Recalculate the scheduled principal-and-interest payment using the loan balance and repayment term that will remain when the higher rate takes effect. Compare that result with a calculation at your current rate, using the same balance, term and payment frequency. The lender’s notice and contract control the actual effective date, interest convention and payment debit, so treat any calculator result as an estimate until those details are confirmed.
The calculation in one line
For a fully amortizing loan with equal monthly principal-and-interest payments, use:
As an Amazon Associate I earn from qualifying purchases.
Monthly payment = B × i ÷ [1 − (1 + i)−n]
- B is the outstanding principal when the new rate starts.
- i is the periodic interest rate as a decimal. For a nominal annual rate with monthly periods, a basic estimate is the annual rate divided by 12.
- n is the number of monthly payments left in the amortization period.
Run the formula twice: once with the current rate and once with the higher rate. Keep B and n identical in both runs. If the loan uses weekly, fortnightly or another schedule, use the frequency and compounding convention specified by the lender rather than simply dividing or multiplying a monthly result.

A rate rise applies to the principal still outstanding, not automatically to the amount originally borrowed. If you have made payments, the balance may be substantially lower than the opening loan amount. The number of payments left also changes the result: spreading a higher rate over 25 years produces a different payment from applying it over the 17 years that remain on the same balance.

The US Consumer Financial Protection Bureau summarizes the three core inputs this way: “The payment depends on the loan amount, the loan term, and the interest rate.” Its consumer guidance was last reviewed on 11 December 2024. Your contract may use additional inputs, including a payment frequency, day-count convention, rate cap, floor or reset formula.
| Input | What to obtain | Why an incorrect value changes the answer |
|---|---|---|
| Outstanding balance | Principal expected on the date the new rate applies | Interest is charged on the amount still owed; using the original balance overstates a loan that has been paid down. |
| New interest rate | The contractual rate, including any margin or discount, effective on the stated date | A quoted headline rate may differ from the rate on your account. |
| Remaining amortization | Number of scheduled payments left | A shorter remaining period generally requires a larger payment but reduces the time over which interest accrues. |
| Payment frequency | Monthly, fortnightly, weekly or another interval | The periodic rate, number of periods and lender rounding can all change the debit. |
| Repayment type | Principal-and-interest or interest-only | Interest-only payments do not repay principal during the interest-only period. |
Worked example: comparing 5% with 6%
Assume a principal-and-interest loan has a balance of $300,000, 25 years (300 monthly payments) remaining, and monthly payments. The following figures are illustrative estimates using a nominal annual rate divided by 12; they are not a quote from a lender.
| Scenario | Annual rate | Monthly rate used | Estimated monthly payment | Estimated total interest over 300 payments |
|---|---|---|---|---|
| Current rate | 5% | 0.05 ÷ 12 | About $1,754 | About $226,200 |
| Higher rate | 6% | 0.06 ÷ 12 | About $1,932 | About $279,600 |
| Difference | 1 percentage point | — | About $178 more per month | About $53,400 more if the rate stayed at 6% for the full remaining term |
The higher rate is 20% above the 5% rate, but the scheduled payment is not 20% higher. Principal is repaid as well as interest, and the amortization formula incorporates the remaining term. The total-interest comparison assumes the rate never changes again, which may not match a variable-rate contract.
First identify how your loan changes its rate
Variable, tracker or lender-set rates
A variable or tracker rate can change while the loan is running. Some products recalculate the required payment whenever the rate changes. Others keep the scheduled payment unchanged for a period and allow the interest portion to consume more of each payment. Read the notice for the effective date, new rate, balance used, remaining amortization and the date on which any payment reset occurs.
Fixed-rate periods
A fixed-rate borrower is commonly protected until the fixed deal expires. The payment may change at expiry, on refinancing or at a contractual renewal date rather than on the day a central-bank rate moves. A lender may offer a new fixed rate, a variable rate or several options; each creates a different calculation.
Payment caps, floors and triggers
Contracts can limit how quickly a payment rises, set a minimum or maximum rate, or specify a trigger at which the payment must be reset. If the scheduled payment is insufficient to cover accruing interest, the unpaid amount may be added to the balance (negative amortization) or a later lump-sum adjustment may be required. Those rules cannot be inferred from the interest rate alone.

Step-by-step: recalculate your payment
- Find the effective date. Use the date in the lender’s notice or contract, not the date a news report says rates moved. If a payment is made between now and that date, estimate the balance after that payment.
- Obtain the balance at that date. Ask the lender for a projected principal balance if your statement does not provide one. Do not include taxes, insurance or fees in B.
- Record the remaining amortization. Count the scheduled payments left after the effective date. A loan term shown in years must be converted to periods matching the payment schedule.
- Confirm the rate convention. Determine whether the quoted rate is nominal or effective, how often interest compounds, and whether a margin, discount, cap or floor applies.
- Convert the rate to one payment period. For a simple monthly estimate, divide a nominal annual rate by 12. Use the lender’s stated conversion when it uses daily accrual or another convention.
- Calculate the current-rate payment. Enter the same balance and number of remaining periods with the rate that applies before the change.
- Calculate the higher-rate payment. Change only the rate if the balance, term and frequency are otherwise unchanged. This isolates the effect of the rise.
- Subtract the two results. Report the difference per payment period and, if useful, multiply by 12 for an approximate annual cash-flow difference. Do not multiply a monthly difference by 12 when the contract charges weekly or uses a different schedule.
- Check the lender’s figure. Compare your assumptions with the payment shown in the formal notice. Investigate any material difference before changing your budget or making an extra payment.
Compare scenarios on a like-for-like basis
A useful comparison keeps the balance, remaining term and payment frequency constant. Label the assumed rate and the date clearly. Alongside the payment, show whether principal continues to fall and how much interest would accrue if each rate stayed unchanged.
| Measure | Why include it | Question to ask |
|---|---|---|
| Scheduled payment | Shows the immediate cash-flow change | Can the household meet the new debit on the due date? |
| Principal reduction | Reveals whether the balance is declining at the planned pace | Is a fixed payment covering interest but barely reducing principal? |
| Total interest over the remaining term | Shows the long-run cost under a stated rate assumption | What happens if the assumed rate never changes again? |
| Effective date and reset rule | Explains when the cash-flow change occurs | Does the lender reset immediately, at renewal or at a trigger? |
A payment that remains unchanged under a fixed-payment variable product does not make a rate rise cost-free. More of the payment can go to interest, less to principal, and a later contractual reset can produce a larger debit.
Using online calculators without misreading the result
Australian Moneysmart mortgage calculator
ASIC’s Moneysmart mortgage calculator is an official Australian tool for principal-and-interest loans. It allows users to test higher or lower rates. Its stated assumptions include that rates do not change over the modeled loan life and that interest compounds at the selected repayment frequency. It excludes upfront costs and states that results are estimates, not predictions. The page was updated on 2 October 2026. An interest-only loan requires the separate calculator linked from that page.
Those assumptions make the tool useful for scenario analysis, not a substitute for your lender’s amortization schedule. If your rate is expected to reset again, run separate scenarios rather than treating one constant rate as a forecast.
UK Money and Pensions Service calculator
A UK government transparency record for the Money and Pensions Service calculator identifies inputs such as repayment type, property price or outstanding balance, term and rate, and allows scenarios to be compared. It illustrates the information a calculator needs; it does not establish that the same product rules apply in another country.

What every calculator may omit
- Taxes, insurance, homeowners-association charges or other amounts collected with the mortgage payment.
- Fees, early-repayment charges, refinancing costs and upfront charges.
- Daily interest accrual, payment-date timing, rounding and the lender’s exact reset formula.
- Payment caps, floors, negative-amortization rules or a final balloon payment.
Special cases that need a different calculation
Interest-only loans
During an interest-only period, a simple periodic payment is the outstanding balance multiplied by the periodic interest rate. On a $300,000 balance at a 6% nominal annual rate with monthly interest, that estimate is $1,500 per month before fees, because $300,000 × (0.06 ÷ 12) equals $1,500. The principal does not decline under that calculation. When the interest-only period ends, the remaining principal must be amortized over the shorter repayment period, which can cause a sharp payment increase.

Fixed-payment variable loans
Some contracts hold the payment amount fixed while rates move. Recalculate the interest due for the period and compare it with the fixed debit. If interest takes up most of the payment, principal reduction slows. If interest exceeds the payment, ask whether the contract capitalizes the shortfall, requires a reset or invokes another trigger.
Weekly and fortnightly schedules
Do not assume that a monthly payment divided by four equals a weekly payment. The lender may use a periodic rate based on 52 weeks, 26 fortnights, daily accrual or another convention. Enter the number of remaining weekly or fortnightly payments and the corresponding periodic rate in a calculator that supports that convention, then compare the lender’s schedule.
Partial-period changes
If the new rate starts between payment dates, interest for that cycle may be split between the old and new rates. A calculator that assumes the higher rate applies for a complete period can differ from the first actual debit. Ask how the lender handles the transition and use the next full payment cycle for a clean ongoing comparison.

The formula estimates scheduled principal and interest only. The amount sent to a mortgage company can also include property taxes and insurance; the CFPB specifically warns that the total payment often includes those items. A rate rise changes the mortgage component, while tax assessments, insurance premiums and servicing fees can change independently.
For budgeting, list each component separately:
- Principal and interest calculated under the new rate.
- Property tax or rates collected with the payment.
- Homeowners or mortgage insurance.
- Association charges, servicing fees or other contractual amounts.
This prevents a correct interest calculation from being mistaken for the full amount that will leave your bank account.
Common mistakes and how to correct them
Using the original loan amount
Symptom: Your result is much higher than the lender’s notice. Fix: replace the opening balance with the projected principal on the effective date.

Applying the rate increase as a percentage increase in payment
Symptom: You multiply the old payment by 1.20 because a rate moved from 5% to 6%. Fix: rerun the amortization formula; the payment reflects both interest and principal.
Resetting the term accidentally
Symptom: Your calculator uses a fresh 30-year term when only 22 years remain. Fix: enter the remaining amortization, unless a refinance contract actually extends the term.
Ignoring payment behavior
Symptom: The payment has not changed, so you conclude the rise has no effect. Fix: inspect the interest and principal portions and identify the next reset or trigger.
Mixing frequencies
Symptom: A monthly estimate does not match weekly debits. Fix: use the lender’s periodic rate, number of periods and rounding convention.
Comparing unlike scenarios
Symptom: One option appears cheaper because it uses a longer term or a lower balance. Fix: hold balance, remaining term and frequency constant before comparing rates or products.

When your result does not match the lender’s notice
- Check that the rate is the account rate after any margin, discount or introductory period.
- Confirm the effective date and whether the first affected payment is a full or partial period.
- Verify the projected principal balance, including any payment made before the reset.
- Check whether the lender recalculates the payment or holds it until a trigger.
- Review compounding, day-count, frequency and rounding terms.
- Ask whether the notice includes taxes, insurance, fees or a separate escrow adjustment.
- Request an amortization schedule showing the first several payments after the change.
A difference that remains after these checks is a reason to ask the lender for a written calculation, not to assume the online calculator is authoritative.

What a historical statistic can—and cannot—tell you
The Bank of Canada reported that about 45% of mortgages in a specified cohort had experienced a payment increase by the end of November 2023. The cohort consisted of mortgages taken out before the Bank began raising its policy rate in March 2022. This is a historical observation for that defined group, not a current or universal share of borrowers. The Bank also described scenario projections; projections should not be presented as observed outcomes.
The statistic illustrates why timing and product structure matter: borrowers with fixed periods, variable payments and fixed-payment contracts can experience a rate cycle at different points and in different ways. It does not predict what will happen to an individual loan.
Use the result to make a practical decision
If the higher payment is affordable
Update your budget using the full household payment, keep a cash buffer for another reset where the contract permits one, and verify that extra repayments are allowed without a charge before making them.

If the higher payment is tight
Ask the lender about the exact reset date, temporary options, term changes and repayment assistance before missing a payment. Compare any alternative using the same balance and remaining term, then include fees and the effect on principal reduction.
If you are considering refinancing or fixing
Compare the new scheduled payment, total interest under a clearly stated rate assumption, fees, early-repayment costs and the remaining term. A lower initial payment can result from extending the term rather than from a cheaper rate, so show both the payment and the payoff date.
If the loan is interest-only or nearing its reset date
Calculate the payment after principal repayment begins, not just the current interest-only amount. The shorter amortization period can be the dominant factor in the new payment.
Bottom line
To estimate your repayment after an interest rate rise, use the principal balance and remaining amortization at the date the new rate starts, convert the rate using the contract’s payment convention, and run the amortization formula for both the old and new rates. Then check the lender’s notice for reset mechanics, taxes, insurance, fees and any cap or trigger. The result is a planning estimate; the contract determines the debit.
