On a $100,000 salary, gross income is about $8,333 a month. Published 2026 lender examples place a broad starting range around $300,000 to $500,000, but your sustainable price could be lower or higher once debts, down payment, credit, interest rate, loan term, taxes, insurance, mortgage insurance and local costs are included. A better answer starts with the total monthly payment you can carry comfortably, then works backward to a purchase price.
How much house can you afford on a $100,000 salary?
A $100,000 annual salary produces approximately $8,333 in gross monthly income before taxes and payroll deductions. Using common planning benchmarks, about $2,333 per month (28% of gross income) is a starting ceiling for housing costs, while about $3,000 per month (36% of gross income) is a guideline for all recurring debt, including the proposed mortgage.

Those percentages are not a guarantee of approval or a requirement that you spend the maximum. The Consumer Financial Protection Bureau (CFPB) advises setting a total monthly home-payment budget first, subtracting property taxes and homeowners insurance, estimating principal and interest using the expected rate and term, and then adding the down payment to estimate a price. If your down payment is below 20%, mortgage insurance will generally increase the payment.

The income benchmarks behind the estimate
| Measure | Calculation on $100,000 salary | What it means |
|---|---|---|
| Gross monthly income | $100,000 ÷ 12 = approximately $8,333 | Income before taxes, retirement contributions and other payroll deductions |
| 28% housing guideline | Approximately $2,333 per month | A common planning benchmark for the total housing payment |
| 36% total-debt guideline | Approximately $3,000 per month | Housing payment plus car loans, student loans, credit-card minimums and other recurring debts |
The 28/36 rule is lender education guidance, not a universal legal threshold. Federal ability-to-repay rules require creditors to consider debt-to-income (DTI) or residual income, but they do not prescribe one DTI number that every borrower must meet. A lender may approve a payment that leaves too little room for your savings, maintenance, childcare or income volatility, so qualification and personal comfort are separate decisions.
What counts as the monthly housing payment?
Do not compare your rent with mortgage principal and interest alone. Build the complete payment you would actually owe each month:
- Principal and interest: the loan payment determined by the amount borrowed, interest rate and repayment term.
- Property taxes: a local charge that can vary substantially between counties and municipalities.
- Homeowners insurance: the premium required by your insurer and usually collected with the mortgage payment.
- Mortgage insurance: commonly required when the down payment is below 20%, depending on the loan program and borrower profile.
- Homeowners association dues: a recurring cost where the property is in an HOA; lenders may include it in affordability calculations.
Taxes, insurance and HOA charges reduce the amount of principal and interest that fits inside your monthly target. A home with a lower price but unusually high taxes or insurance can cost more each month than a higher-priced home in a lower-cost area.

How to calculate your own affordable price
- Choose a sustainable total payment. Start below the maximum you think a lender might allow. Leave room for emergency savings, retirement contributions, repairs, utilities and lifestyle costs that a DTI calculation may not capture.
- List every existing monthly debt. Include auto loans, student loans, personal loans, credit-card minimums, child-support obligations and any other debt that appears in underwriting. Do not count ordinary living expenses as debt, but budget for them separately.
- Set a housing-payment ceiling. As a benchmark, 28% of gross income is about $2,333. If you use the 36% total-debt guideline, subtract existing monthly debt from approximately $3,000. For example, $1,250 of existing debt would leave about $1,750 for the proposed housing payment under that benchmark.
- Estimate local taxes and insurance. Ask insurers for a quote and check the property-tax record or county assessor estimate for the specific address. Add HOA dues when applicable.
- Reserve the non-principal costs. Subtract taxes, insurance, mortgage insurance and HOA charges from your total payment ceiling. The remainder is the approximate amount available for principal and interest.
- Use the expected rate and term to estimate a loan. A 30-year and a 15-year loan produce different payments, and a rate change can materially change the amount borrowed for the same monthly budget. No source cited here establishes an authoritative mortgage rate for October 2026, so use a personalized lender quote rather than treating an online example as a market quote.
- Add the down payment to the estimated loan amount. Keep enough cash for closing costs, prepaid taxes and insurance, moving expenses and an emergency reserve. Cash available for the transaction is not automatically the same as the down payment you should use.
- Stress-test the result. Recalculate with a higher insurance premium, a tax increase, an HOA fee, a lower credit score or a smaller down payment. If the payment only works under optimistic assumptions, lower the target price.
What the published 2026 examples actually show
| Source and date | Published figure | Assumptions and limitation |
|---|---|---|
| Rocket Mortgage, updated August 30, 2026 | About $300,000–$450,000 range; example of $304,927 | Example used $100,000 income, $20,000 cash to buy, $1,250 monthly debt, credit score above 720, 45% DTI and a 6.63% rate assumption. It is a scenario, not a universal recommendation or current rate quote. |
| Chase, published July 30, 2026 | Approximately $300,000–$500,000 | A broad educational range; your debts, down payment, credit, term, rate, taxes, insurance and location can move the result substantially. |
| Redfin, released February 11, 2026 | $111,252 annual income estimated to afford the typical U.S. home for sale | Used December 2025 data, a $426,747 median sale price, average mortgage rates around 6.1% for that analysis period and a 30%-of-income housing-payment definition. It is national, dated context—not an October 2026 rate or an individual calculation. |
The Rocket example is especially useful for understanding sensitivity. Its $1,250 of existing debt and $20,000 of purchase cash are not details you can omit when comparing yourself with the result. Its 45% DTI assumption is also higher than the commonly cited 36% total-debt guideline, illustrating why one lender’s calculator can show a larger number than a conservative personal budget.
How debt changes the answer
Gross salary does not tell a lender how much of your income is already committed. Under the 36% planning benchmark, the total of existing debt and the proposed housing payment would be about $3,000 per month. The following examples show the arithmetic without pretending to produce a loan quote:
| Existing recurring debt | 36% benchmark remaining for housing | Interpretation |
|---|---|---|
| $0 | Approximately $3,000 | Only a benchmark; taxes, insurance and other costs still have to fit inside it. |
| $750 | Approximately $2,250 | The same salary supports a smaller principal-and-interest amount after non-principal costs. |
| $1,250 | Approximately $1,750 | This matches the simple subtraction used in the example above. |
| $2,000 | Approximately $1,000 | A high existing-debt load can make a lender’s maximum and a comfortable payment diverge sharply. |
Lenders may use contractual minimum payments and may treat future obligations differently depending on the loan program. Review the lender’s DTI worksheet rather than assuming your personal spreadsheet and underwriting calculation are identical.

Down payment, mortgage insurance and cash to close
A larger down payment lowers the loan balance and usually lowers the principal-and-interest payment. It can also reduce or eliminate mortgage insurance, but using every dollar for the down payment can leave you without reserves. A smaller down payment preserves cash but may add mortgage insurance and increase the monthly payment. The best choice depends on the rate, loan program, insurance cost, closing cash and the emergency fund you retain.
Separate three figures when planning:
- Purchase price: the amount paid to the seller.
- Down payment: the portion of the price you pay from cash rather than borrowing.
- Cash to close: down payment plus closing charges, prepaid taxes and insurance, lender escrows and other transaction costs.
Only the first two determine the initial loan balance. The third determines whether you can complete the purchase without draining your reserves.
Rate, term and credit-score effects
Interest rate
A higher rate raises the payment for the same loan amount, so your affordable price falls when the rate rises. Online calculators often let you change the rate; use that control to test several quotes instead of anchoring on one advertised assumption. The 6.63% rate in the Rocket scenario and the roughly 6.1% average cited by Redfin for its December 2025 analysis are historical or illustrative inputs, not current offers.

Loan term
A longer term generally lowers the required monthly payment but increases the total interest paid over the life of the loan. A shorter term can reduce total interest while requiring a higher payment and therefore a lower qualifying price. Compare both the monthly obligation and the long-term cost.
Credit
Credit history and score can affect the interest rate, mortgage-insurance pricing and loan-program eligibility. The Rocket example assumes a score above 720; a borrower who does not meet that assumption should not treat the example payment as their own.
Location can move affordability by tens of thousands
Two homes with the same purchase price can have different monthly costs because property taxes, insurance premiums, HOA dues and local assessments differ. Insurance can also vary with rebuilding costs, weather exposure, claims history and the property’s age. Before making an offer, obtain an address-specific tax estimate, insurance quote and HOA budget. If any of those figures are unavailable, use a conservative estimate and rerun the calculation when the facts are known.

A practical decision framework
| Question | If the answer is unfavorable | Adjustment to test |
|---|---|---|
| Does the full payment fit below your personal monthly comfort limit? | You would need to cut essential savings or rely on overtime. | Lower the target price or increase the down payment only if reserves remain adequate. |
| Does housing plus existing debt fit your chosen DTI benchmark? | Debt consumes most of the monthly margin. | Pay down qualifying debt, increase income that can be documented, or target a less expensive home. |
| Are taxes, insurance, mortgage insurance and HOA costs verified? | The estimate depends on generic assumptions. | Get quotes and the property’s actual tax and HOA information. |
| Would the payment survive a rate, insurance or income shock? | A small change makes the budget fail. | Stress-test the budget and retain a larger reserve. |
| Will cash to close leave an emergency fund? | The purchase would use nearly all liquid savings. | Delay, save more, seek a lower price or reconsider the down-payment size. |
Common mistakes to avoid
- Using take-home pay in a gross-income rule. The 28/36 calculations use gross income; your personal comfort budget should also account for taxes and deductions.
- Counting only principal and interest. Taxes, insurance, mortgage insurance and HOA dues can materially change the payment.
- Treating a lender maximum as a recommendation. Approval does not account for every goal or risk in your household budget.
- Assuming a national estimate fits a local market. Redfin’s typical-home figure is national context based on December 2025 data, not a quote for your county.
- Using an old or promotional rate as today’s rate. Ask for a dated, personalized estimate and record whether it is locked, floating or merely illustrative.
- Spending all available cash on the down payment. Closing expenses, moving costs, repairs and reserves still need funding.
Bottom line
On a $100,000 salary, $300,000–$500,000 is a published starting range, not an answer you should accept without testing. Begin with a sustainable total payment—roughly $2,333 under the 28% guideline, or less if other debts consume the $3,000 36% total-debt benchmark—then subtract local taxes, insurance, mortgage insurance and HOA charges. Apply your actual rate and term, add an appropriate down payment, and verify that cash to close and emergency reserves remain intact. Recalculate with lender and local estimates before treating any price as affordable.
Redfin economics researcher Chen Zhao said in the company’s February 11, 2026 release that “The housing affordability crisis is showing signs of easing as costs come down slightly but meaningfully, opening the door for more Americans to make the jump to homeownership,” but national improvement does not remove the need for an address-specific budget.
