Plan for four separate pots of money when buying a UK home: conveyancing and searches, mortgage charges, a condition survey, and the physical move. MoneyHelper’s live guidance says buyers could spend more than £5,000 on fees before the deposit and Stamp Duty or Land Tax. That is a broad consumer-guide estimate, not a guaranteed total: your bill depends on the UK jurisdiction, lender, property, ownership type, service level and provider quotations.
Keep these costs separate from your deposit and property transaction tax. Build a written budget showing the total cost, what must be paid upfront, what might be refundable, and which figures still need a quote.

Start with four separate budget pots
Do not treat “buying costs” as one lump sum. A conveyancer’s bill is paid at different times from a surveyor’s invoice, and a mortgage product fee may be paid upfront or added to the loan. Separating the pots makes it easier to see how much cash you need before completion.

| Solicitor or licensed conveyancer and searches | About £2,000 including VAT is a MoneyHelper guide for legal fees; a specialist comparison guide gives a broad conveyancing range of £800 to over £2,000. Local searches are about £250–£300. | Property and ownership complexity, billing method, VAT, searches, Land Registry work, lender requirements and extra legal work. |
| Mortgage charges | Booking fee £100–£200; arrangement or product fee £1,000–£2,000 or more; mortgage account fee £100–£300; possible lender valuation charge £150–£800. | The product, lender, property value, whether a fee is covered or refundable, and whether you pay it or add it to the mortgage. |
| Condition survey | About £380 for Level 1, £400 for Level 2, and £600 or more for Level 3. A new-build snagging survey is around £300 as an example. MoneyHelper also gives a broad homebuyer-survey range of £400–£1,500. | Survey level, property age, condition, size, value, location and whether a valuation or specialist report is included. |
| Moving and settling in | Removal services can start around £400 and exceed £1,000. Storage is around £22 a week for a 50-square-foot unit in MoneyHelper’s example; mail redirection starts at £36. | Volume, distance, access, packing, timing, storage duration, insurance and whether you hire a van or a removal firm. |
The figures are dated planning examples from consumer guidance accessed in October 2026. They are not a representative survey of every buyer and should be replaced with written local quotations.

Solicitor or conveyancer: price the legal work and disbursements separately
A solicitor or licensed conveyancer checks and negotiates the contract, gives legal advice, orders and reviews searches, deals with the Land Registry, transfers purchase funds and completes the transaction. The headline quote is only useful if you know exactly what it contains.
Understand the two different conveyancing ranges
MoneyHelper’s general guide says legal fees are usually about £2,000 including VAT. Its specialist comparison guidance gives a broad total conveyancing range of £800 to over £2,000. These are not necessarily like-for-like figures. One quote may cover only the professional fee while another includes VAT, searches and other disbursements.
Ask each firm for one written total based on the same facts. The quote should identify:

- postage, identity checks and electronic-payment charges;
- leasehold, shared-ownership, new-build, freehold-management-company or other complexity supplements;
- what happens if the purchase falls through; and
- when each instalment is due.
Compare the total payable, not a low advertised base fee. Ask whether the firm has handled your property or ownership type before and whether it is approved to act for your mortgage lender. If it is not on the lender’s panel, you may face a second firm’s fees or a delay while the lender appoints one.
Budget for searches and their timing
Local searches are commonly around £250–£300 in MoneyHelper’s guide. GOV.UK identifies local-authority, water-and-drainage, and environmental searches as typical. Buyers commonly pay search costs upfront after an offer is accepted, before the purchase completes.
Before authorising them, ask the conveyancer:
- which searches are required for this property and lender;
- the exact price of each search;
- whether the fee is refundable if the transaction does not complete;
- how long results are expected to take; and
- whether a re-search will be needed if completion is delayed.
Searches answer specific legal and environmental questions; they are not a substitute for a physical inspection of the building. Keep the search payment in your “early cash” column because it may be due weeks before completion.

Conveyancing cash-flow checklist
- Collect at least three itemised quotes using identical property details.
- Mark VAT, searches and every disbursement that is included or excluded.
- Confirm lender-panel status before instructing the firm.
- Ask for likely supplements based on leasehold, new-build, shared ownership, listed status, multiple owners or unusual title issues.
- Record the initial payment, search payment, exchange payment and completion balance separately.
- Keep a contingency for extra work rather than assuming the lowest headline quote is the final bill.
Mortgage costs: distinguish fees from the loan itself
Mortgage products can carry several possible charges, but none is automatic on every product. Ask the lender or broker to list every fee, when it is payable, whether it is refundable, and whether it can be added to the mortgage.
Recommended Free Tools
| Possible charge | MoneyHelper guide | Questions to ask |
|---|---|---|
| Booking fee | £100–£200 | Is it payable when the application is submitted? Is it refundable if the lender declines the application or you withdraw? |
| Arrangement or product fee | £1,000–£2,000 or more | Is it paid upfront, deducted at completion or added to the loan? Does adding it change the interest rate or loan-to-value calculation? |
| Mortgage account fee | £100–£300 | When is it charged, and is it refundable if the purchase does not complete? |
| Lender’s mortgage valuation | Often covered by the lender, but a buyer may need to budget £150–£800 depending on property value | What exact charge appears on the mortgage illustration or offer, and is this valuation included in the product? |
Paying a fee upfront versus adding it to the mortgage
Adding a product fee to the loan preserves cash for completion, but you then pay interest on that fee over the mortgage term. Paying upfront uses more cash immediately but avoids borrowing that amount. Compare both options using the lender’s illustration and your expected time in the product. Do not assume that a “free” product has no cost: a higher interest rate can be the trade-off.
Ask specifically what happens if the mortgage does not proceed. Some charges may be non-refundable, while others are payable only at completion. Record the answer in writing rather than relying on a verbal description.
The mortgage valuation is not your survey
The lender’s valuation is intended to help it decide whether the property is adequate security for the proposed loan and price. It is not a full structural survey and is not designed to identify every repair or maintenance problem. A valuation that satisfies the lender therefore does not remove the need to decide whether you want an independent condition survey.
Condition surveys: choose depth for the property, not the cheapest quote
Budget for a survey commissioned for your benefit. MoneyHelper’s guidance states: “Always choose your survey based on the age and condition of the property, not the cost.” Prices rise with property value and vary by size, location and surveyor.

| Survey | Guide price | Suitable use and limits |
|---|---|---|
| Level 1 | About £380 | A basic condition overview, generally for a newer or apparently good-condition home. It gives less detail than higher levels. |
| Level 2 | About £400 | For a typical home in fair condition. It may identify issues such as damp or subsidence, but it does not inspect behind walls or under floors. |
| Level 3 | £600 or more | A more thorough inspection with detailed repair advice, particularly useful for older, altered or visibly imperfect properties. |
| New-build snagging survey | About £300 as an example | Checks workmanship and defects in a new home; price varies with the property’s size and scope. |
MoneyHelper also gives a broad £400–£1,500 homebuyer-survey range. That wider range reflects differences in property value, survey level and scope, so it should not be read as a single standard price.

Match the survey to risk
- A newer, conventional property in apparently good condition may justify asking whether Level 1 is sufficient.
- A typical older home where you need information about damp, movement or other visible concerns may call for Level 2.
- An old, extensively altered, unusual or visibly defective property is more likely to justify Level 3 and potentially separate specialist inspections.
Before booking, check the surveyor’s credentials, professional indemnity arrangements, inspection scope, report format, turnaround time and whether a market valuation is included. Ask what the surveyor will not inspect and whether follow-up questions are included. If the report identifies a serious issue, obtain specialist advice and repair quotations before deciding how to renegotiate or proceed.
Moving and settling-in costs: price the actual move
Removal firm or self-hire
MoneyHelper’s guide gives removal costs starting around £400 and exceeding £1,000. The final price depends on the volume of possessions, travel distance, stairs and parking, dismantling, packing, timing and insurance. A self-hired van can cost less in some circumstances, but you must account for the hire charge, fuel, deposits, loading time, equipment and the practical effort of driving and lifting.
Obtain itemised quotations and check:
- the number and size of vehicles and movers;
- packing, dismantling and reassembly included or excluded;
- protection for floors, walls and furniture;
- goods-in-transit and liability insurance;
- waiting-time and access surcharges;
- cancellation terms and the treatment of a delayed completion; and
- references or membership of a recognised trade body such as the British Association of Removers.
Do not compare a full-service removal quote with a van-only price without adding your own packing time, materials, fuel and risk.
Storage when dates do not align
If you must leave one property before the new one is ready, include storage from the first day of the gap to the expected completion date, plus a buffer. MoneyHelper gives around £22 per week for a 50-square-foot unit as a guide example. Actual prices vary by unit size, location, access, security, insurance and duration. Ask whether the advertised rate changes after an introductory period and whether collection or delivery is extra.
Redirection, packing and moving-day incidentals
Mail redirection starts at about £36 in the guide. Add the correct period and any extra names or addresses needed. Packing supplies are optional: reuse sturdy boxes, ask the removal firm whether it supplies materials, or price boxes, tape, protective wrap and labels separately.
Small expenses can be easy to miss. Plan for childcare, pet care, meals, parking, cleaning, minor tools, replacement keys and utility readings where relevant. These are planning items rather than fixed national charges, so use your own moving date and household circumstances to estimate them.

Keep tax and ownership costs outside the four headline pots
The four pots above do not include property transaction tax. The correct tax depends on where the property is:
- England and Northern Ireland: Stamp Duty Land Tax.
- Wales: Land Transaction Tax.
- Scotland: Land and Buildings Transaction Tax.
Rates, thresholds, reliefs and surcharges depend on the purchase price, property type, whether you already own property and your personal circumstances. Check the current official guidance and calculator for the relevant jurisdiction. Do not use a tax estimate from another UK nation in your budget.
Also allow for Land Registry fees. The amount depends on the application and transaction details, so ask the conveyancer to show it as a separate disbursement rather than burying it in a general legal estimate.
Leasehold and other ownership-specific costs
For a leasehold purchase, request details of current service charges, ground rent and any planned major works. Ask who pays outstanding amounts at completion and whether the management company charges for information or a notice of transfer. These are property-specific costs; they should not be assumed to be covered by a standard freehold conveyancing quote.
Shared ownership, new-build purchases, listed buildings, properties with management companies and unusual titles can all create extra legal or administrative work. Tell the conveyancer about these features at the quotation stage.

Build a cash-flow calendar, not just a grand total
Two buyers can face the same eventual cost but need very different amounts of cash at different dates. Use a spreadsheet with columns for “estimated amount”, “quote received”, “due date”, “refundable?”, “included in another quote?” and “paid”.
- Before instructing a conveyancer: obtain written total quotes, verify inclusions, ask about disbursements and complexity surcharges, and confirm lender-panel status.
- After the offer is accepted: ask when searches must be paid and whether they are refundable if the purchase fails.
- When comparing mortgages: list every possible fee, check refundability, and compare paying upfront with borrowing the fee.
- Before committing to the survey: select the level by age, condition and risk, then confirm the report’s scope and delivery date.
- Once dates are clearer: obtain removal quotes, decide between a firm and a self-hired van, and add storage if the dates do not align.
- Before exchange and completion: refresh tax, Land Registry and leasehold figures and keep a contingency for quoted work that has not yet been finalised.
Illustrative budgeting method
The following is a method, not a prediction. Replace every line with your own quotation and keep optional or uncertain items visible.
| Line | Illustrative planning entry | How to treat it |
|---|---|---|
| Conveyancing professional fee and included work | Use the firm’s written total; broad guidance ranges from £800 to over £2,000, while a general MoneyHelper guide says legal fees are usually about £2,000 including VAT. | Check whether the number includes VAT, searches and all disbursements. |
| Searches | £250–£300 guide amount | Place in the early-cash column and check refundability. |
| Mortgage fees | Add only the booking, product and account fees that apply to your chosen product. | Show upfront payment and amount added to the loan as separate scenarios. |
| Mortgage valuation | £0 if the lender confirms it is covered; otherwise potentially £150–£800. | Use the mortgage offer, not a generic assumption. |
| Condition survey | Select the appropriate level; guide examples run from about £380 to £600 or more, with a broad £400–£1,500 range. | Do not downgrade the survey solely to save money on an older or unusual property. |
| Removal and storage | Removal planning from around £400 to over £1,000, plus any storage weeks. | Compare a full quote with the complete cost of a self-move. |
| Mail and incidentals | Mail redirection from £36, plus household-specific costs. | Use your moving date and household needs. |
| Deposit and transaction tax | Budget separately using the relevant jurisdiction’s current rules. | Do not count either item as part of the four fee pots. |
As a reasonableness check, MoneyHelper says fees can exceed £5,000 before the deposit and Stamp Duty or Land Tax. A total below or above that figure is not automatically wrong; the result depends on which mortgage fees apply, whether the lender covers valuation, the survey level, conveyancing complexity and moving arrangements.
Common budgeting mistakes and how to prevent them
Comparing headline quotes that cover different work
A £900 conveyancing quote is not cheaper than a £1,800 quote if the first excludes VAT, searches, bank transfers, leasehold work and Land Registry fees. Put every quote into the same checklist before choosing.
Assuming the lender’s valuation protects you
The valuation serves the lender’s lending decision. It does not provide the condition information supplied by an independent survey. Decide on survey depth from the property’s age and condition.
Forgetting early payments
Searches, booking fees and survey invoices may be due before exchange or completion. Keep an early-cash subtotal separate from the completion balance.
Adding fees to the mortgage without pricing the interest
Borrowing a fee means paying interest on it. Ask the lender for the cost under both payment choices rather than judging only by the cash needed on completion day.
Using a national moving estimate as a quote
The £400-to-over-£1,000 removal range is a guide. Distance, access, volume and timing can move your price substantially. Obtain itemised local quotes and check insurance.
Treating tax as identical throughout the UK
Use the tax regime for the property’s jurisdiction and your circumstances. England and Northern Ireland, Wales and Scotland have different taxes and rules.
Quick Recap
A final pre-exchange checklist
- Do you have a written conveyancing total with VAT, searches and disbursements identified?
- Is the conveyancer approved by your mortgage lender?
- Have you recorded when searches and other legal payments are due and whether they are refundable?
- Does the mortgage comparison show every applicable fee and the cost of paying each fee upfront or borrowing it?
- Have you confirmed whether the lender covers the valuation?
- Is the survey level appropriate for the property’s age, condition and alterations?
- Have you checked the surveyor’s credentials, scope and report timing?
- Do removal quotes state packing, insurance, access, waiting time and cancellation terms?
- Have you priced storage, redirection and moving-day childcare, pet care or meals if needed?
- Are transaction tax, Land Registry fees, leasehold charges and ongoing bills in separate budget sections?
- Do you have enough accessible cash for early payments and a sensible contingency for items not yet quoted?
