Equity release may let you access money tied up in your home while continuing to live there, but it is a long-term financial decision rather than a quick source of cash. It can increase debt, reduce what you leave to beneficiaries, affect means-tested support and care funding, and limit your freedom to move or change how the property is used.
To decide whether it fits, identify the exact need, compare a lifetime mortgage with home reversion, test alternatives such as downsizing or a retirement interest-only mortgage, and obtain regulated specialist and legal advice before signing anything.

What equity release does—and what it changes
MoneyHelper defines equity release as “a way to borrow cash tied up in a property without selling your home.” In practical terms, a homeowner aged later in life accesses some of the value built up in their property while retaining a right to live there under the plan’s terms.
The immediate benefit is access to a lump sum, a drawdown facility or regular payments without an immediate move. The trade-off is that the transaction can change several parts of your financial plan at once:

- You may leave less property value to your estate.
- Capital received can affect means-tested benefits, local-authority support, care funding or eligibility for grants.
- Moving, renting out the home, leaving it empty or making alterations may require consent or trigger repayment.
- Fees, valuation costs, legal charges and early-repayment costs can reduce the amount you ultimately gain.
There are two fundamentally different forms of equity release. A lifetime mortgage is borrowing secured against your home; home reversion involves selling all or part of the property. Ownership, interest, house-price risk and repayment work differently, so treating them as interchangeable can lead to a poor decision.
The two main forms of equity release
| Feature | Lifetime mortgage | Home reversion |
|---|---|---|
| What you receive | A loan, paid as a lump sum, drawdown or income according to the plan | A lump sum or smaller payments in exchange for selling all or a share of the property |
| Ownership | You remain the owner | You give up ownership of the portion sold |
| How the balance or value changes | Interest is paid or added to the loan; unpaid interest can compound | The provider owns the sold share and participates in future value changes for that share |
| When the arrangement normally ends | Repayment is generally due when the last borrower dies or moves permanently into long-term care and the property is sold | Your right to occupy continues under the plan terms; the sold share remains the provider’s |
Lifetime mortgage: borrowing secured on the home
A lifetime mortgage lets you keep ownership and live in the property. Some plans require monthly payments; others allow interest to roll up. If you make no payments, interest is added to the outstanding balance, so the amount eventually repaid can rise substantially. Borrowing earlier can give interest longer to accumulate.
Ask for projections over several realistic durations rather than relying on the opening illustration. The adviser should show how the balance changes if you die or move into care sooner or later than expected, and under different payment choices. Check the plan’s early-repayment rules, fees and whether additional borrowing is available.

Home reversion: selling a share of the property
With home reversion, you sell all or part of your home to a provider and retain a contractual right to live there. You no longer own the sold share and will not benefit from future growth in that portion’s value. The price offered can be well below the share’s current market value because the provider is giving you a right to remain in the property for your lifetime.

MoneyHelper says providers may offer 20% to 60% of the home’s market value. That is a broad typical range from its guide, not a guaranteed offer or a valuation for your property. The guide also says some plans may require applicants to be over 60 or 65, own the home outright and meet a typical minimum property value of £70,000; eligibility varies by provider.
Before proceeding, obtain an independent valuation and have a solicitor review the occupancy agreement. Establish exactly what happens if you move into care, want to move house, need major adaptations, leave the property empty or allow someone else to live there. Confirm who pays for maintenance, insurance, repairs and any future valuation, and how the unsold share will be treated when the arrangement ends.

Use the following process to decide whether an illustration deserves further consideration. It is a preparation checklist, not a personal recommendation or affordability calculation.
-
Define the need and the amount
Write down what the money is for, when it is needed and the smallest amount that would solve the problem. Separate a one-off expense from an ongoing income need. Check savings, benefits, grants, a smaller or later withdrawal, help from family and other borrowing before considering a permanent charge or sale of your home.
-
Test whether timing is flexible
Taking money later can reduce the period over which interest accumulates. Ask whether a drawdown facility could meet withdrawals as they arise instead of taking a larger lump sum immediately. The mechanics differ by plan, so have the adviser explain when interest starts and whether unused drawdown funds remain available.

Model lifetime-mortgage balances
For every proposed loan, request balances over several time periods and interest assumptions. Compare making monthly interest payments with allowing interest to roll up. Include the initial advance, any drawdowns, advice and legal costs added to borrowing, and the effect of early repayment. Ask for the balance if one borrower dies or moves into long-term care while another remains.

Check home-reversion economics
Record the percentage of the home being sold, the cash offered for that share, the independent market valuation and the occupancy terms. Calculate what percentage remains in your ownership and how an increase or fall in property value would affect each share. Have a solicitor explain the lease or occupancy agreement in plain language before you commit.
-
Assess benefits, care and grant consequences
Ask the relevant benefits and local-authority teams how receiving capital could affect means-tested support, care-funding assessments or grants. The outcome depends on your income, assets, household and current rules; an adviser’s general statement is not a substitute for a decision based on your circumstances. Recheck the position if the money will be held for a period before being spent.
-
Plan for changes to the property
Read the contract’s rules on moving, subletting, leaving the home empty, taking in a lodger, carrying out adaptations and maintaining the building. Ask what consent is required and what repayment or fees could arise. Include likely repairs and accessibility work in your cash-flow plan.
-
Decide how important inheritance is
Set a priority: maximum cash now, retaining ownership, preserving a percentage of the home, or leaving a predictable amount to beneficiaries. Ask how each objective changes the available advance and total cost. Include jointly owned homes and agree what happens if one owner dies or moves permanently into care.

Costs, limits and figures to verify
MoneyHelper’s guides provide indicative figures, not current quotes for every provider. The pages do not give publication years for these figures, and charges, interest rates and eligibility can change.
| Published indication | How to interpret it |
|---|---|
| £1,500–£3,000 estimated fees to release equity | MoneyHelper’s guide says total application costs may fall in this range, potentially including advice, legal, valuation and arrangement charges. Obtain an itemised quote and establish whether any fee is added to the loan. |
| £10,000 minimum lump sum in many lenders’ plans | A general indication in the guide, not a market-wide rule. If you need less, ask whether a smaller facility or an alternative borrowing method is available. |
| 20%–60% of market value for some home-reversion offers | MoneyHelper describes this as a typical range. It is not a guaranteed percentage, and the cash offered for a sold share may be below that share’s full market value. |
| £70,000 typical minimum property value for some home-reversion plans | A threshold mentioned by MoneyHelper for some plans only. Providers set their own property, age and title requirements. |
Request a single schedule showing advice, legal, valuation, arrangement and administration charges; the interest rate and whether it is fixed or capped; drawdown rules; insurance and maintenance obligations; and every circumstance that could trigger repayment. Ask specifically about cancellation periods and early-repayment charges, including how those charges are calculated if you repay only part of the balance.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. How equity release can affect your future choices
Inheritance
A lifetime mortgage can reduce the estate because the debt and accumulated interest are repaid from the property or other assets. Home reversion transfers the sold share to the provider, so your beneficiaries receive only the share you retain, subject to the agreement. An inheritance-protection feature may reserve a percentage for beneficiaries, but it usually reduces the amount you can release or increases the cost; compare the exact figures.
Benefits and care funding
Capital released can change entitlement to means-tested benefits and may be considered in assessments for local-authority care support. Spending the money, giving it away or retaining it can have different consequences. Obtain a current, case-specific explanation before signing and keep records of how the funds are used.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesMoving or changing use of the home
Most plans are tied to a particular property. A move may require the new home to meet the provider’s criteria, and a shortfall between sale proceeds and the debt may need to be funded. Renting the property, leaving it vacant or making structural changes can be restricted. Read the contract rather than relying on a verbal assurance.

Maintenance and insurance
You normally remain responsible for keeping the property in reasonable condition and maintaining suitable buildings insurance. Budget for major repairs and ask who pays for work required by the provider or by the occupancy agreement. Failure to meet these duties can put the plan at risk.
Alternatives worth comparing before equity release
| Option | What happens | Main decision test |
|---|---|---|
| Downsizing | You sell the current home and buy a less expensive one, releasing the difference after transaction costs | Can you move willingly, and does the net capital released justify estate-agent, legal, moving and purchase costs? |
| Retirement interest-only mortgage | You borrow against the property and pay the interest monthly; repayment is usually triggered by sale, death or permanent care | Can you pass the affordability assessment and sustain monthly interest payments? Maintaining payments avoids the compound-interest effect of an unpaid roll-up loan. |
Also compare using existing savings, claiming benefits or grants, delaying the project, borrowing a smaller amount, or arranging family support. Evaluate every option on the same criteria: whether you must move, whether ownership is retained, monthly affordability, total interest and fees over plausible periods, access to further funds, effects on benefits and care plans, inheritance and flexibility if circumstances change.
Advice, legal review and safeguards
-
Use a regulated specialist
MoneyHelper directs consumers to specialist equity-release advice and the Equity Release Council member directory. Check the adviser and firm on the FCA Firm Checker, and ask whether the recommendation covers both lifetime mortgages and alternatives such as a retirement interest-only mortgage. Confirm how the adviser is paid and whether you can obtain a second opinion.

Check standards rather than assuming protection
MoneyHelper describes standards for Equity Release Council members that include the right to remain in the home for life or until moving into care, a no-negative-equity guarantee and fixed or capped interest. These protections should not be generalised to every product or firm. Verify membership and read the actual contract; ask the adviser to identify any standard that the plan does not meet.
-
Instruct a solicitor
Legal advice is part of the process. MoneyHelper says a solicitor must be involved for home reversion and that funds cannot be released until legal advice is evidenced; its lifetime-mortgage guidance also describes solicitor review. Ensure the solicitor explains ownership, occupancy, joint-borrower rights, maintenance duties, moving rules and repayment triggers independently of the sales discussion.
-
Read the illustration and offer together
Check that the final offer matches the recommendation: advance amount, interest rate, roll-up or payment arrangement, drawdown conditions, fees, guarantees, early-repayment formula and treatment of joint borrowers. Do not sign while a material term is still described as “to be confirmed.”
Questions to take to an adviser
- What is the total amount likely to be repaid after five, 10, 15 and 20 years under the plan’s stated assumptions?
- How much would monthly interest payments reduce the balance, and can payments be paused or changed?
- When does interest start on a drawdown facility, and can unused funds be cancelled?
- What happens if one joint borrower dies or moves permanently into care?
- What proportion of the property would a home-reversion provider own, and what cash is offered for that share?
- Can I move to another property, and what happens if the new home is worth less or fails the provider’s criteria?
- Which fees are payable upfront, which are added to borrowing, and what are the early-repayment charges?
- Does the plan have a no-negative-equity guarantee or inheritance protection, and what conditions apply?
- Could the released capital affect my benefits, care assessment or grant eligibility?
- What maintenance, insurance, occupancy and alteration obligations will I have?
When the decision is probably not ready
Pause if you cannot state the purpose and minimum amount needed, have not checked benefits and care implications, or are relying on an estimate that excludes fees and early-repayment costs. Pause if a joint owner, beneficiary or family member has not understood the consequences, if the adviser is unwilling to show long-term balance projections, or if the contract’s moving and maintenance rules are unclear.

Equity release can be appropriate for some homeowners, but suitability cannot be established from age and property value alone. Proceed only after comparing the two product types and realistic alternatives, verifying current terms with a regulated adviser, and obtaining the legal explanation that matches the contract you will sign.
