How Much Should You Put Down on a House? Compare 5%, 10%, and 20% Down

There is no universally correct down payment. A 5% down payment preserves more cash but usually means a larger loan and, on a conventional mortgage, mortgage insurance. A 10% down payment can reduce borrowing costs while leaving more reserves than 20%. A 20% down payment generally produces the lowest loan costs and can avoid conventional private mortgage insurance (PMI), but it ties up substantially more cash.

The right choice is the one that balances the loan’s total cost with the cash you still need for closing, moving, repairs, emergencies and other goals. Compare written Loan Estimates from several lenders for the same loan type, term and down-payment amount; do not choose based on the down payment alone.

5%, 10% and 20% down at a glance

Down payment Example on a $200,000 home Main benefit Main trade-off
5% $10,000 Requires the least cash up front among these choices Leaves a larger loan balance and may require conventional PMI and higher borrowing costs
10% $20,000 Can reduce loan costs compared with 5% while retaining more cash than 20% A conventional loan may still have PMI below 20%
20% $40,000 Usually minimizes borrowing and can eliminate conventional PMI Uses $30,000 more than a 5% down payment on this example, before closing costs and other cash needs

The dollar examples come from Consumer Financial Protection Bureau (CFPB) illustrations and are not mortgage quotes. To scale them, multiply the purchase price by 0.05, 0.10 or 0.20. A $350,000 home, for example, would require $17,500, $35,000 or $70,000 respectively, before closing costs.

What a larger down payment changes

You borrow less

The loan amount is the purchase price minus the down payment, subject to the loan program’s rules. On a $200,000 purchase, 5% down leaves a $190,000 principal balance, 10% leaves $180,000 and 20% leaves $160,000. A smaller balance generally means less interest over the life of the loan, although the actual amount depends on the interest rate, term, repayment schedule and how long you keep the mortgage.

Your lender’s pricing may change

CFPB says buyers can often save at 10% and save the most at 20%. Lenders commonly price mortgages in 5-percentage-point increments, but the rate and fees you receive also depend on credit, income, debt, property, occupancy, loan type, term and market conditions. The only reliable way to measure the difference is to request comparable written offers.

Mortgage insurance may change

With many conventional loans, putting less than 20% down results in PMI. The premium varies partly with down payment and credit score, so two borrowers with the same purchase price can receive different costs. Most conventional PMI is charged monthly, and cancellation may be possible when applicable requirements are met. PMI protects the lender against loss; it does not insure your home or your ability to make payments.

Other programs use different insurance rules. FHA loans require mortgage insurance. USDA loans have an upfront insurance fee and a monthly charge; the upfront fee may be added to the mortgage, increasing the amount borrowed and the overall cost. VA-backed loans do not have a monthly mortgage-insurance premium, but they generally have an upfront funding fee whose amount varies with service, down payment, disability status, transaction type and prior VA loan use.

Your cash to close changes

The down payment is only one component of the money needed at closing. CFPB says typical closing costs, excluding the down payment, range from 2% to 5% of the purchase price. Depending on the transaction, cash to close can also reflect prepaid taxes, insurance, escrow funding, points, lender fees, credits and adjustments. A 20% target that consumes all available cash can leave you unable to cover these items or the first large repair.

When 5% down can make sense

A 5% down payment can be reasonable when preserving liquidity is important and the resulting monthly payment fits your budget. It may let you buy without waiting years to accumulate 20%, or retain funds for reserves, moving and necessary work on the property.

  • Expect a larger principal balance than with 10% or 20% down.
  • On a conventional mortgage, price PMI using your credit and the lender’s quote rather than assuming a standard percentage.
  • Check whether the lower down payment causes a higher interest rate, points or other fees.
  • Set aside closing costs separately; the $10,000 example is not the total cash required for a $200,000 purchase.
  • Confirm that the projected payment remains affordable after adding property taxes, homeowners insurance, mortgage insurance and any homeowners-association charges shown in the estimate.

The advantage is flexibility, not a guarantee of a cheaper mortgage. Compare the complete offer with a 10% or 20% alternative before deciding.

When 10% down can be the middle ground

CFPB says buyers can often save at least 10%. Moving from 5% to 10% on a $200,000 home adds $10,000 to the down payment and reduces the starting loan balance by the same amount. That may improve pricing or reduce PMI, while leaving more cash available than a 20% down payment.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A 10% conventional loan may still carry PMI. Ask the lender for the premium, how it is collected, the conditions for cancellation and the projected date or balance at which cancellation could be requested. Do not treat “10% down” as a promise that PMI will be small or short-lived; the quote is borrower-specific.

Compare the additional $10,000 against the value of keeping that money in reserves. If using it would leave no funds for closing or a repair, the lower loan balance may not compensate for the financial strain.

When 20% down can make sense

CFPB says buyers save the most at 20%. On the $200,000 example, 20% down is $40,000 and leaves a $160,000 loan. For a conventional mortgage, that down payment can generally avoid monthly PMI, subject to the lender’s underwriting and loan structure. It can also reduce the amount exposed to interest and may improve pricing.

The cost of that lower loan is the cash you no longer have available. In addition to closing costs of roughly 2% to 5% in CFPB’s typical range, homeowners may need money for movers, utility deposits, appliances, immediate maintenance, insurance deductibles and an emergency fund. Home equity is not the same as readily accessible cash; selling or borrowing against it takes time and may be unavailable on acceptable terms.

Use 20% when the resulting cash balance remains adequate, not simply because the percentage is widely mentioned. It is a benchmark, not a universal requirement.

20% is not required for every mortgage

Loan programs have different minimums, insurance arrangements and eligibility rules. A lower down payment can be appropriate if its complete cost is acceptable and you retain sufficient reserves.

Program or option What the evidence establishes What to verify
Conventional Less than 20% down can trigger PMI. PMI pricing depends in part on down payment and credit score; CFPB says it is generally cheaper than FHA insurance for borrowers with good credit. Rate, PMI amount, cancellation conditions, fees, points and total cash to close.
FHA May allow 3.5% down and requires mortgage insurance. County-based loan limits apply. It may be more expensive than conventional for some borrowers with good credit and 10%–15% down, but can be cheaper for some borrowers with lower credit scores or smaller down payments. Both FHA and conventional Loan Estimates, including all upfront and ongoing insurance costs and the applicable county limit.
USDA Offers a low- or no-down-payment pathway for eligible properties and borrowers. Insurance includes an upfront fee and a monthly charge; the upfront fee may be financed. Property location, income and other eligibility rules, plus the effect of financing the upfront fee on the loan balance.
VA-backed For eligible borrowers, the VA guarantee replaces monthly mortgage insurance. An upfront funding fee generally applies, with the amount varying by service, down payment, disability status, transaction and prior VA use. Eligibility, funding-fee amount, any exemption and the complete cash-to-close calculation.
State housing-finance programs State agencies may offer assistance or other down-payment options. Availability and qualifications differ by location and borrower. Current state, income, property and purchase-price rules, and whether assistance is a grant, deferred loan or repayable loan.

CFPB identifies conventional, FHA, VA, USDA and state housing-finance programs as possible paths. Eligibility and local availability must be confirmed for your situation; a low minimum does not automatically make a program the least expensive.

Calculate how much cash you can safely commit

Start with money that is actually available for the purchase, not every dollar in every account. Then separate the down payment from the other cash requirements.

  1. Set a purchase-price range. Use the price you are considering, not a maximum suggested by a lender, as the basis for the calculation.
  2. Estimate the down payment at each target. Multiply the price by 5%, 10% and 20% to see the cash difference.
  3. Reserve closing costs. CFPB’s typical range is 2%–5% of the purchase price, excluding the down payment. Your Loan Estimate and later disclosures will provide transaction-specific figures.
  4. Budget for the move and first expenses. Include moving, utility setup, immediate repairs, appliances, insurance deductibles and other costs that arise when you take possession.
  5. Protect emergency and other savings. Do not assume equity can be accessed quickly if income falls or a major repair occurs.
  6. Calculate the remaining loan. Subtract the proposed down payment from the price, then use each lender’s estimate for principal and interest, mortgage insurance, taxes and homeowners insurance.
  7. Test the payment against your actual budget. The housing payment is more than principal and interest. Include the taxes, insurance, mortgage insurance and other recurring charges shown in the offer.

A simple planning formula is: maximum down payment = cash available for the purchase − estimated closing costs − moving and initial-home reserve − emergency and other savings reserve. It is a planning limit, not an underwriting rule. If the result is lower than 20%, that does not mean you should delay automatically; it means you should compare the costs of a smaller down payment with the value of retaining cash.

Compare Loan Estimates instead of percentages alone

Ask more than one lender for offers based on identical assumptions. Request, for example, a 30-year fixed conventional quote at 5%, 10% and 20% down, then request comparable FHA, VA or USDA quotes if you may qualify. Do not compare a 5% 30-year offer with a 20% 15-year offer and attribute every difference to the down payment.

For each written Loan Estimate, match these items:

  • Loan type, term and whether the rate is fixed or adjustable.
  • Purchase price and exact down-payment amount.
  • Interest rate, annual percentage rate and whether points were paid to obtain the rate.
  • Loan amount and projected principal-and-interest payment.
  • Mortgage insurance type, monthly amount, upfront charges and cancellation rules, when applicable.
  • Origination charges, underwriting or processing fees, discount points and lender credits.
  • Estimated property taxes, homeowners insurance and other escrowed items.
  • Total estimated cash to close and the assumptions used for taxes, insurance and prepaid items.

CFPB advises checking that the written offer matches what the lender described and comparing the full group of fees rather than focusing on one attractive line item. A lower rate with expensive points, or a low cash-to-close figure that relies on credits and a higher rate, may not be the better offer for your time horizon.

Common mistakes and how to avoid them

Treating 20% as a rule

Conventional, FHA, VA, USDA and state programs can have different minimums and costs. Ask which programs you qualify for and compare their complete estimates.

Assuming PMI is identical for every borrower

Conventional PMI varies partly with credit score and down payment. Obtain the actual premium and cancellation terms from the lender.

Calling mortgage insurance homeowner protection

PMI protects the lender, not your home or your income. It is a borrowing cost that should appear in the payment and cost comparison.

Using all savings for the down payment

Closing costs are typically 2%–5% of the price in CFPB’s guidance, excluding the down payment. Add reserves for moving, repairs and emergencies before selecting the percentage.

Comparing only principal and interest

Taxes, homeowners insurance and mortgage insurance can materially change the monthly housing payment. Use the complete estimate.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Assuming a program is always cheaper

FHA may be less expensive for some lower-credit or smaller-down-payment borrowers and more expensive for some borrowers with good credit and 10%–15% down. USDA and VA have their own insurance or fee structures. Compare offers for your facts.

A practical decision rule

Choose 5% when retaining liquidity is essential and the full payment, PMI and cash-to-close still fit comfortably. Choose 10% when the additional cash meaningfully improves the offer and you can preserve adequate reserves. Choose 20% when you can fund the payment, closing costs and reserves without draining savings, and the avoided PMI and lower borrowing cost justify the money committed.

There is no sound decision based on the percentage by itself. The best choice is the lowest-cost offer that leaves you financially resilient after closing.

Product prices and availability are accurate as of the date/time indicated and are subject to change. Any price and availability information displayed on Amazon at the time of purchase will apply.
