How to Check Whether Mortgage Insurance Is Required on Your Loan

Check your loan type and the “Mortgage Insurance” line on your Loan Estimate or Closing Disclosure. Then look for any upfront premium, funding fee, or recurring amount in the projected payment section. If you already have the mortgage, your servicer can confirm whether a charge is mortgage insurance, how it is collected, and when it can end. The disclosures and your lender or servicer’s loan-specific explanation control; general rules cannot determine every mortgage.

What mortgage insurance is—and what it is not

Mortgage insurance is a charge or coverage arrangement that reduces the lender’s loss if a borrower defaults. The Consumer Financial Protection Bureau (CFPB) describes its purpose this way: “Mortgage insurance lowers the risk to the lender of making a loan to you so you can qualify for a loan that you might not otherwise be able to get.” It protects the lender, not your belongings or your ability to make payments.

Mortgage insurance can be collected as a recurring amount in the monthly payment, as an upfront charge at closing, or through both methods. It is different from homeowners insurance, which covers specified property damage and liability risks. Escrow for property taxes and homeowners insurance can appear beside mortgage insurance in a payment breakdown, but those amounts are not automatically mortgage insurance.

Where to look on a new-loan disclosure

Start with the Loan Estimate

The Loan Estimate is an early projection for a proposed mortgage, not final approval. On the first page, identify the loan type and review the projected payment table. When applicable, the table has a separate “Mortgage Insurance” line below principal and interest. Conventional loans may also show an upfront private-mortgage-insurance premium in the loan-cost sections.

Read the explanatory pages as well as the numbers. The form distinguishes FHA mortgage-insurance charges and USDA fees from conventional private mortgage insurance (PMI), and it identifies VA funding fees as a different type of cost. If a line is blank but your loan officer said insurance would be required, or if a charge appears that you did not expect, ask for a written explanation before relying on the estimate. A Loan Estimate can change as the application develops.

Confirm the final answer on the Closing Disclosure

The Closing Disclosure contains the final loan terms and closing costs. In its projected-payment section, find “Mortgage Insurance” separately from escrow items such as property taxes and homeowners insurance. Check the amount, whether it is included in the monthly payment, and any upfront amount shown in the closing-cost pages.

Compare this document with your latest Loan Estimate line by line. The lender should explain a new charge, a changed amount, or a line that disappeared. Under the standard timing rule, the Closing Disclosure is generally delivered at least three business days before closing. That short review period is your opportunity to resolve an unexplained insurance charge or ask whether the loan can be structured differently.

Quick document-reading checklist

  • Find the named loan type: conventional, FHA, USDA, VA, or another program.
  • Locate the projected-payment “Mortgage Insurance” line.
  • Look in closing-cost details for an upfront premium, funding fee, or other insurance-related charge.
  • Separate mortgage insurance from escrow for taxes and homeowners insurance.
  • Compare the Closing Disclosure with the most recent Loan Estimate.
  • Ask the lender to explain every difference before signing.

How requirements differ by loan type

The program name narrows what to expect, but it does not replace the terms in your own disclosures. The following are common U.S. patterns, not a determination of an individual loan.

Loan type What is commonly required What to verify in your documents
Conventional Borrowers putting less than 20% down commonly pay private mortgage insurance (PMI). The actual requirement depends on the loan and lender. Whether PMI applies, its amount and payment method, any upfront premium, and the conditions for cancellation or termination.
FHA Most FHA single-family programs require an upfront mortgage-insurance premium and a monthly insurance premium. The exact premium, how it is financed or paid at closing, the recurring amount, and how long the charge applies to this FHA loan.
USDA USDA loans typically have mortgage-insurance-related costs, which can include an upfront charge and ongoing charges. The specific upfront and recurring amounts listed for your USDA transaction and the program rules that govern them.
VA-backed A VA-backed loan does not have a monthly mortgage-insurance premium. The VA guarantee serves a similar lender-protection function. Any upfront VA funding fee, its amount, and whether your borrower or transaction circumstances qualify for an exemption.

Conventional loans and PMI

For a conventional mortgage, a down payment below 20% often leads to PMI. That 20% figure is a common CFPB description, not a promise that every loan below or above it will be treated identically. Lenders can set different eligibility and pricing requirements, and some loan structures use lender-paid insurance or another risk arrangement instead of a separately billed monthly premium.

Use the projected-payment line and closing-cost pages to determine what your offer actually does. If the lender says the loan has “no PMI,” ask whether the cost has been replaced by a higher interest rate, an upfront premium, or another form of lender-paid coverage. The disclosure should show the payment and loan-cost consequences even when the phrase PMI is not on a monthly bill.

FHA loans

Most FHA single-family mortgages have both an upfront mortgage-insurance premium and a monthly premium. Your Loan Estimate and Closing Disclosure should identify the applicable amounts. Do not assume that an FHA charge ends on the same schedule as conventional PMI; FHA rules and the loan’s terms can differ. Ask the lender or servicer for the duration that applies to your case.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

USDA loans

USDA financing generally includes mortgage-insurance-related costs. The charge may have an upfront component, an ongoing component, or both. The exact terminology and amount should be visible in the disclosures. Ask which USDA program rules apply and whether a listed amount is financed into the balance or paid separately.

VA-backed loans

VA-backed mortgages do not carry a monthly mortgage-insurance premium. They may carry an upfront funding fee instead. The fee amount and exemptions depend on borrower and transaction circumstances, so use the disclosure for the amount that applies to you. Do not compare a one-time VA funding fee directly with a recurring conventional PMI amount without accounting for the different payment structures and loan costs.

How to check an existing mortgage

Identify the current servicer

Use your latest monthly mortgage statement to find the servicer—the company that receives your payments. The servicer may not be the original lender. Call the number on the statement and ask for a loan-specific answer about mortgage insurance or an equivalent program charge.

Ask for the charge in writing

Request documentation that states:

  • Whether the amount is borrower-paid PMI, FHA or USDA insurance, a VA funding fee, lender-paid coverage, or something else.
  • Whether it was collected upfront, monthly, through the escrow account, or through more than one method.
  • The balance, value definition, payment-history requirements, and other conditions used to cancel or terminate it.
  • Which loan documents and program rules govern the charge.

Review the statement’s payment breakdown carefully. Escrow for property taxes and homeowners insurance can be listed with other payment components, and an “insurance” word in an escrow description does not by itself mean mortgage insurance. The servicer should be able to identify each component.

When conventional PMI can end

For many single-family, principal-residence mortgages closed on or after July 29, 1999, federal rules provide a path to request cancellation of borrower-paid PMI. The rules are conditional and do not apply identically to every mortgage.

Borrower-requested cancellation around 80%

You can generally request cancellation when the loan balance reaches 80% of the home’s original value, subject to the loan’s requirements. A written request, a good payment history, being current, certification that there are no junior liens, and evidence of value when required are typical conditions. “Original value” generally means the lower of the purchase price or original appraisal. After a refinance, it generally refers to the appraisal value at the refinance.

Ask the servicer for the exact date or balance at which you may request cancellation and for its acceptable valuation method. Reaching a percentage on your own spreadsheet does not automatically remove the charge.

Automatic termination around 78%

For many covered loans, PMI generally must terminate automatically when the scheduled balance reaches 78% of original value if you are current. The calculation follows the original amortization schedule, not necessarily the date you make an extra principal payment. A separate termination rule can apply at the midpoint of the amortization schedule in certain circumstances.

These federal PMI rules are not a basis for assuming that an FHA, USDA, VA, refinanced, investment-property, or otherwise different loan can be cancelled on the same terms. Confirm the loan type and coverage with the servicer.

How to compare mortgage-insurance charges between offers

Use the standardized disclosures rather than comparing a single percentage or a lender’s verbal description. Place the Loan Estimates side by side and record the following items.

Comparison item Question to answer
Loan program Is each offer conventional, FHA, USDA, VA-backed, or another type?
Timing of the charge Is the cost upfront, recurring, financed into the balance, or a combination?
Projected payment What amount appears on the “Mortgage Insurance” line, and how does it affect the total payment?
Total loan costs How do premiums, funding fees, interest, and other costs change the amount borrowed and paid over time?
End of the charge What cancellation, automatic-termination, exemption, or duration rules apply?

A VA funding fee and monthly conventional PMI are not equivalent line items. Compare the complete payment and cost structure, including whether an upfront fee is financed and increases the balance.

What to do when the numbers do not match

A charge appears on the Closing Disclosure but not the Loan Estimate

Pause and ask the lender to identify the reason, the rule requiring it, and whether the change triggers any required disclosure or waiting period. Ask for a corrected explanation in writing. Do not assume the line is an escrow item or a harmless labeling difference.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The amount increased

Ask whether the loan amount, property value, down payment, credit profile, program, or insurance provider changed. Request the calculation used for the new premium and compare it with the updated Loan Estimate.

You were told there would be no mortgage insurance

Point to the projected-payment and closing-cost lines and ask what mechanism replaces borrower-paid insurance. “No monthly PMI” can still coexist with an upfront premium, lender-paid coverage reflected in the rate, or a different program fee.

Your monthly payment includes an unfamiliar insurance amount

Call the servicer using the statement’s contact information. Ask it to separate principal, interest, escrow, mortgage insurance, and any other fee. Request the account history and the rule that determines when the amount changes or ends.

Questions to ask before closing or after servicing begins

  • What is the exact name of this charge?
  • Is it mortgage insurance, homeowners insurance, an escrow item, or a program fee?
  • Is it paid once, monthly, or both?
  • Where is the amount shown on the Loan Estimate or Closing Disclosure?
  • What event changes or ends the charge?
  • What written request, valuation, payment history, or lien certification is required?
  • Who should receive a cancellation request—the lender, servicer, or another administrator?
  • Which loan document controls if a general program explanation conflicts with the account?

Disclosure exceptions and loans that need extra confirmation

The standard Loan Estimate and Closing Disclosure framework has exceptions. Reverse mortgages, home-equity lines of credit, certain manufactured-home loans, and some subordinate-assistance loans may use different disclosures or have different timing rules. If your financing falls into one of these categories, ask the lender which disclosure applies and where insurance-related charges are reported.

Older loans, refinances, FHA and USDA loans, and VA-backed loans also deserve direct confirmation because cancellation, funding-fee, and duration rules can differ. The contract, program terms, and servicer’s written answer are more reliable than a general rule found in a comparison article.

A practical decision path

  1. Identify the program. Read the loan-type field on the Loan Estimate or Closing Disclosure.
  2. Find the projected-payment line. Record the amount on “Mortgage Insurance” and separate it from escrow.
  3. Search for upfront costs. Check loan-cost and closing-cost sections for a premium or funding fee.
  4. Compare versions. Put the latest Loan Estimate beside the Closing Disclosure and mark every change.
  5. Get an explanation. Ask the lender about an unexpected, missing, or changed amount before closing.
  6. For an existing loan, contact the servicer. Use the monthly statement and request a written description of the charge and its end conditions.
  7. Apply cancellation rules only after confirming coverage. The 80% request and 78% automatic-termination benchmarks generally concern qualifying conventional PMI, not every type of mortgage insurance.

Bottom line for your individual loan

The fastest reliable check is document-first: identify the loan type, read the “Mortgage Insurance” projected-payment line, inspect closing-cost entries for an upfront amount, and compare the Closing Disclosure with the latest Loan Estimate. If the mortgage is already in repayment, ask the servicer to identify the charge and provide the rules that govern it. A lender or servicer’s written, loan-specific confirmation is necessary when the documents are unclear, because program descriptions and percentage benchmarks do not determine every borrower’s contract.
