To calculate a useful result, separate gross yield, an explicitly defined net yield, an unlevered holding-period return, and the return on the investor’s own cash when borrowing is involved.
Start with the return measure you actually need
These calculations answer different questions. Gross rental yield is a quick income ratio before expenses. Net rental yield shows income after a stated set of recurring property costs. A holding-period return adds the property’s change in value and transaction costs over a defined period. An equity return follows the investor’s cash contributions, debt payments and sale proceeds.

Annual gross rent is the rent expected or actually received before operating expenses. Use a full-year figure when possible. If you begin with monthly rent, multiplying by 12 is appropriate only when that monthly amount reasonably represents a complete year. A vacancy, partial-year tenancy or rent-free period should reduce the annual figure rather than being hidden by an automatic multiplication.
Step-by-step
- Choose the property value basis: purchase price, current market value or another consistently stated valuation.
- Calculate annual gross rent from actual receipts or a clearly labelled full-year estimate.
- Divide annual gross rent by the chosen value.
- Multiply by 100 and label the result as gross, not net, yield.
Worked gross-yield example
Assume a property valued at 250,000 currency units produces 18,000 of annual rent:
| Item | Value |
|---|---|
| Annual gross rent | 18,000 |
| Property value | 250,000 |
| Calculation | 18,000 ÷ 250,000 × 100 |
| Gross rental yield | 7.2% |
This is an income ratio only. It does not show the landlord’s cash surplus, tax bill, financing cost or gain or loss on a later sale.
How to calculate net rental yield
A defensible net-yield measure makes its expense scope explicit:
Net rental yield (%) = (annual rent − annual operating expenses) ÷ property value × 100

Net rental yield is not a universal accounting label. For a property-level comparison, operating expenses commonly include management fees, insurance, property taxes or local rates, routine maintenance and other recurring costs paid to keep the property rented. Include landlord-paid utilities or service charges when they are recurring costs of operating that property. Use the same categories for every property being compared.
Decide what belongs in operating expenses
- Usually include: letting or management fees, insurance, property taxes or rates, routine repairs, maintenance contracts, licensing charges and recurring landlord-paid services.
- Handle explicitly: vacancy, bad debt, major replacements, furnishing cycles and reserve allowances. If you expect them, explain whether they are deducted annually or modelled as occasional cash outflows.
- Keep financing separate for a property-level yield: mortgage interest, principal repayment and loan fees describe the effect of leverage. Including them can produce a useful cash-on-cash measure, but it should not be labelled an unlevered net operating yield.
- Do not treat tax deductions as a universal yield definition: tax rules may allow or disallow particular costs, depreciation or interest, and those rules vary by country and tax year.
Worked net-yield example
Using the same 250,000 property, suppose annual rent is 18,000 and defined operating expenses total 5,000:
| Item | Value |
|---|---|
| Annual rent | 18,000 |
| Annual operating expenses | 5,000 |
| Net operating income | 13,000 |
| Property value | 250,000 |
| Calculation | (18,000 − 5,000) ÷ 250,000 × 100 |
| Net rental yield | 5.2% |
The 5,000 must be described in your worksheet. Another investor could obtain a different net yield from the same property by using a different expense scope or vacancy assumption.
Choose the denominator consistently
Using purchase price answers what the original acquisition produces. Using current market value answers what the capital tied up in the property produces today. Neither is automatically correct; the important point is to name the choice and apply it consistently.
Acquisition costs such as transfer taxes, legal fees, inspections and initial fees can be shown separately, included in an all-in acquisition-cost denominator, or both. Do not include them for one property while omitting them for another. A yield based on current value can fall even when rent is unchanged if the property appreciates, because the denominator has grown.

Calculate total property return over a holding period
Gross and net yields are usually one-year income ratios. Total return covers a stated holding period and adds the change in value and transaction costs. There is no single universal formula in the cited guidance, so define the convention you use. A transparent pre-tax, unlevered convention is:
Holding-period return (%) = [net operating income during the period + (sale price − purchase price − acquisition costs − sale costs)] ÷ (purchase price + acquisition costs) × 100
This treats the denominator as the all-in capital required to acquire the property. Net operating income is rent less the operating expenses you have defined. The result is cumulative for the stated holding period; it is not an annual return unless the period is one year.
Step-by-step holding-period calculation
- Set the start and end dates and use actual or clearly projected rent for that period.
- Add operating income for each year, deducting the same categories of operating expenses used in the net-yield calculation.
- Record the purchase price and all acquisition costs included in the model.
- Estimate or record the sale price and deduct disposal costs such as agent fees and legal charges.
- Calculate the net capital result: sale price minus purchase price, acquisition costs and sale costs.
- Add net operating income and the net capital result.
- Divide by purchase price plus acquisition costs and state that the result is cumulative, pre-tax and unlevered.
Three-year hypothetical example
Suppose the property is bought for 250,000 with 10,000 of acquisition costs. It produces 13,000 of net operating income each year, is held for three years, then sells for 280,000 with 8,000 of selling costs.
| Component | Calculation | Amount |
|---|---|---|
| Net operating income | 13,000 × 3 years | 39,000 |
| Net capital result | 280,000 − 250,000 − 10,000 − 8,000 | 12,000 |
| Total return earned | 39,000 + 12,000 | 51,000 |
| All-in acquisition cost | 250,000 + 10,000 | 260,000 |
| Cumulative holding-period return | 51,000 ÷ 260,000 × 100 | 19.6% |
The 19.6% figure is a three-year cumulative result, not 19.6% per year. If there are no interim cash-flow timing differences and you want a simple annualized equivalent, a CAGR-style calculation is (1 + 0.196)^(1 ÷ 3) − 1, approximately 6.2% a year. When contributions and distributions occur at different dates, an internal-rate-of-return calculation based on dated cash flows is more informative than a simple CAGR.

Calculate the investor’s return on cash and equity
A property-level return assumes the property is considered on an unlevered basis. A leveraged investor needs a separate cash-flow view because the investor may supply only part of the purchase price and may receive or contribute cash throughout the hold.
Build a dated equity cash-flow schedule with:
- the down payment and acquisition cash paid at completion;
- loan fees, valuation fees and other financing costs paid by the investor;
- each period’s rent received and operating costs paid;
- interest payments and principal repayments under the loan;
- additional cash contributions or distributions;
- sale proceeds after selling costs and repayment of the outstanding loan.
The ending equity proceeds are generally the sale price less disposal costs and the debt balance repaid at closing. Principal reduction increases the owner’s equity, but it is not operating income. Count it through the debt balance or equity proceeds, not both. Likewise, do not add appreciation to cash income and then add it again as a separate equity gain.
A cash-on-cash measure can be useful when the question is how much annual cash the investor receives relative to cash invested. Define whether the numerator is before or after interest, principal repayment, tax and reserves. Because leverage changes both the cash invested and the risk, do not compare a leveraged equity result directly with an unlevered property yield without showing the financing terms.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. How financing changes the result
Borrowing can magnify the return on equity when a property appreciates, because the investor controls a larger asset with less initial cash. It also magnifies losses and can make a property with a strong gross yield produce a negative cash flow after interest, principal and reserves.

Keep these layers separate in a worksheet:
| Layer | What it answers | Typical inputs |
|---|---|---|
| Property operating yield | How the asset performs before financing | Rent, vacancy, operating expenses, property value |
| Debt-service cash flow | What remains after the loan is serviced | Interest, principal, loan fees and payment schedule |
| Equity return | What the investor earns on invested cash | Down payment, contributions, distributions, debt payoff and sale proceeds |
State whether mortgage interest is included in the net figure. For a property-level operating yield, many analysts exclude financing so that properties can be compared independently of loan structures. For an investor cash-flow return, financing must be included.

Taxes are a separate, jurisdiction-specific calculation
Taxable rental profit is not the same thing as investment yield. The applicable rules depend on the property’s location, ownership structure, taxpayer status and tax year.
The Internal Revenue Service states in Publication 527 (2025), Residential Rental Property: In most cases, you must include in your gross income all amounts you receive as rent.
IRS guidance also discusses rental expenses, mortgage interest, property tax, operating expenses, depreciation, repairs and recordkeeping under US rules. Those categories explain why a tax calculation can differ from a cash-flow or net-yield calculation; they do not create a universal yield formula for every country.
GOV.UK and HM Revenue & Customs case studies show that UK taxable rental profit depends on allowable expenses and the taxpayer’s circumstances. Some examples use historical tax years, so their old thresholds should not be reused as current figures. The Spanish Tax Agency describes Spanish rental income as gross income less deductible expenses, with reductions applying in relevant cases. Check the rules for the property’s jurisdiction and the tax year concerned, or obtain local tax advice.

Keep records that support each assumption
Retain rent statements, leases, invoices, insurance records, tax or rates bills, maintenance receipts, loan statements, settlement documents and sale statements. A bookkeeping system or spreadsheet should distinguish income, recurring operating costs, capital improvements, financing and tax-only adjustments. IRS guidance specifically emphasizes records for income, expenses and depreciation; equivalent record requirements differ elsewhere.
Compare properties on the same basis
A high headline yield is not evidence by itself that an investment is sound. Compare the same measures, assumptions and time horizon for every candidate.
| Comparison axis | How to standardize it |
|---|---|
| Gross yield | Use annual gross rent and the same value basis. |
| Net yield | Deduct the same operating-cost categories and vacancy treatment. |
| Vacancy and bad debt | Use a stated assumption supported by the property’s tenancy history or scenario analysis. |
| Maintenance and replacements | Model routine costs and identify when larger items are expected. |
| Acquisition and disposal | Include the same classes of purchase and sale costs. |
| Financing | Compare loan-to-value, interest rate, term, repayment type and fees. |
| Tax | Apply the rules for the same jurisdiction, ownership structure and tax year. |
| Value change | Use the same holding period and show assumptions separately from rent. |
There is no defensible universal “good rental yield” threshold without specifying geography, property type, date, financing and expense scope. A 7% gross yield in one market may carry very different vacancy, maintenance, tax and liquidity risks from a 5% yield elsewhere.
Build a calculation sheet that can be audited
Use one row for each property and separate assumption cells from calculated outputs. A practical layout is:
- Property value basis: purchase price or current market value, with the valuation date.
- Rent: monthly contracted rent, annualized rent, vacancy allowance and actual rent received.
- Operating costs: management, insurance, property taxes or rates, maintenance, utilities and other recurring items.
- Acquisition: purchase price, transfer taxes, legal costs, inspection costs and other completion charges.
- Financing: loan amount, interest, principal, fees and outstanding balance by period.
- Sale: expected or actual sale price, disposal costs and debt payoff.
- Outputs: gross yield, net yield, cumulative holding-period return, annualized result where appropriate, and equity cash-flow return.
Label every figure as actual, estimated or scenario-based. Add a date and currency to each input. Use formulas rather than typing results so a change in rent, vacancy, value or costs flows through every return measure.
Quick Recap
Common mistakes and how to correct them
- Multiplying one month’s rent by 12 despite a vacancy: use actual annual rent or deduct the vacant period.
- Calling gross yield net: show operating expenses before presenting a net figure.
- Mixing denominators: do not compare one property’s yield on purchase price with another’s yield on current value without saying so.
- Leaving out transaction costs: include acquisition and sale costs in a holding-period model, even when the annual yield calculation shows them separately.
- Calling a cumulative result annual: state the holding period and annualize only with a method appropriate to the cash-flow timing.
- Double-counting loan paydown: include principal through the debt balance or equity proceeds, not as both income and an additional capital gain.
- Using another country’s tax rules: treat IRS, UK and Spanish guidance as jurisdiction-specific examples, not universal law.
- Treating projections as facts: mark forecast rent, expenses, sale price and appreciation as assumptions and test less favorable cases.
A final decision checklist
- Is annual rent based on a realistic occupancy period?
- Does the net-yield numerator list every recurring expense included?
- Is the denominator clearly identified as purchase price or current value?
- Are acquisition and disposal costs shown in the holding-period calculation?
- Is the result labelled pre-tax or after-tax, and does the tax treatment match the property’s jurisdiction?
- Are financing cash flows separated from the unlevered property return?
- Is the holding period stated, with annualization used only when appropriate?
- Are the same assumptions applied to every property being compared?
