Household net worth = total household assets − total household liabilities. Add what everyone in the household owns, subtract the current balances of what the household owes, and record the result for one specific date. Include your home at a reasonable current value, subtract its outstanding mortgage and other home-secured debt, and count current balances in retirement accounts such as 401(k)s, 403(b)s and IRAs.
This is a point-in-time balance sheet, not a measure of income or cash you could spend today. Home equity is tied to the property, and retirement balances may have withdrawal restrictions or tax consequences. The calculation is still useful because it gives you one consistent measure to update and compare over time.

The net-worth formula
The U.S. Department of Labor’s Savings Fitness worksheet describes net worth as “the total value of what you own (assets) minus what you owe (liabilities).” The Federal Reserve uses the same assets-minus-liabilities definition for the household sector.

Net worth = total assets − total liabilities
If assets total $725,000 and liabilities total $410,000, net worth is $315,000. A positive result means the listed assets exceed the listed debts. A negative result means debts exceed assets; that is a valid result, not a calculation error.

Use the household as your unit consistently. If you are calculating a couple’s household balance sheet, include both partners’ assets and debts. If you share finances with relatives or roommates but do not consider their finances part of your household, leave their accounts and obligations out.
Choose one snapshot date
Net worth changes whenever account values, property prices or debt balances change. Pick a date—such as the last day of a month—and use balances from that date as closely as possible. Do not combine a checking balance from today with a mortgage statement from six months ago unless you clearly label the mismatch.
For an ordinary annual update, choose the same month each year. Investor.gov recommends updating a net-worth statement every year so you can see the direction of change. A monthly or quarterly update can be useful when you are paying down debt or experiencing large market changes, but it is not required.

- Save statements or screenshots that show the date of each balance.
- Use the current outstanding loan balance, not the original amount borrowed.
- Record whether an investment value is a market value, an account statement value or an estimate.
- Use the same valuation approach at the next update so the change is interpretable.
Build the asset side of your balance sheet
List each asset and its estimated value on the snapshot date. The Labor worksheet includes cash reserves, bank accounts, savings bonds, money-market accounts, certificates of deposit, investments, real estate, vehicles and other assets. The Census Bureau’s household-wealth categories likewise include homes, vehicles, retirement accounts and financial assets.
Cash and bank accounts
Include the balances of checking and savings accounts, cash reserves, money-market deposit accounts and certificates of deposit. Add savings bonds and similar cash-equivalent holdings. If an account is jointly owned, count the household’s full balance when the balance sheet is for the owners together; do not count the same account again under another person’s list.
Taxable investments
Use the current value of mutual funds, stocks, bonds, brokerage accounts and other marketable investments. Market prices can move daily, so note the valuation date. Do not use the amount you originally paid unless you are deliberately making a separate cost-basis record; net worth uses the asset’s value at the snapshot date.
Real estate other than your home
Include rental property, vacation property, land and other real estate that belongs to the household. Use a reasonable current estimate and list the mortgages or other loans secured by each property on the liability side. The Census Bureau’s categories include rental property and other real estate, not only a primary residence.
Vehicles and personal property
Vehicles are included in Census Bureau household-wealth categories. Use a realistic current resale estimate rather than the sticker price or the remaining loan amount. You may also track valuable personal property, business interests or other assets, but be consistent: include an item only when you can estimate its value and are prepared to update it.

Retirement accounts
Include current balances in defined-contribution plans and individual accounts, including 401(k)s, 403(b)s, IRAs and annuities. The Labor worksheet names these categories, and IRS personal-wealth definitions classify IRA and 401(k) assets, annuities and certain taxable portions of survivor benefits as retirement assets.
Use the account balance shown for the snapshot date. Do not automatically reduce it by a guessed tax percentage. A traditional account may produce taxable income when withdrawn, while a Roth account has different rules; the sources establish that these accounts belong in the asset inventory but do not support one universal after-tax adjustment. If you need a spendable-retirement estimate, make a separately labeled planning calculation using the rules that apply to your accounts.
Include your home and calculate home equity correctly
Yes, include your house or condominium in net worth. Enter a reasonable current value as an asset, then enter the outstanding mortgage, second mortgage, home-equity loan or other borrowing secured by the property as liabilities.
The home’s contribution is:
Home equity = estimated current home value − outstanding home-secured debt
Auditable example
Suppose your home is worth an estimated $400,000 and the first mortgage balance is $250,000. List:
| Home item | Amount | Balance-sheet treatment |
|---|---|---|
| Estimated home value | $400,000 | Asset |
| Outstanding mortgage | $250,000 | Liability |
| Home’s net contribution | $150,000 | $400,000 − $250,000 |
If there is also a $20,000 home-equity loan, total home-secured debt is $270,000 and the home contributes $130,000. Show the home value and each debt separately, as in the table, or show the net equity once. Never list both $150,000 of equity and the full $400,000 home value while also subtracting the $250,000 mortgage; that would count the same equity twice.
Estimating the property value
No single valuation method is required for a personal net-worth statement. You might use a recent comparable-sales estimate, a professional appraisal, a local assessment as a rough reference or another defensible method. The important points are to call the figure an estimate, record the method and use the same method when you compare future statements.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Repair Windows errors before they cause bigger problems3Scan for outdated or missing drivers - takes under a minuteThe sources do not establish that you must deduct hypothetical selling commissions, taxes or closing costs. Unless you are preparing a sale-proceeds estimate, do not silently subtract those costs from the home value. If you want to know what might be available after a sale, create a separate “estimated sale proceeds” calculation and label its assumptions.

Home equity is not cash in a bank account
Home equity increases net worth, but it is attached to the property. To turn it into cash, the household generally has to sell, borrow against it or otherwise access it. A full net-worth statement therefore answers “What is the value of what we own after our debts?” It does not answer “How much could we spend this week without selling or borrowing?”
List every household liability
Use the current payoff or statement balance for each debt. The Labor worksheet lists mortgages, second mortgages, home-equity loans, student loans, auto loans, credit-card balances and other outstanding debts. Census Bureau measures also include medical and other unsecured debts.
Secured debts
- First mortgage on the primary home.
- Second mortgage or home-equity loan.
- Home-equity line of credit balance.
- Mortgages on rental, vacation or other real estate.
- Auto, boat or other vehicle loans.
Count the debt even though the collateral is already listed as an asset. The asset and its financing are separate entries; subtracting the debt is what converts the gross property value into net ownership.

- Credit-card balances, including purchases that have not yet appeared on a statement.
- Student loans, whether federal or private.
- Medical bills and payment plans.
- Personal loans, lines of credit and other signed obligations.
- Any other amount the household currently owes.
Do not include future bills that are not debts yet, such as next month’s utilities, ordinary groceries or a planned purchase. Do include a billed balance or legally binding obligation that exists on the snapshot date.
Complete the calculation step by step
- Set the date and scope. Decide whose finances are included and write the snapshot date at the top of the worksheet.
- Gather current records. Collect bank and investment statements, retirement-account statements, loan statements, credit-card balances and property-value information.
- Enter assets. Record each cash, investment, property, vehicle, retirement and other asset separately, with an estimate date where needed.
- Add assets. Sum every asset line. This is your total household assets.
- Enter liabilities. Record the current balance of every mortgage, property loan, auto loan, student loan, credit card and other debt.
- Add liabilities. Sum every debt line. This is your total household liabilities.
- Subtract. Take total liabilities away from total assets.
- Save the statement. Keep the date, assumptions and source records so the next update can explain what changed.
Worked household example
| Assets | Value |
|---|---|
| Checking and savings | $35,000 |
| Taxable investments | $90,000 |
| Retirement accounts | $210,000 |
| Estimated home value | $400,000 |
| Vehicle values | $32,000 |
| Other real estate | $180,000 |
| Total assets | $947,000 |
| Liabilities | Balance |
|---|---|
| Primary mortgage | $250,000 |
| Mortgage on other real estate | $120,000 |
| Auto loan | $18,000 |
| Student loans | $42,000 |
| Credit-card balances | $7,000 |
| Total liabilities | $437,000 |
Household net worth = $947,000 − $437,000 = $510,000. The home contributes $150,000 ($400,000 minus $250,000), while the other property contributes $60,000 ($180,000 minus $120,000). Those equity amounts are already represented in the full calculation; do not add them again.
Full net worth versus a liquidity-focused view
Standard net worth includes all counted assets and liabilities, including property and retirement accounts. That is the number to use when you want a complete household balance sheet.
A different question is how much value is relatively accessible for near-term spending. For that purpose, you can create a separate measure, such as liquid assets minus short-term debts, or net worth excluding home equity. Label it clearly because it is not the standard net-worth formula.
| Measure | Includes | Answers |
|---|---|---|
| Full net worth | All listed assets, including home and retirement accounts, minus all liabilities | What is the household’s overall balance-sheet position? |
| Net worth excluding home equity | Full calculation with the home’s net equity removed | What would net worth look like without relying on the primary residence? |
| Liquidity-oriented view | Selected cash and readily valued assets minus selected short-term debts | What resources are more relevant to a near-term cash need? |
There is no universal definition of “liquid net worth.” State the accounts and debts you included, and do not present the alternate measure as a replacement for total net worth.

Common mistakes and how to correct them
Using the original loan amount
Problem: Subtracting the amount originally borrowed instead of today’s balance.
Fix: Use the current principal or payoff balance shown by the lender. Include a home-equity line’s outstanding balance, not its unused credit limit.
Counting equity twice
Problem: Adding a home’s equity as an asset, then also adding the full home value and subtracting the mortgage.

Omitting retirement accounts
Problem: Treating a 401(k), 403(b) or IRA as unrelated to household wealth.
Fix: Add the current account balances to assets. Discuss taxes or withdrawal restrictions separately rather than deleting the accounts from the balance sheet.
Mixing dates
Problem: Combining a current investment value with an old property estimate and an outdated credit-card balance.

Confusing net worth with income or savings
Problem: Assuming a high income automatically means high net worth, or that a monthly savings amount is a net-worth figure.
Fix: Keep income, savings rate, cash flow and net worth as separate measurements. Net worth is the accumulated balance of assets and liabilities at a date.
Treating estimates as guaranteed cash
Problem: Assuming a property estimate or retirement balance can be withdrawn at face value immediately.
Recommended Free Tools
Fix: Mark property values as estimates, recognize market volatility, and use a separately labeled liquidity or after-tax planning view when needed.
How to track changes from year to year
Keep the previous statement beside the new one and explain material movements. A rise in net worth can come from debt principal falling, investment prices rising, additional savings, property appreciation or some combination. A decline can result from market losses, new borrowing, property depreciation or spending financed with debt.
- Keep the same household members and account categories unless you document a change.
- Use the same home-valuation method where practical.
- Separate market movement from new contributions or debt payments in your notes.
- Review omitted categories such as medical debt, a second property or an old retirement account.
- Store each dated statement so you can audit the trend rather than relying on memory.
The Federal Reserve’s Financial Accounts data describe aggregate households and nonprofits, while the Survey of Consumer Finances provides household-level survey resources. Those statistical products are useful for understanding how wealth is measured across populations, but they are not a personal target or substitute for your own balance sheet. The Survey of Consumer Finances technical documentation notes that its estimates involve multiple imputations and a complex sample design, so population comparisons require care.
A simple spreadsheet layout
You can recreate the calculation in a blank spreadsheet or on paper. Put the snapshot date and household scope at the top, then use four columns: category, account or property, value, and source date or note.
| Section | Example rows | Subtotal |
|---|---|---|
| Assets | Cash; investments; retirement; home; other real estate; vehicles; other assets | Sum of asset values |
| Liabilities | Mortgages; property loans; auto loans; student loans; cards; medical and other debt | Sum of debt balances |
| Result | Total assets minus total liabilities | Household net worth |
The free Department of Labor Savings Fitness worksheet provides a ready-made inventory if you prefer a form to a custom spreadsheet. A written list is sufficient; no special software or financial product is required.
What your result can—and cannot—tell you
The number gives you a consistent measure of ownership after debt. It can help identify whether debt reduction, saving, investing or property changes are moving the household balance sheet in the intended direction.
It does not, by itself, tell you whether you can meet next month’s bills, whether a retirement strategy is adequate, how much tax would be due on a withdrawal, or whether a property can be sold quickly at the estimate you recorded. Use cash-flow, emergency-fund, retirement-income and tax analyses for those questions. Keep those analyses separate so the basic net-worth statement remains transparent.
