A model that works only at today’s Bitcoin price, network difficulty and uninterrupted power is not debt-ready.
Start with the repayment question, not the coin forecast
The key question is whether operating cash flow will still pay principal and interest after several adverse events occur together. Mining revenue can fall while many costs remain fixed, so leverage turns a normal downturn into a liquidity crisis. Bitcoin’s April 19, 2024 halving cut the block subsidy from 6.25 BTC to 3.125 BTC. A future halving can reduce production revenue again unless a higher Bitcoin price, larger transaction fees or favorable difficulty changes offset it. Treat any expected price response to a halving as upside, never as a repayment assumption.

Use three cases—base, bear and severe—and make the loan decision on the bear case. The severe case is for survival planning and should combine shocks rather than applying them one at a time.
- Base: Reasonable production, a conservative realizable Bitcoin price, expected uptime and contracted power cost.
- Bear: Lower price, higher difficulty, lower uptime, higher electricity and weak transaction fees.
- Severe: The bear assumptions plus a large price fall, a post-halving subsidy cut, a delivery delay, curtailment and a sharp fall in machine resale value.

| Input group | What to record | Why it changes repayment risk |
|---|---|---|
| Hardware | ASIC model, unit count, purchase price, shipping, import costs, installation, expected energization date, useful life and expected resale value | Delivery delays postpone revenue; rapid obsolescence reduces collateral and exit value. |
| Facility | Transformer, switchgear, racks, cooling, internet, security, rent or hosting fee, insurance and taxes | These costs may continue during outages or curtailment. |
| Power | Energy tariff per kWh, demand charges, pass-through fees, minimum charges, curtailment terms and escalation clauses | Electricity is usually the largest variable exposure and can move faster than coin revenue. |
| Production | Total hash rate, expected uptime, pool fee, network difficulty or hash-rate assumption, block subsidy and transaction-fee assumption | Production falls when difficulty rises, machines are offline or fees are weak. |
| Financing | Principal, interest rate, amortization period, fees, payment dates, covenants, collateral haircuts, balloon payment and refinancing date | A low initial payment can hide a balloon or a refinancing cliff. |
| Liquidity | Cash on hand, working-capital needs, months of fixed-cost runway and other business obligations | Mining can be profitable on paper yet unable to meet a payment due before coins are sold. |
Forecast how many coins the expansion can produce
For each month or quarter, estimate production from the machines’ effective hash rate, the assumed network difficulty or network hash rate, block subsidy, transaction fees, pool fee and uptime. Build a range instead of one point estimate. A simple structure is:
Coins mined = gross network share × (block subsidy + transaction fees) × uptime × (1 − pool fee)
Use the actual energization date, not the purchase date. Model commissioning, repairs, planned maintenance and likely curtailment separately from technical uptime. If a hosting agreement guarantees a power allocation but permits curtailment, the guarantee is not equivalent to guaranteed operating hours.
Difficulty is a correlated risk: when Bitcoin’s price rises, additional miners may enter and push difficulty higher; when price falls, some may shut down, but the decline may lag your debt payments. Test at least 20% and 40% increases in difficulty or network hash rate. Use a low historical percentile for transaction fees rather than assuming unusually busy blocks continue.
Turn production into conservative cash revenue
Multiply forecast coins by a conservative price at which you can actually sell or hedge them. Do not use the spot price shown when you build the spreadsheet as your only price assumption. Include the timing of sales, exchange or conversion fees and any withholding or tax obligations that affect cash available for debt service.

Keep coin production and cash revenue on separate lines. A miner can hold coins whose market value has fallen, but the lender still expects dollars (or the contract currency) on the due date. If the loan is denominated in a different currency from your power bill or sales proceeds, add an exchange-rate stress.
Subtract every operating cash cost
Operating cash flow before debt service should include:
Free tools Windows power users keep installed
One-click scans. No signup required.
- Electricity calculated as metered kWh multiplied by the applicable tariff.
- Demand charges, connection fees, taxes and pass-through power-market charges.
- Hosting, rent, labor, monitoring, internet and security.
- Repairs, replacement fans, power supplies, hash boards and other spares.
- Cooling, insurance, accounting, legal costs and operating taxes.
- Pool fees and the cash tied up in inventory, deposits or prepaid hosting.
Mining filings describe hardware, facilities, electricity and personnel as substantial costs, and note that expenses can exceed revenue when Bitcoin falls without a matching difficulty decline (Core Scientific, 2025 filing). Electricity deserves its own sensitivity table: IREN reported power cost equal to 44% of Bitcoin-mining revenue in 2024. U.S. Energy Information Administration analysis estimated cryptocurrency mining used 0.6%–2.3% of U.S. electricity consumption in 2024, illustrating the scale of the sector and its exposure to grid policy and wholesale prices.

Then divide that amount by expected monthly kWh. The result is the maximum all-in tariff that leaves no cash for reserves. A debt-ready tariff must be lower than this ceiling by a pre-set cushion for repairs, taxes, volatility and forecasting error. If the calculation produces a negative amount, the expansion cannot support its debt even with free electricity.

Build an amortization schedule from the signed term sheet, not from an advertised headline rate. Show each payment’s principal and interest, origination and legal fees, reserve requirements, covenant tests, collateral haircuts, maturity date, balloon payment and refinancing assumption. Keep scheduled debt service below operating costs in the model so coverage is visible.
If interest is floating, model the reference-rate increase specified in the contract. If the lender can sweep mining proceeds, restrict distributions or require additional collateral after a price decline, include those actions in the cash waterfall. A loan that is affordable only after refinancing is not fully underwritten until you have a credible refinancing source and a fallback liquidation plan.
Use decision metrics that expose weak points
- Debt-service coverage ratio (DSCR):
operating cash flow before debt service ÷ scheduled debt service. Calculate it monthly in the first year and at least quarterly thereafter. Set your minimum cushion in advance; do not change it after seeing the result. - Break-even Bitcoin price:
(power + non-power operating costs + debt service + required reserve contribution) ÷ coins sold. Include fees and taxes that reduce realized proceeds. - Break-even power tariff:
(cash revenue − non-power operating costs − debt service − reserve contribution) ÷ kWh. - Payback period: Months required for cumulative operating cash flow after debt service to recover the expansion’s cash invested. A payback that extends beyond the machines’ useful life is not a robust case.
- Minimum cash balance: The lowest projected balance after all payments, taxes, maintenance and working-capital needs. Test whether it remains positive during the severe case.
- Fixed-cost runway:
unrestricted cash ÷ monthly fixed costs, where fixed costs include scheduled debt service, minimum power or hosting charges, rent, essential staff and insurance. - Loan-to-value: Compare outstanding principal with a conservative liquidation value of the machines and other pledged assets, using a 50% resale-value haircut in the severe case.
Stress-test correlated shocks
Run each shock alone to identify sensitivity, then combine them. At minimum, test:
- Bitcoin price down 30%, 50% and 70%.
- Network difficulty or hash rate up 20% and 40%.
- Transaction fees at a low historical percentile.
- Uptime reduced by equipment outages, grid restrictions or curtailment.
- Electricity tariff up 25% and 50%.
- A 50% post-halving reduction in block subsidy.
- ASIC delivery delayed, shifting energization and revenue while interest or deposits still accrue.
- ASIC resale value down 50%.
Power may be curtailed by grid conditions, regulation, outages or wholesale-market prices. Model zero production during a plausible curtailment period and continue any unavoidable rent, hosting minimums and debt payments. The CFTC warns that “Profits and losses related to this volatility are amplified in margined futures contracts.” The same leverage principle applies when a fixed loan funds a volatile mining operation: a revenue decline reduces the numerator of DSCR while the payment remains fixed.

A transparent hypothetical calculation
Suppose an operator considers a loan with a scheduled monthly payment of $22,000. In a conservative month, the new machines are forecast to generate $70,000 of cash revenue. Electricity and other variable costs total $31,000; fixed facility, labor, insurance and maintenance costs total $13,000. Operating cash flow before debt service is therefore $26,000, and DSCR is 1.18 ($26,000 ÷ $22,000). That leaves only $4,000 before taxes, replacement parts and reserve contributions.
In a bear month, a 50% Bitcoin-price fall, higher difficulty and reduced uptime lower revenue to $40,000 while power rises to $35,000. With the same $13,000 of fixed costs, operating cash flow before debt service is negative $8,000. The payment still requires $22,000, so the operator must fund $30,000 from reserves or sell assets. This example is illustrative, not a forecast of any particular machine, tariff or lender.
Compare the three expansion paths
| Risk axis | Debt-funded ownership | Hosted or colocated machines | Delayed expansion |
|---|---|---|---|
| Upfront capital | Lower cash upfront but adds principal, interest and fees | Hardware capital plus deposits and recurring hosting charges | No new expansion capital until conditions improve |
| Power cost | Operator bears tariff, demand and facility costs | Often a contracted per-kWh or bundled rate; verify escalation and minimums | Existing fleet’s current power exposure only |
| Uptime control | Direct control, but also direct responsibility for maintenance | Depends on the host’s service levels, repair process and exclusions | No additional uptime risk |
| Curtailment and regulation | Direct exposure to local grid rules and market prices | Shared or transferred contractually; read curtailment rights carefully | Avoids new exposure |
| Resale value | Owner retains upside and downside; lender may apply a collateral haircut | Owner still bears hardware depreciation, even if machines are off-site | No new equipment to liquidate |
| Contractual lock-in | Loan maturity and covenants | Hosting term, deposits, termination fees and relocation costs | Usually flexible |
| Collateral | May include new machines, existing fleet, cash or guarantees | May require deposits or guarantees in addition to hardware | No new collateral pledge |
| Refinancing risk | Balloon or maturity risk can force a sale in a weak market | Host renewal and financing can coincide with weak resale values | None from the postponed project |
| Ability to shut down | Stopping mining does not stop scheduled loan payments | Stopping may still leave hosting minimums or termination charges | Existing obligations only |
Set cash and collateral rules before signing
Hold unrestricted cash for several months of fixed costs, including debt service, minimum power or hosting commitments, insurance, essential staff and taxes. Choose the runway period before running the model and do not count unsold Bitcoin, pledged cash, credit-card capacity or a hoped-for refinance as reserves.
Protect the existing fleet from a failed expansion. If the lender can seize profitable machines or operating accounts after a covenant breach, calculate the effect on the whole business, not just the new units. Require that liquidation of the expansion collateral would not impair the fleet that pays current obligations. Review cross-default clauses, personal guarantees, margin calls, maintenance covenants and reporting requirements with qualified legal and tax advisers in your jurisdiction.

Power is modeled as a flat cents-per-kWh number
Fix: Add demand charges, minimums, taxes, escalation, curtailment and a 25% and 50% tariff shock. Recalculate the break-even tariff after every contract change.
Revenue starts when equipment is ordered
Fix: Start production only after delivery, installation, energization, pool connection and acceptance testing. Continue interest, deposits, rent and other carrying costs during the delay.
Debt service is buried in operating costs
Fix: Show principal and interest separately and calculate DSCR from cash flow before scheduled debt service. Include balloon and refinancing dates on the same timeline.
Resale value is treated as a guaranteed exit
Fix: Apply at least a 50% severe-case haircut and test whether liquidation proceeds cover the loan after selling costs and lender haircuts.
A hosting contract is assumed to eliminate operating risk
Fix: Check uptime definitions, planned-maintenance exclusions, curtailment rights, power-price adjustments, repair responsibility, insurance, deposit return and termination charges.
Go/no-go decision checklist
- The bear case covers every scheduled payment with a pre-set DSCR cushion.
- Unrestricted cash covers the chosen months of fixed-cost runway after paying the expansion deposit and fees.
- The severe case does not require selling the existing fleet or missing taxes, payroll or power bills.
- The break-even Bitcoin price and tariff remain plausible under conservative production and fee assumptions.
- Collateral value, after a 50% resale haircut, does not create an unacceptable shortfall.
- All balloon, covenant, cross-default, guarantee and refinancing terms are understood.
- Power curtailment, outages, regulation and delivery delays have explicit cash consequences in the model.
- The expansion can be paused or liquidated without continuing large unavoidable fixed payments beyond the reserve runway.
Proceed only when these conditions hold without relying on a favorable post-halving price reaction. If they do not, delaying the purchase, reducing the machine count or using a structure with genuinely variable costs is safer than borrowing against an optimistic forecast.
