A low mortgage rate is only a good deal when it applies to the same loan, costs and risk profile as the offers you are comparing. Request Loan Estimates for an identical scenario, then check the note rate, APR, points, lender credits, cash to close, payment changes, rate-lock terms and special features. Before signing, compare the latest Loan Estimate with the Closing Disclosure and question every unexplained difference.
Start with genuinely comparable Loan Estimates
Do not rank lenders from a headline rate quote alone. Ask each lender for a formal Loan Estimate based on the same facts:
As an Amazon Associate I earn from qualifying purchases.
- Loan amount and property price
- Loan type and program
- Fixed-rate or adjustable-rate structure
- Repayment term
- Down payment
- Occupancy (such as primary residence, second home or investment property)
- Property scenario
- Rate-lock assumptions, including the lock period
The Consumer Financial Protection Bureau describes the Loan Estimate as a standardized three-page disclosure. For covered mortgage products, a lender generally must provide it within three business days after receiving an application. It estimates the terms the lender expects to offer; it is not final approval and does not guarantee that an unlocked rate will remain available.

A 15-year quote cannot be fairly compared with a 30-year quote, and an introductory adjustable-rate quote cannot be treated as equivalent to a fixed-rate offer. A lower rate may simply reflect a different loan, a larger down payment, more points or a shorter repayment period.

Make a comparison worksheet before you call lenders
Create one row for each lender and one column for every item below. Copy figures from the official disclosures rather than from advertisements or a phone conversation.
- Loan amount, product, term and occupancy
- Note rate and whether it is locked
- Lock expiration date and extension conditions
- Initial principal-and-interest payment and any projected changes
- Points
- Origination and other lender-controlled charges
- Lender credits
- Estimated cash to close
- APR and Total Interest Percentage (TIP)
- Prepayment penalty, adjustable-rate provisions and negative-amortization warnings
Only compare rows after confirming that the underlying assumptions match. If a lender will not issue an estimate for the requested scenario, ask what assumption differs and record that difference instead of treating the quote as a cheaper alternative.
Read all three pages of the Loan Estimate
| Where to look | What it tells you | How to use it |
|---|---|---|
| Page 1 | Interest rate, projected payments and core loan terms | Confirm the rate, payment, loan amount, term and whether the payment can change. |
| Page 2 | Closing-cost detail, including lender charges and services you may shop for | Separate points, lender fees, credits and third-party costs; review the written provider list for shop-eligible services. |
| Page 3 | APR, TIP and other comparison disclosures | Use APR and TIP as additional lenses, while checking their assumptions and limitations. |
Separate the note rate from APR
The note interest rate is the annual borrowing rate stated in the loan contract. It does not include fees. APR is broader: its calculation includes the interest rate plus points, mortgage-broker fees and other specified charges. On the Loan Estimate, the rate appears on page 1 and APR appears on page 3.
APR can expose a fee-heavy offer that advertises an unusually low rate, but it is not a universal ranking rule. APR comparisons become less reliable when the products differ, and an adjustable-rate APR does not show the loan’s maximum possible future rate. Compare like with like, then inspect the actual charges and features.

Find discount points and test a zero-point version
Discount points are upfront charges paid in exchange for a lower rate. A quote with a very low rate may require substantial points at closing. Ask the lender for two Loan Estimates using the same loan assumptions: the advertised point structure and a version with zero points.
Recommended Free Tools
Then compare the extra cash required with the monthly principal-and-interest reduction. Ask the lender to show the break-even period and test it against the time you realistically expect to keep this loan. If you may move, refinance or sell before the monthly savings recover the upfront points, the lower rate may cost more overall. The lender’s calculation should state the assumptions used; do not treat a generic break-even period as a personal guarantee.
Understand lender credits
Lender credits reduce some closing costs, but they are usually exchanged for a higher interest rate or a larger loan amount. A credit is therefore not automatically free money. Compare the rate, total lender charges, cash to close and projected payment with and without the credit.
Credits can be useful when preserving cash matters more than minimizing the long-run rate, but they change the economics of the offer. Ask whether the credit is tied to a particular rate, whether it expires when the lock expires and whether it can change before closing.
Inspect lender fees, third-party costs and cash to close
Review every line in the closing-cost sections, not only the total. Ask which charges the lender controls, which are pass-through third-party services and which services you may shop for. On page 2, section C identifies services the borrower can shop for; the lender must provide a written list of providers. You can request your own qualified provider where permitted and compare that provider’s charge with the lender’s estimate.
Cash to close is the amount you must actually bring or wire. It reflects more than lender fees: it can include the down payment, prepaid interest, initial escrow deposits and credits. Two offers with similar APRs can require materially different cash at closing, so record both the total costs and the amount due.

Check whether the low rate comes with stricter or riskier terms
A rate can be lower because the loan gives the lender more protection or gives you less flexibility. Read the special-feature disclosures and the projected-payment section before deciding.
| Feature to check | Question to ask | Why it can change the deal |
|---|---|---|
| Fixed versus adjustable rate | Is the rate fixed for the entire term, or can it adjust? | An adjustable loan can produce a lower initial rate but later rate and payment increases. |
| Adjustment schedule | When can the rate or payment change, and what indexes, margins, caps or floors apply? | The initial payment may not represent the payment after an adjustment. |
| Repayment term | Are all offers using the same term? | A shorter term can carry a lower rate but requires a higher monthly payment. |
| Rate lock | Is the quoted rate locked, until what date, and what happens if closing is delayed? | An unlocked quote can change, including its points and lender credits. |
| Prepayment penalty | Is there a charge for paying the loan off early or refinancing? | The penalty can limit your ability to sell, refinance or make an early payoff. |
| Negative amortization | Can the balance rise even when scheduled payments are made on time? | Deferred interest can increase the amount owed and future payment risk. |
Adjustable-rate mechanics deserve a separate review
For an adjustable-rate mortgage, identify the initial fixed period, the first adjustment date, the frequency of later adjustments and the limits on each change and over the life of the loan. Ask for the payment at the first scheduled adjustment and the maximum payment shown in the disclosure. A low introductory rate is not comparable with a fixed rate unless you are deliberately accepting that future uncertainty.
Do not overlook term and payment differences
A shorter term usually means faster principal repayment and less scheduled interest, but it also raises the required payment. If one lender quotes a lower rate on a 15-year term while another quotes a 30-year term, the lower rate does not make the first offer universally cheaper or more affordable. Match the term first; evaluate the payment and total cost second.
Verify the lock instead of assuming it
Ask whether the rate is locked, the exact expiration date, the cost of extending it and the events that can change points or lender credits. If the rate is not locked, treat every rate and pricing figure as subject to change. A lender should explain how a delay, revised application information or a changed property valuation could affect the estimate.
Use APR and TIP for different questions
What APR helps answer
APR is an annualized measure that broadens the note rate to include certain upfront charges. It is useful for spotting the effect of points and other included costs when two loans have the same structure and assumptions.
APR does not include every possible expense, and it can mislead when comparing unlike products. For adjustable-rate loans, the calculation uses assumptions that do not reveal the maximum rate the loan could reach. Treat APR as a screening tool, then return to the fee lines, payment schedule and contract features.

What TIP helps answer
Total Interest Percentage estimates the total scheduled interest over the full loan term relative to the amount borrowed. It assumes scheduled payments continue and that you keep the loan for that entire term. TIP excludes upfront fees other than prepaid interest, so it does not measure the complete cash cost of getting the loan.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
For an adjustable-rate mortgage, the TIP calculation uses current rates; actual interest can differ after future adjustments. One loan can show a lower TIP while requiring higher upfront fees. Compare TIP with cash to close, APR, your expected holding period and the risk of payment changes rather than choosing the lowest TIP automatically.
Compare two or more offers on the same axes
| Comparison axis | What to record | Why it matters |
|---|---|---|
| Loan assumptions | Amount, product, fixed or adjustable structure, term, down payment, occupancy and lock status | A lower rate may result from a different loan or scenario. |
| Interest and payment | Note rate, initial payment and any scheduled payment changes | The note rate excludes fees, and adjustable loans can change. |
| Upfront and lender costs | Points, origination or lender fees, lender credits and cash to close | These items move cost between closing and the interest rate. |
| Broader borrowing measures | APR and TIP, with their assumptions | They answer different questions and leave out different costs. |
| Flexibility and risk | Prepayment penalty, negative amortization and rate or payment adjustments | These provisions can increase future cost or restrict your choices. |
| Third-party services | Shop-eligible services and each provider’s charge | Using an approved outside provider may reduce settlement costs. |
| Final paperwork | Latest Loan Estimate versus Closing Disclosure | The final disclosure should explain the terms and costs you will sign for. |
A practical ranking sequence
- Remove any offer that does not match your requested loan amount, product, term, down payment or occupancy.
- Mark whether each remaining rate is locked and record the expiration date.
- Compare points and lender credits separately; calculate how much cash each structure requires.
- Compare the initial payment and every disclosed future payment change.
- Use APR and TIP to identify cost differences, then read the underlying fee and feature disclosures.
- Check for prepayment penalties, negative amortization and other restrictions.
- Choose the offer whose total cost, payment risk and flexibility fit your expected time in the loan—not simply the row with the lowest rate.
Questions to put to every lender
Ask the same questions in the same order so that each response is comparable:
- “Can you give me the Loan Estimate for this exact loan amount, product, term, down payment and rate-lock period?”
- “How many points are included, and what would the rate and costs be with zero points?”
- “Are there lender credits? How do they change the rate or amount I borrow?”
- “Is this rate locked? Until what date, and can points or credits change before then?”
- “Does this loan have an adjustable rate, prepayment penalty or negative-amortization feature?”
- “Which closing services can I shop for, and will you accept a provider outside the list?”
- “What changed between these estimates, and how does it affect rate, payment, cash to close and features?”
Request explanations in writing when a pricing answer affects the estimate. A verbal statement that a fee is “standard” does not tell you whether it is lender-controlled, negotiable, tied to points or required by the product.
Handle a revised Loan Estimate carefully
A later Loan Estimate can show a different rate, payment or closing cost. Ask the lender to identify the exact changed fact and quantify its effect on:
Free tools Windows power users keep installed
One-click scans. No signup required.
- Loan amount
- Interest rate and points
- Monthly payment
- Cash to close
- Loan type or special features
Possible causes include a changed loan type or down payment, a lower appraisal, updated credit or income information, or an unlocked rate whose points or lender credits changed. Certain changed circumstances can justify fee changes. Deliberately underestimating costs and then surprising the borrower with an increase is not permitted, according to CFPB guidance.

Compare the old and new estimates line by line. If the lender says a changed circumstance caused the revision, ask what documentation supports that explanation and whether you can still shop for the same third-party services. Do not assume that a lower rate offsets a larger loan amount or a higher cash requirement.
Make the final check against the Closing Disclosure
The Closing Disclosure presents the final loan terms and costs. For covered transactions, the lender generally must provide it at least three business days before closing. Use that time to compare it with the latest Loan Estimate.
- Confirm the loan amount, product, term and fixed or adjustable structure.
- Confirm the interest rate, lock status and any rate-adjustment provisions.
- Compare the principal-and-interest payment and projected payment changes.
- Reconcile points, lender fees, lender credits and the cash to close.
- Check the prepayment-penalty and negative-amortization disclosures.
- Review third-party service charges and credits for unexplained changes.
- Ask the lender to correct or explain differences before signing.
If the final document does not match the pricing you selected, pause the signing process long enough to obtain an explanation. A last-minute change in cash to close or loan features can materially alter whether the offer is affordable.

The standard Loan Estimate and Closing Disclosure do not cover every loan type. CFPB guidance identifies exceptions that can include reverse mortgages, home-equity lines of credit, some manufactured-home loans that are not secured by real estate and certain subordinate-assistance loans. Those products use different disclosures, so ask the lender which forms govern your transaction and apply the same principles: match assumptions, identify all costs, understand payment risk and verify the final terms.
Warning signs that the “low rate” is not the best offer
- The quote is not accompanied by a Loan Estimate for your exact scenario.
- The lowest rate requires points that raise your cash to close beyond your planned budget.
- A lender credit lowers upfront costs but raises the rate or loan balance without a clear explanation.
- The offer is an adjustable-rate or shorter-term loan while competing offers are not.
- The rate is unlocked, or the lock expires before your expected closing date.
- The estimate contains a prepayment penalty or negative-amortization feature you did not expect.
- A revised estimate raises fees without identifying a changed circumstance.
- The Closing Disclosure differs from the latest estimate and the lender cannot explain why.
What a sound comparison looks like
The strongest offer is the one you can compare on equal assumptions, afford at its required payment, and understand in both its best and less favorable scenarios. It has transparent points and credits, a lock period that covers the transaction, no unwanted restrictions and final documents that match the pricing you accepted. The lowest advertised rate is only one input; the decision should reflect upfront cash, scheduled and possible future payments, total borrowing cost and the flexibility you may need before the mortgage is paid off.
