How to Buy a Home When You Have a Low Mortgage Rate You Don’t Want to Give Up

Usually, you cannot simply carry a low-rate U.S. mortgage from your current house to a different house. Start by reading your promissory note and asking the servicer and prospective lender whether that specific loan has any transfer provision. Most mortgages contain a due-on-sale clause, and the evidence available does not establish a general consumer right to move a loan between properties.

If the loan cannot move, your practical choices are to sell before buying, buy before selling with separate financing, purchase a property whose loan is assumable, or keep the current home. Those are different transactions with different qualification rules, cash requirements, risks and costs.

Can I keep my low mortgage rate if I move?

In the United States, a favorable rate is generally attached to the existing loan and the property that secures it—not automatically to you as the borrower. Freddie Mac describes due-on-sale clauses as common in U.S. mortgages. Such a clause can require the loan to be paid off when ownership of the property transfers, subject to the specific contract and applicable law.

That means a low fixed rate does not, by itself, give you the right to transfer the balance and rate to a new house. Your note, mortgage or deed of trust controls. Ask the current servicer to confirm in writing whether any transfer, substitution-of-collateral or other feature exists, and ask the lender financing the next purchase whether it would recognize that arrangement. Do not rely on a real-estate listing, an online comment or a verbal assumption that the rate is portable.

Freddie Mac published an older lock-in analysis around 2023 illustrating why owners hesitate to give up low rates. Its example used a new $236,379, 30-year mortgage at 6.81%, with monthly payments above $1,500, and modeled an $86,136 net-benefit threshold under the assumptions of that example. Those figures are historical illustrations, not an October 2026 market quote, a population statistic or a personal break-even calculation.

Portability, assumption and buying before selling are not the same

Term What happens Whose property and loan are involved?
Mortgage portability Your existing mortgage moves with you to a different property. Your loan and your new property. The reviewed U.S. sources do not establish a general consumer portability option.
Mortgage assumption A buyer takes responsibility for the seller’s existing mortgage on the property being sold. The seller’s loan and the same property. Approval, qualification and liability-release terms apply.
Buying before selling You obtain new or temporary financing to buy another home while still owning the first. Usually a new loan on the next home, with the existing loan remaining on the current home until it is sold or retained.

Calling an assumable loan “portable” can create a costly misunderstanding. In an assumption, the buyer—not the seller—seeks to take over the existing debt, and the debt stays secured by the original house.

What to check in your current mortgage documents

  1. Identify the loan documents. Locate the promissory note, mortgage or deed of trust, riders and any later modification. Look for headings such as “transfer of the property,” “due on sale,” “assumption” or “release of borrower.”
  2. Record the key terms. Note the loan type, unpaid principal balance, interest rate, fixed or adjustable structure, remaining term, maturity date, escrow arrangements and any stated assumption conditions.
  3. Ask the servicer precise questions. Request a written answer to whether the loan can be assumed, whether any protected transfer applies, what fees and underwriting are required, and whether you can be released from liability if another person takes over the debt.
  4. Ask a prospective new lender separately. A lender underwriting the next purchase must confirm whether it can structure financing around the existing loan. Approval by the current servicer would not, by itself, guarantee approval for the new purchase.
  5. Keep the written responses. Save the note sections, servicing correspondence and fee schedules with your purchase records. Terms can differ by loan, investor and state.

Fannie Mae explains that an assumption does not automatically release the existing borrower from liability. Obtain a specific release, if available, rather than assuming that a buyer’s payments end your responsibility.

Option 1: Sell the current home, then buy

Selling first is the cleanest way to avoid overlapping housing obligations. At closing, the existing mortgage is normally paid from the sale proceeds, and you then apply for financing on the next home. This removes the old payment from your debt picture before the new lender evaluates the purchase, although your approval still depends on income, assets, credit, debt and the new property.

What to compare

  • The new loan’s annual percentage rate (APR), interest rate, term, points, lender fees and estimated cash to close.
  • Principal-and-interest payment plus property taxes, homeowners insurance, mortgage insurance, association dues and other recurring housing costs.
  • Sale proceeds after agent compensation, seller concessions, payoff amount, taxes, recording charges and other transaction expenses.
  • The timing risk of selling before you have a replacement home, including temporary housing, storage and moving costs if the dates do not align.

A fixed-rate loan can keep principal and interest level while taxes and insurance change. Budget for those components rather than treating the mortgage payment alone as the full housing cost.

Option 2: Buy before selling

Buying first can preserve flexibility when a suitable home appears before your current property sells, but it normally means carrying two properties or arranging temporary financing. Ask each lender exactly how it will treat the existing payment, proposed payment, taxes, insurance and association dues in underwriting.

Fannie Mae’s Selling Guide section on the qualifying impact of other real estate owned is dated September 2, 2026. It generally counts both current and proposed housing obligations when the title to the existing home will not transfer before the new principal-residence closing, subject to documented exceptions. A pending listing alone is not the same as a completed transfer.

Questions for a buy-before-sell approval

  • Will the lender count the full payment on the current residence, including taxes, insurance and association dues?
  • What documentation would allow any exception, such as an executed sale contract, evidence of financing or proof of transferred title?
  • How much cash reserve must remain after the down payment and closing costs?
  • Will the application be re-underwritten if the current home has not sold by a specified date?
  • What happens if the current home sells for less than expected or takes longer than planned?

Do not assume that an accepted offer, a listing agreement or an optimistic sale price removes the old obligation. The lender’s documented underwriting policy controls.

Could a bridge loan solve the timing problem?

A bridge loan is temporary financing intended to cover a gap between buying the next home and selling the current one. CFPB commentary to 12 CFR § 1026.43 gives an example of a temporary bridge loan of 12 months or less when the borrower plans to sell the existing dwelling within 12 months. That regulatory example defines a context; it does not promise that a lender offers bridge financing, that you qualify or that pricing will be favorable.

Terms to obtain in writing

  • Maximum term and whether an extension is possible.
  • Interest rate structure, points, origination charges, appraisal fees and other closing costs.
  • Whether payments are monthly, interest-only, deferred or due in a lump sum.
  • The exact repayment trigger: sale, refinance, a maturity date or another event.
  • Required equity, reserves, credit, income documentation and combined loan-to-value limits.
  • What happens if the current home does not sell by the maturity date.

Compare the bridge loan’s total dollar cost with the cost of delaying the purchase, using other short-term funds or accepting a purchase contract contingent on sale. The sources reviewed do not establish current bridge-loan availability or pricing.

Option 3: Find a home with an assumable mortgage

An assumable mortgage may let you become responsible for the seller’s existing loan on the property you are buying. This is not a way to take your own low-rate mortgage to a different address. You are evaluating the seller’s loan, its remaining balance and its terms.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Freddie Mac states that most conventional mortgages do not permit third-party assumptions. Some government-backed loans and some adjustable-rate mortgages may be assumable under their governing terms. The specific servicer must confirm eligibility, and the buyer generally must meet underwriting requirements.

Financial mechanics of an assumption

The assumed balance may be much smaller than the purchase price because the seller has paid down principal or the property has appreciated. You must fund the difference with cash, a second mortgage or another permitted source. For example, if the price exceeds the loan balance, the equity gap is part of your cash-to-close calculation; the exact amount depends on the contract, valuation and closing adjustments.

Questions for the buyer

  • What is the unpaid principal balance, interest rate, remaining term and payment history?
  • Does the servicer allow an assumption for this loan and this type of transfer?
  • What application, credit, income, debt-to-income and reserve standards apply?
  • What assumption fee, processing charge, appraisal or inspection costs apply?
  • How will you finance the difference between the purchase price and assumed balance?
  • Will any second lien be permitted, and on what terms?

Questions for the seller

  • Will the servicer provide a formal release from future liability?
  • What written approval confirms that the buyer has completed the assumption?
  • Could a due-on-sale clause be triggered if the transfer is handled incorrectly?
  • Which payoff, escrow and title adjustments remain the seller’s responsibility?

Do not transfer title informally or let a buyer “take over payments” without servicer approval and documented closing terms. A payment arrangement is not necessarily an approved assumption and may leave the original borrower liable.

Option 4: Keep the current home

Keeping the existing home while buying another can preserve the low-rate debt, but it creates a second property decision rather than eliminating financing. You must qualify for the new purchase while meeting the current mortgage obligation and deciding whether the first property will be vacant, occupied by family, rented or used for another purpose.

How to compare replacement-loan offers

Request comparable written Loan Estimates rather than comparing advertised rates. CFPB homebuying guidance and FTC mortgage-shopping guidance emphasize APR and the complete cost of credit. A lower note rate can be offset by points or fees, while a higher rate with fewer upfront charges can have a different break-even point.

Item Why it matters
Interest rate and APR The rate affects scheduled interest; APR incorporates certain finance charges and helps compare offers with different fee structures.
Points and lender fees Upfront charges change the cash required and the time needed for a lower rate to repay its cost.
Loan term and amortization A longer term can reduce the scheduled payment while increasing the time interest is charged.
Cash to close Include down payment, prepaid interest, escrow funding, settlement charges and credits.
Recurring housing costs Add taxes, insurance, mortgage insurance, association dues and maintenance assumptions to principal and interest.
Rate-lock terms Confirm lock length, extension charges and what happens if the closing date changes.
Early payoff or transfer provisions Check whether selling, refinancing or another transfer creates a fee or approval requirement.

A household-specific comparison method

  1. Estimate net proceeds from selling the current home, using a realistic payoff statement and transaction-cost estimate.
  2. List the cash required for each replacement-loan offer, including points and prepaid items.
  3. Calculate the monthly total for principal, interest, taxes, insurance, mortgage insurance and association dues.
  4. For a buy-first scenario, add the current home’s complete monthly obligation through the expected sale date and include bridge-loan payments if applicable.
  5. Estimate one-time moving, storage, temporary-housing, repair and overlap costs.
  6. Compare total expected costs over the period you realistically expect to own the next home.
  7. Stress-test a delayed sale, a lower sale price, a rate-lock extension and a change in taxes or insurance.

There is no universal rate-gap threshold that determines whether moving is worthwhile. Your remaining balance, years left on the loan, equity, new-home price, financing terms, timing and plans determine the result.

Common mistakes that can make the move more expensive

Assuming a low rate is portable

Ask for contract-specific confirmation before making an offer or listing your home. A due-on-sale provision can make an unauthorized transfer an immediate payoff issue.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Confusing assumption with portability

An assumption concerns the buyer taking over the seller’s loan on the same property. It does not move your loan to your next property and may not release you from liability.

Budgeting only principal and interest

Taxes, insurance, mortgage insurance and association dues can change even when fixed-rate principal and interest does not. Include them in both affordability and overlap calculations.

Relying on an unapproved “subject-to” arrangement

Allowing a buyer to make payments without formal servicer approval can leave the original borrower responsible and may conflict with transfer provisions. Obtain professional legal and lending advice before considering any nonstandard structure.

Ignoring the sale-delay scenario

If the current home remains unsold, you may need to carry both obligations, extend temporary financing or reduce the purchase budget. Ask the lender to model that outcome before signing a noncontingent contract.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Comparing rates without APR and fees

Collect written offers with the same loan amount, term, points and estimated closing date. Compare APR, cash to close and total housing cost, not the headline rate alone.

A practical decision sequence

  1. Clarify your objective. Decide whether you are trying to move your own loan, buy before selling, assume a seller’s loan or keep the current property. Each objective uses a different transaction.
  2. Read and verify the existing loan. Record the rate, balance, term and transfer language, then obtain the servicer’s written response.
  3. Set a timing plan. Choose sell-first, buy-first or a contingency strategy, and identify the date at which overlapping obligations would begin.
  4. Obtain multiple written financing offers. Request Loan Estimates and any bridge-loan or assumption terms from the relevant parties.
  5. Check qualification under stress. Have the lender underwrite the case in which the current home has not transferred before the new closing, consistent with its documented policy.
  6. Calculate the complete cash and monthly cost. Include transaction expenses, taxes, insurance, reserves, moving costs and any temporary financing.
  7. Verify liability and payoff documents before closing. For a sale, confirm the mortgage payoff. For an assumption, obtain the formal approval and any release. For a bridge loan, confirm the repayment trigger and maturity.
  8. Choose based on the expected ownership period. Compare the total costs and risks over the time you expect to live in the next home, rather than treating the old rate as a benefit with no offsetting costs.

What the evidence does—and does not—show

The available official material supports a careful process, not a universal product recommendation. It establishes that due-on-sale clauses are common, most conventional mortgages do not permit third-party assumptions, some government-backed loans and adjustable-rate mortgages may be assumable under their terms, and federal commentary describes a temporary bridge-loan context of 12 months or less. It does not establish a general U.S. portability right, current market rates, current bridge-loan pricing, lender availability, or a personalized break-even point.

For a decision in October 2026, use the actual note, current servicer response, current Loan Estimates and your household’s documented numbers. The older Freddie Mac illustration can explain the appeal of a low rate, but it cannot substitute for those current figures.

Product prices and availability are accurate as of the date/time indicated and are subject to change. Any price and availability information displayed on Amazon at the time of purchase will apply.
