How to Calculate Whether Buying Mortgage Points Will Save You Money

Buying mortgage points saves money only when the monthly payment reduction has enough time to recover the cash paid at closing. Calculate the dollar cost of the points, compare identical zero-point and point-paid loan offers, divide the upfront cost by the monthly principal-and-interest savings, and then test that break-even period against the time you realistically expect to keep the same loan.

Points can be worthwhile for a borrower who expects to keep the mortgage well beyond break-even and can pay the charge without weakening emergency savings. Zero points or a lender credit is usually safer when a move or refinance may occur sooner, cash is tight, or the quoted rate reduction produces only a small payment decrease.

What mortgage points buy

A discount point is an upfront charge equal to 1% of the mortgage principal. The dollar calculation is:

points cost = loan amount × points ÷ 100

On a $400,000 mortgage, one point costs $4,000 and half a point costs $2,000. The Consumer Financial Protection Bureau and the Federal Reserve use this one-percent definition. Points generally exchange more cash at closing for a lower interest rate and a lower principal-and-interest payment.

The reduction in the rate is not standardized. It depends on the lender, loan type, market conditions, loan size, credit profile and pricing on the day you lock the loan. Never assume that one point always reduces a rate by a particular fraction. The lender must quote the actual rate and payment at each point level.

Points attached to the initial interest rate should be shown on page 2, Section A of both the Loan Estimate and the Closing Disclosure. A charge labeled as points may instead be an unrelated origination or processing fee, so ask the lender to identify exactly what the fee changes.

Get quotes that can actually be compared

Break-even math is meaningful only when the two loan scenarios are alike. Request a written quote with the same assumptions for zero points and for every point option under consideration.

  • Loan amount and property type
  • Fixed or adjustable loan type
  • Loan term, such as 30 years
  • Interest-rate lock period and lock status
  • Borrower and occupancy assumptions
  • Closing date and other lender fees

For each scenario, record the note rate, annual percentage rate (APR), points or lender credits, dollar amount due at closing, and monthly principal-and-interest payment. Keep property taxes, homeowners insurance, mortgage insurance and other escrow items out of the savings calculation unless that item actually changes between the offers. A different escrow estimate can obscure the payment change caused by the interest rate.

Comparing offers from the same lender is simplest because the pricing structure is consistent. If you compare different lenders, make sure the loan features and lock assumptions are genuinely equivalent; a lower rate from one lender may come with different points, fees or risk characteristics.

1. Convert the point quote to dollars

Use the principal shown on the quote, not the home’s purchase price:

upfront points cost = mortgage principal × quoted points ÷ 100

For example, a $400,000 loan at 0.5 points requires $2,000. If the lender quotes 1.125 points, the charge is $4,500. Record any lender credit separately; a credit reduces cash needed but is not the same as a negative point unless the lender explicitly prices it that way.

2. Find the monthly principal-and-interest savings

Subtract the payment under the point-paid quote from the payment under the zero-point quote:

monthly savings = zero-point principal-and-interest payment − point-paid principal-and-interest payment

Use the lender’s actual amortized payment for each quote. Do not substitute a simple interest estimate or include taxes and insurance that are identical in both scenarios. If the point-paid quote saves $80 per month, that $80—not the total payment including escrow—is the amount available to recover the upfront charge.

3. Divide cost by savings

The simple cash-flow break-even formula is:

break-even months = upfront points cost ÷ monthly savings
break-even years = break-even months ÷ 12

With $4,000 of points and $80 of monthly principal-and-interest savings, break-even is 50 months, or 4.17 years. Before that date, cumulative payment savings are less than the cash paid for points. After it, the cumulative savings exceed that initial charge, assuming the loan remains unchanged.

This is a recovery calculation, not an investment return. It does not account for the opportunity cost of using cash at closing, inflation, investment earnings, changing tax benefits or the time value of money. Those factors can be added in a discounted analysis, but the simple calculation is the clearest first screen.

Test the break-even period against your real holding period

Do not answer “How long do I have to keep the mortgage?” with a generic five- or seven-year rule. Compare the break-even date with three plausible holding periods:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Shortest plausible stay: the earliest realistic sale, job relocation or refinance.
  2. Most likely stay: your best estimate based on housing plans, expected family changes and likely refinance opportunities.
  3. Longest plausible stay: the period you would keep the home and the same loan if plans do not change.

If the likely and longest periods are materially longer than break-even, points have a stronger case. If the shortest plausible event occurs before break-even, treat the points as at risk. An uncertain tenure is a reason to favor a lower upfront cost unless the payment reduction is unusually large.

Write the expected payoff date on the worksheet rather than relying on an intention to “stay long term.” A sale, refinance or cash payoff stops the monthly savings immediately.

Account for an early sale or refinance

When a loan ends before break-even, the unused portion of the upfront points is not refunded through payment savings. For example, if a $4,000 charge saves $80 per month and you refinance after 24 months, you have recovered $1,920 in payment savings and have not recovered $2,080 of the original charge.

A refinance also creates a new set of closing costs and a new rate comparison. The original points should be judged against the date the first loan is paid off, while the proposed refinance should be analyzed separately. Add the refinance costs to the new loan’s cash-flow comparison; otherwise a lower new rate can appear profitable when the transaction costs extend its true break-even date.

For a sale, include likely selling costs in your broader housing decision, but do not put them into the points formula unless they differ between the loan scenarios. The points decision is about the incremental upfront charge and the payment difference created by the rate.

Compare paying points with taking lender credits

A lender credit reverses the points tradeoff: you bring less cash to closing, accept a higher rate, and make a larger payment over time. The right choice depends on liquidity and how long the loan lasts.

Feature Pay points Take a lender credit
Cash at closing Higher; you pay the quoted point charge Lower; the lender offsets some closing costs
Interest rate Lower, by the reduction the lender actually quotes Higher, by the increase the lender actually quotes
Monthly principal and interest Lower Higher
Best fit You expect to keep the same loan beyond break-even and have ample reserves You may move or refinance before break-even or need cash for reserves and other closing costs
Main risk Cash is tied up and may not be recovered after an early payoff Higher payments can cost more if you keep the loan for many years

The CFPB illustrates why the quote matters. In its example of a $180,000, 30-year loan, paying 0.375 points changed the rate from 5.00% to 4.875%, required $675 more upfront, and reduced the payment by $14 per month. Those figures are an example, not a market rule. At $14 per month, recovering $675 takes about 48.2 months, or just over four years, before considering taxes, time value of money or other fees.

Compare a credit and points option using the same table of dates: cash required at closing, payment each month, cumulative cash paid by the likely payoff date, and cash remaining in reserves after closing. A credit that avoids draining an emergency fund can be preferable even if its long-run payment total is higher.

Use a worksheet that shows total cost at payoff

A break-even month is useful, but a payoff-date comparison shows the dollars at stake if your timing estimate is wrong. Build one row for each quote and one column for each plausible payoff date.

Net cost versus zero points Baseline Upfront points plus payments minus zero-point payments Payments minus credit and zero-point payments

For the payment totals, use the lender’s amortization schedule when possible. Multiplying a rounded payment by the number of months is a practical estimate, but it can differ slightly from the exact remaining balance and interest paid at an early payoff. Include any payoff-related fee that differs between the offers.

An optional discounted analysis assigns a discount rate to future monthly savings. It answers whether keeping cash today has more value than receiving savings later. Use a rate you can explain—such as your after-tax alternative return—and apply it consistently to the upfront charge and each monthly cash flow. If you cannot justify the discount rate, present the simple break-even and a range of payoff dates instead of reporting a falsely precise result.

Handle the tax treatment carefully

Points are prepaid interest, and the tax timing is conditional. IRS Publication 530 says points are generally deducted over the mortgage term. Points on a purchase of a main home may be deductible in the year paid only when all applicable requirements are met.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • The debt is secured by your principal residence.
  • Paying points is an established practice in the local area.
  • You use the cash method of accounting.
  • You pay at least as much cash as the points charged.
  • The points are calculated as a percentage of the principal.
  • The settlement statement clearly identifies the charge as points.

A deduction reduces taxable income; it is not a dollar-for-dollar tax refund. It has value only if you can use the deduction under your filing circumstances. Points associated with other transactions, including many refinances, are generally spread over the loan term rather than deducted immediately. Keep the settlement statement, Loan Estimate and Closing Disclosure, and confirm the treatment with a qualified tax professional for the relevant tax year.

Verify the documents before closing

Use the final documents to confirm that the quote you analyzed is the quote you are receiving.

  1. On page 2, Section A of the Loan Estimate, locate the charge identified as points or discount points.
  2. Check the Closing Disclosure in the same section for the final dollar amount.
  3. Ask the lender to state in writing the zero-point rate, point-paid rate, payment difference and APR for the same loan assumptions.
  4. Confirm whether the charge changes only the initial rate or includes unrelated origination services.
  5. Recalculate the break-even period if the loan amount, rate, points, payment or lock terms changed.
  6. Check your cash remaining after closing against your emergency-reserve target and near-term repair or moving needs.

A last-minute change in loan amount changes the dollar cost of the points even if the quoted percentage stays the same. A changed rate or term changes the payment savings, so an earlier worksheet may no longer be valid.

Common mistakes that distort the answer

  • Assuming a standard rate reduction: lenders price points differently. Use the actual quote.
  • Using total payment instead of principal and interest: escrow estimates can move independently of the rate.
  • Ignoring the loan term: a 15-year and 30-year quote are not comparable just because the rate looks similar.
  • Counting tax savings as a refund: the deduction’s value depends on eligibility and tax bracket.
  • Forgetting the opportunity cost of cash: money used for points cannot simultaneously remain in reserves or serve another priority.
  • Planning around an uncertain refinance: a future refinance is not guaranteed, and its closing costs restart the analysis.
  • Comparing different fee bundles: a lower rate can conceal higher origination charges that are not points.
  • Using a single optimistic tenure: test an early sale or refinance as well as the most likely stay.

Decision rule: when points are and are not favored

Buying points is favored when all three conditions are met:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Your expected time with the same mortgage materially exceeds the calculated break-even period.
  • You can pay the charge while preserving an adequate emergency reserve and other financial priorities.
  • The lender’s quoted rate reduction is genuine and the documents identify the charge as points tied to the rate.

Choose zero points or a lender credit when any of these conditions applies:

  • A likely move, refinance or other payoff could occur before break-even.
  • The upfront charge would consume money needed for reserves, repairs, closing costs or higher-interest debt repayment.
  • The monthly reduction is small relative to the point cost.
  • The lender cannot clearly explain the rate, payment and fee difference.

The calculation does not predict future rates or your future plans. It makes the tradeoff visible: cash paid now versus payment savings received while the same loan remains outstanding.
