Budget for a mortgage using a documented income floor that still works in a weak month—not your best commission month or your business’s gross receipts. Subtract taxes and unavoidable business costs first, include every housing expense and existing debt, then test the payment against delayed invoices, lost commissions and seasonal gaps. Keep separate liquid reserves for household emergencies and, if applicable, business operations.
This is a budgeting standard, not a universal percentage rule. Lenders apply their own income-history, documentation and debt-to-income or residual-income requirements, so a payment that qualifies on paper can still be unsafe for your cash flow.

Why variable income requires a different mortgage budget
A salaried household can often start with a dependable monthly paycheck. A household paid by commissions, freelance contracts, bonuses, tips, seasonal work or a business may receive very different amounts from month to month. Mortgage payments, however, are due on a fixed schedule.
The practical solution is to separate two questions:

- Can a lender count the income? The creditor must use an acceptable method to document income, debts and an ability-to-repay measure.
- Can your household pay reliably? Your own budget should survive a weak month without credit-card borrowing, raiding business cash or skipping other obligations.
Start with the second question. Use a conservative planning income, not the maximum amount a lender might approve. Then use lender guidance to find out which parts of that income can actually be used for qualification.
Choose a conservative monthly income floor
1. Build a 24-month income record
Make a month-by-month list for the most recent 24 months. Record gross wages, commissions, bonuses, tips, freelance receipts, distributions that are genuinely available to the household and other recurring income. Keep the source and date of each amount so you can reconcile it to pay statements, bank deposits, invoices or tax records.
Do not combine household income with business revenue. Gross receipts may have to cover payroll, materials, contractors, software, rent, insurance, loan payments and taxes before anything is available for your household.

2. Remove amounts that cannot be repeated
Mark one-time windfalls separately: a single unusually large contract, a sale of an asset, a nonrecurring bonus or a temporary pandemic-era program payment, for example. Do not use those amounts to support a recurring mortgage payment unless you have a documented, continuing source and the lender confirms it is eligible.
3. Identify normal low months
Look for the lowest months that reflect the normal pattern of your work. A single month caused by an exceptional event may not represent your ongoing floor, while a recurring slow season does. A useful household planning method is to set the floor at the lower of your minimum normal month and a conservative average of several low months. This is a budgeting choice, not a lender formula; write down the method so you can update it consistently.
4. Reserve taxes and unavoidable costs first
Estimate federal, state and local taxes on variable earnings and move that amount to a separate account before treating the remainder as spendable. If you operate a business, also reserve recurring operating costs and a cushion for expenses that do not arrive monthly. Only the amount left after these deductions is household income for mortgage planning.
5. Recheck the floor every quarter
After closing, compare actual deposits with the floor you used. If the floor is repeatedly too high, reduce discretionary spending or make an extra principal payment only after rebuilding reserves. If income has become demonstrably more stable, ask your lender or adviser how new documentation would affect a future refinance; do not assume a recent strong quarter changes the underwriting history for a new loan.
Count the complete cost of owning the home
Use one monthly housing number. The principal-and-interest quote from a calculator is only one component.

| Cost | What to include in the monthly budget | Why variable-income households should watch it |
|---|---|---|
| Principal and interest | The scheduled payment at the proposed loan amount, rate and term. | The payment is normally fixed for a fixed-rate loan even when income is not. |
| Property taxes | The annual tax bill divided by 12, adjusted for the local assessment and any known reassessment risk. | Escrow changes can raise the payment after closing. |
| Homeowners insurance | The current premium divided by 12, plus an allowance for likely renewal increases when you build a long-term budget. | Premiums can change independently of your income. |
| Mortgage insurance | Any required monthly premium for the selected loan and down payment. | It may continue until a program-specific cancellation condition is met. |
| HOA or condominium dues | Current dues plus a realistic allowance for increases or special assessments. | A special assessment can coincide with a weak income season. |
| Utilities | Electricity, gas, water, sewer, trash and internet based on the property, not your current home. | Heating and cooling costs may be materially higher in a new home. |
| Routine maintenance | A monthly sinking fund for servicing systems, appliances and exterior work. | Skipping maintenance converts a predictable cost into a larger emergency bill. |
| Expected repairs | Known near-term work, such as an aging roof, drainage problem or end-of-life appliance, divided across the months before it is likely to occur. | Do not rely on a business credit line to pay for a household repair. |
Monthly housing cost = principal and interest + taxes + insurance + mortgage insurance + HOA dues + utilities + maintenance and repair allowance. Use this total when comparing the home with your conservative income floor.
Add taxes, existing debts and irregular obligations
After calculating housing, add every required monthly debt: credit-card minimums, auto loans, student loans, personal loans, child support, alimony where applicable and any other obligation that appears in your budget or credit file. Also set aside monthly amounts for annual or quarterly obligations such as insurance premiums, professional licensing, estimated taxes and tuition.
Creditors applying ability-to-repay rules must consider debt obligations and a monthly debt-to-income or residual-income measure. The exact calculation depends on the loan program and lender. Your personal budget should be stricter: if the proposed mortgage leaves no room for food, transportation, health care, savings and irregular bills, it is too large even if a ratio passes.
There is no single evidence-based consumer percentage that makes a variable-income mortgage safe. A ratio calculated from a high-income month can conceal a cash shortfall during a slow season. Judge the payment by the dollars available in your weak month and by the reserves that protect the gap.
Stress-test the proposed payment before making an offer
Run the complete budget through adverse but plausible conditions. Use the same income floor and housing number each time so the result is comparable.
Low-income month
Replace the planning income with the lowest normal month in your 24-month record. Pay housing, taxes, debts, food, transportation, insurance and other essentials. If the result is negative, the house depends on savings or new borrowing and the target price should fall.
Delayed client payment
Assume a major invoice arrives one or two months late. Keep the mortgage current without transferring money from a tax account or using a credit card. If that is impossible, increase reserves or reduce the payment.

Seasonal gap
Model the entire low season, not just one month. Seasonal income can be compatible with a mortgage, but only when savings and the annual cash pattern can cover every scheduled payment.
Business disruption
Assume a customer leaves, equipment fails or a contract is not renewed. Household reserves should remain separate from the cash needed to keep the business operating. If the mortgage requires business funds during this scenario, lower the target or build a larger reserve.
- Pass: the household pays all essentials and the mortgage without new debt in each stress case.
- Borderline: the household survives only by drawing down reserves; quantify how long those reserves last and whether they can be rebuilt.
- Fail: the household needs a credit card, a tax account or business operating cash to make payments; do not proceed at that payment level.
Set reserves for the actual income gap
A reserve is not a substitute for affordable income. It is protection against timing and emergencies. Keep two buckets when you are self-employed or otherwise responsible for business cash flow:
Recommended Free Tools
- Household reserve: cash for the mortgage, essential living costs, insurance deductibles and unexpected home repairs during a low-income period.
- Business operating reserve: cash for payroll, contractors, inventory, rent, software, taxes and other costs required to keep earning.
Size the household reserve from your own pattern rather than an arbitrary number of months. A practical calculation is:
Required household reserve = expected monthly shortfall during the longest normal income gap × number of gap months + known near-term repairs and deductibles.
For example, if essential household spending exceeds your low-season income by $1,200 per month for four months, the gap alone is $4,800. Add the repair and deductible amounts you have identified, then keep business operating cash separate. The figures in this example are illustrative, not a lender requirement.
Ask the lender how reserve assets will be counted for the loan program. Retirement accounts, restricted funds, gifts and business accounts may receive different treatment, and some programs require documentation or impose limits on usable assets.

Ability-to-repay rules
Consumer-credit rules allow creditors to consider current or reasonably expected income from sources such as salary, self-employment, bonuses, tips, commissions, dividends and rental income, among others. The creditor must also consider debts and a monthly debt-to-income or residual-income measure. “May consider” does not mean every source will qualify in every file; documentation, continuity and the loan program control the result.

Stability and continuity
Fannie Mae describes stable, predictable income as foundational to underwriting: “The lender must document income is stable, has a documented history of receipt, and is reasonably expected to continue.” Its employment-income standards generally evaluate a reliable pattern over the most recent two years. A shorter history may be accepted when positive factors offset it, and each income source has its own requirements.
Seasonal and irregular earnings
Seasonality is not automatically disqualifying. The CFPB’s official interpretation says, “A creditor reasonably may determine that a consumer can make periodic loan payments even if the consumer’s income, such as self-employment income, is seasonal or irregular.” Its example allows annual income to be divided equally across 12 months when that amount is sufficient for the monthly payments. A lender still needs evidence that the annual pattern is reliable and that the proposed payment is covered during the low periods.
Commission income
Under the commission standard in CFPB Appendix Q, commission income is averaged over the previous two years with specified documentation; commission earned for less than one year is not effective income under that standard. Current loan programs and lender overlays can differ, so ask the lender to state the exact averaging period, expense treatment and documentation before you make an offer. Do not budget from a recent peak commission while waiting to learn whether it can be counted.
Self-employed documentation
Freddie Mac lists personal and business tax returns, a year-to-date profit-and-loss statement and a balance sheet among records that may be used for self-employed borrowers. A lender may request additional bank statements, business licenses, contracts or explanations for large changes. Taxable income can be lower than gross receipts after allowable business expenses, which is why a business owner should never equate revenue with household pay.
Business assets and business debt
Fannie Mae’s self-employed guidance requires analysis of business cash flow when business assets are used for the down payment, closing costs or reserves. It also treats personally obligated business debt as part of total monthly obligations. Moving money from a business account to closing does not automatically make it personal savings; the lender may need to verify that the withdrawal will not harm the business.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Compare payment targets by resilience, not just approval
| Payment approach | Income basis | Documentation and underwriting question | Low-month resilience |
|---|---|---|---|
| Conservative floor target | Documented amount available in a weak but normal month after taxes and unavoidable costs. | Can the lender document the source, history and likely continuation of that amount? | Highest; the payment is designed around the month most likely to create stress. |
| Annual-average target | Total recurring annual income divided by 12. | Does the program permit annualization, and do records show that the seasonal pattern repeats? | Depends on reserves; the average can exceed cash available during the low season. |
| Peak-month target | The best recent month or a projected high commission. | Can the amount be documented and shown to continue, rather than merely forecast? | Lowest; a single weak month can require borrowing. |
| Business-cash target | Household payment supplemented by transfers from operating funds. | Will the lender analyze the business cash flow and personally obligated debt? | Fragile; household and business emergencies compete for the same cash. |
Choose the lowest payment that passes both tests: the lender’s documented-income method and your own low-month stress test. If those methods produce different ceilings, use the lower one.
A repeatable mortgage worksheet
- Enter 24 months of income. Create one row per month for wages, commissions, bonuses, tips, freelance receipts and other recurring sources. Label one-time amounts.
- Calculate spendable income. Remove nonrecurring amounts, subtract estimated taxes and subtract business costs that must be paid before an owner can draw household money.
- Set the planning floor. Select a documented low-month figure or another conservative method you can explain. Do not use gross business receipts.
- Price the complete home. Enter principal, interest, property taxes, homeowners insurance, mortgage insurance, HOA dues, utilities, maintenance and expected repairs.
- Add obligations. Include every required debt payment and monthly set-asides for annual or quarterly bills.
- Calculate the remainder. Subtract housing and obligations from the planning floor. The remainder must cover food, transportation, health care, savings and discretionary spending without relying on new debt.
- Run the stress cases. Substitute the lowest normal month, a delayed payment, a lost commission period and the full seasonal gap. Record the reserve draw for each case.
- Validate with the lender. Ask how each income source will be averaged, what history is required, which expenses reduce qualifying income and how reserves and business assets will be treated.
Illustrative worksheet
Suppose a household’s conservative spendable-income floor is $6,000 per month after taxes and business costs. Its proposed housing total is $2,100, other required debts are $900 and essential nonhousing spending is $2,200. The remaining $800 is the margin before discretionary spending and additional savings. If a four-month slow season reduces spendable income by $1,000 per month, the household needs at least $4,000 of liquid capacity for that gap, plus its repair and deductible reserve. These are hypothetical figures showing the method, not an affordability standard or a prediction of lender approval.

Questions to ask before you make an offer
- Which months and documents will you use to calculate each income source?
- Will you average commissions, bonuses or seasonal income, and over what period?
- How will business expenses, depreciation, losses and personally obligated business debt affect the calculation?
- Can business funds be used for the down payment, closing costs or reserves, and what cash-flow analysis is required?
- What reserve assets are acceptable, and how many months or dollars does this program require?
- Will a recent job change, shorter history or gap in work require extra documentation?
- What payment will the lender use for taxes, insurance, mortgage insurance and HOA dues when evaluating the file?
- Which assumptions in the preapproval are estimates that could change after the property, insurance policy or tax assessment is finalized?
Common mistakes and their fixes
Using gross revenue as pay
Problem: A business owner treats every deposit as household income. Fix: subtract operating costs and taxes first, then document the resulting draw or income.

Budgeting from the best month
Problem: A large commission is converted into a permanent payment. Fix: use a low-month floor and treat peak income as reserve-building or extra principal, not as required cash flow.
Counting only principal and interest
Problem: The payment looks affordable until taxes, insurance, HOA dues, utilities and repairs arrive. Fix: put every housing component in one monthly total before comparing homes.
Ignoring the tax account
Problem: Estimated tax money is spent on the mortgage, creating a later tax crisis. Fix: transfer the tax amount first and budget only the remainder.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Scan for outdated or missing drivers - takes under a minute3Clear out junk files and repair common Windows errorsUsing business reserves for household emergencies
Problem: A repair drains payroll or inventory cash. Fix: maintain separate household and business reserves and include both in the stress test.
Assuming preapproval equals affordability
Problem: A lender’s maximum reflects qualifying rules, not every household goal or income shock. Fix: cap the purchase at the lower of the documented qualification amount and the payment that passes your weak-month test.
Waiting until underwriting to learn the rules
Problem: A buyer discovers that a short commission history or business loss cannot be counted after making an offer. Fix: obtain the lender’s income method and document checklist before shopping at the top of your range.
Decision rule
Buy only when the complete housing cost fits below a conservative, documented income floor after taxes, business costs and existing debts; the payment remains current through your modeled low-income and seasonal scenarios; and separate liquid reserves can cover the expected income gap, repairs and business obligations. If any of those conditions fails, choose a less expensive home, increase the down payment only if it does not deplete reserves, or wait until the income pattern and documentation are stronger.
