Start with the company named on your latest mortgage statement, then ask that servicer in writing to identify the loan’s current owner. Check the Fannie Mae and Freddie Mac lookup tools, search MERS with your Mortgage Identification Number (MIN) when applicable, and compare the results with transfer notices and recorded documents. These steps can establish who owns or services the loan, but there is no single public database that proves every mortgage was placed into a particular private-label securitization trust.
What you are trying to establish
“Who owns my mortgage?” and “Who collects my payment?” are different questions. A mortgage can be sold to a new owner while the same company continues servicing it, or servicing can move to a different company without the debt changing owners. Securitization is a further step: loans may be pooled and represented by mortgage-backed securities. A securitized loan still has an owner or ownership structure and a servicer; securitization does not make those roles disappear.

| Event | What changes | What it does not prove by itself |
|---|---|---|
| Loan sale | Ownership of the debt changes, commonly through the secondary market. | A change in payment address alone does not prove a sale. |
| Servicing transfer | The company receiving payments and administering the account changes. | Ownership may remain with the same entity. |
| Securitization | A loan may be pooled with other loans and represented by mortgage-backed securities. | A MERS entry, an assignment, or an agency lookup does not automatically identify a specific private-label trust. |
The Consumer Financial Protection Bureau (CFPB) summarizes the practical issue this way: “Many mortgage loans are sold and the servicer you pay every month may not own your mortgage.” Its consumer guidance was last reviewed September 9, 2020. The current servicer is therefore the best starting point, not necessarily the final owner.

1. Identify the current servicer
Read the most recent monthly statement or coupon book. Record the company name, mailing address, telephone number, loan number, and any address listed for written information requests. The servicer is the company that sends statements, accepts payments, tracks principal and interest, manages escrow, and handles account questions.

CFPB guidance also points borrowers to MERS to search for servicing information. Treat the statement and the servicer’s contact details as the current operational record, even if an older notice names another company.
2. Ask the servicer who owns the loan
Call the number on the statement and ask for the legal name, address, and telephone number of the current owner of the mortgage loan. Ask when the servicer last received or confirmed that information and whether the servicer itself owns the loan. Write down the representative’s name, the date, and any reference number, but do not rely on a phone conversation when you need proof.
For a documented answer, send a written Request for Information or a Qualified Written Request (QWR). CFPB says the servicer must provide, to the best of its knowledge, the owner’s name, address, and telephone number. Send the request using the method and address the servicer designates for such correspondence, retain a complete copy, and keep the delivery receipt.
Your request can be concise:
Re: Loan number YOUR LOAN NUMBER
Please identify the current owner of this mortgage loan, including its legal name, mailing address, and telephone number. Please state whether the servicer owns the loan or services it for another entity, and identify any effective date of an ownership or servicing transfer known to you.
Please treat this as a written Request for Information. Send the response to the mailing address on this letter.
If you are trying to establish securitization, add a separate question asking whether the servicer’s records identify a securitization, trust, or pool and, if so, the name and relevant transfer date. The servicer may not possess every custodial or investor record, so an answer that does not identify a trust is not proof that no securitization occurred.
3. Check the Fannie Mae and Freddie Mac lookup tools
CFPB directs borrowers to the mortgage lookup tools operated by Fannie Mae and Freddie Mac. A positive result can indicate that the agency owns or backs the loan. Save a dated screenshot or printout showing the result and the information you entered.

An absent result has a narrower meaning: it does not establish that the loan was never sold. The loan may be owned by another investor, the identifying data may not match the lookup, or the agency may not have the record you are seeking. Use these tools as an additional ownership or backing check, not as a universal negative test.
4. Search MERS when the loan is registered there
MERS uses a Mortgage Identification Number (MIN) and describes its system as “an electronic system that assists in the tracking of loans, servicing rights, and security interests.” That description appears in the Fannie Mae Selling Guide dated May 1, 2024.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Repair Windows errors before they cause bigger problems3Scan for outdated or missing drivers - takes under a minuteFind the MIN on your closing paperwork, a MERS-related notice, or other loan documents, then use the applicable MERS borrower search. Record the servicing company, effective dates, and any other displayed information. A MERS result can help locate the servicer or show a recorded change in servicing rights.
MERS information is not standalone proof that your loan was placed into a particular securitization trust. It is a registry record that should be compared with the servicer’s written response, notices, and public records. A missing or outdated entry can also require follow-up rather than a conclusion about ownership.
5. Review transfer notices and your closing file
Search your paper and electronic files for notices titled “Notice of Transfer of Ownership,” “Notice of Assignment, Sale, or Transfer,” or “Notice of Servicing Transfer.” If ownership changes, the new owner must notify you within 30 days of the effective transfer date. CFPB stated this requirement on a page last modified January 21, 2025. The notice should identify the transfer date and the new owner’s contact information.

A servicing-rights transfer produces a separate notice. Under the general federal rule in 12 U.S.C. §2605(b)(2)(A), the transferor servicer generally provides advance notice at least 15 days before the effective servicing-transfer date, subject to the statute’s exceptions and transaction details. The notice should explain where to send payments after the change and identify the old and new servicers.
Compare the notices with your closing documents, including the promissory note, mortgage or deed of trust, riders, and any assignment supplied at closing. Keep the effective dates: a company can service the loan for one period and a different company later, while ownership records may have their own dates.
6. Reconcile discrepancies and escalate when necessary
Create a timeline of every company, effective date, payment address, notice, and written answer. If the records disagree, ask the current servicer to explain the discrepancy in writing and identify which record is current. Preserve monthly statements, notices, letters, envelopes, delivery confirmations, payment history, escrow analyses, MERS results, agency lookup results, and recorded documents.
When the servicer does not answer, foreclosure is threatened, or the documents cannot be reconciled, contact a HUD-approved housing counselor or a qualified consumer-rights or real-estate attorney licensed where the property is located. Professional help is especially important when you need records through a formal legal process or must respond to a foreclosure deadline.
How strong is each type of evidence?
Use evidence in layers. The closer a record is to a direct statement by the current servicer or owner, the more useful it is for answering “who owns the loan?” Indirect registry entries and public filings can corroborate a timeline but may not answer every ownership question.

| Evidence | Authority and scope | What it can establish | Main limitation |
|---|---|---|---|
| Written owner identification from the current servicer | Direct response from the company administering the account | The owner’s name, address, and telephone number to the servicer’s knowledge | The servicer may not hold every investor or trust record. |
| Ownership-transfer notice | Formal notice tied to an effective transfer date | The new owner and transfer timing | It may not describe later transfers or securitization details. |
| Fannie Mae or Freddie Mac lookup | Agency-specific database | Possible agency ownership or backing | No result does not prove the loan was never sold. |
| MERS MIN or servicing record | Electronic registry for applicable loans | Servicing rights and certain security-interest tracking | Not conclusive proof of placement in a specific securitization trust. |
| Recorded assignments and closing documents | County or other public records, plus documents delivered at closing | Recorded transfers or the chain reflected in those documents | Recording practices vary by jurisdiction and do not provide a universal securitization test. |
| Custodial, pool, or investor records | Underlying transaction records, often obtained through a formal request or legal process | Potential evidence of pooling, certification, or investor ownership | They may not be publicly available to a borrower. |
A payment-address change is evidence that servicing may have changed. By itself, it does not establish that the debt was sold. Likewise, a county assignment can show a recorded conveyance without proving that the loan was securitized or identifying the securities investor.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. How to check securitization specifically
Understand what a securitization record would show
In a securitization, loans may be pooled and represented by mortgage-backed securities. The transaction creates custody, delivery, and certification records. Official Fannie Mae materials describe the original note and related documents needed when Fannie Mae purchases or securitizes loans and when mortgage-backed securities are certified.
Those records are different from a routine servicing entry. A servicer’s name tells you who administers the account; it does not necessarily identify a trust, pool, or security. Ask the servicer whether its records identify a pool or trust, but recognize that it may only be able to provide the owner information required in its records.
Know what public searches cannot prove
There is no universal public borrower-facing database that proves the securitization status of every mortgage. The official sources do not provide a specific private-label trust search for every loan. A positive Fannie Mae or Freddie Mac result can show agency ownership or backing, but it is not a complete catalog of all securitizations. MERS can track servicing rights and security interests, but its result is not a substitute for the transaction’s custodial and pool records.
Request the records that match your question
If you need to test whether a loan entered a particular pool, ask for the trust or pool name, the claimed transfer date, and the documents on which the servicer or owner relies. A formal information request may produce only records in the servicer’s possession. Custodial, investor, or certification documents may require a lawyer’s request, discovery, or another legal process. Do not treat an unavailable document as proof either way.

Common result patterns and the next move
The payment address changed, but no owner notice arrived
That pattern is consistent with a servicing transfer, not conclusive evidence of a loan sale. Keep the new statement, contact the current servicer, and request the owner’s identity in writing. Ask for the servicing-transfer effective date and the name of the prior servicer so your timeline is complete.
The servicer names one owner, while MERS names another company
MERS may be showing the servicer or a historical entry rather than the current owner. Compare effective dates, request a written explanation from the servicer, and save both records. If the conflict affects a payoff, loss-mitigation decision, or foreclosure response, obtain professional advice rather than guessing which entry controls.
An agency lookup is positive, but the servicer gives a different name
An agency result may identify ownership or backing within that agency’s system, while the servicer’s answer may use a legal entity, trustee, or current servicing arrangement. Ask the servicer to explain the relationship and state which entity it recognizes as the owner of the debt. Preserve the lookup result with its date.
Quick wins for a faster PC:
Clear out junk files and repair common Windows errorsFree Scan →Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →No search produces a trust name
That outcome is common and does not by itself prove the loan was not securitized. Continue with a written owner request, transfer notices, recorded documents, and—when the issue is legally consequential—professional assistance to obtain records not available through public searches.
Keep a record set that another professional can use
- Every monthly statement and payment confirmation.
- All ownership and servicing-transfer notices, including envelopes showing mailing dates.
- Your promissory note, mortgage or deed of trust, riders, closing disclosure, and assignments.
- The MIN and dated MERS results, if applicable.
- Dated Fannie Mae and Freddie Mac lookup results.
- Copies of phone notes, written requests, responses, and delivery receipts.
- A one-page chronology listing each company, address, effective date, and document supporting the entry.
Use consistent file names and keep the originals unchanged. When sending a request, identify the property address and loan number, describe the exact information sought, and send it through the servicer’s designated correspondence channel. Retaining the complete record makes it easier to correct an account error or show a counselor or attorney how the ownership and servicing history developed.
Important limits and dates
The 30-day period applies to the new owner’s notice after an ownership transfer, while the general 15-day advance period concerns notice of a servicing transfer by the transferor servicer under the cited federal provision. These are notice rules, not deadlines guaranteeing that a public registry will update on the same day. State recording systems, loan documents, transaction exceptions, and the type of mortgage can affect what appears in public records.
CFPB’s January 21, 2025 guidance and its September 9, 2020 consumer page explain the borrower-facing process. The Fannie Mae Selling Guide entry is dated May 1, 2024, and the cited statute is the 2024 United States Code edition. Because rules and servicing practices can change, use the notice language and the law applicable to your property and loan when a dispute is active.

The practical conclusion is narrow but reliable: a servicer’s written owner identification and an ownership-transfer notice are the strongest routine evidence of who owns the loan. Agency tools, MERS, recorded assignments, and closing documents add context. None of those routine searches, standing alone, proves every mortgage’s securitization status.
