How to Calculate the Monthly Cost of Buying a Home in San Francisco

To estimate the monthly cost of owning a San Francisco home, add principal and interest, property taxes, homeowners and any required flood insurance, mortgage insurance if applicable, HOA or condominium dues, utilities, and a realistic maintenance reserve. A mortgage calculator that shows only principal and interest is not an all-in ownership budget. The exact total depends on the property’s assessed value, insurance quotes, building charges, loan terms, and your household’s upkeep and utility needs.

Use this calculation:

Estimated monthly ownership budget = principal and interest + annual property taxes ÷ 12 + annual homeowners insurance ÷ 12 + annual flood or other supplementary insurance ÷ 12 (if applicable) + monthly mortgage insurance (if applicable) + HOA or condo dues + monthly maintenance and repair reserve + utilities.

This is a planning estimate. Your lender’s Loan Estimate and Closing Disclosure show the transaction-specific figures, and local tax bills control what you ultimately owe.

What is included in a monthly mortgage payment?

The amount labeled “monthly principal and interest” covers repayment of the loan balance and the lender’s interest charge. It does not necessarily represent the full monthly cost of the home. The Consumer Financial Protection Bureau (CFPB) cautions that “Your total monthly payment will typically be more than this amount due to taxes and insurance.”

For a San Francisco purchase, separate the budget into costs tied to the loan, costs tied to the property, and household operating reserves:

  • Principal and interest: determined by the amount borrowed, interest rate, loan type, and term.
  • Property taxes: based on the property’s assessed value and applicable local assessments, not automatically the price shown in the listing.
  • Homeowners insurance: the premium for the coverage you actually obtain for that property.
  • Flood or other supplementary insurance: add it when the property or lender requires coverage that a standard homeowners policy does not provide.
  • Mortgage insurance: generally applies when the down payment is below 20%, subject to the loan program and borrower’s terms.
  • HOA or condominium dues: the building’s recurring charge, usually paid outside mortgage escrow.
  • Maintenance, repairs, utilities, and irregular-expense savings: not usually part of the lender’s payment, but necessary for an honest household budget.

Escrow changes how taxes and insurance are collected. It does not make those costs disappear. A servicer may collect one-twelfth of an annual bill with each payment, while a homeowner without escrow pays the bill directly when due.

Start with the property and loan inputs

Do not begin with a generic online calculator rate. Gather the actual figures for the specific home and the financing you are considering. Advertised rates can assume excellent credit, a particular loan type, and a 20% down payment; they are not a personal quote.

Purchase price and down payment

Record the contract price and the cash you intend to put down. The starting loan amount is generally:

Loan amount = purchase price − down payment

Account separately for any credits, gift funds, assistance, or financed costs allowed by the loan. A larger down payment reduces the amount borrowed and may remove mortgage insurance, but it also leaves less cash for closing, reserves, repairs, and moving expenses.

Loan type, rate, and term

Ask each lender for the rate, annual percentage rate, term, repayment structure, and any mortgage-insurance quote in writing. A fixed-rate, fully amortizing loan has a payment that is predictable under its stated terms. An adjustable-rate mortgage (ARM) needs additional scenarios because the rate and payment can change after the initial period.

Property-specific documents

Before finalizing the estimate, collect the current tax information, an insurance quote, the listing’s HOA disclosure, the HOA budget and assessment notices, and any available information about the building’s condition. For a condominium, review the reserve fund, insurance arrangements, pending special assessments, and rules that could affect repairs or utilities.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Calculate principal and interest

For a fixed-rate, fully amortizing mortgage, use the loan amount, monthly interest rate, and number of monthly payments. If the annual nominal rate is r, the monthly rate is i = r ÷ 12. If L is the amount borrowed and n is the total number of monthly payments:

Monthly principal and interest = L × i × (1 + i)n ÷ ((1 + i)n − 1)

For example, a spreadsheet can implement the same calculation with a payment function using the quoted monthly rate, the loan term in months, and the loan amount. Keep the rate in decimal form and make sure the term uses months, not years.

What the result means

The first payments on a fully amortizing loan contain more interest and less principal. Over time, the interest portion generally falls as the balance declines. The total principal-and-interest payment can remain level on a fixed-rate loan even though its internal mix changes.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

How an ARM changes the estimate

For an ARM, calculate at least three cases: the initial payment, a payment after the first scheduled adjustment using the loan’s stated index and margin, and a higher-rate stress case up to the contract’s adjustment limits. Include the adjustment frequency, caps, floor, and any balloon or interest-only feature shown in the loan documents. Do not present the initial ARM payment as a permanent monthly cost.

Estimate San Francisco property taxes correctly

Property tax is usually one of the largest non-loan lines in the budget, but the correct figure cannot be inferred from a national average or an old buyer guide. Use the property’s assessed value and current local information for the particular parcel.

Assessed value is not always the purchase price

CFPB’s monthly-payment worksheet explains that assessed value can differ from the home price. The listing price is therefore only a starting point. Confirm the assessment and applicable rate through current local government information and the transaction documents.

Use the city’s supplemental-tax tool carefully

The San Francisco Assessor-Recorder’s Supplemental Tax Calculator is intended to help a buyer budget after a purchase. Its displayed sale price is only an estimate of market value and may not match the fair market value used for assessment under state law. The calculator uses the most current processed assessment roll and is intended for a 100% ownership transfer.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The calculator is not designed for new construction or certain multiple, partial-interest, or same-year events. Its estimate is not the tax bill. When the supplemental tax bill arrives, use that bill for the amount and due dates. The assessor also warns that processing delays can produce catch-up notices for prior fiscal years, so leave room in your cash reserves for a later adjustment.

Convert the annual estimate to a monthly line

Once you have a defensible annual estimate, divide it by 12:

Monthly property-tax budget = annual property-tax estimate ÷ 12

If a purchase triggers a supplemental assessment, model the expected bill separately from the recurring base-tax line until the assessor confirms the amount and timing. The current general San Francisco property-tax rate and transfer-tax schedule were not established by the official materials used for this guide; verify them through current local government information rather than applying an outdated percentage.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Price homeowners, flood, and other insurance

Request a quote for the actual address, construction type, occupancy, deductible, limits, and intended coverage. A national median or a rule based on a percentage of the loan is not a substitute for a property-specific quote.

Homeowners insurance

Standard homeowners insurance covers specified losses under the policy’s terms. Compare the dwelling limit, personal-property limit, liability coverage, deductible, exclusions, and whether replacement-cost treatment applies. Older construction, wildfire exposure, seismic risk, prior claims, building systems, and local availability can affect both price and whether a carrier will offer coverage.

Flood and supplementary coverage

Flood damage is generally not covered by a standard homeowners policy. A property in a FEMA Special Flood Hazard Area is likely to require flood insurance, and a lender can impose its own coverage requirements. Add the annual premium divided by 12 when applicable. Ask whether the policy covers the structure, contents, loss of use, and the same risks the lender requires.

Convert premiums to a monthly budget

Monthly insurance budget = annual homeowners premium ÷ 12 + annual flood or supplementary premium ÷ 12

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

If the lender escrows insurance, verify the monthly collection and the initial escrow deposit in the Loan Estimate. If it does not, set the same amount aside yourself so the annual renewal does not become a surprise bill.

Add mortgage insurance when the down payment is below 20%

CFPB guidance says mortgage insurance is typically required when the down payment is less than 20% of the purchase price. That is a general threshold, not a universal rule: the exact requirement and price depend on the loan program, credit profile, property, and lender.

Use the quoted monthly amount in your estimate. If the premium can change, record when it may end or change and what event controls that change. Compare the mortgage-insurance cost with the additional cash required for a larger down payment; the lower monthly payment is not automatically the better choice if it consumes your emergency and repair reserves.

Include HOA or condominium dues

Use the amount disclosed by the association for the specific building, not a citywide average. HOA fees vary widely and may cover items such as exterior maintenance, common-area utilities, building insurance, elevators, security, or reserves.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Review the current budget, reserve study if available, meeting minutes, financial statements, insurance information, and notices of proposed or approved special assessments. A low regular fee can be misleading if the association has deferred maintenance or an upcoming major project.

HOA dues are often outside mortgage escrow. Add the full recurring charge to your monthly ownership budget and separately plan for irregular assessments. For a condominium, confirm which utilities are included in the dues and which are billed to your unit so you do not count or omit them.

Budget maintenance, repairs, improvements, and utilities

A lender’s payment calculation does not cover the cost of operating and preserving the home. Include:

  • Routine maintenance and service contracts.
  • Repairs to plumbing, electrical, heating, appliances, windows, roof, and exterior systems.
  • Planned improvements and one-time replacements.
  • Electricity, gas, water, sewer, trash, internet, and other utilities not included in HOA dues.
  • Savings for deductibles, special assessments, and other irregular expenses.

CFPB’s monthly-payment worksheet presents 1% of the target home price per year as a common maintenance rule of thumb. It is a rough planning prompt, not a San Francisco-specific measured cost. A newer condominium, an older single-family house, and a building with extensive common-area reserves can have very different needs. Use the property inspection, repair history, age of major systems, and HOA documents to adjust the reserve.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Monthly maintenance reserve under the 1% rule of thumb = target home price × 1% ÷ 12. Treat that result as a starting reserve rather than a promise that actual costs will match it.

Build a complete monthly worksheet

Enter each quoted or documented amount in the appropriate row. Keep recurring costs separate from one-time cash requirements.

Budget line How to calculate it Evidence to use
Principal and interest Amortization formula using loan amount, rate, and term Lender quote or Loan Estimate
Property taxes Annual tax estimate ÷ 12 Current local assessment and tax information
Homeowners insurance Annual premium ÷ 12 Address-specific insurance quote
Flood or supplementary insurance Annual premium ÷ 12, if required or prudent Flood determination and insurance quote
Mortgage insurance Quoted monthly premium, if applicable Loan program and lender disclosure
HOA or condo dues Current monthly charge Association budget and disclosure package
Maintenance and repairs Planned monthly reserve; 1% annually is only a rough prompt Inspection, system ages, repair history, HOA records
Utilities Expected monthly average for the household Seller history, provider estimates, and included services

Add the rows to obtain the monthly ownership budget. If a bill is seasonal, divide a realistic annual total by 12 rather than budgeting only for the cheapest month. If a charge is uncertain, use a documented range and test whether the higher case still fits your budget.

Understand escrow, the Loan Estimate, and the Closing Disclosure

The lender’s Loan Estimate is the early transaction-specific disclosure for the loan. It identifies projected principal and interest, mortgage insurance, escrowed taxes and insurance, lender charges, and other costs. The Closing Disclosure provides the final figures before closing. Compare both with your worksheet and ask the lender to explain any difference.

Escrow is a collection method. If taxes and insurance are escrowed, the servicer generally collects a monthly amount and pays the bills when due, subject to required account cushions and adjustments. If they are not escrowed, you must reserve and pay them directly. HOA dues commonly remain your responsibility even when the mortgage has an escrow account.

Keep closing costs and cash to close separate

Closing costs are upfront expenses for obtaining the loan and transferring ownership; they are not part of the recurring monthly ownership budget. CFPB lists lender origination charges, optional discount points, third-party services such as appraisal and title insurance, government fees, prepaid interest and insurance, and the initial escrow deposit.

CFPB’s general homebuying guidance says closing costs typically range from 2% to 5% of the purchase price, excluding the down payment. That is broad orientation, not a San Francisco quote. Actual costs vary with price, down payment, lender, loan, property type, and location.

The down payment is excluded from “closing costs.” “Cash to close” is the amount actually due at closing after credits, deposits, and prior payments are applied. Keep a separate cash-to-close worksheet containing:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Down payment.
  • Closing costs and lender charges.
  • Prepaid interest and insurance.
  • Initial escrow deposit.
  • Inspection, moving, and immediate repair expenses.
  • Credits, deposits, and other adjustments shown on the Closing Disclosure.

Do not use money reserved for emergency repairs or future tax and insurance bills merely to make the closing number work.

Compare two homes or two loans on the same basis

A lower advertised payment can conceal a higher total cost. Compare each option with identical categories and time horizons.

Comparison Questions to answer
Loan structure What amount is borrowed? Is the rate fixed or adjustable? What is the term, adjustment schedule, and payment after each adjustment?
Down payment and mortgage insurance How much cash is required upfront, and what monthly insurance cost follows from that down payment?
Property taxes What assessed value and current local information support the estimate? Could a supplemental assessment change the bill?
Insurance What is the address-specific premium, deductible, coverage limit, and flood requirement?
HOA and building condition What are the dues, included services, reserves, pending assessments, and likely near-term projects?
Maintenance and utilities What does the inspection and operating history imply, and which utilities are included?
Recurring versus upfront cash What is the monthly ownership budget, and separately, what is the down payment, closing cost, prepaid, and total cash-to-close requirement?

For a fixed-rate comparison, use the same loan term and rate assumptions only when those assumptions are actually available for both options. For an ARM, compare the initial, scheduled-adjustment, and stress-case payments rather than the teaser payment alone.

A practical step-by-step calculation

  1. Define the purchase scenario. Record the contract price, down payment, loan type, term, and lender’s quoted rate.
  2. Calculate the loan amount. Subtract the down payment from the price, adjusting for any permitted financed costs or credits.
  3. Calculate principal and interest. Apply the fixed-rate formula or use the lender’s amortization schedule. For an ARM, create the required future-rate scenarios.
  4. Obtain the property-tax estimate. Check assessed value and current local information. Use the San Francisco supplemental calculator only within its stated scope and replace its estimate with the official bill when issued.
  5. Get insurance quotes. Price homeowners coverage for the address and add flood or other supplementary coverage when applicable.
  6. Add mortgage insurance. Use the program-specific quote when the down payment or loan terms require it.
  7. Verify HOA costs. Use the association’s current dues and review special-assessment and reserve information.
  8. Set operating reserves. Add maintenance, repairs, improvements, utilities, and savings for irregular bills. Use the 1% annual maintenance figure only as a rough starting prompt.
  9. Sum the recurring lines. Divide annual taxes and premiums by 12 and add every monthly charge.
  10. Build a separate cash-to-close schedule. Add the down payment, closing costs, prepaids, and initial escrow deposit; subtract documented credits and deposits.
  11. Reconcile with disclosures. Compare the worksheet with the Loan Estimate and Closing Disclosure and resolve differences before signing.

Common calculation mistakes and how to correct them

Using only principal and interest

Problem: The calculator result looks affordable because it omits taxes, insurance, mortgage insurance, and HOA dues.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Correction: Use the complete worksheet and add annual bills divided by 12.

Applying a generic San Francisco tax percentage

Problem: An old article or national average is treated as the current bill.

Correction: Verify the property’s assessed value and current local information. Model supplemental assessments separately until the official bill is available.

Treating the sale price as the assessment

Problem: The purchase price is assumed to equal the taxable assessed value.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Correction: Check the assessor’s records and recognize that the city’s supplemental calculator says sale price is only an estimate of market value.

Budgeting a standard insurance premium

Problem: A national median or percentage-of-loan rule is used without a quote.

Correction: Obtain address-specific homeowners and, when needed, flood insurance quotes, including deductibles and exclusions.

Ignoring HOA assessments

Problem: The regular dues are included, but a pending elevator, roof, façade, or other project is missed.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Correction: Read the association’s budget, reserves, meeting records, disclosure package, and assessment notices.

Confusing escrow with a discount

Problem: A buyer believes escrow eliminates the cost of taxes and insurance.

Correction: Treat escrow as the collection schedule and include the same annual costs in the budget.

Mixing upfront and recurring expenses

Problem: Closing costs or the down payment are described as monthly expenses, or monthly reserves are omitted because cash-to-close is high.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Correction: Maintain two schedules: the recurring monthly ownership budget and the upfront cash-to-close budget.

How to keep the estimate current after purchase

Recheck the budget when the lender changes the escrow analysis, a tax bill arrives, an insurance renewal is issued, HOA dues change, or a major repair becomes likely. Replace estimates with actual bills and preserve a separate reserve for annual and irregular payments. If the assessor’s processing is delayed and a catch-up notice arrives, revise the tax schedule rather than treating the notice as an unexpected category.

For an ARM, update the payment at every adjustment notice and test the household budget against the highest payment permitted by the loan documents. For a fixed-rate loan, principal and interest may remain level, but taxes, insurance, HOA dues, utilities, and maintenance can still rise.

What the available evidence can—and cannot—tell you

The official guidance supports the calculation method and the categories that belong in a complete budget. It does not establish a current San Francisco median monthly ownership cost, a current citywide property-tax rate, or a representative current homeowners-insurance premium. Those figures are property- and borrower-specific and should come from current local records, insurer quotes, association documents, and lender disclosures.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Use the 2%–5% closing-cost range only as broad CFPB orientation, excluding the down payment. Treat the below-20% mortgage-insurance threshold as a general rule rather than a guarantee. Treat the 1% maintenance figure as a planning rule of thumb rather than a measured San Francisco expense. The final answer for a particular home is the documented sum of its loan, tax, insurance, association, and operating costs.
