How to Buy Mortgage Points and Calculate Whether They’re Worth It

Mortgage points are an upfront fee exchanged for a lower interest rate. They can reduce your payment, but they are worthwhile only if the interest savings you actually receive—before you sell, refinance, or pay off the loan—justify the extra cash at closing. Compare written offers for the same loan, calculate costs at several possible payoff dates, and treat a simple break-even division as a screening tool rather than a complete investment analysis.

What mortgage points buy

A discount point is an upfront charge paid at closing in exchange for a reduced mortgage interest rate. One point equals 1% of the loan amount: on a $100,000 mortgage, one point costs $1,000. Fractional points are possible, so an offer might quote 0.375 points or another fraction.

The percentage does not tell you the rate reduction by itself. A point does not universally lower a rate by a fixed number of basis points. The reduction depends on the lender, loan product, loan amount, market conditions, and the pricing available when you lock the rate. Ask the lender to state both the dollar cost and the exact rate attached to that cost.

Discount points versus lender credits

Discount points and lender credits are opposite pricing choices:

Choice What happens at closing What happens to the rate and payment Who may prefer it
Discount points You pay an additional charge, shown as part of closing costs. The lender provides a lower rate, generally reducing principal-and-interest payments. A borrower with available cash who expects to keep the loan long enough to recover the upfront cost.
Lender credits The lender contributes a credit that reduces the cash you need for closing. You accept a higher rate and generally higher principal-and-interest payments. A borrower who needs to preserve cash or expects to sell, refinance, or pay off the loan relatively soon.
Zero points or credits You do not pay a rate-reduction charge or receive a rate-related credit. The rate and payment fall between the specific point and credit offers only if that lender prices them that way; there is no universal relationship. A borrower seeking a neutral comparison point.

Consumer Financial Protection Bureau (CFPB) guidance describes the tradeoff plainly: “Points lower your interest rate, in exchange for paying more at closing.” The same guidance warns that lenders can use different pricing structures, so comparing advertised rates alone is not enough.

Do not confuse points with every percentage-based fee

Some lenders use the word “points” loosely for origination charges or other fees. A charge is not necessarily a discount point merely because it is expressed as a percentage of the loan. Ask: “What exact interest-rate reduction does this fee purchase?” and “Would the fee remain if I chose the lender’s no-point rate?”

On the federal Loan Estimate and Closing Disclosure, rate-reduction points appear in Section A, Origination Charges. Lender credits appear in Section J, Total Closing Costs. CFPB says points listed on those forms must be connected to a discounted interest rate. Review the description and dollar amount rather than relying on a sales label.

How to shop for points without comparing unlike loans

Request point and credit alternatives from each lender and hold the underlying loan constant. A lower advertised rate may simply reflect a larger point charge, while a lender advertising a higher rate may be offering credits. The comparison is meaningful only when the assumptions match.

  1. Specify the same loan amount. Use the amount you actually expect to borrow, not a rounded marketing example.
  2. Specify the same product and term. Compare fixed-rate offers with fixed-rate offers and the same repayment term. Do not compare a 30-year fixed loan with an adjustable-rate product and call the difference a points decision.
  3. Match the rate-lock assumptions. Ask each lender to quote the same lock period and identify any extension cost or expiration risk.
  4. Request three versions. Ask for a zero-point option, a point option, and a lender-credit option. If a lender cannot provide all three, request the exact alternatives it does offer in writing.
  5. Record dollars, not just fractions. Convert 0.375 points or 1.25 points into dollars using the quoted loan amount.
  6. Capture the resulting payment. Compare principal and interest separately from property taxes, homeowners insurance, mortgage insurance, and association dues, which may not change with the rate.
  7. Compare cash to close. Isolate the point or credit amount from appraisal, title, recording, prepaid tax, escrow, and other charges that are unrelated to the interest-rate tradeoff.
  8. Ask what changes if the rate changes. Have the loan officer explain exactly how each additional point or credit changes the rate and payment.

CFPB consumer guidance recommends comparing the shortest, longest, and most likely period you expect to keep the loan. Use those same periods for every lender’s offer. If you cannot estimate your holding period, discuss the alternatives with a loan officer and consider an independent HUD-certified housing counselor; do not assume that points or credits are automatically best.

How to calculate a first-pass break-even point

The usual payment-only screen is:

Approximate break-even months = incremental upfront cost of points ÷ monthly principal-and-interest payment reduction.

Use only the additional point cost compared with the otherwise comparable zero-point offer. Do not divide all closing costs by the payment difference, because most closing costs occur under every option.

Illustrative arithmetic

Suppose the point option costs $1,500 more than the zero-point option and lowers the principal-and-interest payment by $30 per month:

$1,500 ÷ $30 = 50 months.

This means the nominal payment reductions equal $1,500 after 50 months. If you expect to sell, refinance, or pay off the loan substantially earlier, the payment savings alone do not recover the point charge. If you keep the loan materially longer, the nominal savings may exceed the upfront charge.

The example is arithmetic, not a current mortgage quote. Your lender’s rate, loan amount, payment, and point price determine the actual result.

What this shortcut leaves out

A payment-only break-even calculation does not account for:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • the scheduled principal you would have repaid under each rate;
  • the remaining balance when you sell, refinance, or otherwise pay off the loan;
  • the time value of money—the fact that a dollar saved years from now is not equivalent to a dollar paid today;
  • tax treatment, which can vary by property use, purchase versus refinance, and individual circumstances; or
  • what your cash could earn or accomplish if it were not spent on points.

Use the shortcut to screen offers, then compare the actual amortization and payoff values for the dates that matter to you.

CFPB’s published example, calculated carefully

In a 2023 illustration, CFPB used a $180,000, 30-year fixed-rate loan and showed these alternatives:

Offer Rate Points or credit Stated payment change in the example
Zero-point option 5.000% 0 points Baseline
Point option 4.875% 0.375 points, or $675 upfront $14 lower monthly payment
Credit option 5.125% $675 lender credit $14 higher monthly payment

The $675 point cost divided by the stated $14 monthly reduction produces approximately 48.2 months as a payment-only screen:

$675 ÷ $14 ≈ 48.2 months.

This is CFPB’s illustration, not a current market quote or an individualized offer. The 48.2-month figure is calculated from the illustration’s numbers; it is not a separate CFPB break-even rule. It also is not the complete economic break-even because the principal balance declines differently under each rate and future payments have a time value.

Do a full comparison at realistic payoff dates

For a more reliable decision, compare each offer at several dates instead of stopping at the first month when cumulative payment savings exceed the point charge.

Choose the dates

At minimum, model:

  • the earliest date you might sell, refinance, or otherwise pay off;
  • your most likely holding period; and
  • the longest period you realistically expect to keep this loan.

Include a planned move, an expected refinance opportunity, an adjustable-rate reset, a balloon or maturity date, or any other event that could end the loan. Do not count savings after the loan has been paid off.

Compare payments and balances

For each offer and each date, obtain the scheduled principal-and-interest payments and the remaining principal balance. A lower-rate loan usually has a lower payment, but the exact principal reduction depends on the amortization schedule. At an exit date, compare:

  1. the additional cash paid at closing for points;
  2. the cumulative principal-and-interest payments through the exit date;
  3. the remaining balance that must be repaid; and
  4. any lender credit or other rate-related adjustment to cash required at closing.

The relevant comparison is the total cash cost under one offer versus the total cash cost under the other at the same exit date. A borrower who sells after 30 months should not evaluate a point offer using savings projected through year 10.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Use present value when the difference is important

If the offers are close, discount future payments to today’s dollars. A present-value analysis assigns a discount rate to future cash flows, includes the point payment at closing, and includes the remaining balance at the payoff date. The result is a more complete measure than adding undiscounted monthly savings. CFPB advises comparing total costs over different timeframes but does not prescribe one required present-value formula, so document the assumptions you use and avoid presenting your calculation as an official CFPB formula.

When paying points may fit your situation

You expect a long, stable holding period

Points become easier to justify when you are likely to keep the same loan beyond the payment-only break-even date and do not expect an early refinance. Even then, confirm the full payment-and-balance comparison and whether the cash used for points has a better purpose.

You have adequate cash reserves after closing

Points consume cash immediately. Do not use emergency savings, funds needed for repairs, or money required to meet other closing obligations merely to obtain a lower payment. Compare the point charge with the value of retaining liquidity.

The lender’s rate reduction is unusually favorable

Because there is no fixed rate reduction per point, one lender’s 0.5-point offer may be materially better or worse than another’s. Evaluate the actual dollars and rate, not the fraction alone.

When lender credits or zero points may fit better

You need cash for the transaction

A credit can reduce the cash due at closing, although it raises the rate and payment. This may be useful when preserving funds for reserves, moving expenses, repairs, or other immediate needs is more valuable than reducing long-term interest.

You may sell or refinance soon

If the loan could end before the point cost is recovered, a credit or zero-point structure may avoid paying for savings you will not receive. Model the shortest plausible period rather than relying on your best-case long-term plan.

Your future is uncertain

When you cannot estimate how long you will keep the loan, there is no universally correct choice. Compare the alternatives over several periods, review the cash requirement, and ask a loan officer or HUD-certified housing counselor to explain the tradeoffs. Do not treat uncertainty as proof that points are bad; it simply makes the timing analysis more important.

How to buy points: a document-by-document process

  1. Ask for written alternatives before choosing a rate. Request the same loan amount, product, term, and lock assumptions with zero points, points, and credits where available.
  2. Read the Loan Estimate. Find rate-reduction points in Section A, Origination Charges. Confirm the dollar amount and the interest rate associated with it.
  3. Check the payment basis. Verify that the quoted payment is principal and interest and note separate taxes, insurance, and mortgage insurance estimates.
  4. Run the holding-period analysis. Calculate the payment-only screen, then compare scheduled balances and total cash costs at your selected exit dates.
  5. Ask targeted questions. Ask whether the fee is a bona fide discount point, what rate reduction it purchases, whether the price changes before lock, and what happens if you refinance or sell early.
  6. Confirm the final disclosure. On the Closing Disclosure, verify the points in Section A and any lender credits in Section J. Compare the figures with the Loan Estimate and ask about any change you do not understand.
  7. Keep the records. Save the Loan Estimate, Closing Disclosure, rate-lock confirmation, and the lender’s point-versus-rate options for your tax and financial records.

Common mistakes and how to avoid them

Assuming one point always buys the same rate reduction

It does not. The lender, product, market, and lock assumptions determine the reduction. Require a written rate for each point level.

Using all closing costs in the break-even numerator

Only the incremental rate-related cost belongs in the simple point calculation. Include other costs only when they differ between the offers.

Ignoring a likely refinance or sale

A refinance or sale ends the stream of payment savings. Use that event as an exit date and include the remaining balance in the comparison.

Counting taxes or insurance as rate savings

Points affect the mortgage interest rate, not property taxes or most insurance premiums. Compare principal and interest separately.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Relying on a tax assumption

Tax treatment is not automatic. Purchase versus refinance, itemization, property use, and other facts can matter. Review current IRS Publication 936 and consult a qualified tax professional for your circumstances rather than assuming points are always or immediately deductible.

Treating a regulatory definition as a shopping shortcut

Regulation Z uses a specialized “bona fide discount point” definition in rules for high-cost mortgage points-and-fees calculations. It describes a point equal to 1% of the loan amount that reduces the rate or time-price differential consistently with established industry practices. That specialized definition does not settle every lender’s colloquial use of “points,” so still ask what the fee buys.

A practical decision rule

Choose points when the written rate reduction, your available reserves, and your realistic holding period support a lower total cost after accounting for the payoff balance and the value of cash today. Choose credits when preserving cash or avoiding an upfront loss before a likely early payoff matters more. If neither option clearly wins, the zero-point quote provides a clean baseline while you compare the lender’s full costs and your possible exit dates.

There is no universal number of months to keep a mortgage, no fixed rate reduction per point, and no current market price that applies to every borrower. The right answer comes from equivalent written offers, a transparent payment-and-balance calculation, and an honest estimate of how long this particular loan will remain in force.
