To check affordability, build a monthly budget using your actual income, debts, savings goals and expected home costs; set a payment that leaves room for emergencies and ongoing expenses; then use a realistic rate, term, down payment, taxes and insurance to estimate a home-price range. Recheck the result with property-specific quotes before making an offer.
Affordability is different from mortgage approval
A lender’s approval amount comes from underwriting rules, documented income, credit, debts, assets and the selected loan program. It answers a financing question: how much debt might this borrower repay under the lender’s standards? Your household needs to answer a broader question: what payment still works after food, transportation, childcare, healthcare, savings, repairs, taxes and other priorities?
As an Amazon Associate I earn from qualifying purchases.
The Consumer Financial Protection Bureau (CFPB) puts the distinction plainly: “Focus on a mortgage that is affordable for you given your other priorities, not how much you qualify for.” Approval is useful information, but it is a ceiling created by a lender’s model, not a recommendation for your lifestyle.
No responsible calculation can produce one universal mortgage amount without your income, take-home pay, debts, savings, location, down payment, interest rate, loan term and the specific property’s taxes, insurance, fees and condition. The method below gives you a repeatable estimate and shows where to replace assumptions with actual quotes.

Start with the numbers your household actually lives on
Record gross income and take-home pay
Write down stable gross monthly income before taxes and deductions. Lenders use gross income for debt-to-income (DTI) calculations. Also record real monthly take-home pay from pay stubs or bank deposits. Take-home pay is the better starting point for deciding whether the payment feels comfortable because taxes, retirement contributions, health premiums and other payroll deductions reduce the cash available for bills.
For variable income, use only the amount you can document and reasonably expect to continue under the applicable loan rules. Keep bonuses, commissions, overtime or self-employment income separate until you know how a lender will count them and whether your household budget can tolerate a low-income month.
List every recurring debt payment
Include auto loans, student loans, credit-card minimums, personal loans, child-support or alimony obligations and any other recurring debt payment. Use the required monthly payment, not the balance. Add debts that may begin soon, such as a deferred student loan or a vehicle you plan to finance, because omitting them can make the budget look artificially comfortable.
Map spending and savings before choosing a payment
Review several months of bank and card statements. Separate fixed bills from flexible spending and identify annual or irregular costs by dividing their expected yearly totals by 12. Include food, transportation, utilities, healthcare, childcare, insurance, subscriptions, travel, gifts, tuition, support for relatives, taxes not withheld from pay and current housing costs.
Then reserve monthly amounts for emergency savings, retirement, education or other goals. A larger down payment or a bigger house is not affordable if it requires draining your emergency fund or abandoning a priority you consider essential.

Count the full cost of owning the home
Principal and interest are only two parts of the housing bill. Build a total monthly housing estimate that includes:
- Principal and interest on the mortgage.
- Property taxes, using the likely assessment and local tax rate.
- Homeowners insurance.
- Mortgage insurance when required by the loan or down payment.
- Homeowners association, condominium or cooperative fees.
- Supplementary coverage, such as flood insurance, when the property or lender requires it.
- Utilities that you will pay as the owner, including services not included in a condo fee.
- A maintenance and repair reserve.
Lenders may collect principal, interest, taxes, insurance and mortgage insurance in one monthly payment, but HOA fees, utilities, routine maintenance and many repairs are often paid separately. Your affordability test must include them anyway. Ask an insurance agent, local tax assessor, HOA or lender for property-specific estimates instead of relying on a generic calculator assumption.
Budget for costs that are not monthly
Buying also requires cash before and around closing. Fannie Mae gives general guidance to prepare for closing costs of 2%–5% of the loan amount; the actual amount varies by loan, location, lender credits, points, prepaid taxes and insurance. You may also need inspection fees, appraisal charges, moving expenses, utility deposits, immediate furnishings and repairs.
Keep a reserve after closing. A transaction that uses every dollar for the down payment and closing can leave you financially exposed to a broken heating system, an insurance deductible, a job interruption or a tax adjustment. Treat the 2%–5% figure as planning guidance, not a quote or a guarantee.
Choose a target payment before estimating a home price
Set a maximum total housing payment from your household budget, not from a home-search filter. Start with take-home pay and subtract non-housing expenses, planned debt payments, savings contributions and a margin for irregular costs. The amount left for housing must cover the full list of property costs, not just principal and interest.

Make the target conservative enough that a temporary increase in insurance, taxes, utilities or repairs does not force you to borrow for routine bills. If your income or expenses may change, use the payment that works in the less favorable realistic scenario rather than the best month.

A simple worksheet can be organized as follows:
| Monthly item | Amount to enter | Why it matters |
|---|---|---|
| Gross income | Your documented pre-tax monthly income | Used for lender ratios |
| Take-home pay | Actual after-tax monthly income | Used for household cash-flow comfort |
| Non-housing spending | Essential and planned discretionary costs | Shows what must remain after housing |
| Recurring debt payments | Required payments on all debts | Feeds the DTI screen and cash budget |
| Savings and reserves | Emergency, retirement and other goals | Prevents the house from consuming every surplus dollar |
| Total housing target | The amount that remains for all home costs | Sets the affordability ceiling |
Use DTI and housing ratios as screening tools
DTI is monthly debt payments divided by gross monthly income. For example, $2,250 of monthly debt divided by $9,000 of gross income equals 25%. Depending on the loan product and lender, the proposed housing payment may be included in a front-end or housing ratio, while total recurring debts plus the proposed housing payment form a back-end DTI. Definitions and limits vary, so one ratio is never a universal approval rule or a personal affordability verdict.
Published guidance illustrates why ratios must be treated as context:
| Guidance | Figure | Qualification |
|---|---|---|
| CFPB mortgage toolkit rule of thumb | Total monthly home payment at or below 28% of pre-tax income | A lending rule of thumb; the CFPB says lenders may approve more or less depending on the complete financial picture. The toolkit publication date was not established in the available passage. |
| Freddie Mac budgeting guide | Mortgage payment, including principal, interest, taxes and insurance, no more than 30% of gross monthly income; total debt no more than 36% | General lender guidance, last reviewed June 4, 2025; not a binding standard. |
| Freddie Mac ratios page | Housing expense ratio below 30% and total DTI below 45% described as ideal lender-assessment guidance | Page accessed October 13, 2026; limits vary with rates, debt, credit history, loan product and lender. |
| Fannie Mae affordability page | Housing costs of roughly 25%–30% of gross income | General guideline on a page accessed October 13, 2026; not a guarantee of personal affordability. |
The differences are not contradictions to solve by picking the highest percentage. They show that underwriting standards differ and that a ratio omits family circumstances, savings priorities and property-specific costs. A household with high childcare costs may need a lower housing ratio; another with substantial liquid reserves may have more flexibility. Use the ratios to identify questions, then let your complete budget decide.
Translate your budget into a rough home-price range
- Set the total housing target. Choose the monthly amount your household can sustain after non-housing bills, debt payments, savings and a reserve for irregular costs.
- Estimate property charges. Obtain realistic monthly estimates for property taxes, homeowners insurance, mortgage insurance, HOA or condo fees and any supplementary coverage. Include a maintenance and utilities allowance in your own budget.
- Find the principal-and-interest allowance. Subtract the estimated taxes, insurance and other property charges from the total housing target. Do not subtract costs twice: utilities and maintenance may not appear in a lender payment but still need room in the household budget.
- Model the loan. Enter a likely interest rate, loan term and down payment into a mortgage calculator. Adjust the loan amount until the principal-and-interest payment fits the amount available after property charges.
- Estimate the purchase price. Add the planned down payment to the estimated loan amount. Then account separately for closing and moving cash; they are not part of the home price.
- Replace assumptions with quotes. Recalculate when you know the exact property tax record, insurance premium, HOA budget, mortgage-insurance cost, rate, points and loan terms.
For an illustrative calculation, suppose a household chooses a $2,700 total monthly housing target. It estimates $500 for taxes, $150 for homeowners insurance, $100 for mortgage insurance and $250 for HOA fees. That leaves $1,700 for principal and interest. The household would enter its expected rate, term and down payment into a calculator and adjust the loan amount until the payment is about $1,700. The resulting loan amount plus the down payment is only a rough price range until property-specific costs are verified.

Compare loan and home scenarios on the same basis
When comparing a 15-year and 30-year term, a larger and smaller down payment, or two different homes, keep the assumptions visible. Compare each option using the following table rather than focusing on the advertised principal-and-interest figure.
| Comparison axis | Questions to answer |
|---|---|
| Total monthly payment | What are principal, interest, taxes, insurance, mortgage insurance, HOA fees and supplementary coverage? What utilities and maintenance remain outside the lender payment? |
| Cash required | How much is needed for down payment, closing, prepaid items, inspections, moving and immediate repairs? How much savings remains afterward? |
| Rate and term | Does a longer term lower the monthly principal payment but increase total interest? Could the payment change under an adjustable-rate structure? |
| Debt and savings capacity | After housing, can the household continue required debt payments, emergency saving and retirement contributions? |
| Property costs | How do taxes, insurance, HOA rules, utilities, age, condition and likely maintenance differ between homes? |
A lower monthly payment is not automatically the cheaper or safer choice. A longer term can reduce required monthly principal but generally extends the period over which interest accrues. A larger down payment may reduce the loan and mortgage insurance but can leave too little cash for reserves. Evaluate both monthly resilience and the cash position after closing.

Affordability should survive plausible bad news, not only the first month’s estimate. Recalculate the budget under several scenarios:
- Property taxes rise after a reassessment or the introductory tax estimate is replaced by the actual bill.
- Homeowners, flood or other required insurance becomes more expensive or a deductible is due.
- Utilities are higher than in the current home, especially after moving to a larger property or a different climate.
- A major repair occurs and must be paid before a planned savings goal.
- An adjustable-rate or other changing-payment loan resets under its contractual terms.
- One income falls temporarily, overtime disappears or a bonus is not paid.
- An HOA raises dues or levies a special assessment.
The CFPB notes that mortgage payments can change depending on loan type and that home-related costs are likely to rise over time. Fannie Mae likewise advises planning for maintenance, unexpected expenses and potential payment changes. If one reasonable stress case makes the budget depend on credit cards, skipped savings or uncertain income, reduce the target price, increase reserves or reconsider the timing.

Set a post-closing reserve floor
Choose a minimum amount that must remain in liquid savings after closing. The amount depends on job stability, dependents, health needs, the age and condition of the home, insurance deductibles and other obligations. Do not count retirement accounts or home equity as an immediately available repair fund unless you have explicitly decided that the access costs and risks are acceptable.
Use calculators correctly
The CFPB recommends a mortgage calculator that does not require registration or an account. Use it to work backward from a target payment: enter the rate and term, estimate the loan amount that produces the principal-and-interest allowance, and then add the down payment for a rough price estimate. Fannie Mae’s calculator provides simple and advanced inputs, including property taxes, insurance and HOA or condo fees.
Calculators are estimates, not approvals, rate locks or financing offers. Fannie Mae’s calculator disclaimer states: “Results in no way indicate approval or financing of a mortgage loan.” Confirm the result with a lender’s Loan Estimate, an insurance quote, the tax assessor’s information and the HOA’s current budget or fee schedule. Recheck the math whenever any input changes.

Common mistakes that make a mortgage look affordable
- Using only principal and interest: Taxes, insurance, mortgage insurance, HOA fees and supplementary coverage can materially change the payment.
- Using gross income for the whole budget: Gross income is appropriate for DTI screening; take-home pay is needed for real cash-flow planning.
- Treating the largest approval as a target: Underwriting does not know every family priority, irregular expense or desired savings rate.
- Ignoring maintenance and repairs: A lender’s payment does not create a repair fund.
- Spending all liquid savings on the down payment: Closing and moving costs arrive before the first repair or income interruption.
- Assuming today’s taxes or insurance are permanent: Reassessment, renewal pricing and coverage changes can increase costs.
- Comparing homes with different fees as if they were equivalent: A condo fee may include services, while a single-family home shifts those costs to the owner.
- Relying on one ratio: Published 28%, 30%, 36% and 45% figures are guidelines from different contexts, not personal guarantees.
- Failing to test a payment change: Adjustable-rate and other non-fixed structures require a scenario based on the contractual reset rules.
A final affordability checklist
- Gross monthly income and actual take-home pay are documented.
- Every recurring debt payment is listed, including obligations that will start soon.
- Non-housing spending, annual costs and savings priorities are in the monthly plan.
- The target payment includes principal, interest, taxes, insurance, mortgage insurance, HOA fees and supplementary coverage where applicable.
- Utilities, maintenance, repairs and unexpected costs have separate budget room.
- Down payment, estimated 2%–5% closing costs guidance, moving expenses and prepaid items are funded without exhausting reserves.
- The DTI and housing ratios have been calculated as screening information, not treated as a verdict.
- The loan estimate uses a realistic rate, term, down payment and payment structure.
- Property-specific taxes, insurance and HOA charges have been verified or clearly marked as estimates.
- The budget still works under higher costs, a repair, an income interruption or a payment change that is reasonably possible.
- A lender’s approval is being used to confirm financing options, not to determine the household’s maximum comfortable payment.
If the numbers pass this process, you have a defensible affordability range rather than a number produced by a generic home-price rule. Keep the assumptions with your worksheet and update it when the property, rate, loan term, insurance quote or household budget changes.
