Windows Errors? Fix Them Before They Spread

Random freezes, missing sound and display glitches usually trace back to one bad driver. Find and replace yours safely.Free scan · under a minuteThe maximum home price you can afford is the home price that keeps your total monthly housing cost within a sustainable budget while leaving enough cash for closing, emergencies, maintenance and other goals. Start with the monthly payment you can actually carry, subtract property taxes, homeowners insurance, mortgage insurance and homeowners-association (HOA) dues, then use the remainder for principal and interest at a realistic rate and term. Convert the resulting loan amount to a price by adding your down payment, and test the result against cash-to-close and your future budget.
For context, Freddie Mac’s national survey averaged 7.40% for a 30-year fixed mortgage and 6.73% for a 15-year fixed mortgage on October 8, 2026. Those are dated national averages, not quotes for a particular borrower. Your credit, loan type, down payment, property and market can produce a different rate.

What “maximum affordable home price” really means
A lender’s maximum approval and your comfortable maximum are different numbers. Underwriting evaluates documented income, debts, assets, credit and the property. Your personal budget must also account for irregular expenses, savings targets, job or family changes, utilities, repairs and the amount of cash you want to keep after closing.
Use this calculation for a U.S. home purchase. Taxes, insurance, HOA charges, mortgage-insurance rules and loan limits vary by location and program, so replace every illustration with local figures before making an offer.

Step 1: Set a sustainable monthly housing budget
Begin with cash flow rather than a lender’s preapproval. Review monthly take-home pay, existing debt payments, routine bills, savings contributions, childcare or education costs, transportation, subscriptions and planned large expenses. Decide how much can go to housing without stopping retirement savings or eliminating an emergency reserve.
Use debt-to-income ratios only as a starting check
Published rules of thumb are not affordability guarantees:
| Guideline | Figure | How to interpret it |
|---|---|---|
| Freddie Mac budgeting guidance | 30% of gross monthly income for housing; 36% for total debt | General guidance reviewed June 4, 2025, not an approval threshold or proof that the payment is comfortable. |
| CFPB Your Home Loan Toolkit | 28% of pretax income for the housing payment | A 2014 rule of thumb; lenders may approve more or less after reviewing the full financial picture. |
The different percentages show why a ratio cannot replace a household cash-flow test. Gross income may overstate what is available after taxes and payroll deductions, while a household with unusually low or high fixed expenses may need a different limit.

Choose a monthly housing ceiling that works in an ordinary month, then a lower safety ceiling that still works if insurance renews at a higher premium, property taxes rise or a major repair occurs. Keep the safety ceiling for your search if your income is variable, you expect a job change, or you are buying an older property.
Step 2: Estimate the complete monthly cost of owning the home
“Your total monthly home payment is more than just your mortgage,” the CFPB states. A calculator’s principal-and-interest result is only one component. Build the all-in estimate with these categories:
- Principal and interest (P&I): the amount that repays the loan and its interest.
- Property taxes: use the current local assessment and tax rate, then check whether a purchase could trigger reassessment.
- Homeowners insurance: obtain an actual quote when possible. A lender may also require flood insurance or other coverage that is separate from a standard policy.
- Mortgage insurance: include the expected premium when your down payment or loan program requires it. A down payment below 20% often makes mortgage insurance likely, but the exact rule depends on the program.
- HOA or condominium dues: verify the current charge, what it covers, payment frequency and any announced special assessment.
Budget utilities, routine maintenance, repairs and a replacement reserve separately, even if an affordability calculator omits them. They are real ownership costs but are not always collected by the mortgage servicer.

Turn annual bills into monthly estimates
Divide an annual tax, insurance or HOA amount by 12 for a monthly planning figure. If a bill is unknown, use a conservative local estimate and rerun the calculation after you obtain a quote. Do not treat a temporary introductory insurance premium or a seller’s current tax bill as a permanent cost without checking how the property will be assessed after purchase.

Step 3: Find the monthly amount available for principal and interest
Subtract every non-P&I housing cost from the monthly housing ceiling:
P&I budget = total monthly housing budget − property taxes − homeowners/flood insurance − mortgage insurance − HOA or condo fees
For example, suppose your chosen all-in ceiling is $3,200 per month. You estimate $500 for property taxes, $150 for homeowners insurance, $100 for HOA dues and no mortgage insurance because the planned down payment is at least 20%. Your P&I budget is $2,450:
$3,200 − $500 − $150 − $100 − $0 = $2,450
If mortgage insurance later applies, subtract its monthly premium before solving for the loan. The same applies if a flood-policy quote or HOA fee is higher than your first estimate.
Step 4: Convert the P&I budget into a loan amount
Enter the P&I budget, your expected interest rate and the term in a mortgage calculator. If the tool asks for a loan amount and returns a payment, adjust the loan amount until the payment is no higher than your P&I budget. The calculator’s answer is an estimate, not a loan approval.

The payment formula
For a fully amortizing fixed-rate loan, the monthly P&I payment can be represented as:
M = P × [r(1+r)n] ÷ [(1+r)n − 1]
Mis the monthly principal-and-interest payment.Pis the starting loan principal.ris the annual interest rate divided by 12.nis the number of monthly payments (360 for 30 years or 180 for 15 years).
A lower rate or longer term generally supports a larger loan at the same P&I payment. A shorter term generally produces a smaller affordable loan and a higher payment, but it pays principal faster and can reduce total interest over the life of the loan.
Illustrative comparison at the October 8, 2026 survey averages
The following example uses the $2,450 P&I budget above and the dated Freddie Mac averages. It is a mathematical illustration, not a quote; taxes, insurance, points, fees and borrower pricing are not included in the P&I figures.
| Loan scenario | Rate used | Term | Approximate loan supported by $2,450 P&I | Approximate total scheduled interest |
|---|---|---|---|---|
| 30-year fixed | 7.40% | 360 payments | About $354,000 | About $528,000 |
| 15-year fixed | 6.73% | 180 payments | About $278,000 | About $163,000 |
Rounded figures can differ slightly among calculators. The comparison demonstrates the trade-off: with the same P&I budget, the 15-year payment supports a smaller starting balance but substantially less scheduled interest. If your actual rate changes, recalculate rather than relying on this snapshot.
Step 5: Convert the loan amount into an estimated home price
The basic conversion is:
Estimated home price = affordable loan amount + down payment
Using the illustrative 30-year loan of about $354,000 and a $90,000 down payment gives an estimated price of about $444,000. The down payment is not the only cash you need. You must also pay closing costs, moving expenses and any funds required to establish reserves.

Check the cash required to close
The CFPB says closing costs typically range from 2% to 5% of the purchase price, excluding the down payment. The actual amount depends on the loan, lender, property and location.
| Cash item | Illustration for a $444,000 purchase | What changes it |
|---|---|---|
| Down payment | $90,000 in this example | Your chosen percentage, available savings and loan-program minimum. |
| Closing costs | About $8,880 to $22,200 at 2%–5% | Loan type, lender charges, prepaid taxes and insurance, title work and local fees. |
| Moving, repairs and initial setup | Not stated by the cited guidance; set a separate household amount | Distance, property condition, appliances and immediate projects. |
| Post-closing reserves | Not a fixed percentage in the cited guidance | Your income stability, dependents, deductible, home age and risk tolerance. |
In this illustration, the down payment plus typical closing costs would require roughly $98,880 to $112,200 before moving costs and reserves. If that exceeds your liquid savings, the purchase price is too high even though the monthly payment fits.
Understand the down-payment trade-off
A larger down payment reduces the loan and monthly P&I and can avoid mortgage insurance. It also ties up cash that could otherwise fund reserves, renovations or investments. A smaller down payment preserves liquidity but may add mortgage insurance and increase the total cost of borrowing. Low-down-payment programs can make ownership possible, yet the CFPB cautions that they may raise costs over the life of the loan.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Step 6: Stress-test the result before you shop
Do not search using a single optimistic rate or the lowest tax estimate. Build a small scenario grid and compare each case on the same measures.
| Variable | Scenarios to test | Why it matters |
|---|---|---|
| Interest rate | Your realistic quote, a higher rate and a lower rate | Rates are volatile and borrower-specific; a small change alters the loan supported by a fixed payment. |
| Term | 15-year fixed versus 30-year fixed; any adjustable option only with its documented adjustment rules | Term changes payment, payoff speed and lifetime interest. |
| Down payment | Planned amount, a larger amount and a lower amount | Changes loan size, mortgage insurance and cash reserves. |
| Taxes and insurance | Current estimate and a conservative higher estimate | These bills vary by property and geography and can rise after purchase. |
| HOA cost | Current dues plus a case with an increase or assessment | Association charges are separate from the mortgage and may change. |
| Other debts | Today’s payments plus any planned auto, student or personal loan | Total debt affects cash flow and lender qualification. |
| Cash after closing | Best-case and minimum reserve balances | A payment is not affordable if it leaves no emergency liquidity. |
Use locally realistic numbers for taxes and insurance, then keep the price that remains workable in the less favorable plausible cases. Recheck the calculation when you receive a formal rate quote or a property-specific insurance estimate.

Should you use the amount a lender preapproves?
Treat preapproval as evidence of what the lender may be willing to finance, not as a spending target. The lender may calculate qualifying income and debts differently from your household budget and may not know about upcoming tuition, caregiving, repairs or a desired savings rate. Compare the preapproved amount with your all-in payment ceiling and cash-to-close limit; use the lower result.

If any assumption is more favorable than the home you expect to buy, rerun the affordability calculation with realistic figures.
Common calculation mistakes and how to correct them
Using principal and interest as the whole payment
Symptom: The calculator shows an attractive payment, but the actual monthly draft is much higher. Fix: Add taxes, homeowners or flood insurance, mortgage insurance and HOA dues before setting the price.
Using an undated headline rate
Symptom: The estimated loan is based on a rate found weeks or months ago. Fix: Date the rate, use a quote that reflects your credit and loan profile, and rerun the calculation when market pricing changes. Freddie Mac’s 7.40% and 6.73% figures are specifically a national survey snapshot from October 8, 2026.

Forgetting that a low down payment can add mortgage insurance
Symptom: The budget assumes no mortgage insurance despite a down payment below 20%. Fix: Obtain the program’s premium estimate and subtract it from the P&I budget. If the premium is unknown, model a conservative amount rather than assuming zero.
Spending every available dollar on the down payment
Symptom: The payment works, but closing would drain savings. Fix: Reserve money for the 2%–5% typical closing-cost range, moving, immediate repairs and an emergency cushion before increasing the offer price.
Relying on the seller’s tax or insurance figures without verification
Symptom: The first-year escrow payment is much higher than the listing estimate. Fix: Check the local tax treatment after transfer, request an insurance quote for the specific address and include any required flood coverage.
Ignoring maintenance and utilities
Symptom: The mortgage fits, but ordinary ownership bills crowd out savings. Fix: Keep utilities and maintenance outside the calculator and include them in your household cash-flow test.
Quick Recap
A repeatable worksheet
- Write your sustainable all-in monthly housing ceiling.
- Estimate monthly property taxes, homeowners or flood insurance, mortgage insurance and HOA or condo dues.
- Subtract those amounts from the ceiling to get the P&I budget.
- Enter the P&I budget, your dated expected rate and the loan term into a calculator.
- Adjust the loan amount until the calculated P&I payment does not exceed the budget.
- Add the planned down payment to estimate the purchase price.
- Calculate 2%–5% of that price for a closing-cost range, then add moving costs and the reserve you intend to keep.
- Repeat the worksheet with a higher plausible rate, higher taxes or insurance, a different term and a different down payment.
- Compare the resulting payment, total debt, cash required and post-closing savings with your actual financial plans.
Final decision checklist
- The rate and survey date are recorded, and the rate reflects your likely borrower and loan profile.
- The monthly figure includes principal, interest, property taxes, homeowners or flood insurance, mortgage insurance when applicable and HOA dues.
- Utilities, maintenance and irregular repairs are funded separately.
- Closing costs, moving expenses and post-closing reserves remain available after the down payment.
- The payment still works under a reasonable higher-cost scenario.
- The price is below both the lender’s maximum and your personal cash-flow maximum if those numbers differ.
