Your State, Union territory, urban local body, Central Nodal Agency and PLI must verify the documents and declarations before any subsidy becomes payable.
ISS is one part of PMAY-U 2.0, not an automatic benefit for every PMAY applicant. This guide explains the thresholds, documents, online process, subsidy calculation, status tracking and the fixes for common errors.

What the online eligibility check actually does
The PMAY-U 2.0 online form is an intake and screening tool. It collects the facts needed to test the Interest Subsidy Scheme (ISS): your annual household income, the home loan, the property, ownership of another pucca house and any earlier housing-scheme benefit. It can calculate an indicative subsidy and create a demand record, but it does not itself sanction a benefit.

The PLI checks the loan file and supporting evidence, while the relevant State or Union territory, urban local body (ULB) and nodal agencies complete their own verification. The Ministry of Housing and Urban Affairs (MoHUA) states on the official eligibility page that “Filling up the application form shall not entitle the citizen to get benefit of PMAY-U 2.0 scheme, unless the eligibility is verified by the respective States/UTs/ULBs/CNAs/PLIs.”
#1 Best Overall
Check that you are applying for an urban PMAY-U 2.0 area and that you want ISS before you begin. The eligibility page warns that, once a vertical is selected, it cannot be changed later. Choosing another PMAY-U 2.0 vertical by mistake can therefore require help from the ULB or PLI rather than a simple edit on the same form.
PMAY-U 2.0 ISS eligibility thresholds
ISS uses annual household income, not only the salary of the person signing the loan. The income category determines whether the household is EWS, LIG or MIG. The household must remain within the overall ceiling and satisfy every property, loan and ownership condition.
| Income category | Annual household income | What to enter or prove |
|---|---|---|
| EWS | Up to ₹3 lakh | Annual household income in the prescribed income proof or self-certification |
| LIG | Above ₹3 lakh and up to ₹6 lakh | Annual household income in the prescribed income proof or self-certification |
| MIG | Above ₹6 lakh and up to ₹9 lakh | Annual household income in the prescribed income proof or self-certification |
The income ceilings above are those shown by MoHUA’s official PMAY-U 2.0 eligibility checker accessed in 2026. If the household income is above ₹9 lakh, the ISS income test is not met even if the loan and house otherwise fit.
| Test | ISS rule | How the portal uses it |
|---|---|---|
| Location | Home must fall in an urban area covered by PMAY-U 2.0 | Confirms the urban jurisdiction before the ISS form can be processed |
| Home loan | Up to ₹25 lakh | Checks the sanctioned loan amount and the PLI’s loan record |
| Sanction and disbursement date | Both must be on or after 1 September 2024 | Uses the loan documents to establish the qualifying date |
| Property value | Up to ₹35 lakh | Compares the declared value with the property and loan documents |
| Carpet area | Up to 120 square metres | Checks the stated carpet area, rather than a larger built-up or super-built-up figure |
| Existing pucca house | Family must not own a pucca house anywhere in India, other than the home being acquired or constructed | Requires the ownership declaration and any verification requested by the authorities |
| Earlier housing benefit | Family must declare that it has not received a housing-scheme benefit during the previous 20 years | Compares the declaration with scheme records and supporting information |
All of these are cumulative tests. Passing the income check does not overcome an over-limit property, an ineligible loan date or an ownership declaration that cannot be verified.
Prepare the information before you open the checker
Gather the records first so that the entries match the PLI’s file. A mismatch between the online form and the loan or sale documents is a common reason for a verification request.
Identity and address records
- Aadhaar or another identity document accepted by the portal and PLI.
- Current address evidence for the applicant and the property, as requested in the form.
- PAN when the portal or lender asks for it.
- Bank-account details for the account connected with the loan process or subsidy credit.
Income evidence
- Income proof for the household members covered by the application, in the format accepted by the PLI.
- The prescribed self-certificate or affidavit where the scheme permits that route.
- Consistent figures: use the same annual household income in the form, declaration and lender file.
Loan and property records
- Sanction letter showing the loan amount and sanction date.
- Evidence of disbursement and the loan account number.
- Property documents showing value, address and carpet area.
- PLI name, branch or other lender details requested by the portal.
MoHUA’s FAQ allows additional documents specified by MoHUA or the PLI. Keep clear scans or photographs available, but upload only through the official portal or the channel confirmed by the PLI or ULB.
Step-by-step: check and register ISS eligibility online
1. Open the official PMAY-U 2.0 eligibility checker
Start at the PMAY-U 2.0 eligibility checker or Unified Web Portal supplied by MoHUA. Use the official site rather than an agent’s form, and check that the page identifies the PMAY-U 2.0 service before entering identity data.

2. Confirm the urban jurisdiction and choose ISS
Enter the location requested by the page and confirm that the proposed home is in a PMAY-U 2.0 urban area. Select the Interest Subsidy Scheme vertical. Read the warning that a selected vertical cannot be changed later; stop and correct the choice before proceeding if you intended another vertical.
3. Create or access the applicant record
Follow the portal’s identity and contact prompts. Use an active mobile number and an email address you can access because acknowledgements or verification requests may be sent there. Enter names and dates exactly as they appear on the identity and loan records.
4. Enter household income and declarations
Provide the annual household income and select the corresponding EWS, LIG or MIG band generated by the form. Complete the declaration that the family does not own another pucca house anywhere in India, apart from the home being acquired or constructed. Complete the separate declaration about not receiving a housing-scheme benefit in the previous 20 years. Do not treat a declaration as a waiver: the information can be checked against records and documents.
5. Enter the loan and property details
Type the sanctioned loan amount, sanction and disbursement dates, property value, carpet area and the address. Use the carpet-area figure in the property documents, not a marketing area that includes common spaces. Add the PLI details and loan account information exactly as shown in the lender’s records.

6. Review the ISS calculator estimate
The portal’s ISS calculator uses the entries to show an estimate. Review every field before relying on the result. An estimate can change when the PLI verifies income, dates, property value, area, ownership or the loan account’s status; it is not a sanction letter or a promise of payment.
7. Register demand and submit documents
Submit the demand registration and upload the identity, address, income, bank, lender and property documents requested by the portal. MoHUA’s FAQ says that a beneficiary interested in subsidy must register demand and provide PLI details for the home loan through the Unified Web Portal. Save the acknowledgement or reference number immediately after submission.
8. Track the record and answer verification requests
Use the portal’s status-tracking facility with the acknowledgement or reference number. In parallel, ask the PLI about the loan-file review. If the portal or lender flags a document mismatch, correct the specific field or provide the requested document instead of creating a duplicate application. A ULB, municipality or Common Service Centre (CSC) can help interpret a status or upload request.

How the interest subsidy is calculated and released
ISS applies a 4% subsidy to the first ₹8 lakh of the eligible home loan for up to 12 years. The scheme limits the maximum actual release to ₹1.80 lakh. The FAQ also gives a maximum net present value (NPV) of ₹1.50 lakh when calculated at an 8.5% discount rate. These are scheme ceilings, not a guaranteed amount for every applicant.
| Subsidy element | Rule | Practical meaning |
|---|---|---|
| Subsidy rate | 4% | Applied to the first ₹8 lakh of the qualifying loan |
| Maximum subsidy period | Up to 12 years | The loan must continue to satisfy the scheme and lender conditions during the relevant period |
| Maximum actual release | ₹1.80 lakh | The total credited subsidy cannot exceed this scheme ceiling |
| Maximum NPV | ₹1.50 lakh at an 8.5% discount rate | The NPV figure is a present-value measure, not an additional payment on top of the actual release |
| Release pattern | Five yearly instalments | Each instalment is released through the loan account, subject to the continuing conditions in the FAQ |
| Loan condition at release | Loan must remain standard/live and more than 50% of principal must be outstanding | An account that is no longer standard or has been substantially repaid can fail a later release condition |
The credit is routed through the loan account rather than paid as unrestricted cash to the applicant. Because the calculator is based on the information entered, do not reduce your borrowing or repayment plan on the assumption that the displayed estimate is final.
What the PLI, ULB and other authorities verify
The PLI’s loan-file checks
The PLI confirms that it is handling the stated loan, that the sanction and disbursement dates qualify, and that the loan amount and property information agree with its records. It also reviews the income evidence, identity documents, bank details and any additional declaration it is required to collect.
State, ULB and nodal-agency checks
The State or Union territory, ULB and designated Central Nodal Agency can verify location, household declarations and scheme records. A form that looks eligible online can still be held or rejected if a declaration conflicts with an official record or if the property is outside the covered urban jurisdiction.
Why an acknowledgement is not approval
An acknowledgement proves that the portal received a submission. It does not prove that the family passed verification, that the PLI accepted the claim or that an instalment is payable. Keep the reference number for every call or written response so the same record can be located.
Self-service portal, CSC or ULB assistance: which route fits?
All three routes lead to the same scheme checks. The difference is who helps you prepare and submit the information.
| Application route | Document and lender support | Online tracking | Availability and verification considerations |
|---|---|---|---|
| Self-service Unified Web Portal | You collect the records, enter the data and provide the PLI details yourself | Immediate access to the portal’s status facility using the acknowledgement or reference number | Convenient where you have reliable internet access and can resolve a mismatch with the PLI |
| Authorised CSC | Operator can assist with scanning, data entry and submission; you remain responsible for checking every declaration | The operator should give you the official acknowledgement so you can track it yourself | Useful when you lack equipment or need assisted filing; confirm that the centre is authorised and serving your locality |
| ULB or municipal assistance | Local staff can explain jurisdiction, document requests and a verification hold; the PLI still handles the lender file | Use the portal reference and any local tracking instruction supplied by the ULB | Helpful for location questions, local records or unresolved status issues; response time depends on the local office |
Using an assisted channel does not relax an ISS threshold. Never sign a blank declaration or allow an operator to substitute a different income, property-area or ownership figure.

Fix common eligibility-checker problems
The portal shows the wrong PMAY-U 2.0 vertical
Do not continue if you selected a vertical other than ISS. Because the page warns that the selection cannot be changed later, contact the ULB or portal support route shown on the official page and ask how to correct the record. Avoid filing multiple applications with contradictory verticals.
The income entry does not match the band
Recheck whether you entered annual household income rather than an individual monthly salary. Compare the figure with the income proof or permitted self-certificate. If the verified household income exceeds the ISS ceiling, the PLI cannot approve the claim merely because the calculator produced a result.

Outbyte PC Repair FREERepair Windows errors before they cause bigger problemsFix Now →Outbyte Driver Updater FREEScan for outdated or missing drivers - takes under a minuteDriver Scan →The loan date or amount fails
Check the sanction letter and disbursement evidence, not the date you applied for the loan. Both dates must satisfy the scheme’s qualifying-date rule, and the sanctioned amount must be within the ISS cap. Ask the PLI to correct a clerical mismatch in its record before resubmitting anything.
The property value or area is over the limit
Use the value and carpet area supported by the sale, construction or valuation documents. Do not replace carpet area with built-up area to make the entry smaller. If the official documents exceed the scheme limit, the ISS property test is not met.
A family member owns another house
Review the ownership declaration across the family and across India. The exception is limited to the home being acquired or constructed under the application. If an ownership record is inaccurate, resolve it with the relevant authority before submitting a declaration.
The portal asks about an earlier housing benefit
Answer for the family, not just the current borrower. The scheme requires a declaration covering the previous 20 years. If a prior benefit appears in a record, ask the ULB or PLI to explain the match rather than omitting it.
Status remains pending
First confirm that the reference number and contact details are correct. Then ask the PLI whether it has received the demand and whether a document is missing. If the lender has completed its review but the portal remains unchanged, take the acknowledgement and the PLI response to the ULB or municipality for escalation.

A later instalment is not released
Ask the PLI to check whether the loan is still classified as standard and live and whether more than half of the principal remains outstanding. The FAQ makes those conditions relevant to the yearly releases, so an earlier credit does not guarantee every later instalment.
Worked examples of the online decision
Household that fits all ISS tests
A household in a covered urban area reports income in the MIG band, has a qualifying loan sanctioned and disbursed after the scheme’s start date, and enters a property value, carpet area and loan amount within the stated caps. It also makes both required declarations and supplies matching documents. The portal may show an ISS estimate and accept the demand registration; the PLI and authorities must still verify the record before approval.
Loan and property fit, but income does not
A household can have an otherwise eligible home and loan yet fail ISS if verified annual household income is above the scheme ceiling. The calculator cannot turn an over-limit income into an eligible claim.
Income fits, but the family owns another pucca house
The income band alone is insufficient. Ownership of a pucca house elsewhere in India, outside the stated exception for the home being acquired or constructed, fails the ownership test even when the loan and property figures are within limits.
Estimate appears, but the loan is not maintained
A displayed estimate does not guarantee the full release schedule. If the loan later stops being standard/live or the outstanding principal falls to half or less, a yearly instalment can fail the release condition described in the FAQ.
Before you submit: a final accuracy check
- The selected vertical is ISS and the property is in a covered urban PMAY-U 2.0 area.
- The household-income figure matches the evidence and the selected EWS, LIG or MIG band.
- Loan amount, sanction date, disbursement date, property value and carpet area match the lender and property records.
- The no-pucca-house and previous-20-year benefit declarations are complete and truthful for the family.
- Identity, address, income, bank, PLI and property documents are readable and current.
- The acknowledgement or reference number has been saved in more than one place.
If every item is accurate, submit once and monitor the same record. The decisive event is verified eligibility by the responsible authorities and PLI, not the act of completing the online form.
