For most Florida retirees, the best starting point is the homestead exemption if the home is your permanent Florida residence. The Florida Department of Revenue says it can reduce a property’s taxable value by as much as $50,000. It can also qualify the home for the Save Our Homes assessment limitation, and a portability filing may transfer part of the accumulated assessment difference when you move to another Florida homestead.
Applications go to the property appraiser in the county where the home is located, not to the state tax department. The general annual filing deadline is March 1. Depending on your circumstances, you may also qualify for a $5,000 exemption as a widow or widower, blind person, or totally and permanently disabled Florida resident; an age-65 combat-disabled-veteran discount; portability; or a county-specific senior program.

Which Florida property-tax breaks may apply?
Florida does not have one single “senior property-tax exemption” with the same income limit and application process in every county. Relief depends on the legal trigger for each benefit and, in some cases, on a county’s own program. Start by matching your situation to the benefit rather than assuming that reaching a particular age automatically creates a statewide exemption.

| Homestead exemption | Owner who makes the property a permanent Florida residence, or the permanent residence of a dependent | Reduces taxable value by as much as $50,000 under current Florida Department of Revenue guidance | DR-501 application and residence, ownership, and identification documentation filed with the county property appraiser |
| Save Our Homes assessment limitation | Property receiving a qualifying Florida homestead exemption | Limits future assessment increases under the homestead rules; it is an assessment limitation, not an additional flat dollar exemption | Established through the homestead qualification; confirm the parcel’s status with the county appraiser |
| Portability | Owner moving from one Florida homestead to another Florida homestead | May transfer some accumulated Save Our Homes assessment difference to the new homestead | DR-501T or the county’s required portability attachment |
| Widow or widower exemption | Bona fide Florida-resident widow or widower who meets the statutory requirements | $5,000 exemption from taxable value under Florida Statutes §196.202 (2026) | DR-501 and documentation requested by the property appraiser |
| Blindness exemption | Bona fide Florida resident who meets the statutory definition of blindness | $5,000 exemption from taxable value under §196.202 (2026) | DR-501 and required blindness certification |
| Total and permanent disability exemption | Bona fide Florida resident who meets the statutory definition of total and permanent disability | $5,000 exemption from taxable value under §196.202 (2026) | DR-501 and the applicable disability certification or other documentation |
| Age-65 combat-disabled-veteran discount | Eligible veteran meeting the age, service-related disability, and residence requirements | Property-tax discount provided under the veteran-specific statute; the amount is not the same as the general $50,000 homestead reduction | DR-501DV and supporting veteran, age, disability, and residence records |
You can ask the appraiser whether more than one benefit can apply to the same parcel. The triggers, documentation, renewal rules, and interaction between benefits matter; do not assume that two dollar amounts simply add together.

Start with the homestead exemption
Confirm that the home is your permanent residence
The homestead exemption is designed for property that you own and use as your permanent Florida residence, or as the permanent residence of your dependent. A seasonal dwelling, an investment property, or a second home generally does not meet that permanent-residence test. The appraiser decides whether the parcel qualifies.
The Department of Revenue describes a potential reduction of taxable value of up to $50,000. Taxable value is not the same as market value, assessed value, or the final tax bill. The actual dollar effect on your bill depends on the parcel’s taxable value, the applicable millage rates, and the taxing authorities that levy against it.
Understand Save Our Homes
A qualifying homestead can receive the Save Our Homes assessment limitation. This protects the assessed value from otherwise larger increases allowed under the ordinary assessment rules. It is a cap on assessment growth, not a promise that your property-tax bill will never rise: millage rates, non-ad valorem charges, improvements, and changes in exemption status can still affect the bill.

If you leave one Florida homestead and establish another, portability may let you transfer some of the accumulated difference between the old home’s market value and assessed value. The transfer is not automatic simply because both properties are in Florida. Ask the county appraiser what filing is required and submit DR-501T or the county’s required portability attachment with the new homestead application. Keep the closing and prior homestead information that the county requests.
Who receives the $5,000 exemption under §196.202?
Florida Statutes §196.202 (2026) states: “Property to the value of $5,000 of every widow, widower, blind person, or totally and permanently disabled person who is a bona fide resident of this state is exempt from taxation.” This is a taxable-value exemption. It is separate from the homestead exemption and has its own eligibility and documentation requirements.
Widow or widower
A bona fide Florida-resident widow or widower may apply for the statutory exemption. The property appraiser may require proof of the spouse’s death, the applicant’s Florida residence, ownership, and any other information needed to verify eligibility. If you move or remarry, ask the appraiser how that change affects the exemption before the next filing.

Blindness
The exemption uses the statutory definition of blindness, so a medical condition or ordinary vision difficulty does not automatically establish eligibility. Use the certification specified by the property appraiser and submit it with the application or within the period the appraiser allows.

Total and permanent disability also requires the documentation described by law and the county’s application instructions. If federal documentation is not yet available, §196.202 describes circumstances in which an applicant may apply first and provide the required documentation when it becomes available. The statute also addresses relation back and limits on refunds, including a four-year refund limitation. Ask the appraiser how to preserve your claim and what deadline applies to the supporting records.
Gather the current forms and documents
Use the Florida Department of Revenue’s current forms rather than an old photocopy or an unofficial checklist. The state forms index identifies these forms and attachments:
- DR-501: original homestead exemption application.
- DR-501T: portability application for transferring a Save Our Homes assessment difference.
- DR-501SC: household-income information form used where a program requires an income determination.
- DR-501DV: age-65 combat-disabled-veteran discount application.
- Disability certification forms: forms used to document qualifying disability claims.
Prepare the records that match the benefit you are claiming. A county may request different combinations, but a practical file commonly includes:
- Deed, closing statement, or other proof of ownership.
- Evidence that the property is your permanent Florida residence, such as a Florida driver license or identification record, voter registration, vehicle registration, or other residence documentation accepted by the appraiser.
- The applicant’s Social Security number and the spouse’s Social Security number, when applicable.
- Death certificate or other proof of surviving-spouse status for the widow or widower exemption.
- Age, service, and disability records for an age-65 combat-disabled-veteran claim.
- Medical or governmental certification required for blindness or total and permanent disability.
- Household-income records if the county program or form requires an income test.
Do not leave the Social Security-number fields blank on a new DR-501 without asking the appraiser how to correct the filing. Florida’s application rules require the applicant’s and spouse’s numbers, and an incomplete filing may have a rule-based opportunity to cure the defect. Keep copies of every page and document you submit.

Apply through the county property appraiser
The state Department of Revenue publishes forms and guidance, but it does not decide whether your parcel qualifies. Submit the signed application and documentation to the property appraiser in the county where the property is located. The Department of Revenue’s instruction is explicit: “Submit all applications and documentation to the property appraiser in the county where the property is located.”

- Identify every possible benefit. Confirm permanent residence and note whether homestead, portability, the widow or widower exemption, blindness, disability, the age-65 combat-disabled-veteran discount, or a county senior program may apply.
- Download the current forms. Start with DR-501 and add DR-501T, DR-501SC, DR-501DV, or disability certifications as your circumstances require.
- Assemble proof before signing. Check names, parcel address, ownership information, Social Security numbers, and dates against your official records. Make copies for your files.
- Submit to the county appraiser. Use the county’s accepted method—office delivery, mail, or an online portal if offered. The appraiser’s office, not the state tax department, determines parcel eligibility.
- File by March 1. The general annual deadline is March 1 under Florida Statutes §196.011. Obtain a receipt, confirmation number, stamped copy, or other proof of timely submission.
- Respond to notices. If the appraiser requests a missing document or clarification, answer by the stated deadline. A cure opportunity for an incomplete filing is rule-based, not a reason to submit an intentionally incomplete application.
- Check the assessment record. After the appraiser processes the application, verify that the exemption and any assessment limitation appear on the parcel record. If the record is wrong, use the county’s review or appeal process promptly.
Deadlines, late applications, and renewals
March 1 is the general filing deadline. County practices and statutory exceptions can affect late applications, so contact the property appraiser if you miss the date, recently purchased the home, or have a disability or other circumstance covered by a special rule. Do not assume that a late filing will be accepted or that a prior exemption renews automatically.
Ask the county three practical questions:
- Does the county accept late applications, and what exception or evidence is required?
- Can the application and documents be filed electronically, by mail, or only in person?
- Does the exemption renew automatically, or must you reapply after a move, change in ownership, marriage, death, disability status, or other change?
Keep the filing confirmation and the final exemption decision. If you receive a denial or an incorrect assessment, the notice will explain the county’s review or appeal deadline; act within that period rather than waiting for the next tax year.
How portability works when you move within Florida
Portability is intended for a move from one Florida homestead to another. It transfers some accumulated Save Our Homes assessment difference, not the old home’s entire exemption and not a guaranteed dollar amount. The amount depends on the prior homestead’s market and assessed values and the rules in effect for the transfer.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
- Confirm that the former property had a qualifying Florida homestead and Save Our Homes assessment limitation.
- Establish the new property as your Florida permanent residence.
- File the new homestead application and DR-501T, or the county’s required portability attachment.
- Provide prior-parcel information and any transfer documentation the appraiser requests.
- Review the new assessment record to ensure the portability decision is reflected.
Portability does not replace the new homestead application. A buyer who files only DR-501T without establishing the new property’s homestead status may not receive the expected protection.
County senior programs and income-based relief
Some Florida counties offer additional senior exemptions or other local relief. Statewide materials do not establish one uniform senior-income threshold, benefit amount, document list, online workflow, or renewal policy for every county. A county program may depend on age, household income, residency, ownership, and an annual income certification.
Ask the appraiser whether your county has a senior exemption and request the current income form—often including DR-501SC when applicable. Confirm:

- The minimum age and whether the requirement applies to one owner or all owners.
- The household-income limit and which income sources count.
- Whether the program is available only to long-term residents or applies to all qualifying homeowners.
- Which tax year’s income is used and when the certification is due.
- Whether the benefit renews automatically or requires an annual statement.
Do not treat a county program as a statewide entitlement, and do not rely on an income limit from a prior year. Forms, statutes, and county instructions can change.
Common mistakes and how to avoid them
Sending the application to the wrong office
The Department of Revenue supplies forms but does not approve individual parcels. Send the completed package to the property appraiser for the county in which the property sits.
Using an outdated form
Download the current DR-501 and attachments before each filing. Older forms may omit required fields or reflect superseded instructions.
Assuming age alone creates a statewide exemption
Florida’s statewide programs use specific triggers: permanent residence, surviving-spouse status, blindness, total and permanent disability, or qualifying veteran status. A county may add a senior program, but its age and income rules must be verified locally.
Leaving Social Security numbers or signatures blank
New DR-501 applicants must provide the applicant’s and spouse’s Social Security numbers. An unsigned or incomplete form can delay processing and may require a rule-based cure.

Missing portability
Moving to a new Florida home does not by itself transfer Save Our Homes benefits. File DR-501T or the county’s required attachment with the new homestead application.

Confusing taxable value with the tax bill
A $50,000 or $5,000 exemption reduces taxable value. The resulting bill reduction depends on local millage and other charges, so the exemption amount is not the same as monthly savings.
Waiting for federal disability paperwork without asking about the statute
Section 196.202 describes circumstances allowing an initial application followed by documentation and sets limits on relation back and refunds. Contact the appraiser promptly to preserve the claim and learn the required sequence.
How to estimate the effect on your monthly budget
Property taxes are generally billed annually, while retirees often budget monthly. To estimate the exemption’s effect, compare the taxable value before and after the exemption, then apply the millage rates shown on the county tax notice. Divide the resulting annual difference by 12 for a budgeting estimate. This is only an estimate: millage can change, non-ad valorem assessments are separate, and the appraiser—not a budgeting calculation—determines the official taxable value.
The same method applies to portability, but the transferred assessment difference must first be determined by the county. Do not use the old property’s bill as a forecast for the new home.
A yearly checklist for Florida retirees
- Verify that the home remains your permanent Florida residence.
- Review the parcel record for homestead and Save Our Homes status.
- Ask about portability if you moved from another Florida homestead.
- Check eligibility for widow or widower, blindness, disability, veteran, and county senior programs.
- Download the current DR-501 and any required attachments.
- Update ownership, marital status, Social Security numbers, address, and disability or veteran documentation when circumstances change.
- Submit by March 1 unless the county confirms a statutory exception or another deadline.
- Save proof of filing, notices, and the final assessment record.
These steps put the largest broadly available benefit first, while leaving room for specialized exemptions that can further reduce taxable value or protect an assessment. Because county procedures and forms can change, confirm the final checklist with the property appraiser before filing.
