Ask plainly, without assuming the recommendation is wrong: “I noticed this option has a higher interest rate than another one. Could you walk me through why you recommend it for my situation, and compare the total costs and trade-offs side by side?”
Then request a written comparison showing the interest rate, APR, upfront fees or discount points, estimated monthly payment, loan features, eligibility assumptions, and the costs over the period you expect to keep the loan. A higher-rate loan can sometimes fit better because of eligibility, features, or lower upfront costs, but the broker should be able to explain the choice against your circumstances and the alternatives that were available.

Why the lowest rate may not be the recommended loan
A headline interest rate is only one part of a mortgage’s price and suitability. A lower rate may require more discount points or other upfront charges. A loan with fewer upfront costs may carry a higher rate and payment. Federal Reserve material on the Real Estate Settlement Procedures Act describes this rate-versus-upfront-cost trade-off, so the right comparison depends partly on how long you expect to keep the loan.
Eligibility and loan design can matter just as much. The lower-rate product may require a different credit profile, debt-to-income level, property type, down payment, documentation, or other underwriting condition. It may also have features or risks that do not match your stated goals. Australian Securities and Investments Commission (ASIC) guidance says a broker should consider available products, assess the individual consumer’s interests, and explain a recommendation relative to alternatives.

Those possibilities do not excuse a vague answer. You are entitled to ask which options were reviewed, why a lower-rate option was not presented or was unavailable, and how the recommendation serves your objectives. Do not assume that a higher rate is automatically unsuitable, and do not assume that a lower rate is automatically cheaper overall.
Prepare before you question the recommendation
A focused conversation is easier when you have the same information the broker is using. Gather the latest quote, rate-lock or approval information, fee worksheet, and any formal disclosures you have received. If figures changed by phone, ask for an updated written version before comparing.
Write down your decision constraints
- The purchase price, down payment, property type, and intended occupancy.
- Your preferred monthly-payment range and how much cash you can devote to closing costs.
- Whether you expect to move, refinance, or sell within a particular period.
- Features you need, such as payment flexibility, a fixed or adjustable rate, or the ability to make extra payments without a charge.
- Any timing, documentation, or credit circumstances that could affect eligibility.
Your expected holding period is especially important. A loan that costs more at closing but saves interest each month may take time to recover its initial cost. Conversely, paying points for a lower rate may not make sense if you expect to leave the loan soon. Ask the broker to state the assumptions rather than relying on a generic “savings” claim.

Use a neutral opening, then move from the recommendation to the evidence behind it.
- State the comparison you noticed. Say: “I see that this loan’s quoted rate is higher than another option. Could you explain what makes it the better fit for my circumstances?”
- Request the core numbers for both loans. Ask: “Can you compare the interest rate, APR, upfront fees or points, estimated monthly payment, and cash needed at closing for each option?” The Consumer Financial Protection Bureau (CFPB) specifically advises consumers to compare rates, APRs, fees, and payments across lenders and options.
- Test the time horizon. Ask: “How do the total costs compare if I keep the loan for the period I currently expect? What assumptions are you using about refinancing, sale, rate changes, or other costs?” There is no universal holding-period answer; the comparison should use your stated plans and identify what could make the result change.
- Ask about fit and access. Say: “Does the lower-rate option have different eligibility requirements, loan features, or risks for my situation? Is there anything in my application or property that prevents me from getting it?”
- Ask what was left out. Say: “Which lenders and products did you review, and why were other options not presented?” ASIC guidance says consumers should understand why presented options were selected, why other options were not presented, and why a particular loan was recommended.
- Ask about the broker’s role and pay. Say: “Whom do you represent in this transaction? How are you and your brokerage paid on each option? Are there lender relationships or other financial interests I should know about, and where are those shown in the written disclosure?”
- Set a review point. Finish with: “Please send me the side-by-side comparison and the relevant disclosures so I can review them before deciding.”
This wording invites an explanation rather than accusing the broker of misconduct, while making it clear that you need evidence tied to your own figures.
Compare the loans on more than the rate
Ask for identical assumptions wherever possible. A table like the following prevents a low rate from hiding a larger upfront or ongoing cost.

| Comparison item | Questions to ask | Why it matters |
|---|---|---|
| Interest rate | What is the rate, and is it fixed, adjustable, or subject to a lock period? | The rate drives the interest portion of the payment, but it does not show every cost or how long the quote is guaranteed. |
| APR | What APR is disclosed for each option, and which charges are included in that calculation? | APR gives a broader cost measure than the note rate, although you still need to inspect the underlying fees and assumptions. |
| Upfront charges | How much are discount points, lender fees, broker fees, and other charges at closing? | A lower rate can require more cash at closing; a higher rate can be paired with lower upfront costs. |
| Estimated payment | What is the monthly principal-and-interest payment, and what taxes, insurance, mortgage insurance, or other items are included in the estimate? | Two loans with similar rates can produce different required payments because of structure or mortgage-insurance costs. |
| Total cost over your holding period | What would I pay in upfront costs and scheduled payments if I keep the loan for my expected period? What happens if that period is shorter or longer? | The rate-versus-upfront-cost trade-off changes over time; a break-even point is only useful if its assumptions resemble your plan. |
| Eligibility and underwriting | What credit, income, debt, property, down-payment, or documentation conditions apply to each option? | A product that looks cheaper may not be available to you or may introduce approval risk. |
| Features and risks | How do the options differ in rate adjustments, repayment flexibility, penalties, required reserves, or other conditions? | A feature can be valuable or risky depending on how you expect to use the loan. |
| Broker relationship and compensation | Who does the broker represent, how are they paid on each loan, and what interests or relationships are disclosed? | Compensation and conflicts can differ by jurisdiction and by lender, so written disclosures matter. |
Make the holding-period comparison transparent
Ask the broker to show the calculation, not just the conclusion. For each option, list the upfront costs, the scheduled payments over your chosen period, and any stated cost that changes when the loan is paid off or refinanced. Then ask for a second scenario using a shorter period and a longer period. This reveals whether the recommendation depends on staying in the loan for an unusually long time.
Quick wins for a faster PC:
Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Repair Windows errors before they cause bigger problemsFix Now →A simple break-even discussion can be expressed as: additional upfront cost divided by the monthly savings from the lower rate. The result is an estimate of the months needed to recover the upfront difference; it is not a promise. The broker should identify whether the calculation includes all relevant fees, assumes the payment remains unchanged, and ignores or includes the possibility of selling, refinancing, or an adjustable-rate change. If the loan has a variable rate, request scenarios that show how payments could change rather than treating today’s payment as permanent.
Use your own likely timeline. If you may move or refinance before the estimated break-even point, a lower upfront-cost option could be more practical even with a higher rate. If you expect to keep the mortgage well beyond that point and can afford the closing cash, the lower-rate option may produce lower costs. The calculation should support your decision, not replace it.
Ask what the broker represents and how compensation works
Mortgage professionals can work under different business models, and disclosure rules are location-specific. Ask the broker to identify whom they represent, which lenders they can access, and whether they receive a lender-paid or borrower-paid fee, commission, bonus, or other remuneration on each option. Ask where those details appear in the written disclosure and whether the amount changes with the product you choose.
Federal Reserve RESPA policy material discusses broker role and compensation. British Columbia Financial Services Authority guidance addresses disclosure and management of conflicts of interest. Ontario’s Financial Services Regulatory Authority consumer guidance tells borrowers to confirm whom the broker represents and review written disclosures. These sources support asking direct questions; they do not create one set of rules for every country or province.

Apply the right jurisdictional lens
The practical questions in this article are broadly useful, but legal duties and required forms depend on where the property and borrower are located. Do not assume that a rule described in one regulator’s material applies elsewhere.
United States
CFPB consumer guidance recommends contacting multiple lenders, comparing rates, APRs, fees, and payments, and checking that the documents you receive match what the loan officer told you. U.S. disclosures and terminology can vary by loan type and transaction stage. If a fee, rate, or credit is different from the written estimate, ask for the reason and an updated document before proceeding.
Australia
ASIC Regulatory Guide 273, published in June 2020, describes how mortgage-broker recommendations should relate to a consumer’s objectives and best interests relative to other available options. It says: “When you recommend a product, we consider that you should present the information to the consumer in a way that clearly articulates how taking the recommended action would achieve their objectives and be in their best interests (relative to the other options available).” Ask the broker to connect the recommendation to your stated objectives and to explain excluded alternatives.
British Columbia
British Columbia Financial Services Authority guidance focuses on disclosing and managing conflicts of interest. Ask which interests or relationships are relevant to the recommendation, how they are managed, and where the disclosure is recorded. Use the province’s current requirements for the precise form and timing of any disclosure.
Ontario
Financial Services Regulatory Authority of Ontario consumer guidance recommends confirming whom the mortgage professional represents and reviewing written disclosures about conflicts. Ask for those documents before you make an irrevocable commitment and check that the named representative and brokerage match the people you are dealing with.
If you are elsewhere, treat the checklist as prudent consumer practice and confirm the applicable local regulator’s disclosure and conduct rules. Avoid telling a broker that they “must” provide a specific document unless you have verified that requirement for your jurisdiction and loan type.

Insist on a written side-by-side record
After the meeting, ask for one document or email that identifies both options and the assumptions behind the comparison. It should state:
- The lender, product type, rate, and whether the rate is locked, for how long, and subject to what conditions.
- APR, points, lender and broker charges, credits, estimated cash to close, and the estimated monthly payment.
- Eligibility conditions, documentation still outstanding, and any feature or risk that differs between the loans.
- The holding period used for the cost comparison and what happens under shorter and longer periods.
- The broker’s representation, compensation, relevant relationships, and location of the written disclosures.
Compare that record with the formal documents you receive later. CFPB guidance specifically urges consumers to check whether the documents match what the loan officer said. A mismatch is a prompt for clarification, not something to overlook because the application deadline is close.
Recognize a useful answer and a warning sign
A useful answer usually includes
- Your actual application facts, goals, and expected time in the loan.
- A clear explanation of why the lower-rate option is unavailable, less suitable, or more expensive under stated assumptions.
- Numbers for rate, APR, fees, payment, and total costs rather than a single headline figure.
- Disclosure of the broker’s role, compensation, and relevant interests in the form required or customary for your jurisdiction.
- Time for you to review the comparison and ask follow-up questions.
Pause when you see these signs
- The broker says the rate is irrelevant but will not show APR, fees, or payment figures.
- The explanation relies on urgency, refuses a written comparison, or changes after you ask about compensation.
- Lower-rate alternatives are dismissed without a stated eligibility or feature reason.
- The paperwork differs from the verbal quote and no one will explain the difference.
- You are discouraged from contacting another lender or obtaining independent advice.
One poor explanation does not establish wrongdoing, but it is enough reason to delay a commitment while you verify the numbers. CFPB guidance suggests considering another lender when answers are unclear or pushy.
What to do if you remain uncomfortable
- Send a concise written request listing the unanswered questions and a deadline that leaves you time to review.
- Contact another lender or broker and request comparable written figures, using the same property, loan amount, term, and assumptions.
- Check the regulator or consumer-protection authority for your jurisdiction’s complaint and disclosure information.
- Have a qualified adviser or attorney review unusual terms, conflicts, or documents if the stakes justify it.
- Do not sign or pay a nonrefundable charge you do not understand merely to preserve momentum.
Keep every quote, disclosure, email, and version of the fee worksheet. A dated record makes it easier to identify whether a change is a normal market or underwriting update or a departure from the recommendation you accepted.

Final decision checklist
- Have I compared APR, fees, points, payment, and cash to close—not just the rate?
- Do I understand the result over the period I realistically expect to keep the loan?
- Do I know why the lower-rate option was excluded or unavailable?
- Does each option fit my eligibility, property, cash position, and stated goals?
- Do I understand the broker’s representation, compensation, and relevant disclosures for my jurisdiction?
- Do the final documents match the written comparison and the explanation I received?
- Have I had enough time to review the figures without pressure?
Frequently Asked Questions
Is it rude to ask a mortgage broker why they did not recommend the lowest rate?
No. A rate comparison is a normal part of choosing a mortgage. Phrase the question neutrally and ask for the costs, assumptions, eligibility differences, and features that support the recommendation.
Should I compare offers from more than one lender?
Yes. CFPB consumer guidance recommends contacting multiple lenders and comparing rates, APRs, fees, payments, and the documents you receive. Use consistent loan assumptions so the comparison is meaningful.
What if the broker says the lower rate is no longer available?
Ask for the date and conditions of the earlier quote, whether it was locked, and a current written comparison. Rates and eligibility can change, but the broker should distinguish a market change from a product that was never available to you.
Can a broker’s commission prove that a higher-rate recommendation is wrong?
Not by itself. Compensation and relationships are factors to disclose and consider, but suitability also depends on eligibility, features, upfront costs, payment, and your expected holding period. Request the disclosure and the numerical comparison.
What should I do if the final mortgage documents do not match the quote?
Stop and ask for a written explanation and corrected figures before signing. Compare the rate, APR, fees, credits, payment, and other material terms with the earlier documents; consider another lender or qualified local advice if the discrepancy remains unexplained.
