A 6% mortgage rate does not determine an affordable home price by itself. Start with the total monthly housing payment your household can sustain, subtract property taxes, insurance, mortgage insurance and association fees, then use the remainder for principal and interest. Add your planned down payment to the resulting loan amount. For a 30-year fixed loan at 6%, principal and interest are about $599.55 per month for every $100,000 borrowed, but that is only one part of the housing bill.
What a 6% mortgage payment actually includes
The advertised rate applies to the loan’s principal and interest. Your household must pay the full cost of owning the property. The Consumer Financial Protection Bureau (CFPB) puts it plainly: “Your total monthly home payment includes several costs of homeownership.”

- Principal, which reduces the loan balance.
- Interest charged by the lender.
- Property taxes, usually collected monthly through escrow or paid directly.
- Homeowners insurance and, where applicable, supplemental insurance such as flood coverage.
- Mortgage insurance when the loan program or down payment requires it.
- Homeowners association or condominium dues.
Utilities, maintenance, repairs, moving expenses and the cash you need for emergencies are not normally included in the principal-and-interest figure either. A home can pass a lender’s payment test and still be too expensive for your actual budget if those items leave you short each month.
The 6% payment benchmark
For a fully amortizing 30-year loan at a fixed 6% rate, principal and interest are approximately $599.55 per month per $100,000 borrowed. The CFPB’s Regulation Z commentary uses a $200,000, 30-year, 6% example with a payment of about $1,199 per month. The figures below are the same arithmetic scaled to other loan balances:

These are payment illustrations, not a lender’s offer or an approval amount. The calculation assumes a 30-year fixed-rate loan at exactly 6%. A different term, an adjustable rate, discount points, lender fees or a different offered rate changes the payment.
How to calculate your affordable price
Use this sequence for a first-pass estimate. It is a budgeting exercise, not a guarantee that you will qualify for a particular loan.
- Set a sustainable total housing budget. Review take-home pay, recurring bills, existing debt payments, savings goals and the emergency reserve you want to keep after closing. Choose a payment that works in an ordinary month, not only in a month with no repairs or unexpected bills.
- Estimate property-specific monthly costs. Obtain local property-tax information and an insurance quote for the type and location of home. Add supplemental insurance if the property requires it, mortgage insurance if applicable, and any HOA or condominium fee.
- Subtract those costs from the total budget. The remainder is the principal-and-interest payment your budget can support. If your target total is $2,400 and your taxes, insurance, mortgage insurance and HOA dues total $700, your principal-and-interest budget is $1,700.
- Use 6% and the desired term in a mortgage calculator. Solve for the loan balance that produces your principal-and-interest budget. At 6% for 30 years, divide the payment by $599.55 and multiply by $100,000 for a quick approximation.
- Add the planned down payment. The loan estimate plus your down payment gives an estimated purchase price. Keep closing costs and other cash needs separate; they are not automatically available for the down payment.
- Stress-test the result. Recalculate with higher taxes or insurance, a repair reserve and the possibility of income disruption. If the payment only works under optimistic assumptions, lower the target price.
Local estimates matter. CFPB guidance specifically recommends subtracting estimated taxes and insurance from the total payment you want before calculating the loan amount, then adding the down payment to estimate the affordable price.

Illustration for a $100,000 gross income
Fannie Mae’s mortgage-affordability guidance says that, in general, housing costs should be 25%–30% of gross (pre-tax) income. It describes this as a broad guideline, not an individualized limit. At $100,000 of annual gross income, that range is:

| Gross-income guideline | Monthly housing budget | 30-year loan at 6% if every dollar went to principal and interest |
|---|---|---|
| 25% | About $2,083 | About $347,000 |
| 30% | $2,500 | About $417,000 |
The loan amounts in the last column are deliberately optimistic illustrations: they assume the entire housing budget is available for principal and interest. Suppose instead that your location and property produce $700 per month of taxes, insurance, mortgage insurance and HOA dues. The principal-and-interest budget would fall to about $1,383 at the 25% guideline and $1,800 at the 30% guideline. At 6% for 30 years, those payments support roughly $231,000 and $300,000 of loan principal, respectively. Add your down payment to estimate a purchase price, then reserve cash for closing and ownership costs.
Neither the $100,000 income example nor the 25%–30% range is a promise of what you can borrow. Your other debts, taxes, savings priorities and local property expenses can move the practical number substantially.
Why existing debts can reduce the answer
A car payment, student loan, credit-card minimum or personal loan competes with the housing payment for the same monthly cash flow. Fannie Mae’s affordability calculator asks for income and monthly debts because those obligations affect both the budget you can live with and the amount a lender may count in underwriting.

Fannie Mae notes that qualifying conventional borrowers may have a debt-to-income ratio as high as 50% in some circumstances. That is a possible underwriting maximum for eligible borrowers, not a recommendation to devote half of gross income to debt and housing. Gross income is also higher than the money that reaches your bank account after taxes and payroll deductions.

How the down payment changes the purchase price
For a given affordable loan amount, a larger down payment raises the price you can buy without increasing the mortgage payment. For example, a $250,000 affordable loan paired with a $50,000 down payment implies an estimated $300,000 purchase price before closing costs. The same $250,000 loan with a $100,000 down payment implies approximately $350,000.
A larger down payment can also reduce the loan-to-value ratio and may reduce or eliminate mortgage insurance, depending on the loan program. That potential saving must be checked against your cash reserve: using every available dollar for the down payment can leave you unable to cover closing, moving, repairs or an emergency.
Cash you need beyond the down payment
Fannie Mae’s calculator guidance gives a general estimate of closing costs of 2%–5% of the loan amount. It is a broad planning range, not a quote for a particular transaction. Your lender’s Loan Estimate and local providers’ quotes are more precise.
- Closing costs and prepaid taxes or insurance.
- Inspection, appraisal and moving expenses.
- Immediate repairs, furnishings or utility deposits.
- A cash reserve that remains after closing.
- Ongoing maintenance and the possibility of higher taxes or insurance at renewal.
Budgeting only for the down payment and the advertised principal-and-interest payment can make a mathematically affordable house unaffordable in practice.

Term, rate and loan type can change the result
Loan term
A longer amortization generally lowers the required monthly principal-and-interest payment but increases the total interest paid over the life of the loan. A shorter term generally raises the monthly payment and can reduce lifetime interest. Compare terms using the payment that fits your budget and the total cost shown in the lender’s disclosures.
Fixed versus adjustable rate
The benchmark above assumes the 6% rate remains fixed for 30 years. An adjustable-rate mortgage can start with a specified introductory rate and later adjust under the loan’s rules. A payment that fits only during the introductory period is not a safe affordability target. CFPB’s Regulation Z commentary distinguishes a 6% adjustable introductory-rate example from the fixed-rate math commonly used to illustrate a 30-year payment, so identify which assumption you are using.
Points, fees and the actual offer
Points paid at closing, lender fees and the rate you are actually offered affect the loan’s cost. Compare the official Loan Estimates for the same loan amount and term rather than comparing rate alone. A lower rate with substantial upfront points may require more cash and a longer period to break even.
Compare homes and loan offers by total cost
| Item to compare | Question to ask |
|---|---|
| Monthly payment | What is the total payment including principal, interest, taxes, insurance, mortgage insurance and HOA dues? |
| Rate structure | Is the rate fixed for the full term, or can it adjust? If it can adjust, when and under what limits? |
| Term | How does the term change the required payment and total interest? |
| Cash to close | How much is required for the down payment, closing costs and prepaid items? |
| Property expenses | Are taxes, insurance, association dues and required supplemental coverage based on reliable local estimates? |
| Remaining reserves | How much cash will remain after closing for repairs, maintenance and emergencies? |
This approach prevents a low advertised rate or a principal-and-interest quote from hiding a payment that does not fit your household.

Common mistakes and how to correct them
Using the maximum preapproval as the target price
Correction: Set your own total-payment limit first, then treat preapproval as a financing boundary. A lender’s maximum can be higher than the payment that leaves room for savings and normal life expenses.
Leaving out taxes, insurance or HOA dues
Correction: Get property-specific estimates and subtract them before calculating the loan. A home with a lower list price but high taxes or association dues may cost more each month.
Assuming the $599.55 figure is the whole payment
Correction: Label it principal and interest only. Add every recurring property cost before deciding whether the home is affordable.
Recommended Free Tools
Spending all liquid savings on the down payment
Correction: Keep funds for closing, moving, repairs and an emergency reserve. A smaller down payment can be safer if it preserves necessary cash, even if it changes mortgage-insurance costs.
Treating a general income rule as a personal answer
Correction: Use the 25%–30% gross-income range only as a starting point. Reconcile it with take-home pay, debts, savings goals and the property’s actual costs.
What to bring to a lender or calculator
- Gross and take-home monthly income, including whether any income is variable.
- Minimum monthly payments for every existing debt.
- Planned down payment and the cash you intend to keep in reserve.
- Estimated property taxes, homeowners and supplemental insurance, mortgage insurance and HOA dues for each candidate home.
- The loan term and whether you are considering a fixed or adjustable rate.
- Separate estimates for closing, moving, maintenance and utilities.
With those inputs, a calculator can produce a useful estimate. Confirm the final payment, cash to close and loan terms in a lender’s disclosures before making an offer.
The practical answer
At 6% for 30 years, every $100,000 of mortgage principal costs about $600 a month in principal and interest. The amount of house you can afford is the price whose total monthly cost fits your budget after taxes, insurance, mortgage insurance, association fees, existing debts and savings needs are accounted for. Calculate that payment first, convert the remaining principal-and-interest budget into a loan amount, add the down payment, and keep enough cash for closing and ongoing ownership. The result is an informed estimate—not a universal price or a lending promise.
