How much house can you afford? A step-by-step budget calculation

The home you can afford is the one whose full, sustainable monthly cost fits after debt payments, ordinary spending and savings goals—and whose down payment and closing costs do not consume your safety cushion. Start with your household budget, not a lender’s maximum approval. Then isolate the principal-and-interest payment you can carry, use a mortgage calculator with a realistic rate and term, add the down payment, and check the result against cash needed at closing.

What “affordable” should mean

Affordability is a personal budget decision, not simply the largest loan a lender will approve. Underwriting evaluates the information required for a loan decision, but it does not know every priority in your household: a planned career change, tuition, caregiving, aggressive retirement saving, medical costs or the amount of flexibility you want each month.

As an Amazon Associate I earn from qualifying purchases.

The Consumer Financial Protection Bureau (CFPB) puts the distinction plainly: “Focus on a mortgage that is affordable for you given your other priorities, not how much you qualify for.” Your useful target is therefore a range that leaves room for normal life, maintenance and savings, rather than a single maximum price.

A practical calculation has two limits:

  • Monthly limit: the total housing cost you can sustain after income, debts, recurring expenses and savings priorities.
  • Cash limit: the purchase price supported by your available savings after reserving closing costs, moving and other planned spending, plus an emergency cushion.

Your affordable price is constrained by whichever limit is lower.

Step 1: Set a sustainable monthly housing budget

Use dependable income and actual spending

Begin with the income that reliably reaches your household, then review several months of bank and credit-account activity. Separate fixed obligations from discretionary spending, and identify expenses that occur annually or irregularly, such as insurance premiums, property taxes on another home, school costs, professional dues and gifts. Convert those periodic bills to monthly amounts so the budget does not look artificially comfortable.

List every existing debt payment, including student loans, auto loans, credit-card minimums, personal loans and court-ordered obligations. Include savings contributions that are priorities rather than treating them as money available for a mortgage. If buying would require abandoning retirement contributions or an emergency-fund plan, the proposed payment is not sustainable for your stated goals.

Choose a comfort level, not a lender ceiling

Decide how much monthly flexibility you want after housing and other commitments. A household with variable income, one income earner, expected parental leave or expensive hobbies may deliberately choose a lower housing cap than a household with stable income and few obligations. Write the target as a dollar amount before looking at home listings.

Fannie Mae displays 25%–30% of gross income as a general housing-cost range on its affordability calculator page. That range is a rough reference point, not a universal rule, a guarantee or a personalized lending decision. Your own cash-flow review takes precedence.

Record assumptions and revisit them

Note the income, debt payments, savings contributions and monthly flexibility used to set the budget. If any assumption changes—such as a new loan, a job change or a different down payment—rerun the calculation instead of relying on the old price estimate.

Step 2: Count the full recurring cost of owning the home

Principal and interest are only part of the payment. Build a monthly housing line that includes costs charged through the mortgage payment and costs you will pay separately.

Cost How to treat it in the budget
Principal and interest The loan payment produced by the mortgage amount, interest rate and term.
Property taxes Use the property’s expected annual bill divided by 12. Taxes can rise after purchase or after a reassessment.
Homeowners insurance Use a realistic quote or estimate for the property and location; premiums can change at renewal.
Mortgage insurance Include it when the loan structure requires it. The amount and duration depend on the loan and borrower profile.
Supplementary coverage Add required or prudent policies, such as flood insurance, when the property’s location or lender calls for them.
Homeowners association fees Include current dues and investigate announced or likely increases and special assessments.
Utilities Budget electricity, gas, water, sewer, trash, internet and other services that may have been paid by a landlord previously.
Maintenance and repairs Set aside money for routine upkeep and occasional large repairs even though these costs are not part of the mortgage payment.

Taxes, insurance, HOA charges, utilities and repairs are property-specific. Ask for recent bills where possible, and treat estimates as changing inputs rather than permanent facts. A payment that works only before an insurance renewal or a major repair is not an affordable payment.

Step 3: Find the principal-and-interest payment that fits

Once you have a comfortable total monthly housing amount, subtract the monthly costs that are not principal and interest. The CFPB’s calculation approach specifically subtracts estimated property taxes and homeowners insurance to isolate the principal-and-interest amount; in your own budget, also subtract mortgage insurance, HOA dues and any other charges you have included in the total.

Use this formula:

Affordable principal and interest = sustainable total housing budget − taxes − homeowners insurance − mortgage insurance − supplementary coverage − HOA fees

Keep utilities, maintenance and repairs in the broader household budget even when they are not collected with the mortgage. If subtracting the known costs produces a negative or very small principal-and-interest amount, lower the target price, increase the down payment only if doing so will not exhaust reserves, or delay the purchase while strengthening cash flow.

Step 4: Convert that payment into an estimated loan amount

Enter the assumptions in a mortgage calculator

Use an online mortgage calculator with a plausible interest rate and loan term. The CFPB recommends calculators and points readers to Freddie Mac’s free Homebuying Budget Calculator. The calculator’s output is an estimate, not a rate lock, preapproval or promise of a particular loan.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Enter the principal-and-interest payment you found in Step 3, or adjust the loan amount until the calculated principal and interest equals that payment.
  2. Enter the loan term you are actually considering, such as a 30-year or 15-year term. A shorter term generally changes the payment and the amount you can borrow.
  3. Use an interest rate that is plausible for the loan type and timing of your purchase. Rates are volatile, so date the assumption and refresh it when you are ready to apply.
  4. Run the calculation again when the rate, term, loan type, taxes, insurance or HOA estimate changes.

Understand what the calculator does and does not include

Many calculators display principal and interest separately from taxes, insurance, mortgage insurance and HOA fees. Confirm which fields are included before comparing outputs. If a calculator omits a cost, keep that cost in your own monthly budget; do not increase the loan amount to compensate.

Change one assumption at a time where practical. Holding the monthly budget and available cash fixed while changing only the rate, term, taxes or insurance makes the reason for a price change visible. A lower rate can support a larger loan at the same principal-and-interest payment, while higher taxes or insurance reduce the amount left for the loan.

Do not confuse an estimate with a commitment

The estimate depends on the rate, loan program, credit and underwriting terms available when you apply. It also depends on the property: taxes, insurance, HOA dues and required coverage can differ materially between two homes at the same price. Treat the calculator result as a starting range to test, not a fixed ceiling.

Step 5: Add the down payment to estimate a home price

The CFPB method adds the down payment to the estimated loan amount:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Estimated home price = estimated loan amount + down payment

For example, if a calculator indicates that your affordable principal-and-interest payment supports an illustrative $300,000 loan and you plan a $60,000 down payment, the starting price estimate is $360,000. The rate and term in this example are assumptions for illustration, not a current market quote. Recalculate if the down payment changes, because the loan amount, mortgage insurance and cash remaining at closing may all change.

This sum is not automatically your maximum offer. It must pass the cash test in the next step and the stress tests later in the guide.

Step 6: Check upfront cash and preserve reserves

Separate money that is available from money that is committed

Start with savings you could actually use for the purchase. Subtract amounts reserved for an emergency fund, moving, renovations, furnishings, near-term taxes, other savings goals and any debt payoff you have committed to complete. The remainder is the pool from which a down payment and closing costs can be paid.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Budget closing costs before setting the down payment

The CFPB reports typical closing costs of 2%–5% of the purchase price, excluding the down payment. This is a broad typical range, not a quote for your transaction. Actual costs vary by loan, property, lender and location. Ask for a loan estimate and compare the final numbers as the transaction develops.

At a $360,000 illustrative purchase price, 2%–5% would be $7,200–$18,000. Those figures show why a buyer cannot commit every available dollar to the down payment. They are arithmetic using the CFPB’s published range, not a prediction of what a particular closing will cost.

Keep an emergency cushion

In its available-savings example, the CFPB uses an emergency cushion of three to six months of expenses. That range is an example, not a universal requirement. Choose a level that reflects income stability, dependents, health needs, insurance deductibles and the age and condition of the property. Keep the cushion after closing; do not count it as part of the down payment simply because the lender does not require it.

If the down payment that makes the monthly payment work would leave too little for closing and reserves, the home is not affordable at that price. Consider a lower price, a different loan structure or waiting until savings are stronger.

Item Illustrative monthly amount
Sustainable total housing budget after reviewing income, debts, expenses and savings $2,700
Property taxes $450
Homeowners insurance $150
Mortgage insurance $100
HOA dues $100
Amount available for principal and interest $1,900

The buyer would enter a plausible rate and term in a calculator and adjust the loan amount until principal and interest is about $1,900. At an illustrative 6.5% rate on a 30-year term, a loan near $300,000 produces a principal-and-interest payment in that neighborhood; the calculator’s exact output should control the estimate. With a $60,000 down payment, the starting price estimate would be about $360,000.

The buyer would then test cash. The CFPB’s typical 2%–5% closing-cost range on $360,000 is $7,200–$18,000, before considering moving, furnishings, renovations and the retained emergency cushion. If those obligations cannot be met while keeping the desired reserves, the buyer must reduce the price or increase available cash. Finally, utilities, maintenance and repairs must fit in the household budget outside the $2,700 housing line if they were not already included.

Compare homes and loan scenarios consistently

When comparing properties or financing options, keep the household’s monthly housing budget and available upfront cash fixed. Then change one factor at a time.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Comparison factor Why it changes affordability What to verify
Interest rate Changes the principal-and-interest payment for a given loan amount. The rate assumption’s date, loan type and whether it is fixed or adjustable.
Loan term Changes the payment and the loan amount supported by the same payment. Total payment, repayment schedule and whether the term matches your plan.
Loan type Can change mortgage insurance, fees, payment structure and eligibility. Required insurance, upfront charges and future payment rules.
Property taxes Higher taxes leave less of the monthly budget for principal and interest. Current bill, reassessment rules and likely changes after purchase.
Insurance and supplemental coverage Premiums reduce the amount available for the loan and can vary by location or risk. Homeowners quote, deductible and any flood or other required coverage.
HOA fees Dues and assessments add to recurring housing cost. Current dues, budget, reserves, restrictions and announced assessments.
Utilities and upkeep Separate bills can make an otherwise acceptable mortgage unaffordable. Recent utility bills, property age, systems and expected maintenance.

Stress-test the number before you shop

Test higher recurring costs

Recalculate with a higher insurance premium, a tax increase or an HOA increase. If a modest change forces you to stop saving or use credit for ordinary bills, lower the target price. Taxes and insurance can rise, and a budget based on today’s lowest estimate can fail quickly.

Test repairs and irregular expenses

Ask whether you could pay for a deductible, appliance replacement, roof work or plumbing repair without using high-cost debt. Older homes and properties with unusual systems deserve a larger maintenance allowance. Keep this test separate from the emergency cushion so one repair does not eliminate all liquidity.

Test income and payment changes

Consider a period of reduced income, a job transition or the loss of overtime. For an adjustable or otherwise changing payment, model how a future increase would fit alongside your other goals. If the payment works only while every assumption is favorable, it is above your comfort level.

Test your priorities

After the proposed housing cost, can you still make planned retirement contributions, maintain an emergency fund and cover ordinary household needs? A lender’s approval does not answer those questions. Your budget should.

Common mistakes and how to correct them

  • Starting with a listing price or preapproval: reverse the order. Set the monthly and cash limits first, then search within them.
  • Counting only principal and interest: add taxes, insurance, mortgage insurance, supplementary coverage and HOA fees; budget utilities, maintenance and repairs separately.
  • Using gross-income rules as a personal answer: the 25%–30% Fannie Mae reference is only a rough guide. Your debts, spending and savings priorities determine comfort.
  • Using a promotional or stale rate: date the rate, term and loan assumptions, and rerun the calculator when they change.
  • Spending every dollar on the down payment: reserve closing costs, moving and other planned expenses before choosing the down-payment amount.
  • Treating the 2%–5% closing-cost range as a quote: request transaction-specific estimates because costs vary by loan, property, lender and location.
  • Ignoring cash reserves: preserve an emergency cushion; the CFPB’s three-to-six-month example is a planning reference, not a guarantee that it will cover every household.
  • Changing several assumptions at once: compare scenarios by changing one factor at a time so you can see whether the rate, term, taxes, insurance or HOA is driving the difference.
  • Assuming the first estimate is permanent: update the calculation when the property, insurance quote, tax information, loan terms or household budget changes.

A buyer’s affordability checklist

  1. Write down reliable household income, existing debt payments, recurring expenses and savings priorities.
  2. Choose a sustainable total monthly housing budget that leaves the flexibility you want.
  3. Estimate taxes, homeowners insurance, mortgage insurance, supplementary coverage and HOA fees for the property.
  4. Subtract those costs from the total housing budget to find the principal-and-interest amount.
  5. Enter that payment, a plausible interest rate and the intended loan term in a mortgage calculator.
  6. Add the planned down payment to the estimated loan amount for a starting home-price range.
  7. Subtract money reserved for emergencies, moving, renovations, furnishings and other goals from available savings.
  8. Set aside closing costs; CFPB’s typical range is 2%–5% of purchase price, excluding the down payment.
  9. Confirm that a retained emergency cushion—CFPB’s example uses three to six months of expenses—remains after closing.
  10. Stress-test taxes, insurance, HOA dues, utilities, repairs and possible payment or income changes.
  11. Recalculate whenever one of the assumptions changes, and keep the lower of the monthly-limit price and cash-limit price.

Bottom line

Calculate affordability from the inside out: decide what your household can sustainably spend each month, include every recurring and ownership cost, map the remaining principal-and-interest amount to a realistic mortgage rate and term, then add only the down payment you can make while paying closing costs and preserving reserves. The resulting range is a personal budget—not the maximum a lender says you qualify for—and it should be revisited as rates, property costs and your priorities change.
