How much house you can afford is the home price that fits your complete monthly budget—not the largest loan a lender will approve. Start with take-home income, debts, essential spending, savings goals and a cash cushion. Set a total housing limit, then subtract property taxes, insurance, mortgage insurance, HOA dues, utilities and maintenance before testing a mortgage payment. A lender’s approval and the principal-and-interest number answer narrower questions; your budget must show whether ownership remains comfortable month after month.
Affordability means the full cost of owning the home
A mortgage calculator commonly emphasizes principal and interest. Those are only two line items. Your recurring housing cost may also include property taxes, homeowners insurance, flood or other supplemental coverage, mortgage insurance, condominium or homeowners-association (HOA) dues, utilities, routine upkeep, repairs and reserves for major replacements. Some items are collected through an escrow account with the mortgage; others are billed directly. Escrow changes the timing of payment, not the underlying cost.

A lender evaluates whether a proposed loan meets underwriting standards. You decide whether the payment leaves enough room for food, transportation, medical care, childcare, education, existing debt, emergency savings, retirement and other priorities. The right home is one you can carry through an ordinary month and an expensive one, not merely one that passes an approval test.
Build your budget in the order that prevents overbuying
1. Map monthly cash flow
Use reliable take-home income rather than gross salary for your household spending plan. List recurring obligations and realistic averages for variable costs:

Do not erase savings to justify a larger home. The Consumer Financial Protection Bureau (CFPB) specifically cautions, “Don’t sacrifice savings in order to buy a bigger house.” If your income varies, base the plan on a conservative month and treat bonuses or overtime as optional, not required, payment support.
2. Choose a total monthly housing limit
Set one number for all recurring ownership costs before choosing a target price. The limit should leave room for non-housing expenses, regular saving and a margin for surprises. A household with substantial debt, irregular income or near-term goals may need a lower housing share than a household with stable income and few obligations, even at the same salary.
Keep this limit separate from a lender’s maximum. Approval can reflect qualifying income, debts and loan rules without capturing every expense or goal in your life.

3. Allocate the limit among every recurring cost
| Cost | What to include | How to estimate it |
|---|---|---|
| Principal and interest | The loan repayment and interest charge. | Test the actual loan amount, term, interest rate and fixed or adjustable structure. |
| Property taxes | Local real-estate taxes, including reassessment risk after purchase where applicable. | Check the local tax authority and the property’s current assessment; ask how a sale could change it. |
| Homeowners insurance | Coverage for the dwelling and applicable liability or contents protection. | Obtain a quote for the specific address, construction and coverage limits. |
| Flood or supplemental insurance | Separate policies that may be needed because of location or hazards. | Ask an insurance agent about flood exposure and disaster risks; standard homeowners insurance may not cover every peril. |
| Mortgage insurance | Insurance required by some loan programs or down-payment levels. | Use the lender’s estimate and confirm when, or whether, the charge can end. |
| HOA or condominium dues | Regular assessments and any known special assessments. | Review the association budget, fee history, rules and pending projects. |
| Utilities | Electricity, gas, water, sewer, trash and internet. | Ask the utility providers or seller for recent bills; size, climate and efficiency matter. |
| Maintenance and repairs | Routine service plus a reserve for roofs, heating and cooling, plumbing, appliances and other major components. | Inspect the property and adjust for age, condition, materials, climate and your ability to do work yourself. |
Subtract the non-mortgage items from your total housing limit. The remainder is the maximum principal-and-interest payment to test. If the remainder is small, the affordable price may be much lower than a calculator produces when it considers only the loan.

4. Replace generic assumptions with property-specific numbers
Taxes, insurance, utilities and maintenance vary by address. Obtain a current tax estimate from the local authority, an insurance quote, HOA documents and utility history when available. Ask about flood zones and other disaster exposure that could affect coverage availability or premiums. Review the seller’s disclosures, inspection findings and the age of major systems. A low initial tax bill or an introductory insurance quote is not proof that future costs will stay low.
5. Work backward to a preliminary price range
Once you have a principal-and-interest ceiling, use a mortgage calculator with the proposed down payment, loan term and interest rate. Then add the property-specific costs back in to verify the total. Change one assumption at a time—price, down payment, rate, term, taxes, insurance or HOA dues—so you can see which factor is driving the result.
This produces a screening range, not a guarantee. The final payment depends on the chosen loan, rate lock, taxes, insurance, mortgage insurance and the property itself. Recalculate when you receive a formal quote.

Many lenders describe a payment as principal, interest, taxes and insurance (often abbreviated PITI). Taxes and insurance may be collected monthly into escrow, then paid by the servicer when bills come due. Mortgage insurance can also be included. HOA dues, utilities, maintenance and some assessments are usually separate bills. Confirm each item rather than assuming the displayed payment is your ownership budget.

| Item | Often shown in a lender’s payment estimate? | Budgeting action |
|---|---|---|
| Principal and interest | Yes | Verify amount, term, rate and whether the rate can change. |
| Property taxes | Often, if escrowed | Check the tax basis and reassessment assumptions. |
| Homeowners insurance | Often, if escrowed | Confirm the quoted policy and renewal expectations. |
| Mortgage insurance | When required | Check the premium, duration and cancellation rules for the loan. |
| Flood or supplemental insurance | Not always | Ask whether a separate policy is required or prudent. |
| HOA dues and utilities | Usually no | Pay them from the same total housing budget. |
| Maintenance and repairs | No | Set aside a recurring reserve even in a newer home. |
Plan the cash you need before closing
The down payment is only one part of the money required to buy. CFPB guidance says closing costs typically range from 2% to 5% of the purchase price, not including the down payment. That is a planning range, not a quote; the actual amount depends on the loan, price, down payment, property and location. Closing costs can include lender charges, title and settlement services, government charges, prepaid interest and initial escrow deposits.
Also reserve cash for moving, furnishings, immediate repairs, renovations and other goals. Keep an emergency cushion after closing. CFPB describes three to six months of expenses as a usual planning consideration, not a universal requirement. The appropriate amount depends on income stability, dependents, insurance coverage, debt and likely repairs. A down payment that consumes every liquid dollar can make an otherwise affordable monthly payment unsafe.
Rules of thumb: useful starting points, weak final answers
Freddie Mac says a rough initial price estimate can use 2.5 times annual gross income. It also describes common lender rules of thumb of spending no more than 30% of gross monthly income on housing costs—including principal, interest, taxes and insurance—and no more than 36% on total debt. These figures are heuristics, not guarantees of comfort or approval.
They can mislead when taxes, insurance or HOA dues are high; when a household has childcare or medical costs; when income is variable; or when a buyer is prioritizing aggressive retirement saving. Use them as a quick reasonableness check after building the cash-flow budget, never as a substitute for it.

Compare homes and loan scenarios on the same basis
When two properties or loan offers look similar, compare the complete financial picture rather than the advertised payment.
| Comparison | Questions to answer |
|---|---|
| Monthly ownership cost | What is the total after taxes, insurance, mortgage insurance, HOA, utilities and maintenance reserves? |
| Cash to close | How much is needed for the down payment, closing costs and initial escrow, and how much savings remains? |
| Loan structure | What are the amount, term, rate and fixed or adjustable features? Could the payment change? |
| Property risk | Are taxes likely to be reassessed? Is flood or supplemental insurance needed? Are major systems near replacement? |
| Association obligations | What are current dues, fee increases, special assessments and reserve-fund conditions? |
| Budget flexibility | After every housing cost, can you still cover debts, essentials, emergencies, retirement and other goals? |
Use the Loan Estimate as a verification tool
After applying, the lender provides a Loan Estimate that explains the proposed loan, projected payment and estimated closing costs. Use it to check whether the rate, loan amount, term, taxes, insurance, mortgage insurance and cash-to-close assumptions match your plan. Identify charges that are not escrowed and any taxes or insurance estimates that appear unusually low.
The Loan Estimate does not decide your personal limit. Re-enter its figures into your household budget and test the payment against your savings plan and other obligations. If the numbers work only when you stop saving or rely on uncertain income, reduce the price, increase the down payment only if reserves remain intact, or revisit the loan and property.

A practical affordability worksheet
- Write monthly take-home income and all recurring non-housing expenses.
- Choose the amount you want to keep available for emergency savings, retirement and other goals.
- Set a total monthly housing limit that fits what remains.
- Estimate taxes, homeowners and supplemental insurance, mortgage insurance, HOA dues, utilities and maintenance for the specific property.
- Subtract those items from the housing limit to find the principal-and-interest ceiling.
- Test loan amount, term, rate and down payment in a calculator, then compare the resulting price range across properties.
- Estimate cash to close using the lender’s figures, plus moving, furnishings, repairs and renovations.
- Confirm that the purchase leaves your chosen emergency cushion intact.
- Recheck every assumption against the Loan Estimate, tax authority, insurer, HOA and property disclosures before making an offer.
The result is a budget grounded in the costs you will actually face. If a home fits only by excluding maintenance, draining savings or counting on uncertain income, it is outside your comfortable price range even if a lender says the loan qualifies.
