Start by identifying whether the company sells hardware, subscription software or data-center capacity; then test revenue quality, margins, free cash flow, capital intensity, concentration, deployment constraints and dilution. Only after those checks should you compare valuation multiples, and only with businesses that have similar economics and accounting.
There is no universal infrastructure-stock multiple or fair-value range. A semiconductor supplier, a recurring-revenue software company and a data-center operator can all report rapid growth while carrying very different revenue-recognition, reinvestment and balance-sheet risks.

Start with the business model, not the stock chart
“Infrastructure” is an exposure category, not a single business model. Separate the company into the economics that actually generate its revenue and cash flow. At minimum, distinguish hardware and semiconductor vendors, subscription software providers, and data-center operators.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errors| Business model | What drives growth | Economic questions to answer | Common valuation evidence |
|---|---|---|---|
| Hardware and semiconductors | Product launches, unit shipments, pricing, customer purchasing cycles and manufacturing capacity | Are orders converting to shipments and cash? Is inventory healthy? Can suppliers provide components? Could a new product generation make existing inventory less valuable? | Revenue, gross margin, operating profit, cash flow, inventory turns and enterprise-value-to-earnings or cash-flow measures when profitable |
| Subscription software | New customers, renewals, seat or usage expansion, pricing and acquisitions | How much revenue is recurring? Do ARR and RPO convert into recognized revenue and cash? What level of sales and infrastructure investment is needed to sustain growth? | Revenue, ARR, RPO, gross margin, operating margin, free-cash-flow margin and enterprise value relative to revenue or recurring revenue |
| Data-center operators | Leased capacity, utilization, pricing, new facilities and customer expansions | What portion of revenue is recurring? Who owns the facilities? How do depreciation, rent, electricity, maintenance, financing and expansion spending affect cash returns? | Revenue and recurring-revenue measures alongside operating cash flow, adjusted operating metrics, debt, leases, utilization and asset-level economics |
Do not place all three groups in one peer set merely because each benefits from cloud or artificial-intelligence spending. Their revenue timing, cost structure and funding needs are not interchangeable.

Why revenue recognition changes the comparison
Cisco’s fiscal 2026 annual filing explains that hardware and perpetual software are generally recognized when control transfers, while a software-as-a-service arrangement is recognized over the service period. Its filing describes SaaS as one performance obligation satisfied over time, with revenue recognized ratably as the customer consumes the service. A hardware dollar recognized at shipment or another transfer-of-control point therefore cannot be treated as economically identical to a SaaS dollar spread across a contract term.
For every issuer, read the revenue-recognition footnote and identify when the company records revenue, what remains deferred, and what customer acceptance, installation or delivery conditions can delay recognition.
Measure growth quality over several periods
A single year of rapid growth says little about durability. Build a multi-period view of revenue, gross margin, operating margin, operating cash flow, free cash flow, capital expenditures and diluted shares. Then explain what caused each change.
Separate the sources of growth
- Volume: more units shipped, subscriptions added or capacity leased.
- Price: higher prices, premium tiers, usage charges or energy pass-throughs.
- Customer additions: expansion of the installed base rather than larger orders from existing buyers.
- Mix: a temporary shift toward higher-priced or higher-margin products.
- Acquisition: purchased revenue that may not represent organic demand.
- Cycle or deployment ramp: a capacity buildout that can reverse when customers finish a project.
Ask management to reconcile reported growth with these drivers. A 30% increase created by one large deployment has a different risk profile from 30% growth spread across thousands of renewing customers.
Use recurring metrics, but inspect their definitions
Software companies may report annual recurring revenue (ARR), remaining performance obligations (RPO), bookings or backlog. These measures can indicate contracted demand, but they are not automatically revenue or cash. Read the company’s definition, renewal assumptions, contract duration, cancellation rights and the period over which obligations are recognized.
Zscaler’s investor materials report, for FY2026, approximately $3.8 billion of ARR, 25% year-over-year revenue growth, a 23% free-cash-flow margin, an 80% non-GAAP gross margin and approximately $7.4 billion of RPO growing about 27% year over year. These are issuer-reported figures for that fiscal period. The gross-margin figure is non-GAAP and should not be compared directly with a GAAP margin without reconciling exclusions. The figures illustrate the questions to ask; they are not universal thresholds or a peer benchmark.

Check whether growth produces cash
Free cash flow should be evaluated after the investment needed to support growth. Reconcile operating cash flow to free cash flow, identify capital expenditures, and examine working-capital movements. A temporary benefit from collecting annual contracts in advance can lift cash flow even when the underlying economics have not improved. Conversely, a genuine expansion may consume cash before new capacity becomes productive.

Track stock-based compensation separately. It reduces neither reported non-GAAP operating profit nor cash flow in the same way as a cash salary, but it can increase the diluted share count and transfer value from existing shareholders. Compare free cash flow with dilution-adjusted per-share growth, not only with total company cash.
Test customer concentration and deployment readiness
Concentration can make an impressive growth rate fragile. Read the customer-concentration footnote, distinguish direct from indirect customers, and identify whether a small number of buyers, distributors or end users drive demand.
NVIDIA’s fiscal 2027 second-quarter filing reported one direct customer equal to 16% of total revenue. For the first half of that fiscal year, three direct customers represented 16%, 15% and 13%, respectively. The filing cautions that revenue is concentrated among a limited number of direct and indirect customers. It also says indirect-customer revenue is estimated from several information sources and that a direct customer’s headquarters may differ from the ultimate end customer or delivery location. That distinction matters when assessing geographic exposure and who ultimately funds deployment.
Ask whether the customer can actually install what it ordered
Orders do not guarantee productive use. NVIDIA identifies land, power, a completed data-center shell and customer or partner capital as factors that can delay deployment or reduce adoption. A buyer can commit to equipment before the site, grid connection, financing or operating staff are ready. The supplier may then carry inventory or make capacity commitments while revenue timing moves out.
- What percentage of demand is tied to a named customer, channel partner or deployment program?
- Does the customer have secured power, land and a finished facility?
- Are financing approvals and construction milestones in place?
- Can the customer cancel, defer or resize an order?
- Would a delay leave the supplier with specialized inventory or unused capacity?
Concentration is not automatically bad. A large, creditworthy customer with repeat purchases can be valuable. The risk rises when concentration combines with uncertain funding, a single deployment cycle or limited alternative buyers.

Examine margins, reinvestment and the balance sheet together
Growth creates value only when the return on the required investment exceeds the company’s cost of capital. For each reporting period, record:
- GAAP gross and operating margins, with non-GAAP figures shown separately;
- Operating cash flow and free cash flow;
- Capital expenditures and acquisitions;
- Stock-based compensation and diluted shares;
- Cash, debt, interest expense and maturities;
- Lease liabilities and other fixed commitments;
- Inventory, receivables and deferred revenue.
Look for the source of margin expansion
Higher margins may reflect durable productivity, a favorable product mix, temporary pricing, lower freight costs, inventory releases or unusually strong utilization. Reconcile the change rather than assuming it is structural. If gross margin rises while customer concentration and capacity commitments also increase, test whether the margin depends on a short-lived shortage or premium product cycle.
Recognize data-center fixed costs and energy exposure
Equinix’s 2025 Form 10-K describes recurring contracts but also lists depreciation, rent, electricity and other utilities, bandwidth, labor, repairs and security among its costs. It warns that utility costs can rise because of energy supply, regulation, climate effects or renewable-energy choices. A data-center operator can therefore have recurring revenue and still face substantial operating leverage and capital needs.
Compare contracted revenue with utilization, power availability and the cost of adding each increment of capacity. Lease obligations can make a company economically asset-heavy even when the balance sheet does not show all facilities as owned property.
Read commitments, contingencies and supply-chain notes
Management’s demand narrative is only half the story. Commitments and contingencies reveal what the company must buy, build or fund before demand becomes realized revenue.
Supplier and capacity commitments
NVIDIA reported $279 billion of supply and capacity commitments as of July 26, 2026, in its quarterly discussion. It also reported that its artificial-intelligence cloud agreements were typically six years and included $36 billion of commitments as of that date. Those are company-specific figures under the filing’s definitions, not an industry-wide measure. Analyze the timing, cancellation provisions, counterparties, minimum purchases and expected revenue associated with each obligation.

A commitment can support growth if customer demand is firm and capacity is scarce. It can damage returns if demand slows, product technology changes or customers delay deployment. Compare the commitment schedule with cash on hand, debt capacity and expected operating cash flow.

Inventory and component risk
For hardware companies, inspect inventory levels, purchase obligations, lead times and supplier concentration. Cisco’s fiscal 2026 filing identifies memory costs, product mix, supplier-related matters and artificial-intelligence infrastructure demand as influences on results. Ask whether inventory is standard enough to sell to another customer, whether a new generation could make it obsolete, and whether cancellation fees or take-or-pay terms apply.
Customer funding and refinancing risk
Infrastructure growth often depends on customers raising capital, securing project finance or refinancing existing debt. Model what happens if funding costs rise, a lender requires more equity or a project is postponed. The supplier may experience a revenue delay while still paying employees, suppliers, leases and interest.
Compare valuation only on a like-for-like basis
Choose the valuation denominator after understanding the economics. Enterprise value-to-revenue can describe scale, but the same revenue multiple does not mean the same thing for a low-margin hardware vendor, a high-gross-margin software company and a capital-intensive data-center operator.
| Issuer type | Useful starting metrics | Required adjustments |
|---|---|---|
| Profitable hardware or semiconductor company | Enterprise value to operating profit, price to earnings, free-cash-flow yield and revenue growth | Normalize for product cycles, inventory swings, capital expenditures, customer concentration and net cash or debt |
| Fast-growing subscription software company | Enterprise value to revenue or ARR, RPO growth, gross margin and free-cash-flow margin | Reconcile GAAP and non-GAAP results, stock-based compensation, deferred revenue, renewal rates and the sales investment required for growth |
| Data-center operator | Operating cash flow, recurring revenue, utilization, asset-level returns and leverage | Include depreciation, leases, electricity, maintenance, expansion capex, financing costs and contract quality |
Use a peer group with similar revenue recognition, customer contracts, capital intensity and maturity. A software company’s RPO should not be treated as equivalent to a hardware backlog, and a leased data-center contract should not be valued like an asset-light subscription.
Use per-share economics, not only enterprise totals
Calculate diluted shares, including in-the-money awards and convertible securities where appropriate. A company can grow revenue and total free cash flow while producing little per-share progress if stock issuance is substantial. Enterprise value also requires consistent treatment of cash, debt, leases and minority interests; otherwise two apparently similar multiples can measure different claims on the business.

Do not convert a multiple into a false precision target
The available evidence does not establish a universal fair multiple or price target for infrastructure stocks. Present a valuation range only after stating the assumptions for growth, margins, reinvestment, discount rate, dilution and terminal economics. If a small change in any assumption produces a large value change, describe the investment as assumption-sensitive rather than pretending the point estimate is precise.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Build explicit upside, base and downside cases
Scenario analysis is more useful than extrapolating the latest growth rate. Keep the cases internally consistent: slower deployment should affect revenue, utilization, margins, working capital and cash needs.
Downside case
- Reduce customer additions, volume growth and utilization.
- Extend installation and acceptance schedules.
- Compress gross and operating margins through lower mix, pricing pressure or higher energy and component costs.
- Increase funding costs and include refinancing or covenant pressure.
- Model inventory write-downs, cancellation costs or unused capacity.
- Include dilution if the company must issue equity to fund commitments.
Base case
- Use contracted or recurring revenue only to the extent that historical conversion supports it.
- Set renewal, backlog-conversion and deployment assumptions separately.
- Fund growth with the actual capital-expenditure and working-capital profile, not a generic percentage of revenue.
- Use diluted shares and scheduled debt and lease payments.
Upside case
- Require evidence of sustained demand from multiple customers or end markets.
- Assume infrastructure readiness only where power, land, facilities and financing are demonstrably available.
- Allow margin expansion only when productivity, pricing or mix improvements have a durable explanation.
- Translate backlog, RPO or commitments into profitable cash flow on a stated timetable.
Compare the resulting value with the current price, then identify which assumption the market price requires. The key question is not whether the upside is possible; it is whether the evidence supports the assumptions embedded in the price.

Illustrative evidence and what it does—and does not—prove
Equinix reported that more than 90% of total revenue was recurring in each of 2023, 2024 and 2025, according to its 2025 Form 10-K. It also reported that more than 90% of monthly recurring-revenue bookings came from existing customers during those three years. These figures support an investigation of retention and expansion, but they do not by themselves prove high returns: electricity, rent, depreciation, maintenance, security, debt and expansion capital still determine cash economics.
Zscaler’s FY2026 figures show why several metrics belong together. Approximately $3.8 billion of ARR and approximately $7.4 billion of RPO describe contracted or recurring scale; 25% revenue growth describes recognized revenue; an 80% non-GAAP gross margin describes a particular profit definition; and a 23% free-cash-flow margin describes cash generation for that period. The useful analysis is the bridge among them: how much RPO becomes revenue, how much gross profit funds sales and product investment, and how much cash remains after that investment and dilution.
NVIDIA’s disclosed customer concentration and commitments show a different risk pattern. A direct customer at 16% of quarterly revenue and three customers at 16%, 15% and 13% of first-half revenue can amplify both upside and downside. The $279 billion supply and capacity commitments and $36 billion of six-year AI-cloud-agreement commitments create potential operating leverage, but also expose timing, financing and demand assumptions. Neither set of figures is a general benchmark for every infrastructure company.
Common analytical mistakes and how to correct them
- Using one sector multiple. Correct it by grouping companies by revenue model, cost structure and capital intensity.
- Treating ARR, RPO or backlog as cash. Correct it by modeling recognition dates, renewal, cancellation and collection.
- Ignoring dilution. Correct it by calculating diluted per-share revenue and free cash flow after stock-based compensation and new awards.
- Calling all recurring revenue defensive. Correct it by checking contract terms, customer concentration, utilization, energy costs and renewal economics.
- Assuming orders equal deployment. Correct it by checking power, land, facilities, permits, financing and installation milestones.
- Comparing GAAP with non-GAAP without labels. Correct it by preserving the accounting basis and reconciling exclusions.
- Ignoring commitments until they become expenses. Correct it by reading purchase obligations, capacity reservations, leases and contingencies before forecasting cash.
- Projecting the latest growth rate indefinitely. Correct it with explicit saturation, competition, pricing, utilization and capital requirements.
- Confusing a high gross margin with a high return on capital. Correct it by including sales investment, research spending, facilities, working capital, leases and financing.
Decision checklist before buying or holding
A high-growth infrastructure stock deserves further work only when you can answer these questions from current filings and clearly defined assumptions:
