Buying “land” in the metaverse usually means purchasing a digital asset tied to one platform—not real estate and not a deed to physical land. Depending on the platform, that asset may be an NFT on a public blockchain, an in-game property recorded in the platform’s own system, or a parcel that can only be used inside one virtual world.
The buying process also varies. You may need SAND on Polygon, MANA on Ethereum, UPX inside Upland, or another token entirely. Before approving anything, verify the official collection, contract address, blockchain network, parcel coordinates, seller, fees, and the platform’s rules.
What to check before buying metaverse land
Use this checklist regardless of the platform:
- Start from the platform’s official website. Do not rely on a sponsored search result, social-media link, or direct message.
- Identify what you are buying. Check whether it is an NFT, an in-game property, a parcel, an Estate, or another platform-specific asset.
- Verify the blockchain and currency. ETH, MANA on Ethereum, MANA on Polygon, SAND on Polygon, BNB Smart Chain assets, UPX, and other currencies are not interchangeable.
- Calculate the complete cost. Include the listing price, marketplace fee, creator or community fee, gas, card-processing charge, bridge cost, and any currency-conversion spread.
- Inspect the wallet transaction. Confirm the recipient, token amount, network, and contract before signing. Blockchain transfers are generally irreversible.
- Understand the rights. Ownership normally grants only the rights described by the platform and its terms. It does not grant physical property rights or ownership of the virtual world itself.
1. OpenSea
OpenSea is a secondary NFT marketplace, not a metaverse world. It lists land from multiple projects, which makes collection verification especially important.
How to buy
- Reach the listing through the project’s official website or documentation whenever possible.
- Open the NFT item page and select Buy now.
- Review OpenSea’s Checkout window, including the collection, asset, network, price, and fees.
- Connect the correct wallet through Connect wallet.
- Approve or sign the transaction in the wallet.
If your profile appears empty, first check that the intended wallet—not a different browser account or address—is connected. OpenSea also supports cross-chain purchases in some cases. At checkout, use Token → Change, select an eligible payment token, and click Save. Supported options can include native tokens, WETH, USDC, WSOL, and selected project tokens, but availability depends on the listing and chain. Cross-chain checkout does not currently support Blur listings.

Where available, card purchases use MoonPay: Buy now → Debit or Credit card → Purchase with card → Pay. The stated transaction range is $3 to $15,000 equivalent, before processing and possible network fees.
2. Decentraland
Decentraland parcels are called LAND. The current official marketplace is at decentraland.org/marketplace/; older guides that send buyers to market.decentraland.org are outdated.
How to buy LAND
- Open the Marketplace.
- Use the Atlas view to browse parcels, Estates, roads, districts, and plazas.
- Select a parcel or Estate to inspect its coordinates, sale status, and owner’s public wallet address.
- Choose Buy with Crypto or Buy with Card.
- Review and confirm the transaction.
Decentraland uses MANA on Ethereum for LAND purchases. Do not assume that MANA on Polygon will work; Polygon MANA is generally used for many Wearables and Emotes instead. If you need funds, the marketplace’s current route is BUY MANA → choose the MANA type → choose a provider, followed by the provider’s checkout process. Depending on the provider and location, KYC may be required.
For an unlisted parcel, disable the On sale filter, open the parcel, and place an offer. A first purchase or bid may require a one-time marketplace approval. Decentraland says the approval does not carry a recurring fee. Ledger users need to connect the Ledger through MetaMask for the marketplace.
3. The Sandbox
The Sandbox has changed substantially from older Ethereum-focused buying guides. Official LAND sales now operate on Polygon.

- Map: view locations and parcels, including secondary-market listings.
- Marketplace: discover LAND offered through secondary marketplaces.
- LAND sales: participate in an official public sale when one is active.
For an official sale, the account must be KYC-verified and cannot be banned or flagged for suspicious or fraudulent activity. KYC can take up to 48 hours, so completing it just before a sale may be too late.
The current official FAQ lists 1,011 SAND for standard LAND and 4,683 SAND for premium LAND, while auction prices are dynamic. Treat these as listed reference prices, not a guaranteed total cost or permanent price schedule.

For some non-auction transactions, The Sandbox provides 10 free Polygon transactions per month. After those are used, the wallet may need POL for gas. Gasless transactions can be enabled at Settings → Blockchain Settings → Gasless Transactions.
If your SAND is on Ethereum, the current documented route to move it to Polygon is Account → Bridge → Deposit. Confirm the live instructions before transferring funds because bridges add transaction costs and create another failure point.
During an auction, you select the exact LAND or Estate, including its coordinates and type. In a direct sale, you select standard or premium LAND, but the exact parcel may be assigned randomly within the designated neighborhood. After approval, the Map may take 3–10 minutes to update. An immediate absence from the map does not necessarily mean the transaction failed.
4. Somnium Space
Somnium Space land is blockchain-based NFT real estate. Somnium’s economy documentation has identified OpenSea as an established venue for land trading, but the precise collection, network, payment token, and listing mechanism must be checked on the live listing.

A safer buying process
- Reach the Somnium land collection through Somnium’s official channels.
- Open the verified listing on the supported marketplace.
- Check the collection, contract, blockchain, parcel type, coordinates, price, and payment token.
- Use the marketplace’s current Buy now or offer flow.
- Review the wallet prompt and sign only if the details match the listing.
Do not assume that the old “connect MetaMask and pay with ETH” instructions still apply to every Somnium listing. The relevant network and payment token are determined by the current asset and marketplace.
5. Voxels, formerly Cryptovoxels
Cryptovoxels is now branded Voxels. Its parcels are the platform’s land units, and the live Parcels directory shows parcel information such as addresses, footprints, and heights.
The current official material does not support presenting an old, fixed MetaMask checkout as though it were guaranteed to be the current process. Use this conditional route instead:
- Find the parcel on Voxels and inspect its details.
- Follow the parcel owner’s current official sale link, if one is provided.
- On the linked marketplace, verify the NFT collection and contract.
- Complete the marketplace’s live checkout or offer process.
- Confirm that the parcel is associated with your wallet and appears in Voxels after the transfer.
Because parcel ownership controls who may place content on the parcel, check the platform’s conduct rules as well as the financial terms. A purchase may transfer the NFT without guaranteeing that the platform will operate unchanged indefinitely.

Upland is different from the blockchain-marketplace model used by several of the other platforms. Its properties are in-game digital properties mapped to real-world addresses, and UPX is an in-game currency rather than a freely tradable cryptocurrency.
How to buy a property
- Open the Upland map.
- Tap or click a property.
- Review its listing, status, price, and eligibility requirements.
- Pay with UPX or, where eligible, USD.
- Alternatively, submit an offer on a listed or unlisted property.

You can use the property-search tool to find nearby listings and the address-search tool to jump to a particular location. UPX can be purchased through the Upland Store using a credit card, PayPal, crypto, or the mobile app. Upland states that 1,000 UPX equals $1 for web purchases, but UPX cannot be freely traded outside Upland.
Marketplace transactions carry a 10% community contribution fee, split 5% to the buyer and 5% to the seller. UPX committed to an offer remains in escrow until the owner accepts, rejects, or the buyer withdraws it.

Do not treat the old claim that every buyer must hold exactly 10,000 UPX as a universal current requirement. Eligibility can depend on whether you are a Visitor or Uplander, whether the property is an FSA property, and the property’s own rules.
Upland’s terms also make clear that an in-game property does not create real-world property rights. The platform may change or discontinue withdrawal, trading, or other marketplace functionality.

ERTHA divides its virtual world into NFT land units called HEXs. Its official site advertises land ownership, including buying, renting, selling, and developing HEX plots. ERTHA’s whitepaper identifies the land NFTs with Binance Smart Chain and describes a total supply of 360,000 HEX plots.
A defensible buying process
- Start at the official ERTHA website.
- Use the current Be the landowner or marketplace link.
- Verify the HEX collection, contract address, BNB Smart Chain network, price token, and seller.
- Connect the supported wallet only through the official interface.
- Review the recipient address and token amount before approving.
Older instructions mentioning fixed buttons such as Add to Cart, or requiring a particular combination of BNB and USDT, should not be treated as current unless the live ERTHA interface confirms them. Project interfaces and accepted tokens can change.

How much money should you risk?
There is no reliable universal “average price” for metaverse land. Value depends on the platform, parcel location, development activity, scarcity, nearby attractions, trading volume, currency volatility, and whether the world continues to attract users.
For personal-finance purposes, treat the purchase as a speculative digital-asset transaction—not as a substitute for an emergency fund, retirement contribution, debt repayment, or diversified investment portfolio. Set a maximum loss before buying and avoid borrowing money or using funds needed for rent, bills, taxes, or short-term goals.
Keep records of the purchase price, fees, wallet transaction, sale proceeds, and currency conversions. Depending on your jurisdiction, buying, selling, swapping tokens, or receiving proceeds may create tax-reporting obligations. A tax professional can explain the rules that apply to you.

Can I sell metaverse land later?
Possibly, but resale is not guaranteed. Liquidity, users, platform rules, supported marketplaces, token prices, and withdrawal features can change. Upland properties, for example, use the platform’s own marketplace and UPX system rather than a freely tradable cryptocurrency.

The seven routes are not interchangeable: OpenSea is a secondary marketplace; Decentraland uses Ethereum MANA for LAND; The Sandbox uses Polygon; Somnium and Voxels require live listing verification; Upland uses in-game UPX or eligible USD; and ERTHA uses HEX NFTs associated with BNB Smart Chain. Treat the purchase as high-risk digital speculation, not as real estate.
