative addresses and postcode formats.
- Search the map and nearby titles where the address is not unique.
- Request an index-map search if the property remains missing.
- Consider that the land may be unregistered and therefore outside the online search.
Your name is absent
Confirm that you selected the correct title, especially in a flat development or where a parking or storage space has its own title. Check whether a transfer is pending and whether the register lists a company, trustees or personal representatives instead of an individual. If a registration should have happened but has not, obtain the relevant application information and ask the conveyancer or solicitor handling it to investigate.
Your name is present but the details look wrong
Do not alter or rely on the record without understanding the issue. Compare the title number, property description and plan, then obtain any referenced deeds or restrictions. For a suspected registration error, disputed transfer, trust issue or fraud concern, take the register and supporting documents to a property solicitor or conveyancer.
The plan conflicts with a fence or feature on the ground
Remember that the title plan normally depicts general boundaries. Gather the register, plan, filed deeds and relevant historic documents before treating the plan as evidence of an exact line. Boundary interpretation is a legal and factual exercise, not something an address search can conclusively resolve.
A practical decision checklist
- Write down the property’s full address and any title, parcel, lot or strata-lot number.
- Identify the jurisdiction and open its official land-registry service.
- Search the property, checking the unit and map location carefully.
- Open the title register and compare the proprietor’s name with the name you are checking.
- Read the tenure, charges, restrictions, rights and easements relevant to your question.
- Open the title plan to confirm the general location and extent of the title.
- If no result appears, retry address variants and consider an index-map search or the possibility of unregistered land.
- Order an official copy through the appropriate route when formal proof is required.
- Request a historical register for former ownership, or investigate a pending application when a change is not yet registered.
- Get professional advice for boundaries, trusts, restrictions, suspected errors or any legal interpretation.
When professional help is justified
A straightforward current-owner check rarely requires a solicitor. Professional advice becomes sensible when the register and your documents disagree; a transfer, inheritance or mortgage has not appeared; the title names trustees or a company; a restriction prevents registration; an easement or filed deed is central to the issue; or a boundary dispute is developing.
Take the title register, plan, official copies, filed deeds, correspondence and any transfer or mortgage paperwork to the adviser. Asking for a precise explanation of the register entry is usually more efficient than asking generally who owns the property.
Keeping the result current
Land records and access rules can change. Fees displayed by the England-and-Wales service, Hong Kong search permissions, Singapore service details and registry procedures should be checked again when you order. Treat this guide as procedural information rather than legal advice, and rely on the relevant official registry for the current form, fee and eligibility requirements.
