A realistic budget separates four different demands: money needed to complete the purchase, moving and setup costs, monthly ownership bills, and an accessible reserve for surprises. The total changes with your UK nation, purchase price, first-time-buyer or additional-property status, mortgage product, and whether the home is freehold or leasehold.
Build the budget from written mortgage, conveyancing, survey, tax, insurance, removal and property-management figures. Do not rely on a headline house price or a generic percentage for fees. | Section | What belongs in it | When the money is needed |
|---|---|---|
| Cash at purchase | Deposit, purchase tax, mortgage arrangement or valuation fees, legal and conveyancing work, searches, survey, land registration and any required buildings insurance. | Before exchange, at exchange or completion, depending on the item. |
| Moving and setup | Removal company or van hire, packing materials, utility and broadband setup, essential appliances, immediate repairs and any overlap between rent and mortgage payments. | From the weeks before moving through the first days in the property. |
| Monthly ownership | Mortgage payment, Council Tax, energy, water, broadband, home insurance, maintenance provision, and leasehold service charge or ground rent where applicable. | Every month or at the billing frequency set by the provider. |
| Contingency | Accessible money for an unexpected repair, a transaction change, a delayed completion or a higher-than-expected bill. | Kept available throughout the purchase and ownership period. |

Cash required to complete the purchase
Deposit
Your deposit is the part of the price you pay from savings or another permitted source. A larger deposit can change the mortgage loan-to-value band and therefore the products available, but putting every pound into the deposit can leave no money for tax, fees, moving or repairs. Keep the deposit separate from the rest of the completion budget so you know whether the transaction remains affordable after it is paid.
Purchase tax depends on the UK nation
There is no single UK-wide “stamp duty rate”. The tax system is determined by where the property is located, and the bill also depends on price, first-time-buyer status, whether you already own another property and the transaction date.
| Location | Tax | What to verify |
|---|---|---|
| England and Northern Ireland | Stamp Duty Land Tax (SDLT) | Current bands, first-time-buyer relief, higher rates for additional properties and the date the rates apply. The current GOV.UK tax page states a £125,000 threshold and says first-time buyers pay no SDLT on homes priced at £300,000 or less; thresholds can change, so check the official calculator for your completion date. |
| Wales | Land Transaction Tax (LTT) | Welsh rates, thresholds and reliefs through the Welsh Revenue Authority’s current guidance or calculator. Do not substitute SDLT bands for a Welsh purchase. |
| Scotland | Land and Buildings Transaction Tax (LBTT) | Scottish rates and any Additional Dwelling Supplement through Revenue Scotland. Scotland sets its own bands; a UK Government SDLT change does not automatically set Scottish LBTT rates. |
Ask your conveyancer to confirm the tax assumption in writing. If your circumstances change—for example, an additional property is treated differently—the tax estimate may change before completion. Treat an online calculator result as date-specific, not as a permanent rate.

Read the entire mortgage illustration, not only the advertised interest rate. Check the initial rate, term, monthly payment, product or arrangement fee, valuation fee, booking fee if any, and whether each charge is paid upfront or added to the loan. Adding a fee to borrowing increases the balance on which interest is charged and can increase the total cost over the term.
Ask whether the lender’s valuation is included in the product and what type of valuation it is. A lender’s valuation is for the lender’s risk assessment; it is not a substitute for a survey that reports defects for you. Record each charge once in the worksheet and mark whether it is refundable, payable on application or due at completion.
Legal work, searches and registration
Budget for the conveyancer’s legal fee plus searches and other disbursements. A quote may bundle some searches or list them separately. Request an itemised estimate covering title work, local and drainage searches, transfer of funds, identity checks, bank charges and any leasehold supplements that apply. The exact search package depends on the property and location.

When the move is done, each bag folds flat to about 1 inch thick — slip it under a bed, onto a closet shelf, or keep one in your trunk for the next move, seasonal swap, or camping trip.Lidded Storage Bins.
Land registration is another transfer cost. Ask which registration fee is expected and whether the quote includes dealing with the Land Registry after completion. Comparing two legal quotes is meaningful only when their scopes and disbursements match; the lowest headline fee may exclude work another quote includes.

Repair Windows errors before they cause bigger problemsFix Now →Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Survey
Select the survey level based on the property’s age, construction and condition, then obtain the price in writing. A survey can identify defects that affect your repair budget or give you grounds to renegotiate before exchange. Keep the survey cost separate from the lender’s valuation, because they answer different questions.
Insurance at the right time
Arrange buildings insurance from the date required by the lender or the ownership arrangement, which may be before completion. For a freehold house, you normally arrange the building cover yourself. In a leasehold building, the freeholder or management company may arrange buildings insurance through the service charge; confirm the arrangement and avoid paying for duplicate cover. Contents insurance is a separate choice and should be included in the monthly or annual ownership budget if you need it.
Moving and first-week costs
Removal or self-move
Obtain a quote for the actual volume, distance, access restrictions, floors and moving date. Compare a removal company with van hire and self-packing. A self-move can reduce labour charges but still requires fuel, insurance, equipment and time. If you pack yourself, moving boxes and protective materials are optional supplies rather than a universal purchase; list only what your move requires.
Overlapping housing costs
Allow for a period in which rent and mortgage payments overlap, where your tenancy notice period, completion date or delayed move makes that possible. Also check council tax liability during any gap or overlap and confirm which property is insured on each date.
Utilities and connectivity
Record meter readings on the day you take possession and notify energy and water suppliers. Budget for the first bills, any account deposits or setup charges, and broadband installation or activation. Broadband availability and installation times vary by address, so check before moving rather than assuming the existing service can transfer immediately.

Essential appliances and immediate work
Separate urgent necessities—such as a safe heating repair, a missing cooker or a broken lock—from upgrades that can wait. Use the survey, viewing notes and seller’s information to create a first-week list. Do not spend the entire reserve on decorating before you have tested heating, plumbing, electrics, drainage and appliances.
Monthly cost of owning the property
Mortgage payment and rate risk
Use the payment shown for the initial rate, but also test what happens when that rate ends or rises. A longer term can lower the scheduled monthly payment while increasing total interest; a shorter term usually does the opposite. Compare the total cost over the relevant period, including product fees, early-repayment charges and the cost of refinancing assumptions.
Council Tax, energy and water
Council Tax is a recurring bill and should be included in the affordability calculation used before making an offer. Ask the council band for the address and check the current charge rather than assuming the seller’s direct debit is your liability. Energy and water costs depend on the property’s size, construction, occupancy, tariff and usage. Previous bills can inform a forecast but are not a guarantee.
Broadband and insurance
Include broadband and home insurance at their renewal prices, not just an introductory offer. Check excesses, exclusions and whether the policy covers alternative accommodation or emergency assistance if those features matter to you.
Maintenance and service charges
Freeholders own the home and land and are responsible for maintenance. Set aside money for routine servicing, gutters, roofs, appliances, decorating and eventual replacement of major components. No official source in this guidance gives a universal monthly maintenance amount, so base your provision on the survey, property age and systems installed.
Leaseholders may pay a service charge and ground rent. The amount, review method, major-works exposure and services included are property-specific. Obtain the latest accounts, budget, arrears information, planned-works notices and the lease before comparing the home with a freehold alternative. A low current charge can rise if major works are scheduled or a cost is reallocated.

How lenders assess affordability
GOV.UK guidance says lenders consider income and outgoings, including utilities, insurance and Council Tax, as well as possible future changes such as interest-rate rises or redundancy. Approval is not guaranteed by a particular income multiple, and the lender’s maximum is not the same as a comfortable household budget.
Prepare a household cash-flow test using the payment you would actually make, then include all recurring bills, childcare or travel costs, existing credit commitments, maintenance provision and a realistic savings contribution. Run a second test with a higher mortgage rate or a temporary income reduction. If the result leaves no room for ordinary repairs or an increase in bills, reduce the target price, increase the deposit or delay the purchase rather than relying on an optimistic forecast.
Questions to ask about a mortgage offer
- What is the initial interest rate, and when does it end?
- What is the payment during the initial period and on the lender’s follow-on rate?
- What is the product fee, and is it paid upfront or added to borrowing?
- What valuation service is included, and is a separate survey still needed?
- What are the term, overpayment rules and early-repayment charges?
- How would the payment change if rates rose or the term were shortened?
Freehold and leasehold: compare responsibility, not just price
| Issue | Freehold | Leasehold |
|---|---|---|
| What you own | The home and land, subject to the title. | A time-limited right to occupy under a lease; the building or land may be controlled by a freeholder or management structure. |
| Maintenance | You arrange and pay for the property’s maintenance. | Some external or communal work may be arranged through the management company and recovered through the service charge; your lease defines the responsibility. |
| Recurring charges | No lease-based ground rent or service charge, although normal household bills and any estate obligations still apply. | Service charge and ground rent may apply. Amounts, reviews and included services must be confirmed from current documents. |
| Due diligence | Check title restrictions, boundaries, access and any estate-maintenance obligations. | Read the lease, management information, insurance arrangement, planned works, remaining term and all current charges before committing. |
Do not compare a leasehold and freehold property using only their asking prices. Add the recurring charges and the responsibilities you would otherwise pay directly.
A step-by-step budgeting process
- Set the available cash. List savings, permitted gifts and any funds that must remain untouched. Ring-fence the deposit, tax and transaction costs separately from your emergency reserve.
- Confirm the nation and buyer status. Record whether the property is in England, Northern Ireland, Wales or Scotland; whether you are a first-time buyer; and whether you will own another property at completion.
- Obtain a decision in principle and full mortgage illustration. Enter the product fee, valuation treatment, rate period, term and payment into the worksheet. Do not treat the maximum offer as your target budget.
- Request itemised conveyancing quotes. Mark legal fees, searches, disbursements, registration and any leasehold supplements. Remove duplicates when comparing firms.
- Choose and price the survey. Record the survey level and whether any separate specialist inspection is recommended.
- Calculate purchase tax using the official calculator for the transaction date. Save the assumptions and ask your conveyancer to confirm them.
- Price the move. Get a removal or van quote, identify packing needs, and allow for rent overlap, utility setup, broadband and essential first-week purchases.
- Build the monthly forecast. Add mortgage, Council Tax, energy, water, broadband, insurance, maintenance and any service charge or ground rent.
- Stress-test the result. Model a higher mortgage rate, a temporary loss of income and a repair identified by the survey. Keep accessible contingency funds after completion.
- Recheck immediately before exchange and completion. Confirm tax, lender fees, insurance start date, legal balance, removal booking and any change to the property or lease information.
Documents and quotes to collect
- An itemised mortgage illustration showing rate, term, payment, product fee and valuation treatment.
- The official purchase-tax calculation and the assumptions behind it.
- A conveyancer’s quote separating legal work, searches, disbursements and registration.
- The survey report and any specialist inspection recommendation.
- Buildings-insurance requirements and the policy start date.
- A removal-company or van-hire quote, including access and packing assumptions.
- For leasehold property, the lease, current service-charge statement, ground-rent terms, buildings-insurance arrangement, planned major works and management information.
- Current Council Tax band information and realistic energy, water and broadband estimates for the address.
Common budgeting mistakes and fixes
Counting only the deposit
Problem: All available cash is committed to the deposit, leaving no money for tax, legal work or moving. Fix: Keep the four budget sections separate and verify each one with a quote or official calculator.
Using one UK tax assumption
Problem: SDLT, LTT and LBTT are treated as interchangeable. Fix: Identify the nation first, then apply the relevant system, reliefs and additional-property rules for the completion date.
Double-counting or omitting legal disbursements
Problem: A search or registration charge is either entered twice or hidden in a low headline quote. Fix: Compare itemised scopes and label each cost as included, separate or not applicable.

When empty, all 8 bags fold down into a compact stack, saving you a massive amount of storage space in your closet or car trunk.

Whether it's light rain during transit or long-term storage in a dusty attic, your clothes and linens stay pristine and protected.
Treating the valuation as a survey
Problem: A lender’s valuation is assumed to reveal defects. Fix: Select an independent survey appropriate to the property and budget for any specialist follow-up.
Ignoring leasehold information
Problem: A property appears cheaper until service charges, ground rent or major works are disclosed. Fix: Obtain current statements and the lease, then include the actual recurring and potential costs in the comparison.
Assuming the initial mortgage payment lasts
Problem: The budget works only while a low introductory rate applies. Fix: Record the follow-on rate, model a higher payment and include product fees in the total-cost comparison.
Spending the reserve on improvements
Problem: Decorating or furnishing consumes cash needed for a boiler, leak or delayed completion. Fix: Prioritise safety and essential function, then schedule discretionary work after the first ownership bills have arrived.
Compare homes and mortgages on the same cost basis
When choosing between properties or mortgage products, use the same worksheet and time horizon. Compare the purchase tax for each buyer circumstance, mortgage rate and term, initial and later payments, upfront fees, survey and conveyancing scope, freehold or leasehold obligations, energy and utility assumptions, insurance and moving requirements. A lower asking price is not necessarily cheaper once recurring charges or a higher repair risk are included.
For mortgage options, compare the amount paid upfront, the balance after the initial period and the total interest over the period you expect to keep the loan. For properties, request equivalent documents and quotes so that one option is not given a cheaper estimate simply because information is missing.
