Start with the social work or care-coordination team at the children’s hospital treating your child. The MBA Opens Doors Foundation says applications for its Home Grant Program must be submitted by a hospital social worker at a participating hospital; families are not given a separate direct-application route. If approved, the program can provide one mortgage payment or one month of rent, generally up to $2,000, for an eligible family caring for a seriously ill or injured child.
Before asking the social worker to submit an application, check the child’s medical-care threshold, your housing arrangement, current-payment status, hardship evidence and the Foundation’s monthly deadline. Funding is limited and an eligible application is not a guarantee of payment.

What the MBA Opens Doors Home Grant can pay
The Home Grant Program is designed to help families keep their primary home while a child is receiving treatment. The Foundation’s stated mission is to help “vulnerable families with critically ill or injured children stay in their homes while a child is in treatment.”
| Program | What the grant pays | Maximum | Important limits |
|---|---|---|---|
| Mortgage assistance | One payment on the first mortgage of the family’s primary residence, including escrow under the existing mortgage terms | Up to $2,000 for that payment | The mortgage must be current; the program is not a promise to cure delinquency or provide recurring payments |
| Rental assistance | One month of rent for the child’s primary residence | Up to $2,000 | Not reimbursement for past rent; utilities, deposits and other fees are excluded |
The mortgage and rental guidelines are separate documents. The Foundation may change rules, calendars and participating hospitals, and awards depend on available funds.

Who submits an application
Begin with the hospital social worker
The application is submitted through the Foundation’s online system by a social worker at a participating children’s hospital. Ask the hospital’s social work, case-management or care-coordination department whether it participates in the Opens Doors network and whether a social worker can screen your household.
The online portal is part of the hospital-assisted process. The Foundation’s published application information does not describe a self-submission path for families, so do not spend time searching for a consumer login or sending an unrequested application. If your hospital is not familiar with the program, ask the social-work supervisor or contact the Foundation using the current information on its official application page.
Confirm the hospital’s current participation
The network includes hospitals in locations such as Akron, Boston, Aurora, Los Angeles, Philadelphia, Tulsa, Washington, DC, Fort Worth, Palo Alto, Miami, Indianapolis, Houston and San Francisco. The online hospital list and map can change, and their displays have not always been identical. Treat the current official hospital page and confirmation from the hospital social-work team as authoritative rather than relying on an old list or a fixed partner count.
Mortgage assistance eligibility
The Foundation’s 2025 mortgage guidelines describe the following screening conditions. Meeting every item makes an application eligible for review; it does not guarantee an award.

Child’s age and medical condition
- The child must be 18 years old or younger.
- The child must be critically ill, chronically ill or seriously injured.
- Authorized medical or hospital personnel must certify the qualifying condition and relevant care history in the application.
Required care during the previous 12 months
Within the 12 months before application, the child must have received either at least seven days of inpatient hospital care or at least 14 days of documented, full-time professional home care. For the inpatient test, only inpatient dates at a partner hospital count. Outpatient appointments, clinic visits and ordinary day treatment are not inpatient days for this criterion.
Home and mortgage ownership
- A parent or legal guardian must hold the mortgage.
- The mortgaged property must be the child’s primary residence.
- The primary residence must be in the United States or a U.S. territory.
Financial hardship and current payments
You must provide evidence of financial hardship. The mortgage itself must be current, and the latest mortgage statement must be attached. Because current status is a published requirement, the grant should not be treated as a delinquency-prevention promise after payments have already fallen behind.
First mortgage and prior awards
The payment applies to the first mortgage only, using the payment amount shown under the existing mortgage terms and including escrow where applicable. A family that has previously received an Opens Doors Foundation grant is ineligible under the published mortgage guidelines.
Rental assistance eligibility
Renters use the Foundation’s rental guidelines rather than the mortgage form. The child’s age, qualifying condition, authorized medical certification, care-duration threshold and financial-hardship requirements are substantially similar to the mortgage program.

Lease and residence requirements
- A parent or legal guardian must be named on the rental or leasing agreement.
- The rented property must be the child’s primary home in the United States or a U.S. territory.
- The applicant must be current on rent.
Rental documents and exclusions
The rental application requires evidence of the current rent payment, a current rental agreement and a current utility or telephone bill to verify the address. The award covers one month of rent up to $2,000. It does not pay utilities, a security or other deposit, late charges or other fees, and it is not retroactive reimbursement for rent already paid. The household pays any rent above the award amount. A prior Foundation grant also disqualifies a family under the published rental guidelines.
Documents to prepare with the social worker
The hospital social worker will use the current application manual and may ask for additional items. Do not assume that an informal checklist found elsewhere is complete. At minimum, organize the evidence the guidelines expressly identify:
- Mortgage applicants: the most recent mortgage statement, proof that the mortgage is current, evidence of financial hardship, and information needed for the authorized medical or hospital certification.
- Rental applicants: the current lease or rental agreement, proof that rent is current, a current utility or telephone bill showing the home address, evidence of financial hardship, and the medical-care certification.
- Both programs: documentation of the child’s qualifying care during the preceding 12 months and confirmation that the parent or legal guardian is the housing-account holder.
Ask the social worker what date range the current cycle requires for proof of a current payment. The application page publishes a cycle calendar, and the “proof-through” month can change from one cycle to the next.

- Contact the hospital team. Tell the social worker that you want to be screened for the MBA Opens Doors mortgage or rental Home Grant. Ask whether the hospital is currently participating and which program matches your housing arrangement.
- Screen the threshold conditions. Review the child’s age, qualifying diagnosis or injury, seven inpatient days or 14 full-time professional home-care days in the prior 12 months, residence location and your status as the mortgage borrower or leaseholder.
- Confirm that the payment is current. Obtain the latest mortgage statement or the current rent receipt and check that the account is not delinquent. Rental applicants should also obtain the current lease and address-verification bill.
- Document hardship. Give the social worker the financial information needed to show why the household needs temporary housing-payment help. The social worker can explain which records the current application requires.
- Have authorized personnel complete the medical certification. The Foundation requires certification by medical or hospital personnel authorized for the program; a family’s description alone is not the certification.
- Check the submission calendar. Under the mortgage guidelines, a complete application submitted by the first day of a month may be considered for a grant on the first day of the following month. Use the current application page for the exact cycle and proof-through date. Rental guidelines state the same first-of-the-month timing rule.
- Review for completeness before submission. Limited grants are considered in the order complete, eligible applications are received. An incomplete application must be resubmitted for review, which can move it into a later cycle.
- Ask how payment will be delivered. For a mortgage payment above the $2,000 cap, the current mortgage guidelines ask that the available funds be transmitted by direct deposit to the family’s bank account. Your social worker can explain the payment instructions for your case.
Mortgage versus rental: which rules apply to you?
| Question | Mortgage applicant | Rental applicant |
|---|---|---|
| Housing-account holder | Parent or legal guardian must hold the mortgage | Parent or legal guardian must hold the lease or rental agreement |
| Current-payment evidence | Most recent mortgage statement and proof the mortgage is current | Proof rent is current, plus the current rental agreement and a current utility or telephone bill for address verification |
| Payment covered | One payment on the first mortgage, including escrow under the existing terms | One month of rent |
| Maximum | Up to $2,000 | Up to $2,000 |
| Excluded costs | Second mortgages and unrelated housing charges are not part of the stated first-mortgage payment | Utilities, deposits and other fees are not covered; the applicant pays any amount above the grant |
| Prior Foundation grant | Previously assisted families are ineligible under the published guidelines | Previously assisted families are ineligible under the published guidelines |
Timing, funding and review decisions
Deadlines are monthly
The general rule is a complete application by the first of the month for consideration on the first of the next month. The Foundation’s application page provides the operative calendar, including the month through which you must prove that the mortgage or rent is current. A social worker should verify the cycle before submitting because the calendar and evidence window can change.

Funds are limited
Applications are considered in the order received when they are complete and eligible, but available grants are limited. The Foundation reviews cases individually, may verify information and reserves discretion to deviate from its guidelines. No social worker or family can promise approval, an award date or a second payment.
What the grant is not
- It is not recurring monthly assistance.
- It is not guaranteed merely because the child meets the medical-care threshold.
- It is not a mechanism for catching up a delinquent mortgage.
- For renters, it is not reimbursement for a past month and does not pay utilities, deposits or miscellaneous fees.
Potential problems and how to address them
Your hospital is unsure whether it participates
Ask for the social-work supervisor, care coordinator or financial-assistance office and request confirmation against the Foundation’s current hospital page. Participation lists can change, so an old online directory should not settle the question.
You have fewer than seven inpatient days
Outpatient or clinic care does not satisfy the inpatient portion of the mortgage guideline. Ask whether the child has documented full-time professional home care that reaches the alternative 14-day threshold within the same preceding 12-month period. The hospital’s authorized personnel must determine what can be certified.
The payment is already late
The mortgage guidelines require a current mortgage, and the rental guidelines require current rent. Tell the social worker the true account status; submitting a statement that does not show current payment can make the application ineligible or incomplete. The Foundation does not describe this grant as delinquency cure assistance.

The application misses a document or deadline
An incomplete application must be resubmitted. Ask the social worker to identify the missing item and the next first-of-month cutoff, then use the current calendar rather than assuming the previous cycle’s proof-through date still applies.
You receive government benefits
The mortgage guidelines specifically advise applicants who receive regular government assistance to check whether a grant could affect that assistance. Ask the administering agency or a qualified benefits counselor before accepting funds; eligibility and reporting rules vary by program.
How the Foundation describes its work
The MBA Opens Doors Foundation launched in October 2011 with $50,000 in seed funding and made 37 grants by the end of 2012 through its initial relationship with Children’s National Medical System in Washington, DC. The Mortgage Bankers Association reported on June 18, 2026, that the Foundation had helped 20,000 families since its founding. That is a cumulative milestone, not an annual award total, and it does not change the current eligibility or funding limits.
What to ask the hospital social worker
- Is this hospital currently in the Opens Doors network?
- Should my household apply for mortgage assistance or rental assistance?
- Which dates count toward the seven inpatient days or 14 professional home-care days?
- What financial-hardship documents and current-payment proof are required for this cycle?
- What is the next first-of-month submission deadline and the applicable proof-through month?
- Has my family ever received an Opens Doors grant, which would make us ineligible under the published guidelines?
- How would an approved payment be sent, and could it affect a benefit program we receive?
The most reliable route is hospital-assisted: have the treating hospital’s social worker verify participation, match your situation to the current mortgage or rental guideline, assemble the evidence and submit a complete application before the applicable monthly cutoff.
