REIT dividends in a U.S. taxable brokerage account can have several federal tax treatments. Your broker’s final Form 1099-DIV—not the fund’s cash-distribution label or advertised yield—determines which amounts are ordinary dividends, qualified dividends, section 199A dividends, capital-gain distributions, or nondividend distributions. Each category is reported differently and may produce a different tax result.
This is general federal information for an individual holding REIT shares or REIT funds in a taxable account. Your tax year, filing status, income, holding periods, state rules and other facts can change the outcome. The discussion does not cover IRAs or other tax-advantaged accounts, foreign investors, entity returns, or a complete calculation of gain when you sell shares.

Read Form 1099-DIV before deciding how a REIT payment is taxed
A brokerage generally sends Form 1099-DIV after the calendar year ends when it reports dividends and other distributions paid to you. The form’s boxes divide the total into tax categories. A REIT can make multiple types of distributions in the same year, so do not classify every payment as ordinary income merely because it was called a “dividend” in your account history.
| Distribution character | Typical 1099-DIV box | What it means for federal reporting |
|---|---|---|
| Ordinary dividends | Box 1a | Generally reported as ordinary dividends; for 2025 returns, the Form 1040 instructions generally direct the amount to line 3b. |
| Qualified dividends | Box 1b | A subset of ordinary dividends that may receive the preferential qualified-dividend tax rates when all applicable rules are met; for 2025 returns, generally reported on Form 1040 line 3a. |
| Section 199A dividends | Box 5 | May support a qualified business income deduction calculation, subject to eligibility, taxable-income limits and other rules. This is not automatically a 20% tax reduction. |
| Capital-gain distributions | Box 2a | Reported separately from ordinary dividends. Depending on your circumstances, the amount may be entered on Form 1040 or carried through Schedule D. |
| Nondividend distributions | Reported in the nondividend-distribution information on the form | Generally not taxed as dividend income immediately. The amount usually reduces your adjusted basis; amounts after basis reaches zero are generally capital gain. |
Box 1a is the total ordinary-dividend amount and the other boxes identify subsets or separate categories. Check the form and instructions for the specific tax year because labels and reporting directions can change.

Ordinary REIT dividends are usually taxed as ordinary income
Most regular REIT dividends do not qualify for the lower qualified-dividend rates. Internal Revenue Service instructions specifically list REIT dividends that are not treated as qualified dividend income among the exceptions. In practice, you generally use the amount the payer reports in Form 1099-DIV box 1a, then follow the return instructions for the year you are filing.
For the 2025 Form 1040 instructions, ordinary dividends from box 1a generally go on line 3b. The amount is included with your other ordinary income and taxed under the ordinary-income rules that apply to your taxable income. The form itself does not calculate your final tax; it supplies information that flows into your return.
When Schedule B can apply
The 2025 Form 1040 instructions generally require Schedule B when your ordinary dividends exceed $1,500 or when you received nominee dividends belonging to someone else. Other Schedule B triggers can apply, so check the instructions for your filing year rather than relying only on the dollar threshold.
Are REIT dividends qualified dividends?
Usually, no. A REIT’s ordinary dividend is not automatically a qualified dividend simply because the REIT is publicly traded, has been held for a long time, or distributes cash regularly. Your broker identifies any amount it is treating as qualified in box 1b. Use that box, not a self-created calculation based on the payment date or yield.

Qualified dividends are generally included in total ordinary dividends but receive the qualified-dividend tax treatment when the statutory requirements are met. For a 2025 return, the instructions generally place box 1b on Form 1040 line 3a while the total from box 1a goes on line 3b. A single distribution can therefore appear in both totals: line 3b reflects all ordinary dividends, and line 3a identifies the qualified subset.
If box 1b is zero, do not reclassify a REIT payment yourself merely because another investment paid qualified dividends. The payer’s final information reporting and the current-year IRS rules control the starting point.
How the section 199A deduction can apply to REIT dividends
Some REIT dividends are reported as section 199A dividends. They may be relevant to the qualified business income (QBI) deduction, but eligibility is not automatic and the box 5 amount is not itself a deduction or a refund.

The Internal Revenue Service’s 2025 Instructions for Form 8995 state: “Qualified REIT dividends include any dividends you received from a REIT held for more than 45 days and for which the payment isn’t obligated to someone else and that isn’t a capital gain dividend or qualified dividend, plus your qualified REIT dividends received from a regulated investment company (RIC).”

That language incorporates several conditions:
- The REIT generally must have been held for more than 45 days under the applicable holding-period rules.
- The payment cannot be one you are obligated to pass to someone else, such as a payment subject to certain lending arrangements.
- The amount cannot be a capital-gain dividend or a qualified dividend for this purpose.
- Qualified REIT dividends received through a regulated investment company can also be included when the applicable requirements are satisfied.
Your 1099-DIV box 5 amount is the payer’s report of section 199A dividends. Keep the form and any supporting statements; do not substitute the gross cash distribution for the box 5 figure.
Why “20% deduction” does not mean a guaranteed 20% tax saving
Form 8995 and Form 8995-A instructions describe a REIT/PTP component generally equal to 20% of qualified REIT dividends and qualified publicly traded partnership income. The calculation is subject to taxable-income limitations and other restrictions. The result is a deduction from qualifying income, not a 20-percentage-point reduction in your tax rate and not a guaranteed refund.
Your filing status, taxable income, capital gains, other QBI items and the form required for your income level can all affect the allowable amount. Entering the full box 5 amount as a deduction without completing the applicable worksheet or Form 8995/8995-A can overstate the benefit. Because the cited IRS forms are for tax year 2025, verify the current instructions if you are filing a different year.
Capital-gain distributions from a REIT
A REIT can distribute gains it realized from selling property or other capital assets. These amounts are reported separately in Form 1099-DIV box 2a rather than being folded into the ordinary-dividend amount for tax characterization.

Depending on your return and the nature of the distribution, the amount may be entered directly on Form 1040 or reported through Schedule D. Follow the instructions for the year shown on your form. Do not assume that every amount described as a gain by a fund receives long-term capital-gain treatment: net realized short-term capital gains distributed by a REIT are treated as ordinary dividends, not as capital-gain distributions.
Keep the broker statement that explains the box 2a amount. If your brokerage later issues a corrected 1099-DIV, use the corrected form and amend the return when necessary.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Nondividend distributions reduce your basis
A nondividend distribution is different from a dividend. It generally is not taxable when received because it is treated as a return of part of your investment. Instead, it reduces the adjusted basis of your REIT shares.

- Start with your adjusted basis in the shares, including purchase cost and prior adjustments.
- Subtract the reported nondividend distribution from that basis, generally not below zero.
- If you later sell the shares, the lower basis increases the gain or decreases the loss compared with the original basis.
- Once basis has been reduced to zero, later nondividend distributions are generally treated as capital gain when received.
Basis can be affected by reinvested distributions, purchases in multiple lots, corporate actions and prior sales. Retain the 1099-DIV, transaction history and any basis statements needed to substantiate your adjusted basis. A broker’s basis report may not contain every historical adjustment, especially for older holdings or transfers between institutions.

A practical filing workflow
Use this sequence when preparing a federal return for REIT holdings in a taxable brokerage account:
- Collect the final documents. Download the final Form 1099-DIV and any corrected versions from each brokerage. Wait for a corrected form if the broker says its figures are being updated.
- Reconcile totals. Compare box 1a with the year’s transaction history and confirm that box 1b, box 2a and box 5 are subsets or separate categories as described by the form.
- Enter ordinary and qualified dividends. For a 2025 return, use line 3b for total ordinary dividends and line 3a for the qualified subset, following the current Form 1040 instructions.
- Check Schedule B. Determine whether the ordinary-dividend total, nominee-dividend situation or another instruction requires Schedule B.
- Handle capital-gain distributions. Enter box 2a where the current instructions direct, using Schedule D when required by your circumstances.
- Evaluate box 5. Apply the holding-period, related-payment and taxable-income rules before completing Form 8995 or Form 8995-A. Do not claim the box 5 amount as a standalone deduction.
- Update basis records. Record nondividend distributions as basis reductions and preserve lot-level information for a future sale.
- Review state treatment separately. Federal classification does not determine how your state or local tax return treats the distribution.
Illustrative examples
Example 1: Ordinary dividend with no qualified amount
Suppose a REIT fund reports $900 in box 1a and $0 in box 1b. The $900 is generally ordinary-dividend income for federal purposes. You would not relabel it as qualified merely because the shares were held for several years.
Example 2: Ordinary, qualified and section 199A amounts
Suppose box 1a shows $1,000, box 1b shows $100 and box 5 shows $600. The $100 is the qualified subset of the $1,000 ordinary-dividend total. The $600 is a separately reported section 199A amount that may enter a QBI-deduction calculation if you meet all requirements; it is not an additional $600 of cash or an automatic deduction.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsExample 3: Nondividend distribution followed by a sale
You buy shares with a $5,000 adjusted basis and receive a $300 nondividend distribution. Your basis generally falls to $4,700. If you later sell for $5,200, the distribution has not disappeared: the lower basis contributes to the gain calculation on the sale. If cumulative nondividend distributions reduce basis to zero, subsequent amounts generally become capital gain when received.
Common mistakes and how to correct them
- Using the account’s cash label instead of the 1099-DIV. Reconcile the final tax form, because one cash payment can be divided among several tax characters.
- Calling every REIT dividend qualified. Ordinary REIT dividends generally are excluded from qualified-dividend treatment; use box 1b for the reported qualified amount.
- Treating 199A as a tax-rate cut. The potential deduction is generally based on 20% of qualifying income, subject to limitations. It is not a guaranteed refund.
- Taxing a nondividend distribution immediately as ordinary income. Track it as a basis reduction unless and until basis has been recovered.
- Ignoring corrected forms. A later corrected 1099-DIV can require a revised filing or amended return.
- Assuming federal treatment controls state treatment. State and local rules may differ and must be checked separately.
- Mixing account types. The rules described here are for a taxable brokerage account; distributions inside a tax-advantaged account follow different reporting mechanics.
What can change from one tax year to the next
Form boxes, line references, section 199A rules, holding-period interpretations and state treatment can change. The 2025 Form 1040, Form 8995, Form 8995-A and Form 1099-DIV instructions are the relevant references for a 2025 return; use the latest versions for another filing year. If your return includes large distributions, transferred lots, partnership interests, foreign holdings or basis records you cannot reconstruct, a qualified tax professional can help determine the correct treatment.
The key decision is not whether a payment was called a REIT dividend. It is which category the final Form 1099-DIV reports, where that category belongs on your return, and whether the conditions for any additional deduction or basis adjustment are satisfied.
