Refinancing is financially worthwhile only when the savings or other benefit outweighs the complete cost of replacing your current loan. For a straightforward rate-and-term refinance, calculate a rough break-even point by dividing total refinance costs by monthly payment savings. Then check whether you will keep the home or new loan beyond that point, and compare the new loan’s term, payoff date, total interest and cash required—not just its advertised payment.
The basic refinance break-even calculation
Use this formula for a conventional rate-and-term refinance:
As an Amazon Associate I earn from qualifying purchases.
Break-even months = total refinance costs ÷ monthly savings
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problems“Total refinance costs” should come from the proposed loan’s Loan Estimate. Include lender and settlement charges and any fees that are added to the new principal. “Monthly savings” is the reduction in the payment caused by the refinance, using comparable payment components. If you are comparing principal-and-interest payments, compare principal and interest on both loans; do not count a temporary escrow change as a permanent saving.

For example, suppose a hypothetical borrower’s current principal-and-interest payment is $2,100, the proposed payment is $1,850, and the refinance costs that are actually being financed or paid for the transaction total $8,000. Monthly savings are $250, so the rough break-even point is:
$8,000 ÷ $250 = 32 months
The borrower would need to keep the home or the new mortgage for more than 32 months for the payment savings to recover those costs. If the borrower expects to sell or refinance again in 24 months, the calculation does not support the refinance. Freddie Mac describes this as a quick check and gives the same logic: a refinance that takes three years to recover its costs is unlikely to make sense for someone who expects to move in two years.
Break-even is a screening tool, not a complete investment return calculation. It does not by itself account for a new loan term, changing principal balances, total interest, tax effects, cash-out proceeds or the value of having a lower payment. Those issues can change the decision even when the arithmetic looks favorable.

Use the actual figures on each lender’s Loan Estimate rather than a generic online percentage. Freddie Mac estimates that refinance costs may be about 3% to 6% of the loan principal. That is a broad estimate, not a quote; the page does not establish a publication year for the estimate, and actual costs vary with the lender, credit profile and location.
Charges commonly shown on the estimate
- Government recording charges.
- Appraisal fees.
- Credit-report fees.
- Lender origination and underwriting charges.
- Title services and other title-related charges.
- Tax-service fees.
- Survey fees, where applicable.
- Attorney fees, where applicable.
- Other settlement or lender charges required for the transaction.
The exact list and amount depend on the transaction and state. A lender may also offer credits that reduce closing charges, or may add fees to the new loan balance. For a break-even calculation, show both the gross charges and credits so you can see what the refinance really costs.
Separate fees from prepaid and escrow amounts
Cash due at closing is not one uniform category. The amount may include settlement charges, prepaid interest, property-tax or insurance reserves, and an initial escrow deposit. Those items affect how much money you need on closing day, but they are not all lender fees or permanent economic costs in the same way. An escrow deposit generally funds future bills rather than paying the lender for arranging the loan. Ask the lender to identify each line and explain whether it is a transaction cost, a prepaid obligation, an escrow transfer or a credit.

Do not automatically treat every dollar listed as “cash to close” as a cost to recover through monthly savings. At the same time, do not omit fees simply because they are rolled into the balance; financed costs increase the amount you owe and can increase interest over the life of the loan. Use a consistent definition for every offer you compare.
Calculate monthly savings on a like-for-like basis
Start with the payment components that will actually change. For a rate-and-term comparison, principal and interest are usually the clearest starting point. Then identify whether property taxes, homeowners insurance, mortgage insurance or assessments differ because of the refinance. A lower escrow estimate may reflect a new insurance quote or a timing difference rather than a lasting improvement in the loan economics.
- Write down the current loan’s principal-and-interest payment and remaining balance.
- Record the proposed loan amount, interest rate, term and principal-and-interest payment.
- Subtract the proposed comparable payment from the current comparable payment.
- Check whether mortgage insurance, taxes, insurance or assessments create a separate, durable change.
- Use the resulting monthly difference in the break-even formula.
Freddie Mac’s payment illustration shows why small rate changes matter but do not tell the whole story. For a $300,000 fully amortizing, 30-year fixed mortgage, it reports these principal-and-interest payments:
| Interest rate | Monthly principal and interest |
|---|---|
| 6.15% | $1,828 |
| 6.29% | $1,855 |
| 6.36% | $1,869 |
| 6.65% | $1,926 |
| 6.75% | $1,946 |
Freddie Mac does not establish the publication year for these figures in the material available here. They are an illustration, not live market rates or a personalized quote, and they exclude property taxes and insurance. Your balance, term, credit, points and loan type will produce different payments.
Why a lower payment can still cost more
Restarting the amortization clock
A new 30-year loan can reduce the payment simply because it spreads the balance over more months. Freddie Mac’s example is a borrower with 20 years remaining on a 30-year mortgage who replaces it with a new 30-year mortgage. The payment may fall, but the borrower extends repayment by a decade and may pay more interest over the life of the new loan.
To test for this effect, compare the remaining scheduled payments on the current loan with the proposed loan’s full schedule. Include the refinance costs and any amount added to principal. Also compare the balance that will remain on each loan at the date you expect to sell, refinance or otherwise stop paying it. A payment-only comparison can hide a larger outstanding balance or a longer period of interest charges.

Term and payoff-date comparison
Record the current loan’s scheduled payoff date and the proposed loan’s payoff date. If the new term is longer, consider a shorter-term refinance or an intentional extra-principal plan only if the resulting payment is affordable and the lender’s terms are clear. The right comparison is not simply “old payment versus new payment”; it is the debt you will have repaid, the interest you will have incurred and the cash-flow flexibility you need over your expected holding period.
Total interest and total payments
For a borrower who expects to keep the mortgage for its entire term, compare total scheduled principal and interest under both loans, including financed closing costs. For a borrower who expects to move sooner, compare payments, remaining balances and interest through the expected sale date. A refinance can be sensible over a five-year horizon even when its full 30-year schedule is not cheaper, but that conclusion requires the five-year figures rather than the lifetime totals alone.
Cases where the simple break-even formula does not fit
Cash-out refinancing
Freddie Mac cautions that cost-divided-by-monthly-savings is not designed for a cash-out refinance. You are exchanging home equity for cash and may be changing the amount, rate and term of your mortgage. Evaluate the transaction by asking:
- How much cash will you receive after paying off the existing loan and transaction costs?
- What debt or expense will the proceeds replace, and at what interest rate?
- What will the new balance, payment, payoff date and total interest be?
- How would the result change if the cash were not taken out?
Do not describe a cash-out refinance as “saving” money solely because the new payment is lower. The larger balance may increase total interest and puts additional home equity at risk.
Shorter-term refinancing
A refinance to a shorter term may raise the monthly payment while reducing the payoff date and lifetime interest. The basic formula can therefore produce a misleading result or a negative “monthly savings” number. Compare the required payment, total interest, principal reduction and the value of becoming debt-free sooner. Confirm that the higher payment remains affordable after allowing for emergency savings, taxes, insurance and other debts.
Adjustable-rate or other non-identical loans
If the existing and proposed loans have different rate structures, payment adjustments, balloon features or mortgage-insurance rules, a single payment comparison is inadequate. Model the scheduled changes and the risks at each adjustment. Ask the lender for the assumptions used in the payment figures and for the terms that govern future changes.

How to compare actual refinance offers
Shop with more than one lender, including the existing lender and at least one alternative. Freddie Mac recommends comparing terms rather than assuming the current lender is automatically the best source. Request Loan Estimates for the same loan purpose, term and approximate amount so that differences are meaningful.
| Comparison item | What to record | Why it matters |
|---|---|---|
| Interest rate | Rate, annual percentage rate when shown, and whether the rate is locked | A lower quoted rate may not be available through closing or may require points. |
| Loan term | Years or months and scheduled payoff date | A longer term can lower the payment while increasing interest or delaying payoff. |
| Loan amount | Principal, including any financed costs | Rolling fees into the balance changes interest and equity. |
| Payment | Principal and interest, plus estimated taxes, insurance and assessments | Separates loan savings from escrow estimates. |
| Loan costs | Lender charges, points and settlement charges | These are the amounts used to test break-even. |
| Lender credits | Credits and the terms attached to them | A credit may come with a higher interest rate. |
| Other costs | Prepaids, initial escrow and other cash-to-close items | Shows the cash requirement without misclassifying every dollar as a fee. |
| Cash to close | Amount required on the proposed closing disclosure | Tests whether the transaction fits your available cash. |
| Expected holding period | Months you expect to keep the home or loan | Determines whether savings have time to recover costs. |
| Interest and balance | Interest paid and remaining balance at the holding-period date | Captures term-reset and principal differences that payment alone misses. |
Compare each offer on the same basis. A “no-cost” refinance is not necessarily free: Freddie Mac says the lender may charge a higher rate or add the costs to the loan balance. Review the rate, lender credits, amount financed, fees, payment and total payments together. A lower upfront charge can be offset by years of additional interest.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.A practical step-by-step decision process
1. Define the objective
Write down whether you want a lower payment, a faster payoff, a lower rate, debt consolidation, cash from equity or a change from one loan type to another. The objective determines which measures matter. A lower-payment goal emphasizes affordability and break-even; a shorter-term goal emphasizes payoff date and interest; a cash-out goal emphasizes the net proceeds and the debt being replaced.
2. Collect the current loan facts
- Current principal balance.
- Interest rate and whether it is fixed or adjustable.
- Remaining term and scheduled payoff date.
- Principal-and-interest payment.
- Mortgage-insurance payment, if any.
- Current tax, insurance and assessment amounts.
- Any prepayment penalty or special payoff condition.
3. Request comparable Loan Estimates
Obtain estimates from multiple lenders for the same approximate balance, purpose and term. Note the date, rate-lock status and expiration of each quote. The Loan Estimate is an estimate, so use it to compare offers rather than treating every figure as final.
4. Build the cost and savings calculation
- Add the lender and settlement charges that apply to the transaction.
- Subtract lender credits that are actually available under the quoted terms.
- Identify which costs will be paid in cash and which will be financed.
- Calculate the comparable monthly payment difference.
- Divide net refinance costs by monthly savings.
- Compare the resulting months with your expected time in the home or loan.
5. Run the term and balance test
At your expected sale or refinance date, compare the cumulative payments, interest paid and remaining balance under the current and proposed loans. Then compare the full scheduled interest and payoff date if you might keep the mortgage long term. This step catches a longer-term reset that the simple break-even calculation misses.

Common mistakes and how to correct them
Using an advertised rate instead of your locked offer
An advertised rate may assume a particular credit profile, points or lock period. Use the rate and costs on your own Loan Estimate, and record whether the rate is locked. If the quote changes, recalculate the payment and break-even period.
Counting only the appraisal and application fees
Small visible charges are not the full transaction cost. Review every lender and settlement line, including origination, title, recording, underwriting and attorney charges where applicable. Ask for an explanation of unfamiliar items.
Calling a lower escrow payment a permanent saving
Taxes and insurance can change independently of the mortgage. Compare the underlying bills and treat a temporary escrow difference separately from the loan’s principal-and-interest savings.
Ignoring financed costs
When costs are added to principal, you may bring less cash to closing, but you borrow more and pay interest on that amount. Include the financed costs in the new balance and in the total-interest comparison.
Assuming “no closing cost” means no economic cost
Ask whether the lender is providing a credit in exchange for a higher rate and whether any charges are being added to the balance. Compare the offer with a lower-rate option that has higher upfront costs over the period you expect to keep the loan.
Using a calculator as the final authority
Online calculators can organize estimates, but Freddie Mac cautions that calculators provide guidance and estimates. The lender’s precise figures and the final disclosure control the transaction. Recalculate whenever the rate, loan amount, term or credits change.
When refinancing is likely to be worth considering
- The comparable monthly savings recover the net refinance costs well before you expect to sell or refinance again.
- The new loan does not create an unwanted term extension, or the extension is intentional and its extra interest is acceptable.
- The rate, payment and total costs remain favorable after accounting for points, lender credits and financed fees.
- The transaction advances a clear objective, such as a manageable payment, a faster payoff or replacing more expensive debt, rather than relying on a lower payment alone.
- You can afford the cash to close and retain appropriate emergency reserves.
It is usually a warning sign when the break-even date falls after your expected move, when the new loan materially extends repayment without a clear reason, or when a lower payment depends on a larger balance and much more total interest. In those cases, keep the current loan or request a different term and compare again using updated Loan Estimates.
