How to Calculate the Total Cost of a Mortgage at 7.5%

By TheFinanceBase Team 9 min read

A 7.5% interest rate does not produce one mortgage cost by itself. You also need the loan principal, repayment term, payment frequency, mortgage-insurance terms, closing costs, lender credits and escrowed taxes and insurance. For a fully amortizing fixed-rate loan with monthly payments, first calculate the principal-and-interest payment with the standard amortization formula, then add the other costs that apply to your loan.

At a nominal annual rate of 7.5%, the monthly periodic rate is 0.075 ÷ 12 = 0.00625, or 0.625%. That monthly figure is the rate used in the payment formula; it is not the loan’s APR.

What you need before calculating

Gather these inputs from the Loan Estimate or from your proposed loan terms:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Principal (P): the amount financed, not necessarily the home’s purchase price. A down payment reduces the amount borrowed.
  • Term: the number of years until the scheduled final payment, such as 30 years or 15 years.
  • Payment frequency: the formula below assumes 12 equal payments each year.
  • Interest-rate type: the calculation assumes a fixed rate that remains 7.5% for the entire term. An adjustable-rate loan requires a different projection after its initial period.
  • Mortgage insurance: include the quoted premium and how long it is expected to apply.
  • Loan costs and credits: include origination charges, discount points, other lender charges, and lender or seller credits.
  • Escrowed items: obtain the annual property-tax and homeowners-insurance amounts if you want the monthly housing expense rather than only the loan payment.

Without at least the principal and term, a dollar total cannot be calculated. Two borrowers can receive the same 7.5% rate and pay very different amounts because their balances, terms and fees differ.

Calculate principal and interest at 7.5%

1. Convert the annual rate to a monthly rate

For a nominal annual rate of 7.5% with monthly payments:

r = 0.075 ÷ 12 = 0.00625

Use the decimal 0.00625 in the formula, or 0.625% when describing the monthly rate. Do not enter 7.5 as the periodic rate.

2. Count the payments

Multiply the term in years by 12:

n = years × 12

A 30-year schedule has 360 payments; a 15-year schedule has 180. The count assumes one payment every month and no skipped or accelerated payments.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

3. Apply the amortization formula

For principal P, monthly rate r and number of payments n, the scheduled monthly principal-and-interest payment is:

M = P × [r(1+r)n] ÷ [(1+r)n − 1]

At 7.5%, substitute r = 0.00625. The payment is level because this is a fixed-rate, fully amortizing loan: each payment contains interest on the outstanding balance and a portion that reduces principal.

4. Find scheduled principal and interest over the term

Multiply the monthly payment by the number of scheduled payments:

Scheduled principal and interest = M × n

This figure includes repayment of the money borrowed. It is not the same as interest expense.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

5. Isolate the interest expense

Subtract the original principal:

Total scheduled interest = (M × n) − P

This is the interest that would accrue if every payment were made exactly as scheduled through the final month, with no prepayment, late fee, modification or rate change.

Illustrative calculation

Suppose a borrower takes a hypothetical $300,000 fixed-rate mortgage for 30 years at 7.5%, with monthly payments and no other costs. The assumptions are for demonstrating the method, not a quote for any particular borrower.

  1. Monthly rate: 0.075 ÷ 12 = 0.00625.
  2. Number of payments: 30 × 12 = 360.
  3. Insert P = 300,000, r = 0.00625 and n = 360 into the formula.
  4. The resulting principal-and-interest payment is approximately $2,098 per month, with the exact amount depending on rounding.
  5. At that rounded payment, scheduled principal and interest over 360 payments is approximately $755,000.
  6. Subtracting the $300,000 principal gives approximately $455,000 of scheduled interest.

The first payment is interest-heavy. In this illustration, one month of interest on the original balance is about $300,000 × 0.00625 = $1,875; the remainder of the payment reduces principal. As the balance falls, the interest part declines and the principal part rises, while the scheduled payment stays level.

Why the term matters

Keeping the same $300,000 balance and 7.5% rate but shortening the term to 15 years raises the required monthly principal-and-interest payment to roughly $2,781, while the scheduled interest falls to about $201,000. A shorter term therefore requires substantially more monthly cash but can reduce lifetime interest. The exact figures depend on the lender’s rounding and the date the first payment is due.

Measure What it includes What it is used for
Scheduled principal and interest All scheduled amortizing payments of principal and interest Calculating the loan payment and the amount paid under the note itself
Total scheduled interest Scheduled principal-and-interest payments minus the original principal Measuring the interest expense if the loan runs to its scheduled maturity
Total of Payments Scheduled principal, interest, mortgage insurance and specified loan costs, after applicable credits Reviewing the amount paid over the scheduled life of the loan on the Closing Disclosure
Total monthly housing expense Principal and interest plus mortgage insurance and any escrowed property taxes and homeowners insurance Budgeting the recurring home payment
Cash to close Down payment and closing costs, adjusted for deposits, seller credits, lender credits and other closing items Determining the money needed at settlement

The CFPB’s Closing Disclosure explainer describes Total of Payments this way: “The Total of Payments tells you the total amount of money you will pay over the life of your loan, if you make all payments as scheduled.” That disclosure measure is broader than multiplying the note payment by the number of months.

Add costs that the amortization formula does not contain

Mortgage insurance

Mortgage insurance is separate from principal and interest. A general CFPB explanation says it is typically required when the down payment is less than 20% of the home’s price, but that is not a universal rule. The actual requirement, premium and cancellation terms depend on the loan program, transaction and borrower. Use the premium shown in the Loan Estimate and Closing Disclosure rather than assuming a percentage.

For a monthly budget, add the monthly insurance premium to the calculated principal-and-interest payment for every month it applies. For a lifetime-cost calculation, add the scheduled premiums shown in the disclosure; do not assume they continue for the entire term if the disclosure projects an earlier end.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Property taxes and homeowners insurance

Escrowed taxes and homeowners insurance can make the total monthly mortgage draft higher than the principal-and-interest payment. Divide each annual amount by 12 for a simple monthly estimate, then confirm the lender’s escrow schedule and reserve requirements. Taxes and insurance may be paid directly by the homeowner instead of through escrow, so a mortgage draft does not necessarily show every recurring cost of owning the property.

Closing costs and prepaid items

Origination charges, underwriting and processing fees, discount points, title and settlement charges, government charges, prepaid interest and initial escrow deposits affect the amount needed to close and the broader cost of borrowing. They are not produced by the amortization formula. Review the itemized charges on the Loan Estimate and the final Closing Disclosure.

Lender and seller credits

A credit can reduce the cash required at closing or offset specified charges. It may be associated with a higher interest rate, so a lower upfront amount does not automatically mean a lower lifetime cost. The Closing Disclosure applies credits to particular amounts; a general credit does not necessarily erase every fee.

Read the official disclosure measures correctly

The Loan Estimate and Closing Disclosure separate concepts that are often mistakenly treated as interchangeable:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Note interest rate: the contractual rate used to calculate the periodic payment. In this article it is 7.5% nominal annually.
  • APR: expresses certain loan costs over the loan term as an annualized rate. It is not the same number as the note rate and is not the input for the amortization formula.
  • Finance Charge: reports interest and specified loan fees over the scheduled term.
  • Amount Financed: generally reflects the amount borrowed less most upfront finance charges.
  • Total Interest Percentage (TIP): expresses scheduled interest over the loan term as a percentage of the amount borrowed.
  • Total of Payments: sums the scheduled amounts identified by the disclosure, including principal, interest, mortgage insurance and loan costs, with applicable credits.
  • Cash to Close: the upfront amount due after deposits, credits and other adjustments.

These figures are designed for different decisions. APR helps compare the rate-and-fee package, TIP shows the scheduled interest burden relative to principal, Total of Payments gives the scheduled dollar outlay covered by the disclosure, and Cash to Close addresses liquidity on settlement day.

How to compare two 7.5% offers

Compare offers only when the loans have the same general structure. A 30-year fixed loan and a 15-year fixed loan are not equivalent products even if both show 7.5%.

  1. Request a Loan Estimate for the same loan type, principal, term and property assumptions from each lender.
  2. Check that the stated interest rate, payment schedule and points are identified. A rate with discount points is not directly comparable with a rate without them.
  3. Compare the monthly principal-and-interest payment and the estimated total monthly payment, including mortgage insurance and escrowed taxes and insurance.
  4. Compare origination charges, other loan costs, lender credits and the resulting cash to close.
  5. Review APR and TIP, but do not substitute either one for the note rate or Total of Payments.
  6. Ask how long a quoted credit or rate is available and whether it depends on locking the rate or meeting other conditions.
  7. When the loan closes, compare the final Closing Disclosure with the Loan Estimate and investigate changed fees or credits before signing.

The CFPB recommends comparing Loan Estimates for the same kind of loan. Looking only at the lowest rate can miss points, higher fees, mortgage insurance or a credit structure that changes the total cash and scheduled cost.

Use a spreadsheet or calculator without losing the definitions

A spreadsheet’s payment function can reproduce the amortization calculation. For the illustrative $300,000, 30-year example, an Excel- or Google-Sheets-style expression is:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

=-PMT(7.5%/12,30*12,300000)

The negative sign displays the payment as a positive cash outflow. Replace the balance and term with the figures from your own Loan Estimate. To estimate scheduled interest, multiply the resulting payment by the payment count and subtract the principal.

A calculator’s payment result still excludes costs that are not arguments in the function. Keep separate lines for mortgage insurance, escrowed taxes, homeowners insurance, upfront fees, prepaid items and credits. Label whether each line is monthly, one-time or scheduled over the loan term.

Common calculation errors

  • Using 7.5 instead of 0.075: the formula requires a decimal annual rate.
  • Forgetting to divide by 12: 7.5% is annual; 0.625% is the monthly periodic rate for monthly payments.
  • Using years instead of payments: a 30-year monthly schedule has 360 periods, not 30.
  • Calling total payments “interest”: total payments include repayment of principal. Interest is total scheduled payments minus the original balance.
  • Adding taxes and insurance to the note payment without checking escrow: those items may be paid separately, and the disclosure’s escrow estimate can change.
  • Assuming a 20% down payment rule is universal: insurance requirements and premiums vary by loan and lender.
  • Ignoring points and credits: upfront concessions can trade against the interest rate and alter both cash to close and long-run cost.
  • Comparing different terms as if they were identical: a lower payment on a longer term can produce more scheduled interest.
  • Projecting the formula onto an adjustable-rate loan: after a fixed introductory period, the rate and payment may change.
  • Assuming the scheduled term is the actual holding period: selling, refinancing or making extra principal payments changes the interest actually paid.

Assumptions and limits of the result

The standard calculation is a schedule, not a promise of what a borrower will ultimately pay. It assumes a fully amortizing fixed-rate loan, 12 on-time payments each year, no prepayment, no late charges and no changes to the note. Rounding can make the final payment differ slightly from the displayed amount.

If you plan to refinance, sell, make extra principal payments or choose biweekly payments, calculate a separate payoff scenario. For an adjustable-rate mortgage, use the initial payment formula only for the period during which 7.5% is guaranteed, then model the permitted rate adjustments and caps from the note.

The disclosure framework described here is U.S.-specific. CFPB consumer guidance and the Closing Disclosure explainer (last modified October 10, 2023 on the cited consumer page) provide the definitions used above; lender forms, pricing and applicable rules can change, so use the current documents for the transaction.

A practical worksheet

Record the following in one place before deciding whether an offer fits your budget:

  • Purchase price and down payment
  • Original principal
  • 7.5% note rate and whether it is fixed
  • Term and number of payments
  • Monthly principal-and-interest payment
  • Monthly mortgage insurance and expected duration
  • Monthly escrow for property taxes and homeowners insurance
  • One-time loan and settlement costs
  • Lender and seller credits, with the charges each credit offsets
  • Cash to close
  • APR, Finance Charge, Amount Financed, TIP and Total of Payments from the disclosures

Then answer three separate questions: What is the required monthly loan payment? What is the scheduled cost if the loan runs to maturity? How much cash is needed at closing? Keeping those answers separate prevents a rate-only calculation from being mistaken for the complete cost of homeownership.
