How to Check Whether You Can Afford a Mortgage Before Applying

Before applying, answer two separate questions: what your household can comfortably pay every month, and what a lender might approve. Start with your own budget, including the complete cost of owning the home, then use an official calculator and stress-test the result. A lender’s maximum is an eligibility estimate—not a safe spending target.

Affordability has two different answers

Your sustainable mortgage payment and your maximum approved loan are related, but they are not the same calculation.

As an Amazon Associate I earn from qualifying purchases.

  • Your budget: the payment your household can make while still covering ordinary spending, existing debts, savings goals, maintenance and a cash reserve.
  • A lender’s assessment: a decision based on verified income, expenditure, debts, credit history, assets, deposit and the proposed mortgage under that lender’s product rules.

Online calculators can help you plan, but they cannot promise an approval. Fannie Mae’s mortgage calculator states that its “Results in no way indicate approval or financing of a mortgage loan.” MoneyHelper similarly describes its UK result as a rough estimate because lenders request more information and apply their own criteria.

The method below works for preliminary planning in either the UK or the US. Whenever a rule or figure is jurisdiction-specific, it is identified as such.

1. Set a comfortable monthly payment from your household budget

Start with reliable income and regular outgoings

Use take-home income for your personal affordability test. Include salary or business income you can reasonably rely on, plus regular benefit or other household income where it is genuinely available. Then list spending by month, even when a bill arrives annually or irregularly.

  • Existing mortgage, rent or housing costs until the purchase completes
  • Credit-card, personal-loan, student-loan, car-finance and other debt payments
  • Utilities, communications, groceries and transport
  • Childcare, school costs, health expenses and insurance
  • Regular subscriptions and discretionary spending
  • Retirement contributions and other savings goals
  • Irregular costs converted to a monthly amount, such as repairs, travel, insurance renewals and gifts

The Consumer Financial Protection Bureau’s Your home loan toolkit says the money left after the total home payment and debt payments must still cover items such as utilities, groceries, childcare, health insurance and repairs. If that remainder is too small, lower the target purchase price or reduce debt rather than adopting a lender’s maximum.

Calculate the full housing payment

Do not compare homes using principal and interest alone. Build a monthly estimate that includes every known ownership cost:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Cost What to include Why it matters
Principal and interest The proposed loan amount, rate and term This is only one part of the payment and can change when a rate resets.
Property tax The local annual tax divided by 12 Taxes can be substantial and may rise independently of the interest rate.
Homeowners insurance The expected annual premium divided by 12 Premiums vary by location, coverage and property risk.
HOA or condominium fee The current monthly charge and any known assessments These fees are due even when the mortgage balance is unchanged.
Maintenance and repairs A separate monthly reserve for routine and unexpected work A lender may not include your preferred repair reserve in its approval calculation.

Also account for utilities and ordinary living costs in the residual-budget test. A calculator that omits taxes, insurance or association charges can make an apparently affordable loan look cheaper than it is.

Use the residual as your decision point

Subtract the complete housing payment and all debt payments from take-home income, then subtract essential spending and planned savings. The remaining amount should support normal life without relying on overtime, credit-card borrowing or a one-time bonus. If the margin disappears after a modest rate increase or a major repair, the proposed purchase is too aggressive even if a lender would approve it.

Record three numbers before using a calculator:

  1. Your maximum comfortable total housing payment.
  2. The minimum monthly amount you need for ordinary spending, debt payments and savings.
  3. The cash reserve you will retain after the purchase.

2. Estimate the loan with realistic inputs

Use the right income measure for each tool

Affordability calculators do not all ask for income in the same way. Enter gross income when a calculator requests it, but use take-home income for your own spending test. For variable, self-employed or benefit income, use a figure you can document and expect the lender to accept rather than the best month you have had.

UK: MoneyHelper’s estimate

MoneyHelper says UK borrowing is often capped at about 4.5 times annual income. The figure is a usual borrowing guideline, not a guarantee or a universal rule. Your expenditure, debts, credit record, deposit and the lender’s policy can reduce the amount, and a lender may apply a different approach.

Enter income, debts and the proposed purchase details in the MoneyHelper calculator, then treat the result as a planning range. MoneyHelper’s calculator guidance, accessed 13 October 2026, warns that lenders apply their own criteria and ask for more detail.

US: Fannie Mae’s mortgage affordability calculator

Fannie Mae’s calculator asks users to enter accurate information, including income, monthly debt obligations, cash available for a down payment, expected interest rate and loan term. Its detailed estimate can include property taxes, homeowners insurance and HOA or condominium fees. Use those fields instead of leaving them blank when you have a reasonable estimate.

The calculator is not an underwriting decision. A lender will verify the figures, evaluate the property and apply the rules for the specific loan product.

Inputs to assemble before calculating

Input How to prepare it
Income Use the amount and type the calculator requests; separate stable income from variable or temporary income.
Monthly debt obligations Use required payments, not just the amount you usually choose to pay on a credit card.
Deposit or down payment Enter cash actually available, after allowing for transaction costs and a reserve.
Interest rate Use a realistic quote or planning assumption and run a higher-rate scenario.
Term Enter the proposed loan term; a longer term may reduce the initial payment but increase total interest.
Taxes, insurance and fees Estimate each separately where the tool permits rather than using a principal-and-interest-only figure.

3. Stress-test the payment before trusting the result

Run a higher-rate scenario

Calculate the payment at the expected rate, then test a meaningfully higher rate or payment. The purpose is not to predict the market; it is to see whether your budget has room for change. Test the effect of a reset when a fixed or introductory period ends, higher property taxes or insurance, and a rise in association fees.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Do not rely on an introductory rate if the payment will increase later. In the US, the CFPB’s ability-to-repay guidance says a lender cannot rely only on a temporary teaser rate when the rate will rise. In the UK, the Financial Conduct Authority (FCA) says lenders may stress-test future affordability; for a mortgage with a fixed rate lasting less than five years, the FCA describes a requirement to check affordability if rates rise. That UK requirement should not be treated as a universal US rule.

Check a lower-income or higher-cost month

Repeat the budget with overtime, commission or variable income removed. Add a realistic insurance renewal, maintenance bill or childcare change. If the payment works only under the most favorable assumptions, choose a lower price or larger reserve.

Define a stop rule

Before contacting lenders, write down the condition that makes you walk away—for example, a residual budget below your minimum, no cash left after closing, or a payment that fails the higher-rate test. A written limit prevents an approval amount from becoming an unplanned spending target.

4. Understand the lender measures without mistaking them for a budget

UK income multiples

MoneyHelper’s commonly cited 4.5-times-income figure is a usual UK borrowing cap, not an entitlement. It does not account for every household’s spending pattern, and lenders can offer less based on debts, dependants, credit history, employment type, deposit and product rules. A household with the same income as another applicant may therefore receive a different result.

US payment and debt-to-income rules

The CFPB’s Your home loan toolkit presents 28% of total monthly income before taxes as a rule of thumb for the total monthly home payment. The toolkit also says a lender may approve more or less depending on the overall financial picture. It is not a legal affordability ceiling.

Fannie Mae’s 2025 Selling Guide states that manually underwritten loans generally have a maximum total debt-to-income ratio (DTI) of 36%, with exceptions up to 45% when specified credit-score and reserve requirements are met. This is a rule within Fannie Mae’s underwriting framework for the stated loan circumstances, not a universal threshold for every US mortgage.

DTI compares required monthly debt payments—including the proposed housing payment—with gross monthly income. A DTI calculation can look acceptable while your take-home budget is strained by taxes, childcare, utilities or savings goals, so use it as a lender-criteria indicator rather than your personal spending limit.

Ability-to-repay verification in the US

For most US loans, the CFPB’s ability-to-repay rule requires a lender to make a reasonable, good-faith determination that you can repay the loan. The lender generally considers and documents income, assets, employment, credit history and monthly expenses. The CFPB states: “The ability-to-repay rule prohibits most lenders from giving you a mortgage unless they have made a reasonable and good faith determination that you are able to pay back the loan.”

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

5. Budget the cash required at purchase

Separate the deposit from transaction costs

Your down payment or deposit is not the only cash requirement. Allow for lender, legal, valuation, recording, insurance, tax and other transaction charges applicable to your location and loan. Fannie Mae’s homebuyer resources give a typical US closing-cost planning range of 2% to 5% of the mortgage value. That is an estimate, not a universal quote; actual costs vary by transaction, location and loan.

Run the calculation as:

  1. Cash available for the purchase.
  2. Minus deposit or down payment.
  3. Minus estimated closing or transaction costs.
  4. Minus moving, immediate repairs and setup costs.
  5. Equals the reserve left after completion.

If the final amount is near zero, the monthly payment is not the only problem. Delay, save more, reduce the purchase price or consider a property requiring less immediate work.

Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Support on Ko-Fi

6. Prepare the records a lender will verify

Organizing evidence before an application makes discrepancies easier to find and reduces avoidable delays. Commonly requested records include:

  • Recent payslips or, for self-employed applicants, business accounts and tax records
  • Details supporting benefit or other regular income
  • Recent bank statements
  • Credit-card, personal-loan, car-finance and other debt statements
  • Utility bills or other address evidence
  • Proof of the deposit or down payment and its source
  • Identification and information about existing property or financial commitments

The FCA says lenders may request proof of income, recent bank statements and evidence of the deposit. Exact requirements differ by lender and product, so confirm the document list before submitting a full application. Do not move unexplained large sums between accounts without retaining records that show where the money came from.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

7. Protect your credit while you compare lenders

Mortgage shopping requires credit checks, but avoid unrelated new borrowing during the process. The CFPB says multiple mortgage lender credit checks within a 45-day period are generally recorded as one inquiry for credit-scoring purposes. The guidance was last reviewed on 28 August 2026. The treatment applies to mortgage shopping; opening new cards, taking out a car loan or missing a payment can still affect your profile and affordability.

  • Keep copies of applications and explanations for any unusual deposit or credit entry.

8. Compare lender estimates on the measures that affect your life

When you have more than one estimate or offer, compare the same assumptions. A lower advertised payment can hide a shorter fixed period, higher fees or omitted ownership costs.

Comparison Questions to ask
Payment at the offered rate What is the complete monthly housing cost after taxes, insurance and HOA or condominium charges?
Payment under a higher-rate scenario What happens when a fixed or introductory period ends, or if rates rise?
Residual budget How much remains after housing, all debts, essential spending and savings?
Cash needed upfront What deposit, closing costs, fees and immediate property expenses are due, and what reserve remains?
Verification requirements Which income, asset, debt and deposit records must be supplied, and how will variable income be treated?
Product conditions Is the rate fixed or variable, when can it change, and are there early-repayment or other material charges?

Use identical income, debt, rate, term, tax, insurance and fee assumptions when comparing calculators. Otherwise you may be comparing different budgets rather than different lenders.

9. A practical decision sequence

  1. Set your personal ceiling. Complete the take-home-income budget and choose the highest total housing payment that leaves your required residual.
  2. Estimate ownership costs. Add principal, interest, taxes, insurance, HOA or condominium fees, maintenance and ordinary living costs.
  3. Run an official calculator. Use MoneyHelper for a UK planning estimate or Fannie Mae’s calculator for a US estimate, entering accurate figures and noting the assumptions.
  4. Stress-test it. Recalculate at a higher rate and with variable income removed or major costs increased.
  5. Check lender indicators. Consider the UK 4.5-times-income guideline, the US 28% rule of thumb and any applicable DTI framework only as reference points.
  6. Calculate cash to close. Subtract the deposit, transaction costs and immediate expenses from available cash, leaving a reserve.
  7. Assemble evidence. Gather income, bank, debt, credit and deposit records before requesting a personalized assessment.
  8. Seek a lender or qualified broker assessment. Ask what is verified, which assumptions are being used and how the payment changes under the product’s rate structure.

10. Warning signs that the planned mortgage is too large

  • The payment works only when overtime, commission or a temporary bonus is included.
  • You would need to stop saving or use credit for routine repairs and annual bills.
  • The budget excludes property tax, insurance, association fees, maintenance or utilities.
  • Closing would leave no cash for moving, repairs or an income interruption.
  • The payment fails as soon as the rate rises or a fixed period ends.
  • Your DTI or income multiple is within a guideline, but the take-home residual is inadequate.
  • You are increasing the purchase price solely because a calculator or lender says you can borrow more.

Any one of these signals calls for a lower target price, a larger deposit, debt reduction, a different product or more time to build reserves—not a more optimistic assumption.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

11. What a pre-qualification or application can and cannot tell you

A preliminary calculator or pre-qualification uses information you provide. A full application adds document verification, credit review, property valuation and product-specific underwriting. The amount can change when the lender confirms income, discovers a debt, adjusts the property valuation or applies a different rate.

The useful outcome of pre-application work is not a single maximum number. It is a documented range showing:

  • the payment your household can sustain;
  • the loan size that fits that payment under realistic assumptions;
  • the cash required upfront and the reserve left afterward;
  • the higher-rate or higher-cost scenario you can tolerate; and
  • the evidence a lender will need to verify the plan.

Take that range to lenders and ask for a personalized assessment. Keep your own ceiling even if an approval is higher.
