Check broadband twice before you move: first in the FCC National Broadband Map using the complete street address and unit number, then in each provider’s own serviceability checker. The FCC map shows providers, connection technologies and advertised maximum speeds reported for that location; only the provider can confirm that the address is orderable now, what installation will involve and what you will pay.
Save both results with their dates. If the map and the provider disagree, ask for a serviceability review and use the FCC’s Availability Challenge or Location Challenge process when the listing or building point is wrong.

Start with the exact dwelling, not a ZIP code
Broadband serviceability is often determined at the building or unit level. A provider may serve one side of a street, one building in an apartment complex or only selected units in a development. A ZIP-code, town or regional result can therefore look promising while your actual home cannot be connected.
Recommended Free Tools
Obtain the address exactly as it appears on the lease, purchase contract or listing. Include the street number, directional prefix or suffix, apartment or suite number, building number and any officially recognized spelling. For a new development, ask the landlord, seller or property manager for the service address used by utilities; a mailing address, lot number or map pin may not be the same record that an ISP uses.

If you have only a town or region, begin with the FCC map’s Location view to find the building, then select the specific location. Do not treat a nearby house, a neighborhood boundary or a postal code as proof that your unit is served.
- Write down the complete address and unit identifier.
- Keep the property’s listing or lease available in case the provider asks for a lot, building or unit detail.
- For a rural parcel, note the driveway entrance and the structure you actually intend to occupy; a coverage point may be associated with a different structure on the same land.
Use the FCC National Broadband Map for the first screening
Open the FCC National Broadband Map and choose Search by Address. Enter the complete address, select the matching result and inspect the fixed-broadband information for that location. The map is a screening tool built from ISP-reported fixed availability data, not an order form.
- Search the address. Type the street address, city, state and ZIP code, then add the apartment or unit information when the interface permits it.
- Select the correct location. Confirm the pin and the written address. If several buildings appear, choose the one that corresponds to your dwelling rather than the nearest result.
- Open Fixed Broadband. Review every listed provider, the technology reported and the maximum advertised download and upload speeds.
- Record the data. Copy the provider name, technology, advertised maximums and the map’s data-as-of date into a comparison sheet.
- Repeat for another address if necessary. When comparing homes, use the same process for each one; a regional color or general coverage layer is not a substitute for a location search.
Fixed providers submit location-level availability information through the FCC’s Broadband Data Collection twice each year. The required reporting dates are June 30 and December 31. That schedule creates a time lag: a network that opened after the latest filing may not appear yet, while a listing can remain visible after a provider changes its construction plans. Note the date attached to the map result so you know how current the underlying filing is.

The FCC states that the National Broadband Map shows internet availability, not network performance, affordability, or adoption. The download and upload numbers are the provider’s advertised maximums for the location. They should not be rewritten as the speed you will experience at busy times, over Wi-Fi or on a particular device.
The map can still answer important first questions:
- Which providers report a connection at the building?
- Is the reported technology fiber, cable, DSL, fixed wireless or satellite?
- What maximum download and upload rates does each provider advertise for that location?
- Does the address appear to have any fixed option at all?
It cannot by itself tell you the complete monthly bill, whether equipment is included, how soon a technician can arrive, whether a line must be built, what the contract permits or how the connection will perform in your home.

Mobile coverage on the FCC map is modeled and intended primarily to describe outdoor or in-vehicle availability. It does not guarantee an indoor signal in a basement apartment, a metal-sided house or a room far from a window. Actual mobile performance can vary with your device, cell-site capacity, terrain and the assumptions used by the provider’s own map.
If mobile home internet is one of your options, ask the provider to check the exact service address and explain whether an outdoor receiver, window placement, professional installation or a data threshold applies. Do not convert a colored mobile area into a promise that a modem will work in every room.
Know what each reported technology implies for your decision
The technology label helps you frame follow-up questions, but it is not a complete quality ranking. The same category can be deployed differently from one address to another, and the map does not establish your actual throughput.
| Technology shown | What to verify with the provider | Why it matters before moving |
|---|---|---|
| Fiber | Whether it is fiber all the way to the premises, the advertised upload rate, construction status and installation charge | Remote work, video calls, cloud backup and large uploads may depend on the upstream capacity and on whether the service is already connected |
| Cable | The exact tier, upload rate, data policy, equipment fee and appointment date | A cable listing confirms a reported option, but not the plan’s total cost or your measured performance |
| DSL | Line qualification, distance-related limits, maximum upload rate and whether the line is active at the unit | The advertised maximum may differ substantially between nearby addresses |
| Fixed wireless | Line-of-sight or signal requirements, receiver placement, installation conditions, data limits and weather or terrain considerations | The provider may need to inspect the property or approve a mounting location before accepting the order |
| Satellite | Equipment, installation, data allowance, latency-sensitive use limitations and any waiting list | It may be available where wired options are absent, but the commercial and practical terms can differ greatly from a fixed wired plan |
When a listing uses a broad label, ask the provider to describe the connection at your premises in plain language: fiber-to-the-premises, cable to the modem, a copper DSL loop, a fixed radio link or a satellite terminal. Do not assume that a provider’s marketing use of “fiber” means the same physical arrangement in every neighborhood.

Build a comparison that includes orderability and total cost
After the FCC lookup, make a record for every real option. The map supplies the first four fields; the provider supplies the commercial and installation details.
| Field | What to write down | Decision question |
|---|---|---|
| Provider | Name exactly as shown by the FCC and by the provider’s checker | Are these the same company or a wholesale and retail relationship? |
| Technology | Fiber, cable, DSL, fixed wireless or satellite; clarify the physical connection | Does it fit your work, streaming, gaming and upload needs? |
| Advertised capacity | Maximum download and upload rates shown for the location | Is the upstream rate sufficient for calls, backups and large files? |
| Orderability | Available to order now, pending construction, wait-listed or unavailable | Can service be active by your move-in date? |
| Installation | Appointment window, construction, deposit, equipment and one-time charges | Could the connection delay occupancy or add a large upfront bill? |
| Recurring terms | Monthly service price, equipment fee, data cap, contract length and cancellation terms | What is the predictable monthly and exit cost? |
| Use-case fit | Remote work, video calls, gaming, streaming, large uploads or basic browsing | Does the plan meet your household’s busiest simultaneous use? |
Calculate the first-year cost rather than comparing a headline rate alone. Include the monthly service charge, required equipment, installation, activation, construction contribution, deposit and any cancellation amount that the provider discloses. If a quote is promotional, record when the regular rate begins. If the provider has not stated a fee or term, write “not stated” and ask before you sign; do not infer that it is included.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Confirm the address in every provider’s own checker
Use the same complete address in each provider’s official address checker. A provider’s result is the decisive orderability check because it reflects current inventory, construction status and the company’s service rules, which may be newer or more granular than the FCC filing.
Quick wins for a faster PC:
Repair Windows errors before they cause bigger problemsFix Now →Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →- Open the provider’s address-check page from its official website.
- Enter the street address, unit, city, state and ZIP exactly as you entered them in the FCC map.
- Save or screenshot the result, including the date, plan name, advertised speeds and any qualification message.
- Ask support to confirm whether the result is immediately orderable at the exact unit, not merely planned or present somewhere nearby.
- Ask whether construction, a site survey, a deposit, landlord permission or a special installation is required.
- Ask the representative to identify the actual access technology and to list all recurring and one-time charges, data limits, contract provisions and cancellation terms.
- Get the expected installation date in writing and ask what happens if construction misses your move-in date.
If the checker rejects the address but a representative says service is possible, request a serviceability review using the address as it appears in the property records. Conversely, if an online result lets you begin an order but the representative says the line is unavailable, do not sign until the provider resolves the conflict.

Resolve a map and provider disagreement
Discrepancies are common enough that you should plan for them rather than treating either screen as infallible. A provider may have filed availability for a location before construction was completed, may use a different unit or building identifier, or may have changed its footprint after the FCC’s reporting date.
When the FCC lists service but the provider says no
- Give the provider the full address, unit and the FCC map’s data-as-of date.
- Ask whether the listing refers to another building, a nearby structure or a planned extension.
- Ask whether construction, a minimum customer commitment or a deposit would make service possible, and request the amount and timetable.
- Get the answer and any case number in writing so you can compare it with another representative’s review.
- If the reported availability is wrong, submit an FCC Availability Challenge with the provider’s response and supporting address details.
When the building or pin is missing or misplaced
Use an FCC Location Challenge when the building is absent, the address point is attached to the wrong structure or the map does not recognize the unit correctly. Provide the official address and enough location information to distinguish the dwelling. A location correction is different from disputing a provider’s service claim: choose the challenge type that matches the error.
When the provider says service is available but the map is red
Ask the provider to confirm that the order is for fixed service at your exact premises, not mobile coverage or a future build. If the order can genuinely be placed, save the confirmation and report the map discrepancy through the appropriate FCC challenge process. The map may simply be behind the provider’s latest deployment or filing.
Time your check around the move
Do the first check as soon as you identify a serious candidate home. Repeat the provider check close to the date you must commit, because footprints, construction schedules and advertised speeds can change. Recheck again before the lease’s cancellation window or the purchase contingency expires if internet access is essential to your budget or work.
Keep a simple dated record:
- Address and unit exactly as submitted.
- FCC map result and its data-as-of date.
- Provider checker result and the date and time checked.
- Representative name, case number and promised installation date.
- Quoted monthly price, equipment, installation, deposit, contract and cancellation terms.
- Any construction condition or landlord approval still outstanding.
Do not schedule a move-in assuming that a connection will be live merely because an order was accepted. Confirm the appointment, ask whether the technician needs access to a utility room or interior unit and arrange a temporary connection only if its cost and cancellation terms are clear.
Match the connection to your household’s actual use
Start with the activities that cannot tolerate disruption. A remote worker may need dependable two-way capacity and an installation date that precedes the first workday. A household that uploads video, uses cloud backups or hosts large files should examine the advertised upload maximum rather than focusing only on download. Gamers should ask about the provider’s policies and practical latency expectations instead of treating a high download number as a guarantee. A household that mainly browses and streams may prioritize predictable pricing and a straightforward installation.
List simultaneous users and peak activities for a normal evening. Then compare the options on the same axes: technology, advertised download and upload maximums, orderability, installation risk, monthly and one-time charges, data limits, contract obligations and cancellation rights. The “fastest” listing is not automatically the best move if it requires a construction project, a deposit you cannot recover or a start date after you need service.
Quick Recap
Common mistakes that produce a false sense of availability
- Using a ZIP-code result as proof. Coverage in the postal area says nothing conclusive about your unit.
- Checking only a neighboring address. A different building, side of the street or lot can have a different plant or port.
- Confusing mobile and fixed layers. Modeled outdoor mobile coverage is not an indoor home-internet guarantee.
- Reading maximum speeds as test results. Advertised maximums are not measured throughput at your home.
- Ignoring the unit number. Apartment and suite records can determine whether the checker recognizes the dwelling.
- Assuming “available” means installable now. Construction, deposits, surveys and appointment backlogs can remain.
- Comparing promotional prices only. Equipment, installation, data limits, contract terms and the post-promotion rate affect the real cost.
- Failing to record dates. FCC filings and provider footprints change; an undated screenshot is hard to interpret later.
- Signing before resolving a contradiction. Get a definitive serviceability answer or a written construction commitment first.
