With the same monthly housing budget, a 30-year mortgage usually lets you buy a more expensive home than a 15-year mortgage. The 15-year loan pays the balance off in half the time, so its required principal-and-interest payment is higher for the same loan amount. It commonly carries a lower rate and usually costs much less in lifetime interest.
The useful comparison is not the largest loan a lender will approve. Start with a monthly payment that still leaves room for debts, savings, maintenance and surprises; subtract property taxes, homeowners insurance, mortgage insurance, flood or other required coverage, and homeowners association dues; then compare the loan amounts supported by the remaining principal-and-interest budget at the actual rates you can obtain.

The short answer: 30 years buys more, 15 years costs less
A 30-year fixed mortgage spreads repayment across 360 monthly payments. A 15-year fixed mortgage uses 180 payments. If the loan amount and interest rate were identical, the 15-year payment would be substantially higher because the principal must be retired twice as quickly. In practice, 15-year rates are often lower, which reduces—but does not eliminate—that payment gap.

“Shorter terms generally save you money overall, but have higher monthly payments,” the Consumer Financial Protection Bureau (CFPB) explains. That trade-off is the foundation of the affordability comparison.

What “how much house can I afford?” should mean
Affordability is a household cash-flow decision, not simply a lender’s maximum approval. Your affordable price depends on income, existing debt payments, credit profile, down payment, rate, loan term, property taxes, insurance, mortgage insurance, association dues and local costs. Two households with the same income can have very different safe price ranges.
Use a total monthly housing budget that leaves capacity for non-housing debts, retirement and emergency savings, utilities, maintenance and irregular expenses. A payment that works only when nothing goes wrong is not a comfortable payment.
Calculate an affordable price step by step
1. Choose a sustainable total housing budget
Write down the maximum amount you could pay every month while continuing your planned savings and meeting all other obligations. Do not begin with a home price or with the maximum amount shown by an online preapproval. A lender evaluates repayment risk; you must also protect your lifestyle and cash reserves.

- List minimum payments on student, auto, credit-card and personal loans.
- Reserve money for emergency savings, retirement, childcare, transportation and other priorities.
- Allow for repairs, replacements and seasonal utility changes.
2. Estimate every recurring ownership cost
The principal-and-interest figure is only one part of the payment sent to the mortgage company. Estimate the following for the specific property and location:
- Property taxes, using the local assessment and tax rate.
- Homeowners insurance, including any insurer-required deductible or endorsement.
- Mortgage insurance when the down payment is below 20% or the loan program otherwise requires it.
- Flood insurance or another supplementary policy when the property or lender requires it.
- Homeowners association or condominium dues.
- Maintenance, utilities and planned capital repairs in the broader household budget, even when they are not collected with the mortgage payment.
CFPB notes that the total monthly payment is often higher than principal and interest alone. Leaving these items out can make a 15-year or 30-year price estimate look affordable when the complete cost is not.
3. Find the principal-and-interest budget
Subtract the recurring property costs from your total monthly housing budget:
Principal-and-interest budget = total housing budget − taxes − insurance − mortgage insurance − other required insurance − HOA dues

If a $3,400 total budget includes $700 for taxes and all insurance and $250 for association dues, the principal-and-interest allowance is $2,450. Maintenance and utilities still need room elsewhere in the household budget.
4. Convert that payment into a loan amount for each term
Use the rate actually available for each term. The standard fixed-rate payment formula is:

Monthly payment = loan amount × monthly interest rate ÷ [1 − (1 + monthly interest rate)−number of payments]
To solve for an affordable loan, reverse the calculation:
Affordable loan = principal-and-interest budget × [1 − (1 + r)−n] ÷ r
Here, r is the annual rate divided by 12 and n is 360 for a 30-year loan or 180 for a 15-year loan. A mortgage calculator performs this arithmetic, but you should enter the term-specific rates, not one generic rate.
5. Add the down payment to estimate a purchase price
For a simple first estimate:
Estimated home price = affordable mortgage loan + planned down payment
Keep cash needed for closing costs, prepaid taxes and insurance, moving, immediate repairs and reserves separate from the down payment. A larger down payment can increase the price you can buy without increasing the loan, and it may reduce or eliminate mortgage insurance.
6. Replace estimates with official Loan Estimates
After applying, request and compare the standardized Loan Estimates from multiple lenders. They show the offered rate, monthly principal and interest, mortgage insurance, estimated taxes and insurance, closing costs and cash to close. National averages and calculators are useful for planning, but they are not personalized offers.
A worked comparison using October 2026 rate context
Freddie Mac reported weekly survey averages of 7.28% for a 30-year fixed mortgage and 6.60% for a 15-year fixed mortgage on October 1, 2026. These are averages from lender-submitted applications, not quotes for a particular borrower. Credit, loan size, property, down payment, points and market conditions can change the rate you receive.
The following illustration uses those two survey rates, a $300,000 loan, monthly payments and no taxes, insurance, mortgage insurance or fees. It is a comparison of principal and interest, not a recommended budget.

| Illustrative calculation | 30-year fixed at 7.28% | 15-year fixed at 6.60% |
|---|---|---|
| Number of payments | 360 | 180 |
| Loan amount | $300,000 | $300,000 |
| Approximate monthly principal and interest | $2,053 | $2,630 |
| Approximate scheduled payments | $739,000 | $473,000 |
| Approximate scheduled interest | $439,000 | $173,000 |
At these assumptions, the 15-year payment is about $577 higher each month for the same $300,000 balance, while the scheduled interest is roughly $266,000 lower. Actual totals change with the offered rates, payment timing, points, escrow amounts and whether the loan is paid early.

Suppose your principal-and-interest budget is $2,500 per month and you receive the same illustrative rates. The 30-year calculation supports approximately a $365,000 loan; the 15-year calculation supports approximately a $285,000 loan. With a $60,000 down payment, those loan amounts correspond to rough prices of $425,000 and $345,000 before closing costs and any mortgage-insurance effects.
The difference is not a promise that one term is universally better. It shows why the answer to “How much more house can I afford with a 30-year mortgage?” is driven by the payment you can safely carry and by the two rates you are actually offered.
Why the 15-year loan usually costs less overall
Every scheduled payment on a fixed mortgage contains interest and principal. Early in the schedule, interest is calculated on a larger balance, so the principal reduction is slower. A 15-year schedule forces larger principal reductions from the start and ends the interest calculation after 180 payments instead of 360. Its commonly lower rate compounds the savings.
The lower lifetime cost comes with a less flexible required payment. If income drops or a major repair arrives, the 15-year borrower still owes the larger contractual amount. A 30-year borrower can often make extra principal payments when cash flow allows, but that strategy should be checked against the loan’s terms and the household’s need for liquidity. Paying extra voluntarily is not the same as being obligated to make the higher 15-year payment every month.
How taxes, insurance and mortgage insurance change the answer
Property taxes
Taxes vary by municipality, assessment and exemptions. A low purchase price in a high-tax area can have a higher total payment than a costlier home in a low-tax area. Ask how the estimate was calculated and whether a reassessment after purchase could change it.
Homeowners and supplementary insurance
Premiums depend on location, construction, deductible, claims history and coverage. Properties in flood-prone areas may require a separate flood policy. Obtain an insurance quote for the actual address before treating a calculator result as affordable.
Mortgage insurance
A down payment under 20% may add mortgage insurance to the monthly cost, although requirements depend on the loan program and lender. Include the premium in the payment used to size the loan. A 30-year loan that appears to support a larger price can lose part of that advantage when its larger balance produces a higher insurance charge.
Association dues and special assessments
Condominium and homeowners association dues are recurring housing costs even when they are billed separately. Review the association budget, reserve funding and pending assessments; a low introductory dues figure does not guarantee a stable long-term cost.

Debt, income and the gap between approval and comfort
Lenders evaluate income, credit, debt obligations, assets and the property. Their underwriting standards can allow a payment that leaves little room for your personal priorities. Compare the proposed total housing payment with your complete monthly budget, not only with the lender’s debt-to-income calculation.
When rates rise, the same payment supports a smaller loan. When taxes, insurance or HOA dues rise, the principal-and-interest amount available to borrow falls dollar for dollar. Re-run the estimate after any change rather than assuming the original price remains safe.
When a 30-year mortgage may fit better
- You need a lower required payment to preserve emergency savings or manage variable income.
- You have high-priority goals—such as retirement contributions, education costs or paying higher-rate debt—that compete with accelerated mortgage repayment.
- Your planned home price would require a 15-year payment that leaves no margin for repairs or income interruption.
- You value the option to make additional principal payments without committing to the higher payment every month.
A 30-year term does not require you to keep the loan for 30 years. It sets the contractual schedule; refinancing, selling or voluntary prepayments can change the actual outcome. Check for any prepayment restrictions before relying on an accelerated-payment plan.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. When a 15-year mortgage may fit better
- Your stable income supports the higher required payment while maintaining emergency reserves and other savings.
- You want a faster path to owning the home free of mortgage debt.
- The lower offered rate and shorter schedule produce meaningful interest savings that outweigh the loss of monthly flexibility.
- You are buying a price level that remains comfortable after taxes, insurance, maintenance and association costs.
Do not choose a 15-year term solely because the lifetime interest number is attractive. A payment that forces you to borrow for emergencies or stop saving can undermine the financial benefit.

Run at least three versions of the calculation:
- Base case: use the best documented estimates for taxes, insurance, dues and the rates quoted by lenders.
- Higher-cost case: increase insurance, taxes or dues to reflect a plausible renewal or reassessment increase.
- Income-shock case: test whether you could keep the payment after a temporary income reduction while preserving essential savings.
Compare the resulting home prices for both terms. If a small change in an expense makes the payment unaffordable, the original price is too close to your limit.
A worksheet you can use with a lender
| Input | Your figure |
|---|---|
| Total monthly housing budget | Enter the amount that leaves room for debts, savings and surprises |
| Property taxes | Use the property-specific estimate |
| Homeowners and supplementary insurance | Use written quotes when available |
| Mortgage insurance | Include the program and down-payment estimate |
| HOA or condominium dues | Use the current dues and investigate assessments |
| Principal-and-interest budget | Total budget minus the recurring ownership costs above |
| 30-year offered rate | Use the lender’s Loan Estimate |
| 15-year offered rate | Use the lender’s Loan Estimate |
| Planned down payment | Keep closing costs and reserves separate |
Enter the same non-loan assumptions for both terms so the comparison isolates the financing choice. Then review cash to close and the annual percentage rate, not just the note rate.
Common mistakes and how to correct them
Using principal and interest as the whole payment
Problem: The calculated price ignores taxes, insurance, mortgage insurance or dues.
Correction: Estimate each recurring cost first and subtract it from the total budget.
Applying one rate to both terms
Problem: A generic rate hides the actual difference between 15-year and 30-year pricing.

What the CFPB example does—and does not—tell you
CFPB gives a calculation example in which borrowing $100,000 for 30 years at 4% produces a principal-and-interest payment of $477 per month. That figure demonstrates the mechanics of amortization; it is not a current market rate or an affordability recommendation. Your payment will reflect the rate, term, loan amount and costs in your own offer.
Decision checklist
- Have you selected a total monthly housing budget below your maximum approval?
- Did you include taxes, homeowners insurance, mortgage insurance, supplementary insurance and HOA dues?
- Did you reserve money for maintenance, utilities, closing costs and emergencies?
- Did you calculate separate loan amounts using the actual 15-year and 30-year rates?
- Would the payment remain manageable if taxes, insurance or dues increased?
- Have you compared standardized Loan Estimates from more than one lender?
Bottom line
For a fixed monthly housing budget, a 30-year mortgage generally supports a higher purchase price, while a 15-year mortgage generally delivers a higher payment, faster payoff and lower lifetime interest. The right price is the one that remains comfortable after every recurring ownership cost and your other financial priorities are included. Recalculate with current, personalized Loan Estimates before making an offer.
